Harbour Village (Ebbsfleet Garden City) is a mixed-use residential development located in Northfleet, Kent, within the Ebbsfleet Garden City project. The development spans 12 hectares of former industrial land along the River Thames, regenerating the area into a sustainable riverfront neighbourhood.

Harbour Village is part of the broader Ebbsfleet Garden City initiative, a long-term project aimed at creating a sustainable, mixed-use community in the Thames Gateway. The development commenced following planning approval in December 2020, with Bellway Homes appointed as the developer. The masterplan was designed by BPTW, with landscape architecture provided by LUC.

Development and Design

The Harbour Village development comprises 567 new homes, including a mix of apartments and houses. The tenure mix is approximately 30% affordable housing and 70% private housing. The design incorporates a series of architectural character areas that respond to the site's location and topography, with taller buildings concentrated near the river to maximise views and set back from the shoreline to provide for a new riverside park and promenade.
