The Fifth is a skyscraper under construction in Des Moines, Iowa. [1] Developed by Mandelbaum Properties, [2] [3] upon completion in 2022, [2] it will be the second tallest building in Iowa. [4] The building will consist of a movie theater, hotel, parking garage, retail, and residential space. Construction started in late 2018 and was expected to finish at the end of 2022.[ needs update ] The project will likely be cancelled unless taken up by a new developer.

History

The building is located on Fifth Avenue between Court Avenue and Walnut Street in downtown Des Moines, [5] and will be Iowa's second tallest skyscraper when completed. The building is being constructed in three phases. Phase one is a 12 story parking garage which is currently under construction. Phases two and three are the tower and theater. [4]

In April 2016, the Des Moines City Council approved a preliminary development agreement to allow the 32 story tower to be constructed for a cost of around $107 million. At that point, the plan was to include 200 luxury condos, a movie theater, climbing facility, jazz club, daycare, and office space. The climbing facility, jazz club and daycare facility have since been removed from the project. A hotel was later added. [6] [7]

A vote to begin construction occurred in September 2018. The developers had until October 2019 to start construction, and had to finish by September 2021. [8]

The building's estimated completion date was delayed in March 2019. The delays were apparently caused by a growth in scope of the project, resulting in final permitting and design approvals. The tower grew in height to 39 stories at first with an estimated cost of $170 million. Most recent plans have the cost at an estimated to be $180 million after a 40th floor was added and will include a boutique hotel managed by 21c Hotels. They are an art based hotel chain that has a rotating art gallery open to the public 24/7/365. The tower building is supposed to take three years to finish, and the theater two years. Alamo theaters of Omaha, NE, are locked into an agreement with the developer to manage the theater. Alamo Theaters are a dine-in movie theater. The overall construction project will include ground floor retail in the parking garage and a restaurant on the first floor of the theater.

The buildings future is now in jeopardy. [9] The project will likely never be completed unless taken up by another developer as the property is currently owned by the city of Des Moines.

The Hotel Kirkwood, also known as the Kirkwood Civic Center Hotel, is a historic building located in downtown Des Moines, Iowa, United States. The building was designed by the Chicago architectural firm of H.L. Stevens & Company and built in 1930. With its completion it became the largest hotel along Fourth Street between Walnut Street and Court Avenue, along Des Moines' "Hotel Row." The Equitable Building is a high-rise located in Des Moines, Iowa. It is named after the insurance company Equitable of Iowa, which originally owned the building, and is located along Locust Street in the downtown area of the city. The 19-story Equitable Building, at 604 Locust St. in Des Moines, was completed in 1924, and standing at 318 ft (97m), for 49 years was the tallest building in Iowa. It remained the tallest building in Iowa until the completion of Financial Center in 1973. The Equitable Building is now the eighth tallest building in Iowa.

300 East Pratt Street is a proposed skyscraper in Baltimore, Maryland. The building, originally expected to rise 640 feet (200 m), is current on hold due to high vacancy rates in the city. Construction of the building was to begin in 2007 and was originally expected to be completed in 2010. The construction of this building was proposed in 2003, though, it was never approved by the state of Maryland. In 2006, the construction of the building was again proposed, and finally approved by the state of Maryland. The building is being built where the Hearst Production Building once stood. Plans are now scaled back to 40 stories and 300,000 square feet of office space, in addition to a 270-room hotel. 300 East Pratt Street is located in Baltimore, MD between Commerce and South streets, housed the former Baltimore News-American building. It has been vacant and used for a parking lot for decades. However, parking lot owner InterPark LLC purchased the site in August 2013 after a redevelopment plan proposed by Urban America LP in 2006 fell apart during the recession. As of January 2022, MCB Real Estate LLC owns and is developing the property. No further plans or details have been provided at this time.

The Encinal Tower was a skyscraper proposed for construction in Downtown Oakland, California. The mixed-use tower was planned to rise 715 feet (218 m) and contain 56 floors for office and residential use. The project design consisted of a glass and X-bracing-covered cylindrical building with one side that resembles a roll of fabric unraveling. If built, the skyscraper would have been the tallest building in Oakland and third-tallest in the Bay Area after 555 California Street and the Transamerica Pyramid, both located in San Francisco. The project had undergone several design and name changes since it was first proposed in 2006. The proposal was withdrawn in 2010, and in 2012 the property sold to a developer who plans a much smaller tower.

The Plaza Building, also known as The Plaza Condominiums, is a high-rise condominium building located in downtown Des Moines, Iowa, United States. The building rises 25 floors and 340 feet (104 m) in height. It is currently the 5th-tallest building in the city, but will soon be the 6th after the completion of the skyscraper, 515 Tower which will only be a couple blocks away. Designed by the architectural firm of Stageberg Beyer Sachs, Inc., the building was completed in 1985. It is essentially a modernist building, but it exhibits elements of the Postmodern style. These are found in the light and dark colored banding at the base and the blue hipped and gabled roof.

Tribune East Tower is a 1,442 ft (439.5 m) mixed use supertall tower to be constructed on the eastern edge of the Tribune Tower property, in the Streeterville area of Chicago. The building plans were approved on May 8, 2020. When completed, the tower will be the second-tallest building in Chicago, after the Willis Tower, and one of the tallest buildings in the Western Hemisphere. Construction is to begin in the first half of 2024 and to be completed by September 2027.

The Hippee Building, also known as the Southern Surety Building, the Savings and Loan Building, and the Midland Building, is a historic building located in downtown Des Moines, Iowa, United States. It was completed in 1913 by George B. Hippee whose father, George M. Hippee, was one of the first merchants in Des Moines. George B. developed the first interurban railway in the city and it connected Des Moines to other communities in central Iowa. The 172-foot (52 m), 12-story structure was designed by the Des Moines architectural firm of Sawyer and Watrous in the Early Commercial style. At the time of it completion, the building was Iowa's tallest skyscraper. It was used as an office building until the Aparium Hotel Group of Chicago acquired it in 2017 and began converting the building into a 138-room hotel. It was listed on the National Register of Historic Places in 2018.

Bellevue 600 is a future high-rise office building developed by Amazon in Bellevue, Washington, United States. It began construction in 2021 and is scheduled to be completed in 2024. The 43-story, 600-foot-tall (180 m) building would join 555 Tower as the tallest building in Bellevue. The project is located in Downtown Bellevue at the intersection of Northeast 6th Street and 110th Avenue Northeast, adjacent to the Bellevue Transit Center and a future Link light rail station. A second phase would construct a 27-story tower to the west, replacing an existing office building.
