A.G. Spanos Companies is a builder of multifamily residences, commercial buildings and communities. It is considered to be one of the biggest apartment developers in the United States. [1]

A.G. Spanos Companies was founded by billionaire Alex Spanos. [2] Upon the suggestion of his advisors, Spanos shifted from food catering to the construction of apartment buildings in 1960. By 1977, the company became the largest apartment builder in the United States. The conglomerate, which is owned by the Spanos family following the death of its founder in 2018, remains as one of the most successful apartment development companies in the US. [3] It has constructed about 200,000 multifamily units across the country, which included more than 22,000 units it developed in Las Vegas beginning in the 1970s. [4]

The Fontainebleau Las Vegas is a hotel and casino currently under construction on the Las Vegas Strip in Winchester, Nevada. It is on the 24.5-acre (9.9 ha) site previously occupied by the El Rancho Hotel and Casino and the Algiers Hotel. The project was announced as Fontainebleau Las Vegas in May 2005, with initial plans to begin construction by March 2006, and to have the resort opened by 2008. It was intended to be a sister property to the Fontainebleau Miami Beach hotel. It would be developed by Fontainebleau Resorts, which was owned by Jeff Soffer.

5-over-1 Type of building

5-over-1, also known as a one-plus-five, or a podium building, is a type of multi-family residential building commonly found in urban areas of North America. The mid-rise buildings are normally constructed with four or five wood-frame stories above a concrete podium. The name derives from the maximum permissible five floors of combustible construction over a fire-resistive Type I podium of one floor for "5-over-1" or two floors for "5-over-2", as defined in the United States-based International Building Code (IBC) Section 510.2. Some sources instead attribute the name to the wood framing of the upper construction; the International Building Code uses "Type V" to refer to non-fireproof structures, including those framed with dimensional lumber.

Gemstone Development began construction of the project, originally known as ManhattanWest, in 2007. The project initially was to include condominiums, retail, and office space. Construction was suspended in December 2008, because of financial problems. ManhattanWest was sold in 2013, and construction resumed, with the project now known as The Gramercy. It opened in November 2014. An unfinished nine-story condominium tower was imploded in February 2015, as completing it would have been too costly.
