Green Building Initiative

The Green Building Initiative (GBI) is a 501(c)(3) nonprofit organization that owns and administers the Green Globes green building assessment and certification in the United States and Canada. It was established in 2004 and is headquartered in Portland, Oregon.

History

GBI acquired the U.S. rights to the Green Globes building assessment and certification program in 2004 and adapted it for the U.S. market as an alternative to the commercial building rating system. The Green Globes certification program was launched in the U.S. in 2005 as an online building design management tool for architects and builders of sustainable commercial buildings. [1] Green Globes originated from a system started in 1990 in the United Kingdom called BREEAM (Building Research Establishment Environmental Assessment Method). In an effort to make the tool more user-friendly, the standard was turned into a questionnaire-based rating tool. It was later converted to a web-based format, renamed Green Globes and marketed throughout the U.S. by GBI. [2] [3] [4]

Green Globes eventually came to include modules for New Construction (NC), Existing Buildings (EB), Existing Healthcare Buildings and Sustainable Interiors (SI). GBI offers these programs to builders, designers and building managers. [5] [2]

In 2005, GBI was accredited as a standards developer through the American National Standards Institute (ANSI). It developed the ANSI/GBI 01-2010: Green Building Assessment Protocol for Commercial Buildings to guide the development of Green Globes products. [6] [7] The organization began updating the ANSI Standard in 2016, which was completed in 2018 and titled Green Globes Assessment Protocol for Commercial Buildings. [8]

The nonprofit also provides training and certification for professionals who use their programs. [9]

In 2011, GBI developed the Guiding Principles Compliance (GPC) program to measure compliance with the Federal Guiding Principles for Sustainable Buildings as required by Executive Order 13514 signed in 2009.

In January 2018, GBI acquired the global rights to Green Globes from JLL, which allowed GBI to support existing Green Globes users in Canada in addition to the United States, and to expand the rating system globally.

Certification

Green Globes is a science-based building rating system for building owners and operators to select sustainability features. It uses a third-party certification for building owners to demonstrate sustainable features, operational efficiencies and measures to protect occupant health. [10] Projects that have achieved over 35 percent of the 1,000 available points through third-party assessment can earn a rating of One to Four Green Globes.

The Green Globes for New Construction certification includes two stages for assessment and certification. The preliminary assessment occurs after concept design when construction documents are available. The final assessment occurs when construction is complete. Users can evaluate their systems based on the number of applicable points in seven categories. [11]

The evaluation walks through a sequence of criteria questions in an online portal. Once the questionnaire is completed, the user is introduced to their third-party Green Globes Assessor (GGA), who is an expert in green building design, engineering, construction, and facility operations. [12] [13] The Green Globes Assessor prepares a report that provides a list of achievements along with recommendations for sustainable building strategies. [14] The assessor then performs an onsite assessment of the project to assert that the self-reported claims made in the online questionnaire and to suggest recommendations for improvement. [15] [16]

Green Globes for New Construction

Green Globes for New Construction (NC) is a system to evaluate, quantify, and improve the sustainability of new building projects. There are 1,000 available points across six environmental assessment areas. [17]

Green Globes for Existing Buildings

The Green Globes for Existing Buildings (EB) program is used by building owners and property managers to evaluate the building's current operating performance, create a baseline for performance, plan for improvements and monitor ongoing performance. There are 1,000 available points across seven environmental assessment areas.

Green Globes Professional Program

The Green Globes Professional (GGP) program is a network of individuals that guide clients through the Green Globes certification process. All applicants must demonstrate 5+ years of industry experience directly pertaining to commercial buildings. The curriculum covers green building concepts, Green Globes assessment protocols, Green Globes rating and certification, and case studies. It is approved by the American Institute of Architects (AIA) for 8 LU/HSW continuing education credits, and is web-based and self-paced. [18]

Guiding Principles Compliance

In 2011, GBI developed the Guiding Principles Compliance Assessment (GPC) program for use by federal agencies in assessing compliance with the Federal Interagency Sustainability Working Group's Guiding Principles for sustainable existing buildings as required by Executive Order 13514. [19] The principles are a set of established criteria that are required to achieve federal sustainability goals. [20] The two major elements of the GPC are a compliance survey and a third-party onsite assessment.

The GPC survey is broken down into six topic areas:

  1. Employ Integrated Design Principles
  2. Optimize Energy Performance
  3. Protect and Conserve Water
  4. Enhance Indoor Environmental Quality
  5. Reduce the Environmental Impact of Materials
  6. Assess and Consider Climate Change Risks

Agencies may choose to pursue either or both Green Globes certification and Guiding Principles Compliance. [21]

In October 2013, the GSA claimed two tools, LEED and Green Globes, allow federal agencies to measure reduction targets for water, energy and greenhouse gas emissions against industry standards. It recommended that agencies use one of the two certification systems. [22] By October 2016, the GSA's Office of Leasing added the option for Green Globes as green building rating certification systems to the Request for Lease Proposals (RLP) and lease language, citing the program as a nationally recognized green rating assessment, guidance and certification program for new construction projects, existing buildings and interior spaces. [23]

The U.S. Green Building Council (USGBC), founded in 1993, is a private 501(c)3, membership-based non-profit organization that promotes sustainability in building design, construction, and operation. USGBC is best known for its development of the Leadership in Energy and Environmental Design (LEED) green building rating systems and its annual Greenbuild International Conference and Expo, the world's largest conference and expo dedicated to green building. USGBC was one of eight national councils that helped found the World Green Building Council (WorldGBC).

The Code for Sustainable Homes was an environmental assessment method for rating and certifying the performance of new homes in United Kingdom. First introduced in 2006, it is a national standard for use in the design and construction of new homes with a view to encouraging continuous improvement in sustainable home building. In 2015 the Government in England withdrew it, consolidating some standards into Building Regulations.

The Sustainable Forestry Initiative (SFI) is a sustainability organization operating in the U.S. and Canada that works across four pillars: standards, conservation, community, and education. SFI was founded in 1994 by the American Forest & Paper Association (AF&PA). SFI is the world's largest single forest certification standard by area. SFI is headquartered in Ottawa and Washington, D.C.

The Home Energy Rating is an American estimated measurement of a home's energy efficiency based on normalized modified end-use loads (nMEULs). In the United States, the Residential Energy Services Network (RESNET) is responsible for creation and maintenance of the RESNET Mortgage Industry National Home Energy Rating Standards (MINHERS), a proprietary system of standards, which includes standards language for the certification and quality assurance for RESNET Provider organizations. RESNET is an EPA recognized Home Certification Organization (HCO) that also help's create standards in compliance with the American National Standards Institute, namely ANSI 301, ANSI 310, ANSI 380, and ANSI 850. The Building Science Institute, Ltd. Co. (BSI) is another EPA recognized HCO that maintains the ANSI Standards to produce Energy Ratings and compliance with above-code programs such as the ENERGY STAR New Homes Program.

Design impact measures are measures used to qualify projects for various environmental rating systems and to guide both design and regulatory decisions from beginning to end. Some systems, like the greenhouse gas inventory, are required globally for all business decisions. Some are project-specific, like the LEED point rating system which is used only for its own ratings, and its qualifications do not correspond to much beyond physical measurements. Others like the Athena life-cycle impact assessment tool attempt to add up all the kinds of measurable impacts of all parts of a building throughout its life and are quite rigorous and complex.

<span class="mw-page-title-main">Green Business Certification Inc.</span>

Green Business Certification Inc. (GBCI) is an American organization that provides third-party credentialing and verification for several rating systems relating to the built environment. It was established as the Green Building Certification Institute in January 2008 with the support of the U.S. Green Building Council to provide independent oversight of the Leadership in Energy and Environmental Design (LEED) project certification and professional credentialing processes. The organization's current name was adopted on 16 April 2015 after the organization starts to provide third-party certification for the International WELL Building Institute's evidence-based building standard WELL Building Standard on 4 April 2014, the Perfect Power Institute's PEER standard, and the Global Real Estate Sustainability Benchmark.

<span class="mw-page-title-main">Green Seal</span>

Green Seal is a non-profit environmental standard development and certification organization. Its flagship program is the certification of products and services. Certification is based on Green Seal standards, which contain performance, health, and sustainability criteria.

This article provides examples of green building programs in the United States. These programs span the public, private, and non-profit sectors, and all have the goal of increasing energy efficiency and the sustainability of the built environment.

Green rating or certification is used to indicate the level of environmental friendliness for real estate properties.

In historic preservation, sustainable preservation is the idea that preservation has tangible ecological benefits, on the basis that the most sustainable building is one that is already built. Historic buildings can have advantages over new construction with their often central location, historic building materials, and unique characteristics of craftsmanship. Arguing for these connections is at least partially an outgrowth of the green building movement with its emphasis on new construction. Sustainable preservation borrows many of the same principles of sustainable architecture, though is unique by focusing on older buildings versus new construction. The term "sustainable preservation" is also utilized to refer to the preservation of global heritage, archaeological and historic sites through the creation of economically sustainable businesses which support such preservation, such as the Sustainable Preservation Initiative and the Global Heritage Fund.

Both the public and private sectors in the United Kingdom promote green building. Presently, there are already regulatory mechanisms in place that establish Britain's commitment to this kind of building construction. The government, for instance, set out a target that by 2016, all new homes will have zero carbon emission and it also includes a progressive tightening of energy efficiency regulations by 25 percent and 44 percent in 2010 and 2013, respectively. The UK Building Regulations set requirements for insulation levels and other aspects of sustainability in building construction.

The International Green Construction Code (IGCC) is a set of guidelines that aim to improve the sustainability and environmental performance of buildings during their design, construction, and operation. It was introduced by the International Code Council (ICC), a non-profit organization that provides building safety and fire prevention codes for the United States and other countries. It is a model code designed to be mandatory where it is implemented.

<span class="mw-page-title-main">Green home</span>

A green home is a type of house designed to be environmentally sustainable. Green homes focus on the efficient use of "energy, water, and building materials". A green home may use sustainably sourced, environmentally friendly, and/or recycled building materials. This includes materials like reclaimed wood, recycled metal, and low VOC paints. Additionally, green homes often prioritize energy efficiency by incorporating features, such as high-performance insulation, energy efficient appliances, and smart home technologies that monitor and optimize energy usage. Water conservation is another important aspect, with green homes often featuring water-saving fixtures, rainwater harvesting systems, and grey water recycling systems to reduce water waste. It may include sustainable energy sources such as solar or geothermal, and be sited to take maximum advantage of natural features such as sunlight and tree cover to improve energy efficiency.

LEED for Neighborhood Development (LEED-ND), where "LEED" stands for Leadership in Energy and Environmental Design, is a United States-based rating system that integrates the principles of smart growth, urbanism, and green building into a national system for neighborhood design. LEED certification provides independent, third-party verification that a development's location and design meet accepted high levels of environmentally responsible, sustainable development.

The Guiding Principles for Federal Leadership in High Performance and Sustainable Building are a set of established criteria developed by the U.S. Government for use by federal agencies committed to "federal leadership in the design, construction, and operation of High-Performance and Sustainable Buildings". Following this development effort, Executive Order 13514 was signed in 2009. Sec. 2(g) requires that: "(iii) at least 15 percent of the agency's existing buildings …meet the Guiding Principles by fiscal year 2015…”.

The Green Parking Council (GPC), a nonprofit organization and affiliate of the International Parking Institute provided leadership and oversight for the green conversion of parking facilities to sustainable, environmentally responsible assets. GPC expanded green parking practices and promoted sustainable urban mobility through its Certified Green Garage rating system. The Certified Green Garage rating system was acquired by the United States Green Building Council (USGBC) and is administered by the Green Business Certification Inc. (GBCI), the certification arm of the USGBC. Rebranded and launched as the Parksmart rating system, Parksmart is now aligned with the full suite of LEED programs under the USGBC organization.

The Global Sustainability Assessment System (GSAS) [Originally QSAS] is the first performance-based system in the Middle East and North Africa (MENA) region, developed for assessing and rating buildings and infrastructure for their sustainability impacts. In 2016, FIFA officially endorsed GSAS as the sustainability assessment system for Qatar's eight stadiums set to host the 2022 FIFA World Cup. The primary objective of GSAS is to create a sustainable built environment that minimizes ecological impact and reduces resources consumption while addressing the local needs and environmental conditions specific to the region. GSAS adopts an integrated lifecycle approach for the assessment of the built environment including design, construction and operation phases.

Green building certification systems are a set of rating systems and tools that are used to assess a building or a construction project's performance from a sustainability and environmental perspective. Such ratings aim to improve the overall quality of buildings and infrastructures, integrate a life cycle approach in its design and construction, and promote the fulfillment of the United Nations Sustainable Development Goals by the construction industry. Buildings that have been assessed and are deemed to meet a certain level of performance and quality, receive a certificate proving this achievement.
