The Edison is a 32-story, 362-foot-tall approved high-rise in Milwaukee, Wisconsin. The tower will contain 378 luxury apartment units upon its completion and will be the tallest mass timber building in the United States. The Edison will be located at 1005 North Edison Street.
The Edison was originally proposed in 2021 by Madison-based Neutral, as a 15-story, 220-unit building to be located along Milwaukee's riverfront, with plans for the Edison involving the demolition of the Rojahn & Malaney Co. floral warehouse located on the site. [1] The plans for the high-rise later expanded the building to 32 stories in May 2023, with floors 8-31 housing luxury apartments. [2] The Edison will be built with public plazas on both sides of the skyscraper, and a tax incremental financing district will be created to fund their construction. [3] In January 2025, Neutral secured $133 million for the project, and a groundbreaking was scheduled for Q2 of that year. [4]
The Edison will contain 7,000 square feet of ground floor retail space, as well as 288 parking spaces and an amenity floor. [5]
The Edison will employ cross-laminated timber panels over a concrete base to construct the building, and it is expected to use over 100,000 cubic feet of lumber. [6] The general contractor for the project is Fond du Lac-based C.D. Smith, while the architect was Chicago-based Hartshorne Plunkard Architecture. [7] [8]
