Landlord's gas safety certificate

A landlord's gas safety certificate, also referred to as the landlord's gas safety record, is required by law to be held for all rental accommodation in the UK where there are gas appliances present. The requirement is enshrined in the Gas Safety (Installation and Use) Regulations 1998. The law requires all gas appliances in a rented property to be checked annually, [1] with a gas safety record being completed and a copy provided to tenants. [2] [3] The definition of 'rented' is broad covering accommodation which is provided under a contractual arrangement for domestic staff as well as rented properties in general. [4]

Gas safety records, Sometimes referred to as a CP12 (From CORGI Proforma 12 when CORGI was UK body for gas safety matters), [5] [6] are completed by engineers who must be registered with the Gas Safe Register scheme which took over from the previous CORGI scheme in 2009.

A chimney sweep is a person who clears ash and soot from chimneys. The chimney uses the pressure difference caused by a hot column of gas to create a draught and draw air over the hot coals or wood enabling continued combustion. Chimneys may be straight or contain many changes of direction. During normal operation, a layer of creosote builds up on the inside of the chimney, restricting the flow. The creosote can also catch fire, setting the chimney and the building alight. The chimney must be swept to remove the soot. This was done by the master sweep.

When a juristic person is in this position, the term landlord is used. Other terms include lessor and owner. The term landlady may be used for the female owners. A fire-tube boiler is a type of boiler in which hot gases pass from a fire through one or more tubes running through a sealed container of water. The heat of the gases is transferred through the walls of the tubes by thermal conduction, heating the water and ultimately creating steam.

Pilot light

A pilot light is a small gas flame, usually natural gas or liquefied petroleum gas, which serves as an ignition source for a more powerful gas burner. Originally a pilot light was kept permanently alight, but this wastes gas. Now it is more common to light a burner electrically, but gas pilot lights are still used when a high energy ignition source is necessary, as in when lighting a large burner.

A flue is a duct, pipe, or opening in a chimney for conveying exhaust gases from a fireplace, furnace, water heater, boiler, or generator to the outdoors. Historically the term flue meant the chimney itself. In the United States, they are also known as vents for boilers and as breeching for water heaters and modern furnaces. A house in multiple occupation (HMO), or a house of multiple occupancy, is a British English term which refers to residential properties where ‘common areas’ exist and are shared by more than one household.

A slumlord is a slang term for a landlord, generally an absentee landlord with more than one property, who attempts to maximize profit by minimizing spending on property maintenance, often in deteriorating neighborhoods, and to tenants that they can intimidate. Severe housing shortages allow slumlords to charge higher rents, and when they can get away with it, to break rental laws.

The Council for Registered Gas Installers (CORGI) operates a voluntary registration scheme for gas installers in the United Kingdom. From 1991 to 2009 registration with CORGI was a legal requirement for gas operatives and businesses throughout the UK, and before April 2010 in Northern Ireland and Guernsey.

Landlord harassment is the willing creation, by a landlord or their agents, of conditions that are uncomfortable for one or more tenants in order to induce willing abandonment of a rental contract. In electrical safety testing, portable appliance testing is a process in the United Kingdom, the Republic of Ireland, New Zealand and Australia by which electrical appliances are routinely checked for safety. The formal term for the process is "in-service inspection & testing of electrical equipment". Testing involves a visual inspection of the equipment and any flexible cables for good condition, and also where required, verification of earthing (grounding) continuity, and a test of the soundness of insulation between the current carrying parts, and any exposed metal that may be touched. The formal limits for pass/fail of these electrical tests vary somewhat depending on the category of equipment being tested.

These regulations are a United Kingdom Statutory Instrument regulating various activities relating to the safety of installations and appliances using Natural gas and Liquefied Petroleum Gas (LPG).

Occupiers Liability Act 1957 United Kingdom legislation

The Occupiers' Liability Act 1957 is an Act of the Parliament of the United Kingdom that covers occupiers' liability. The result of the Third Report of the Law Reform Committee, the Act was introduced to Parliament as the Occupiers' Liability Bill and granted the Royal Assent on 6 June 1957, coming into force on 1 January 1958. The Act unified several classes of visitors to property and the duty of care owed to them by the occupier, as well as codifying elements of the common law relating to this duty of care. It also covered the duty owed to parties to a contract entering the property and ways of excluding the liability for visitors. The Act introduced an element of liability for landlords who failed to maintain their properties and were as a result responsible for the injury of a non-tenant, something counter to the previous common law rule in English law. The Act is still valid law, and forms much of the law relating to occupiers' liability in English law along with the Occupiers' Liability Act 1984.

Wood-burning stove Type of stove

A wood-burning stove is a heating or cooking appliance capable of burning wood fuel and wood-derived biomass fuel, such as sawdust bricks. Generally the appliance consists of a solid metal closed firebox, often lined by fire brick, and one or more air controls. The first wood-burning stove was patented in Strasbourg in 1557, two centuries before the Industrial Revolution, which would make iron an inexpensive and common material, so such stoves were high end consumer items and only gradually spread in use.

Gas Safe Register

Gas Safe Register is the official gas registration body for the United Kingdom, Isle of Man and Guernsey, appointed by the relevant Health and Safety Authority for each area. By law all gas engineers must be on the Gas Safe Register.

NICEIC is one of several organisations which regulates the training and work of electrical enterprises in the UK. NICEIC is one of several providers given Government approval to offer Competent Person Schemes to oversee electrical work within the electrical industry.

In England and Wales, a section 21 notice, also known as a section 21 notice of possession or a section 21 eviction, is the notice which a landlord must give to their tenant to begin the process to take possession of a property let on an assured shorthold tenancy without providing a reason for wishing to take possession. The expiry of a section 21 notice does not bring a tenancy to its end. The tenancy would only be ended by a landlord obtaining an order for possession from a court, and then having that order executed by a County Court bailiff or High Court enforcement officer. Such an order for possession may not be made to take effect earlier than six months from the beginning of the first tenancy unless the tenancy is a demoted assured shorthold tenancy. If the court is satisfied that a landlord is entitled to possession, it must make an order for possession, for a date no later than 14 days after the making of the order unless exceptional hardship would be caused to the tenant in which case possession may be postponed to a date no later than six weeks after the making of the order. The court has no power to grant any adjournment or stay of execution from enforcement unless the tenant has a disability discrimination, public law or human rights defence, or the case is pending an appeal.
