Bluewater Bay, Florida, is a planned community in Okaloosa County, Florida, United States. The 2,000-acre, 3,800-home residential community containing 73 subdivisions was established in 1978, and its first home was sold in the early 1980s. [1]
The community was developed by Raimund Herden, who gathered investors, both American and European, to purchase 1,600 acres of land for $5.6 million in 1975. Herden and his investor-associates as "Bluewater Bay Development Company, Ltd." began the required development studies, hiring Henningson Durham and Richardson engineers in Pensacola, FL. Additional engineering was provided by Baskerville Donovan Engineers in Pensacola. After extensive studies regarding existing conditions (soils, wetlands, tree surveys, archeology, and topography) and conformance to governing agencies, a Development Order was approved in 1977. Land was allotted for schools, parks, businesses, power substation, and county roads. In 1990 an additional 210 acres was added to the Development of Regional Impact's boundaries. [2]
Bluewater Bay has a golf course designed by Tom Fazio and Jerry Pate, as well as a tennis facility, two large swimming pools, walking paths, and a 120-slip marina. [3]
Okaloosa County is a county located in the northwestern portion of the U.S. state of Florida, extending from the Gulf of Mexico to the Alabama state line. As of the 2020 census, the population was 211,668. Its county seat is Crestview. Okaloosa County is included in the Crestview-Fort Walton Beach-Destin, FL Metropolitan Statistical Area.

Panama City is a city in and the county seat of Bay County, Florida, United States. Located along U.S. Highway 98 (US 98), it is the largest city between Tallahassee and Pensacola. It is also the most populated city and a principal city of the Panama City–Panama City Beach, Florida Metropolitan Statistical Area. As of the 2020 census, the population was 32,939, down from the figure of 36,484 at the 2010 census.
Palm Bay is a city in Brevard County, Florida, United States. The city's population was 119,760 at the 2020 United States census, up from 103,190 at the 2010 census, making it the most populous city in the county and the largest by land mass. The historic section of the city lies on the mouth of the Turkey Creek and the Palm Bay. Palm Bay has historically expanded south and to the west. The newer section is mostly situated west of Interstate 95 and south of the Tillman Canal.
Baldwin is a town in Duval County, Florida, United States. When the majority of communities in Duval County were consolidated with the city of Jacksonville in 1968, Baldwin, along with Jacksonville Beach, Atlantic Beach and Neptune Beach, remained partly independent. Like the other towns, it maintains its own municipal government, but its residents vote in the Jacksonville mayoral election and vote for the Jacksonville City Council; unlike the others, Baldwin no longer supports its own police force. The population was 1,396 at the 2020 census, down from 1,425 at the 2010 census. It is part of the Jacksonville, Florida Metropolitan Statistical Area.
Pensacola is the westernmost city in the Florida Panhandle. It is the county seat and only city of Escambia County and one of two municipalities that are incorporated, the other being Century. At the 2020 census, the population was 54,312, up from 51,923 at the 2010 census. It is the principal city of the Pensacola Metropolitan Statistical Area, which had 509,905 residents in 2020.
Estero is an incorporated village in Lee County, Florida, United States, located directly beside the first aquatic nature preserve established in Florida: The Estero Bay Aquatic Preserve, otherwise referred to as Estero Bay Preserve State Park which is within Estero Bay, Florida. At the time of the 2010 census, Estero was an unincorporated community and census-designated place, but incorporated as a village on the last calendar date of 2014. It is part of the Cape Coral-Fort Myers, Florida Metropolitan Statistical Area. As of the 2020 census, the population was 36,939.
Destin is a city located in Okaloosa County, Florida, United States. It is a principal city of the Crestview–Fort Walton Beach–Destin, Florida Metropolitan Statistical Area. The population was 13,931 at the 2020 census, up from 12,305 at the 2010 census.
The Florida panhandle is the northwestern part of the U.S. state of Florida. Santa Rosa Island is a 40-mile (64 km) barrier island located in the U.S. state of Florida, thirty miles (50 km) east of the Alabama state border. The communities of Pensacola Beach, Navarre Beach, and Okaloosa Island are located on the island. On the northern side of the island, are Pensacola Bay on the west and Choctawhatchee Bay on the east, joined through Santa Rosa Sound.

The Emerald Coast is an unofficial name for the coastal area in the US state of Florida on the Gulf of Mexico that stretches about 100 miles (160 km) through five counties, Escambia, Santa Rosa, Okaloosa, Walton, and Bay, which include Pensacola Beach, Navarre Beach, Fort Walton Beach, Destin, and Panama City Beach. Some south Alabama communities on the coast of Baldwin County, such as Gulf Shores, Orange Beach, and Fort Morgan embrace the term as well.
Navarre is a census-designated place and unincorporated community in Santa Rosa County in the northwest Florida Panhandle. It is a major bedroom community for mostly U.S. military personnel, federal civil servants, local population, retirees and defense contractors. Due to Navarre Beach and the 4 miles (6.4 km) of beach front on the Gulf of Mexico thereof, as well as several miles of beaches within the Navarre Beach Marine Park and the Gulf Islands National Seashore, it has a small, but rapidly growing community of nature enthusiasts and tourists. Navarre has grown from being a small town of around 1,500 in 1970 to a town with a population estimated at 43,540 as of 2022, if including both the Navarre and Navarre Beach Census Designated Places. Northwest Florida State College is a public college in Niceville, Florida. It is part of the Florida College System and is accredited by the Southern Association of Colleges and Schools to award associate and baccalaureate degrees. The Pensacola and Atlantic Railroad (P&A) was a company incorporated by an act of the Florida Legislature on March 4, 1881, to run from Pensacola to the Apalachicola River near Chattahoochee, a distance of about 160 miles (260 km). No railroad had ever been built across the sparsely populated panhandle of Florida, which left Pensacola isolated from the rest of the state. William D. Chipley and Frederick R. De Funiak, both of whom are commemorated in the names of towns later built along the P&A line, were among the founding officers of the railroad company.
