Metropolitan Regional Information Systems, Inc. (known as MRIS) provides a multiple listing service in the United States. As of mid-July 2010, it served 51,171 [1] real estate professionals in Baltimore-Washington Metropolitan Area including Maryland, Washington DC, Northern Virginia, and parts of West Virginia and Pennsylvania.

Currently this is the largest MLS in North America, and it has evolved from a county-based system controlled by individual Associations of Realtors operating as members of and under the rules of the National Association of Realtors. By the early 1990s it became apparent that a sophisticated computer-based system was necessary to integrate the MLS systems of the many counties and jurisdictions in the tri-state areas (or, at least, tri-jurisdictions) of Maryland, Washington, DC and Virginia, most of which were in close proximity to the capital.

Originally, many county Associations offered dumb-terminal access to the MLS only in brokers' offices at speeds such as 300 baud and, eventually by the late 1980s, at 1,200 baud. After being founded in 1992, MRIS operated as a computer-based program on the Windows 3.1 operating system, with proprietary software issued by MRIS. (This was not unlike the plethora of internet access companies, each with its own software, which emerged at that time). Since updates required a new software release via floppy disc to be installed by all subscribers, changes came slowly.

It was only when MRIS decided to become an internet-based system with access available to all brokers/agents via the internet from any computer anywhere, that the present system was created.

Database systems offered by MRIS

MRIS operates two parallel systems available only to licensed brokers, agents, and others (such as appraisers): "MATRIX" which is the database of property listings in all classes (including residential to raw land and lots) and categories from "Active" through "Sold" going back over more than ten years; and "KEYSTONE" the data entry site for agents to input new listings and update them.

On a daily basis, portions of the data from the full MRIS database of real estate listings is uploaded to public-access websites such as Realtor.com (with over 1 million listings nationwide) or to MRIS' own public-access site, http://homesdatabase.com, with the majority of the organization's members Washington DC area properties.

Member organizations

Originally, brokers and agents doing business in different jurisdictions would have been required to obtain membership in several different MLS systems. When joining an individual Association of Realtors and becoming affiliated with NAR at the same time, individual brokers and agents have the option of joining MRIS. However, it would be difficult to conduct business without having access to the MLS system. [2]

In 2012, The MRIS was hit with an antitrust lawsuit by the American Home Realty Network, alleging that MRIS and NorthStar MLS were concerting an anti-competitive group boycott of American Home Realty Network. [3] [4] The lawsuit alleged that MRIS’s lawsuit against American Home Realty Network and Northstar MLS's lawsuit against American Home Realty Network in Minnesota were attempts to drive American Home Realty Network out of business and eliminate it as a competitor in the market for real estate broker services. [4] [3] Through the antitrust lawsuit the American Home Realty Network was seeking damages and injunctive relief to bar MRIS and Northstar MLS from further predatory conduct and to "prevent harm to consumers in the market for residential real estate brokerage services." Brokers and agents are licensed by the state to negotiate sales agreements and manage the documentation required for closing real estate transactions. Buyers and sellers are generally advised to consult a licensed real estate professional for a written definition of an individual state's laws of agency.

An Internet Data Exchange refers to the agreement between listing (Selling) Agents or Brokers and Buyers' Agents to display Multiple Listing Service properties online, across multiple websites.

Flat-fee multiple listing service or flat-fee MLS refers to the practice in the real estate industry of a seller entering into an "à la carte service agreement" with a real estate broker who accepts a flat fee rather than a percentage of the sale price for the listing side of the transaction. A flat-fee MLS brokerage typically unbundles the services a traditional real estate brokerage offers and lists the property for sale in the local multiple listing service (MLS) à la carte without requiring the seller to use all services.

Forsalebyowner.com is the United States largest "by owner" real estate website. It provides a real estate advertising and information service that charges a flat fee to property owners who advertise their property on the company’s Website. It created a business model that competed directly with traditional real estate firms, connecting buyers and sellers without the use of brokers. Property sellers devise and customize the content and format of their advertisement. ForSaleByOwner.com then charged to the owners a listing fee that is directly proportional to the length of the advertisement and the period of time it appears on its Web site. For an additional fee, property owners can have also list their properties on the MLS with a real estate agent affiliated with ForSaleByOwner.com. Interested buyers can use the service to search listed properties for free. However, ForSaleByOwner.com does not represent or negotiate on behalf of either the seller or the buyer. On its Website, a disclaimer clearly states that it is not a real estate agent and is legally prohibited from taking part in the actual sales transaction.

NeighborCity was a residential real estate information and service company that rated real-estate agents in the United States, offering a way for buyers and sellers of homes to compare and evaluate agents. It was based in San Francisco.

Metro. Reg'l Info. Sys., Inc. v. Am. Home Realty Network, Inc., 722 F.3d 591 (2013)., was a United States Court of Appeals for the Fourth Circuit case in which a court held two issues:

  1. The copyright owner of a collective work, such as an automated database, was not required by a pre-suit copyright registration requirement to identify names of creators and titles of individual work.
  2. By clicking yes to the term of use and uploading photograph, is sufficient to writing component in assignment of right under 17 U.S.C. § 204

Jonathan Cardella is an entrepreneur and businessman, who is best known as Founder and Chairman of Ventive and Founder & CEO of its sister company, Strike Tax Advisory. He formerly owned Ski West, which was sold to Overstock.com and renamed Overstock Travel in 2005; he was retained as CEO. He also served as CIO of FixYa. Jonathan also founded and operated NeighborCity, as its CEO, which was an innovative real estate tech company that rated, ranked and recommended residential real estate agents to homebuyers and sellers. NorthstarMLS and Berkshire Hathaway Home Services sued NeighborCity and Cardella for allegedly violating copyright law by using Northstar MLS's and Berkshire Hathaways Home Service's real estate listing data without permission. The claims against Cardella were dismissed and all remaining claims were settled without admission of fault. NeighborCity's case was instrumental in paving the way for real estate startups and technology companies to safely utilize MLS data, while also bringing to light the alleged anti-competitive practices of the National Association of Realtors, Berkshire Hathaway Home Services, Nortstar MLS, and related MLSs.

Ben Caballero is an American entrepreneur, real estate professional, founder and CEO of HomesUSA.com. He holds the record in the Guinness World Records for real estate sales. In 2015 Caballero became the first real estate professional to exceed USD $1 billion in home sales in a single year. In 2018 he became the first real estate professional to exceed $2 billion in home sales in a single year, a threshold he surpassed again in 2019 and 2020. Between 2004 and 2021, Caballero was the real estate agent of record for approximately 48,000 property sales and $17 billion in cumulative transaction volume.
