Northern Crossing, formerly Valley West Mall from 1973 to 1996 and Manistee Town Center from 1996 to 2000, is a shopping mall south of Northern Avenue between 55th and 59th Avenues in Glendale, Arizona, United States. Built in 1973 as an enclosed shopping mall, it was turned into a power center in 2000 after years of decline. Northern Crossing is a power center whose anchor stores are Walmart and Lowe's.

History

Valley West Mall opened August 30, 1973, [3] as the first major shopping center in the city of Glendale; [2] the Montgomery Ward anchor store, the fourth in the Valley, had already opened for business on July 11. [4] The mall was originally owned by Valley West Shopping Center, Inc.; the design by Edward M. Cohon and Associates featured Spanish architectural elements. [2] [5] Developed by two companies from Minneapolis, the mall was headlined by Montgomery Ward, the Boston Store, Bostrom's, and McMahan's Furniture, with 50 other stores. [1] One of those companies, Ericson Development, went on to start construction on a similar shopping center to be built in Tempe and also anchored by Ward and the Boston Store; they stopped work on the mall due to cost overruns. [6] Bostrom's, a housewares retailer, went bankrupt in 1975. [7] In 1976, Boston Store built a newer and larger store in the mall; their previous location was sold to J. C. Penney, which relocated from a smaller store in downtown Glendale. [8]

The mall continued to hold its own for 20 years, even as new shopping options including Metrocenter and Westridge Mall opened on the west side. IRT Property Co. of Atlanta invested $3 million in interior and exterior improvements in the early 1990s, [9] and the mall was 92 percent leased in early 1993. [10] However, Valley West suffered the loss of two critical anchor tenants when Arrowhead Towne Center opened as the premier mall in the West Valley later that year. JCPenney and Montgomery Ward—occupying 55,000 sq ft (5,100 m2) and 130,000 sq ft (12,000 m2), respectively [11] —defected to the new shopping center. After intense pressure from community groups to maintain a presence at the mall, [12] Montgomery Ward opened an "Outlet World" store, the third of its kind for the chain, as a replacement at Valley West. [9] The Outlet World store joined the Boston Store and Bealls Outlet as the remaining anchors. [10] The center lost out in its attempts to attract anchors that left Maryvale Mall, another dying center, when those retailers opted to locate at the larger Westridge. [13] The next year, McMahan's was acquired by the national Heilig-Meyers furniture chain. [14]

The Arrowhead opening and loss of anchors sent Valley West into a tailspin. The mall only had 43 stores of a capacity of 75 by January 1995 [15] and just 17 by October. [13] Retail experts told the city of Glendale that the mall was "functionally obsolete" and that a "pinpointed earthquake" might be useful at the mall site. [16] That September, the Boston Store, a charter tenant and anchor, closed after 22 years. [17]

Manistee Town Center

IRT sold the ailing mall to Louis Darwish, owner of shopping centers in Glendale and Mesa, in 1996. [18] Just four stores remained: Outlet World, Heilig-Meyers, and two inline tenants. [19] Darwish announced plans to renovate the exterior and mall entrances and rename the center Manistee Town Center, to connect with the redevelopment of the former Manistee Ranch, adjacent to the mall site, into housing. [18] For several years under Darwish, the health of the mall improved, attracting several new tenants and reopening the mall's movie theater. [14] In 1997, General Factory opened in the former Boston Store anchor, but the Outlet World closed, along with the Wards auto center, which had remained in operation after the banner conversion. [20]

After an effort by Darwish to relocate county justice courts to the mall property was turned down in 1998, [21] the relationship between Darwish and the city of Glendale soured. This culminated in a lawsuit filed on December 31, 1998, claiming the city interfered in his efforts to attract tenants and retain a charter school, Maya High School, that was leasing space in the mall; [22] Maya held classes in a former arcade and used a former auto parts store as office space. [21] Several larger tenants, including General Factory and World Market Place, closed in 1999. [21] The final anchor, Heilig-Meyers, closed its doors in 2000 as part of its Chapter 11 bankruptcy filing and shuttering of 302 locations. [23] The mall was left with two churches, the high school, and a Maricopa County job center. [23]

The mall made one last notable appearance when shooting of the movie Arac Attack—released in 2002 as Eight Legged Freaks —used the deserted shopping center in February 2001, with the former Montgomery Ward converted into a sound stage. [24] Renamed the Prosperity Mall, the site was convenient for the film, which had also shot scenes in Superior. [24]

Northern Crossing

After filming was completed, studies were undertaken on potential future uses for the Manistee Town Center site. The city of Glendale acquired the mall for $11 million in May 2001. [25] This helped facilitate part of a redevelopment agreement with The Ellman Companies, a condition of the same deal that brought the Phoenix Coyotes to Glendale. [26] The mall was then mostly demolished in 2002, except for the portion used by Maya High School; after it moved out in May, police and federal agents used the building for training exercises before the remaining section was torn down, allowing the Ellman Northern Crossing power center to be built. [27] The anchor stores of Northern Crossing, first announced in 2003, are Lowe's and Walmart. [28] [29] The rest of the center opened in 2005 and is managed by Colliers International. [30]

Christown Spectrum is the oldest operating mall in Phoenix, Arizona and was the third shopping mall built in the city. It is located at 1703 W. Bethany Home Road in Phoenix, Arizona. The name Christown Spectrum is derived from Chris-Town Mall and Phoenix Spectrum Mall, previous names. Today it exists as an enclosed shopping mall, although the enclosed portion of the mall was greatly reduced when redevelopment changed the configuration closer to a power center.

Tri-City Pavilions, formerly Tri-City Mall, is a shopping mall in Mesa, Arizona, United States. It was developed in 1968 as an enclosed shopping mall featuring Diamond's and JCPenney as the anchor stores. The mall underwent a period of decline following the opening of Fiesta Mall in 1979, particularly after Diamond's consolidated with its store in that mall in 1984. Despite a mall-wide renovation completed in 1985 and the addition of new tenants such as ZCMI and Bealls, Tri-City Mall continued to diminish throughout the 1990s, with JCPenney closing in 1998. The mall was demolished in 1999 in favor of a strip mall anchored by Safeway Inc., although the former JCPenney building remained until 2006. Tri-City Pavilions is owned and managed by Lamar Companies.

Genesee Valley Center is an enclosed shopping mall located in Flint Township, Michigan, outside the city of Flint, Michigan, United States. Opened in 1970, the mall is 1,272,397 square feet (118,209.5 m2) of leasable area. The mall has three anchor tenants: JCPenney, Macy's, and Play Big. It comprises more than 120 tenants, including a food court, and an external concourse called the Outdoor Village which also features a Barnes & Noble bookstore. The mall is located on Miller Road and Linden Road, near the junction of Interstate 69 (I-69) and I-75.

The Loop, formerly Methuen Mall, is a shopping mall in Methuen, Massachusetts, United States. It was built in 1973 as an enclosed shopping mall on a 60-acre (240,000 m2) site and initially included Howlands and Sears as its anchor stores, as well as 70 other retailers. In 1977, Howlands was replaced by Jordan Marsh, while Filene's Basement was added in the 1980s. Methuen Mall suffered a significant loss in tenancy after both Sears and Filene's Basement moved to The Mall at Rockingham Park across the state line in Salem, New Hampshire. It remained in operation until 1997 and was demolished in early 1999, undergoing redevelopment soon afterward into a strip mall known as The Loop. Major tenants of The Loop are The Home Depot, Marshalls, and AMC Theatres.

Fiesta Mall is a former shopping mall in Mesa, Arizona, United States. Opened in 1979 after nine years of development, it was built by Homart Development Company, the former shopping mall development division of the department store Sears. Sears was the first anchor store to open in the mall, doing so in 1977. Also present as anchor stores were The Broadway and Goldwater's, with Diamond's following in 1980. The mall began experiencing declines in traffic following the opening of Arizona Mills in 1997, and saw numerous anchor store and inline tenancy changes. After a long period of decline, it was shuttered in January 2018.

Los Arcos Mall was an enclosed shopping mall on the southeast corner of Scottsdale and McDowell roads in Scottsdale, Arizona. The mall, which operated from 1969 to 1999, featured a Spanish architectural motif and took its name from "The Arches" in Spanish. In the 1990s, the mall lost shoppers and both of its anchors, particularly to the Scottsdale Fashion Square center, which was closer to population growth in the city. The last anchor, Sears, left Los Arcos for Fashion Square in February 1999.

Metrocenter was a regional enclosed shopping mall in northwest Phoenix, Arizona. It was bounded by Interstate 17, 31st, Dunlap and Peoria Avenues. Before its closure, the three most recently open anchor stores were Harkins Theatres, Walmart Supercenter, and Dillard's Clearance Center; three additional vacant anchor stores included former Sears, JCPenney, and Macy's locations. The mall featured 100 stores, a 12 screen movie theater, and a food court. Since January 2021, the mall had been owned by the Carlyle Development Group based in New York City. The mall officially closed on June 30, 2020.

Lansing Mall is an enclosed shopping mall located in Delta Charter Township, Michigan, United States, just outside Lansing, the state capital of Michigan. Opened in July 1969, the same year as its crosstown competitor Meridian Mall, Lansing Mall consists of 830,052 square feet (77,114.4 m2) of gross leasable area, with approximately 60 stores and restaurants, as well as a food court. Its original anchor stores were Wurzburg's, Federal's, and Montgomery Ward. Only three years after opening, Wurzburg's and Federal's were replaced by J.W. Knapp Company (Knapp's) and Robert Hall Village respectively. In 1979, the Robert Hall space was then vacated as part of an expansion project that also added a new mall wing ending in Hudson's, while J. C. Penney replaced Knapp's a year later and Mervyn's joined in 1987. The mall's anchor stores remained unchanged between then and the first decade of the 21st century: Hudson's was renamed to Marshall Field's, which itself later became Macy's, while the bankrupted Montgomery Ward and Mervyn's were replaced with Younkers and a Regal Entertainment Group movie theater. Following the closures of Macy's and Younkers, the mall's only operational anchor store is J. C. Penney. Other major tenants include Dunham's Sports, Barnes & Noble, a food court, and a 12-screen movie theater. The mall is managed and owned by Kohan Retail Investment Group.

Following the closures of Bullock's and Liberty House, the mall went into decline throughout the 1990s, leading to its closure and demolition in favor of a power center. Bridgepointe Shopping Center is owned and managed by CBRE Group. Major tenants of Bridgepointe Shopping Center include The Home Depot and Target.
