Nairobi Business Park is a flagship business park located in Nairobi, Kenya. It was the first business park in East Africa. [1] The first phase, which includes 7,000 square metres of commercial office space, was completed in 2003.

A business park or office park is an area of land in which many office buildings are grouped together. All of the work that goes on is commercial, not large-scale industrial nor residential. The first office park opened in Mountain Brook, Alabama, in the early 1950s to avoid racial tension in city centers.

Nairobi City in Nairobi County, Kenya

Nairobi is the capital and the largest city of Kenya. The name comes from the Maasai phrase Enkare Nairobi, which translates to "cool water", a reference to the Nairobi River which flows through the city. The city proper had a population of 3,138,369 in the 2009 census, while the metropolitan area has a population of 6,547,547. The city is popularly referred to as the Green City in the Sun.

History

The Nairobi Business Park was first envisaged by the Jockey Club of Kenya. The club owned of 400 acres (1.6 km2) of land by the Ngong Road between Nairobi and Karen. The club decided to diversify their land use by restructuring their land portfolio.

Karen is a suburb of Nairobi in Kenya, lying south west of Nairobi central business district. The suburb of Karen borders the ngong Forest and is home to the Ngong Racecourse. It is also known for its large European population. Karen and Langata jointly form a somewhat isolated area of mid- to high-income residents.

Some 30 acres (120,000 m2) of land was sub-divided from the main block of land and transferred into the joint ownership of the Jockey Club of Kenya and CDC Capital Partners and the Nairobi Business Park Ltd was formed to develop the site, with the Jockey Club of Kenya retaining a shareholding in the development.

Development of the Business Park

Various studies were undertaken to define the type of development. An office park was decided upon, and designs made by Triad Architects, a Nairobi-based architectural firm. The overall scheme included 30,000 square metres of lettable office space, to be developed in phases to suit market conditions. The business park is managed by Knight Frank and CB Richard Ellis.

Knight Frank LLP is an estate agency, residential and commercial property consultancy founded in London by John Knight, Howard Frank and William Rutley in 1896. Knight Frank together with its New York-based affiliate Newmark Knight Frank is one of the world's largest global property consultancies.

Today

Phase 1 of the overall development was completed in March 2003 and consists of three office units. This phase includes 7,000 square metres of lettable space. Parking is provided on site to a ratio of one parking bay per 25 square metres of usable office space.

The offices are designed around a standard modular unit of a core and the two wings. The standard core element comprises WCs, a reception area and circulation. The two wings vary in size from a minimum of 400 square metres to a maximum of 600 square metres per floor.

Several companies have opened offices at Nairobi Business Park, including Siemens and Nokia.

Siemens AG (Aktiengesellschaft) is a German multinational conglomerate company headquartered in Berlin and Munich and the largest industrial manufacturing company in Europe with branch offices abroad.

Nokia Finnish technology corporation

Nokia Corporation is a Finnish multinational telecommunications, information technology, and consumer electronics company, founded in 1865. Nokia's headquarters are in Espoo, in the greater Helsinki metropolitan area. In 2017, Nokia employed approximately 102,000 people across over 100 countries, did business in more than 130 countries, and reported annual revenues of around €23 billion. Nokia is a public limited company listed on the Helsinki Stock Exchange and New York Stock Exchange. It is the world's 415th-largest company measured by 2016 revenues according to the Fortune Global 500, having peaked at 85th place in 2009. It is a component of the Euro Stoxx 50 stock market index.

Technopark is a technology park in Thiruvananthapuram, Kerala, India. Established on 18 November 1990 by the Government of Kerala, under chief minister E K Nayanar, it is the largest information technology (IT) park in India in terms of developed area. As of 2015 Technopark has 10 million sq ft (930 thousand m2) of built-up area, and is home to over 400 companies, employing more than 56,000 professionals, and it is still expanding, adding another 37 hectares as part of Phase III expansion, and 423 acres (171 ha) as Technocity—an integrated IT township near Pallippuram.

Spencer Plaza

Spencer Plaza is a shopping mall located on Anna Salai in Chennai, Tamil Nadu, India, and is one of the modern landmarks of the city. Originally built during the period of the British Raj and reconstructed in 1985 on the site of the original Spencer's department store, it is the oldest shopping mall in India and was one of the biggest shopping malls in South Asia when it was built. It is one of the earliest Grade A commercial projects of the city, which were developed in the second half of the 1990s. As of March 2010, it is the 11th largest mall in the country, with a gross lettable area of 530,000 sq ft.

Bandra-Kurla Complex is a planned business district in Bandra, India. It is the most prominent commercial hub in Maharashtra after Mumbai's Nariman Point and Cuffe Parade. According to MMRDA, the complex is the first of a series of "growth centres" created to "arrest further concentration" of offices and commercial activities in South Mumbai. Capitol Commons

Capitol Commons is a mixed-use development under construction in Pasig, Metro Manila, Philippines. It is a redevelopment of the former Rizal Provincial Capitol complex located in the village of Oranbo adjacent to the Ortigas Center financial district. The 10-hectare (25-acre) site being developed by Ortigas & Company Limited Partnership, the same developer behind Ortigas Center, features Pasig's first high-end shopping center called Estancia at Capitol Commons. When completed, the P25-billion mixed-use commercial, residential and office development will have 35,000 square metres (380,000 sq ft) of retail space, 20,000 square metres (220,000 sq ft) of office space for knowledge process outsourcing (KPO) companies, and 280,000 square metres (3,000,000 sq ft) of residential units. A Capitol Commons Park and open spaces are also planned within the property which would take up more than fifty percent of the development.

Britam Tower building in Kenya

Britam Tower is a commercial building in Nairobi owned by British-American Investments Company (Britam). The skyscraper has a maximum height of 195 metres (640 ft), above ground, with 32 usable floors. The building features a unique prismic shape, that starts as an equal four sided square footprint and ends with a two sided roof with a 60 metres (197 ft) mast, containing three helical wind turbines. It currently ranks as the tallest building in Kenya.

88 Nairobi Condominium Tower is a 44-storey residential skyscraper planned in the Upper Hill neighborhood of Nairobi, the capital and largest city of Kenya. When completed it is expected to become the tallest residential structure in Sub Saharan Africa.

Cytonn Towers

Cytonn Towers is a planned mixed-use skyscraper development, consisting of three towers of 35 storeys each, in Nairobi, Kenya's capital and largest city. The development is targeted towards the upper middle class, non-governmental organisations and diplomatic missions.
