Diamond Run Mall is an abandoned enclosed shopping mall in Rutland, Vermont, United States. Opened in 1995, it was the second mall in the city after Rutland Mall. Despite initial success, the mall was hampered by financial issues through its developer and owner, Zamias Services, Inc. as well as fees and restrictions from the local government. At its peak, the mall featured over 60 stores, with J. C. Penney, Sears, and Kmart as the anchor stores. The mall declined severely in tenancy throughout the Great Recession, and ultimately closed in October 2019.
Zamias Services, Inc. first applied for an Act 250 land use permit to build a mall in Rutland, Vermont in October 1988. While the permit was approved in 1989, the mall development was held up for many years afterward. Factors in the delay included acquisition of a federal wetlands permit, and a lack of financing stemming from difficulty in finding investors. In addition, Zamias sought a $6.2 million credit from the city of Rutland for making agreements to relocate Kmart from downtown Rutland to the mall and move Central Vermont Public Service offices into their former location. City of Rutland officials later compromised on the credit and agreed to pay Zamias $4 million on the condition that Zamias also pay impact fees to the city over the next 15 years. After securing a $38 million construction loan, Zamias finally began construction in April 1994. [1]
By September 1994, Zamias had confirmed that the mall would consist of over 445,000 square feet (41,300 m2) of retail space. In addition to Kmart, the other anchor stores would be J. C. Penney and Sears, and the mall would feature more than 60 stores. [2] Zamias Services held a contest for locals to offer a name for the mall, and chose the name Diamond Run Mall in November 1994. Representatives thought that the name was fitting, given the prevalence of skiing in the area. [3]
Diamond Run Mall held a ribbon-cutting ceremony and opened its first twelve stores on August 23, 1995. Alongside J. C. Penney, Sears, and Kmart, the inline stores opened on that day were Barbara Moss clothing store, Gap, County Seat, Claire's, Regis and MasterCuts hair salons, GNC, Olympia Sports, and Sbarro. The mall's interior decor was themed after the summertime, with various paintings of butterflies, birds, kites, and flowers suspended from the ceiling. By the official grand opening in October, other stores that had opened included Payless ShoeSource, Yankee Candle, Disney Store, Eddie Bauer, National Record Mart, and RadioShack. [4] The mall's opening had an impact on Rutland Mall, an existing shopping center on the other side of Rutland. Many of its inline stores had moved to Diamond Run, including National Record Mart, Regis, GNC, Lauriat Books, and Hallmark Cards. [5]
By December 1997, Diamond Run Mall had still not been fully leased, and the city of Rutland had sued Zamias for $100,000 over not paying the first installment of its impact fees. [6] The city of Rutland reassessed the mall's value in October 1998, and noted that Zamias' payments of property taxes had been on time after the initial taxes from 1995 had been delinquent. Despite this, the lawsuit over the unpaid impact fees remained open at the time. [7] Then-mayor John Cassarino negotiated a payment plan toward the impact fees by January 2003, and noted that the funds had been used by the city of Rutland for sidewalk and streetlight improvement in the city. [8]
An ice rink called Rutland Regional Field was built behind the mall in 2004. Five years after its opening it was purchased by Castleton State College and renamed Spartan Arena. [9] Old Navy opened at the mall in 2005, boosting mall occupancy above 90 percent. [10] Despite this, many mall stores began to close over the next several years as their leases expired. These included Payless ShoeSource and Ritz Camera. In addition, Gap closed due to the presence of Old Navy, which it also owned at the time. However, the mall's occupancy remained above the national average, and several new stores opened including a locally-owned restaurant near Old Navy. The original plans for the mall called for a full-service restaurant to have opened off the food court, but mall developers instead used the space for a Rex TV and Appliance store after failing to find a suitable restaurant chain. In addition, a covered walkway was built to connect the ice arena to the mall. [11]
Diamond Run Mall saw a sharp decline in tenancy throughout the 21st century. It was sold in 2007 to Gemini Real Estate, and again in 2014 to BAI Rutland. At the time of the sale, the mall had declined to less than 50% occupancy. [12] Zamias continued to serve as manager under BAI Rutland's ownership, and noted that the decline in tenancy during Gemini's ownership was likely due to the Great Recession. [13] By 2014, mall vacancy continued to increase, with many tenants claiming that rents were too high. This was followed later in the year by an announcement that Sears would close. [14] J. C. Penney closed one year later and was replaced by LaFlamme's Furniture, which also closed in 2017. [15] Kmart closed in April 2018, leaving the mall without an anchor store. [16]
Zamias announced in mid-2019 that the mall would close by year's and end would be torn down for a new shopping center. At the time of this announcement, Zamias still owed over $50,000 in unpaid impact fees. [17] The last businesses moved out or closed in October 2019, and mall assets were auctioned off a month later. [18]
The owner of the mall, Zamias, has announced plans to the Rutland Select Board that include the demolition of the mall and conversion of the former mall space to a new 170,995 square foot Walmart Supercenter with a potential expansion of the Spartan Arena, a hotel, and extra tenants. The Supercenter is expected to be finished in 2027, and the already existing Walmart that is located on Plaza Road will close following the completion and opening of the new Supercenter. [19] [20]

Discount stores offer a retail format in which products are sold at prices that are in principle lower than an actual or supposed "full retail price". Discounters rely on bulk purchasing and efficient distribution to keep down costs.
Camp Landing Entertainment District is an enclosed shopping mall located outside the city of Ashland, Kentucky, United States, in Cannonsburg. Opened in 1988 as Cedar Knoll Galleria, the mall struggled to keep tenants for several years, eventually becoming a dead mall. Starting in 2005, the mall was renamed Kyova Mall and redevelopment began on the property. Customer traffic had increased, until further store closings, including two anchor tenants, Sears and Elder-Beerman, and the COVID-19 pandemic forced the mall to close. On July 16, 2021, it was announced that the mall was sold by Eggleston Associates to Jason Camp, Glockner Family, and Boyd County and that a major redevelopment plan would start immediately, renaming the area to Camp Landing Entertainment District. As of 2023, current anchors include the Sandy's Racing & Gaming casino, indoor amusement center Malibu Jack's, The Cinema at Camp Landing, and Rural King, with other major tenants including restaurants Smokin' J's, Backyard Pizza, Tap That Sports, and Burger King.
Livonia Marketplace is an open-air shopping mall in the Detroit suburb of Livonia, Michigan. Opened in 2010, the center is anchored by Kohl's and Walmart. It occupies the site of the former Livonia Mall, which was an enclosed mall built in 1964. Livonia Mall lost the majority of its tenants in the 2000s, including its previous anchor stores of Crowley's, Sears, Mervyns, and Children's Palace. The mall was closed in May 2008, with only the Sears remaining from the original property. Sears closed in April 2020.

Woodland Hills Mall is a 1+ million square foot, super regional shopping mall located at 7021 S. Memorial Drive in Tulsa, Oklahoma, United States. It was originally developed by Homart Development Company, and opened in August 1976. Woodland Hills Mall features 148 specialty shops and restaurants, 80 of which are unique to the Tulsa area. The anchor stores are JCPenney, Macy's, Dillard's, and Scheels.
The Moreno Valley Mall at Towngate is a shopping mall located on the former site of the Riverside International Raceway in Moreno Valley, California.
The Raleigh Springs Mall was an enclosed shopping mall serving the city of Memphis, Tennessee, United States. The site is located on the north side of Memphis, on Austin Peay Hwy. just north of Interstate 40. It began construction in 1969 and opened two years later on August 11, 1971 as one of the city's first two shopping malls, owned and managed by the Edward J. DeBartolo corporation. The Raleigh Springs Mall originally featured about seventy stores and later featured a twelve-screen multiplex, with four anchor stores, formerly occupied by Sears, JCPenney, Goldsmith's and Dillard's. The theater closed in December 2011, Sears closed in April 2011, and the other three anchors closed in 2003. The mall property was won by the City of Memphis in multiple court challenges in favor to build a city Civic Center. The mall closed with 3 business still operating, City Trends, World Diamond Center, and a church.
Country Club Mall is a shopping mall located in LaVale, Maryland, a suburb of Cumberland, Maryland in Allegany County, Maryland. The mall has sixty retail units, as well as seven vendor stands on the main concourse. Located in the Country Club Mall is the Country Club Mall 8 Cinemas, the largest movie theater in Allegany County. The mall is managed by Namdar Realty Group. The mall's anchor stores are Ulta Beauty, Walmart Supercenter, Country Club Mall 8 Cinemas, and TJ Maxx. There are 3 vacant anchor stores that were once JCPenney, Sears and The Bon-Ton.

Richland Town Center is a power center in Johnstown, Pennsylvania, United States. It is located on U.S. Route 219 at Elton Road and Theatre Drive. The center opened in 2004 on the site of the former Richland Mall. Existing from 1974 to 1998, Richland Mall was an enclosed shopping mall whose anchor stores were Sears, Kmart, and Penn Traffic; Sears later became Hills and then Ames, while Penn Traffic later became Hess's and then The Bon-Ton. Richland Mall was shuttered in 1998 after losing business to The Johnstown Galleria which opened in 1992. Richland Mall was then torn down and redeveloped as a strip mall, which features Walmart, TJ Maxx/HomeGoods, Best Buy, and Ulta as its anchor stores.
Lakeview Square Mall is an enclosed shopping mall serving the city of Battle Creek, Michigan. It opened in 1983 and features Horrocks Farm Market and ExtraSpace Storage as anchors. Previous anchor stores at the mall included Sears, J. C. Penney, Macy's, and Gilmore Brothers. Other major tenants include Barnes & Noble, Shoe Dept. Encore, and Dunham's Sports. The mall is managed by GK Development.
Rock Hill Galleria is an enclosed regional shopping mall for York, Chester, and Lancaster Counties. It is located in Rock Hill, South Carolina, and is managed by Warren Norman Company. The mall has six anchor store spots, four of which are currently occupied, by Belk, Walmart, Dick's Sporting Goods, and Stars and Strikes. A fifth will be occupied by an Ashley HomeStore in mid-2024.
Florin Towne Centre is an outdoor shopping center in the unincorporated area of Parkway-South Sacramento in Sacramento County, California, United States, in the Sacramento area. It opened in 2008 on the site of the old Florin Mall, which closed and was demolished in 2006. The 484,500 square feet (45,010 m2) center is anchored by AutoZone, Chuze Fitness, PetSmart, US Foods CHEF'STORE, and Walmart Supercenter.
Manassas Mall is a shopping center located in Bull Run, Virginia. Built in 1972, it is owned by Lionheart Capital LLC and managed by Spinoso Real Estate Group. formerly by Vornado Realty Trust which shelved its regional mall holdings in 2014. The mall is anchored by Macy's, Walmart, Floor & Decor, and an At Home, There is also a bowling alley and an indoor go-kart track.
Northern Lights Shopping Center is a strip mall located in Baden, Pennsylvania near Pittsburgh. It was a major power center-style strip mall from its opening until the early 2000's. A Walmart opened on the adjacent lot to Northern Lights in 2014. Parts of the plaza were demolished in 2018.
Memorial Mall is a former indoor shopping mall located in Sheboygan, Wisconsin, since redeveloped and anchored by a new Meijer hypermarket. Opened in 1969, it currently features Kohl's and four other smaller stores in the former south mall wing, with three additional stores within the Meijer space.

Uptown Scottsbluff is a shopping mall in Scottsbluff, Nebraska along US-26, previously known as Monument Mall. The mall was built in the mid-1980s with three different anchor stores. It was purchased by RockStep Capital in 2013, with plans to redevelop the mall. Today, about twenty-eight tenants occupy the mall including Harbor Freight, Dunham's Sports, Hobby Lobby, Dollar Tree, and Golden Ticket Cinemas Reel Lux 6.
