Wellesley Group is an established alternative property investment platform, that issues Bond investments to the UK retail market. [1] The Wellesley Group consists of Wellesley & Co., Wellesley Finance Plc and Wellesley Group Investors Ltd. Wellesley Group is named after co-founder Graham Wellesley, 8th Earl Cowley, who was previously Chief Executive of IFX and Finspreads.

Founded in November 2013 and headquartered in London, UK, Wellesley Group’s core objective is to provide investors with higher rates of return that cannot be accessed through traditional investment routes, whilst simultaneously providing finance to experienced commercial borrowers within the UK residential property market.


Overview

Wellesley allows individuals to lend money directly to the UK’s small and medium-sized housebuilders, as well as property developers. [2] On 2 April 2014, Wellesley announced that it had made an £8.3m loan, the largest to be made on a peer-to-peer platform at that time. [3] [4] The loan, a bridging loan, is backed by a range of 27 properties in several south London boroughs and Essex.

As part of an auto-matching process, lenders' funds are matched to all loans on a volume weighted basis, which gives investors a proportionate amount of each loan. [5] The process runs once a week in order to match lenders to every single loan. [6]

In July 2014, Wellesley & Co. announced the launch of the Wellesley Mini-Bond, which allows Bondholders to invest their money directly to Wellesley Finance Plc in turn for a fixed interest rate that is paid every six months. [7] As and when the Wellesley Mini-Bond has matured, the full amount of a lenders investment will be repaid. The Mini-Bond offered by Wellesley is only available to UK-Based individuals, companies, charities and trusts. Another bond offered by Wellesley & Co, is The Wellesley Listed Bond, which again is issued by Wellesley Finance Plc.

Industry awards

In 2014, Wellesley won an award for being the fastest growing platform of the year out of a number of platforms surveyed by AltFi, an online alternative finance publication. [8] In 2015, financial news site Bridging and Commercial awarded Wellesley 'P2P Lender of the Year'. [9]

Company Voluntary Arrangement (CVA)

In September 2020 the company engaged Duff & Phelps to draw up a Company Voluntary Arrangement to try to avoid what they described as a “disorderly wind-down and likely insolvency which would result in an inferior outcome for all investors”. If the CVA is agreed by the creditors, unsecured bondholders may get 1p per £1 invested whilst secured investors may get up to 84p per £1; if not the firm will go into administration. [10] [11]

LendingClub is a fintech that provides range of financial products and services through a technology-driven platform in the United States. It was the first peer-to-peer lender to register its offerings as securities with the Securities and Exchange Commission (SEC), and to offer loan trading on a secondary market. At its height, LendingClub was the world's largest peer-to-peer lending platform before abandoning the peer-to-peer lending model in the fall of 2020. The company claims that $15.98 billion in loans had been originated through its platform up to December 31, 2015.

Zopa British financial services company

Zopa is a British financial services company which began as the world's first peer-to-peer lending company in 2005 and later gained a banking licence.

Funding Circle Multinational peer-to-peer lending marketplace

Funding Circle is a peer-to-peer lending marketplace that allows the public to lend money directly to small and medium-sized businesses. Through this exchange businesses access lower costs of financing than they would get at a bank and the public are able to become lenders and in doing so make a return on their capital.

RateSetter is a British peer-to-peer lending company based in London, founded in 2009 and trading in the United Kingdom and through a locally-owned and run business in Australia. The UK business was acquired by Metro Bank in September 2020.

Crowdcube is a British investment crowdfunding platform, established by Darren Westlake and Luke Lang in 2011.

Assetz Capital

Assetz Capital is a British peer-to-peer or "marketplace" lender which allows private and institutional investors to lend money directly to small businesses (SMEs) and property developers.

ThinCats

ThinCats is an alternative lender that provides business loans to mid-sized UK businesses using capital from institutional investors including pension schemes and asset managers. Founded in 2011, ThinCats operates throughout the UK with offices in Ashby, Sheffield, Birmingham, Glasgow and London.

LendInvest is a non-bank mortgage lender in the UK, and is a property lending and investing platform. As an alternative Fintech lender in the property market, LendInvest provides fast finance to property professionals and small and medium-sized businesses (SMEs) around the UK. It also makes it possible for individuals, corporates and institutions to invest in secured property loans originated and underwritten by its mortgage team.

ezbob, is a UK-based software provider for banks and other financial institutions. The company's product is a digital end-to-end Lending-as-a-Service (LaaS) platform. The company was founded in 2011.

British Business Bank UK state-owned economic development bank

British Business Bank plc (BBB) is a state-owned economic development bank established by the UK Government. Its aim is to increase the supply of credit to small and medium enterprises (SMEs) as well as providing business advice services. It is structured as a public limited company and is owned by the Department for Business, Energy and Industrial Strategy. The bank has its headquarters in Sheffield.

Lendico is a multinational company, operating a peer-to-peer lending platform. The international online marketplace for business and consumer lending was founded in December 2013 by the incubator and venture capitalist, Rocket Internet. After launching in Germany, the company expanded into Spain, Poland, Austria, South Africa, the Netherlands and Brazil. Using the crowdfunding model, the company based in Berlin, Germany, directly connects investors and private and business borrowers. Lendico is led by Friedrich Hubel and co-founder Clemens Paschke. Currently, Lendico Brazil still exists but is an independent company from Lendico Global Services.

The House Crowd

The House Crowd was a UK peer to peer lending and crowdfunding platform that allowed people to invest in bridging loans and property development loans from £1,000. In 2018, the business achieved authorisation from the Financial Conduct Authority and launched their Innovative Finance ISA. As of January 2019, The House Crowd had funded 368 properties, raised over £93 million and paid investors returns in excess of £38 million. The House Crowd was placed into administration on 24 February 2021.

Landbay

Landbay is a UK Financial technology company that operates a peer-to-peer lending platform to allow institutions to fund residential buy-to-let mortgages.

Alternative finance refers to financial channels, processes, and instruments that have emerged outside of the traditional finance system such as regulated banks and capital markets. Examples of alternative financing activities through 'online marketplaces' are reward-based crowdfunding, equity crowdfunding, revenue-based financing, online lenders, peer-to-peer consumer and business lending, and invoice trading third party payment platforms.

Folk2Folk

FOLK2FOLK is a Marketplace lending platform (MPL) specialising in secured lending for business owners across regional Britain. It matches businesses looking for finance with local individual (retail) and institutional investors who receive a fixed interest rate typically 6.5% p.a. secured against UK land or property. Investors receive the same interest rate that the Borrower pays, with FOLK2FOLK making its profit from an arrangement fee and annual renewal fee charged to Borrowers.

LendingRobot is an automated investment service for Peer-to-peer lending for retail investors. It is based in Seattle, Washington, and was the first SEC-registered Investment Advisor in the Peer to Peer Lending industry.

LandlordInvest British peer-to-peer lending platform

LandlordInvest is a peer-to-peer lending platform which enables people to invest in residential buy to let mortgages and bridging loans. The platform's target audience is buy-to-let and bridging loan borrowers with a near perfect credit score, that are having difficulties with raising finance from traditional lenders due to a one off adverse credit event in the last five years. It was the first residential property-backed Innovative Finance ISA made available to UK savers.
