Weston Ranch is a subdivision of modest tract homes located in the southwestern corner of Stockton, California in San Joaquin County. It is approximately 1 hour away from the San Francisco Bay Area. The community is located just west of Interstate 5, with the San Joaquin River and French Camp Slough bordering its North and West sides, and French Camp Road bordering the south.
Capt. William S. Moss, a riverboat captain, purchased the Weston Ranch marshlands in 1877 and turned it into farmland. His family owned the ranch for years until it was later sold for development in 1988. [1]
The concept for an 11,000-unit residential area emerged in 1987 as a "mixed-use" planned community. The City of Stockton annexed the location in 1988, and construction started around 1989, with the first homes built in 1990. Lyon Communities and Verner Construction were the main developers for Weston Ranch, but encountered financial difficulties. In 1994, Bank of America took over the property and sold it to SunCal Cos. [2] This change in ownership led to a shift away from the original developers' vision for Weston Ranch, including the abandonment of a planned marina, due to zoning changes. Majority of Weston Ranch's construction was completed in 2005, with final additions being New Vision High and Sandra B. Smith Park.
In 2007, Weston Ranch had the worst foreclosure rate in the area, according to ACORN. [3] [4]
In Weston Ranch, three parks are situated throughout the community, Paul E. Weston Park, William Long Park, and Sandra B. Smith Park, with the largest being Weston Park. Weston Ranch also features a bike path/trail with access to the levee that stretches the entire length of the community, as well as another on the San Joaquin River Levee, also encompassing the entire length of Weston Ranch.
The schools in Weston Ranch are served by Manteca Unified School District and consists of three elementary schools; August Knodt, George Y. Komure, and Great Valley, as well as one high school; Weston Ranch High School and a continuation school; New Vision High School.

Lathrop is a city located 10 miles (16 km) south of Stockton in San Joaquin County, California, United States. The 2020 census reported that Lathrop's population was 28,701. The city is located in Northern California at the intersection of Interstate 5 and California State Route 120, in the San Joaquin Valley.
The Sacramento–San Joaquin River Delta, or California Delta, is an expansive inland river delta and estuary in Northern California. The Delta is formed at the western edge of the Central Valley by the confluence of the Sacramento and San Joaquin rivers and lies just east of where the rivers enter Suisun Bay, which flows into San Francisco Bay, then the Pacific Ocean via San Pablo Bay. The Delta is recognized for protection by the California Bays and Estuaries Policy. Sacramento–San Joaquin Delta was designated a National Heritage Area on March 12, 2019. The city of Stockton is located on the San Joaquin River at the eastern edge of the delta. The total area of the Delta, including both land and water, is about 1,100 square miles (2,800 km2). Its population is around 500,000.

Franks Tract State Recreation Area (SRA) is a state park unit of California, United States, featuring a flooded area in the Sacramento–San Joaquin River Delta. It is accessible only by water. Franks Tract, and a smaller adjoining submerged property called "Little Franks Tract", are situated between the False River and Bethel Island. The recreation area is used primarily for fishing and waterfowl hunting, because of its exposure to frequent strong winds and fluctuating water levels. In times of high water, the entire site can be submerged except for portions of the old levees. The 3,523-acre (1,426 ha) park was established in 1959. It is managed from nearby Brannan Island State Recreation Area, 6 miles (9.7 km) to the northwest.
Sumner Hill is an unincorporated community in Madera County, California. Lying at an elevation of 535 feet, it is 6+1⁄2 miles north of Woodland Park in Fresno. It was created in 1985 as a 49-lot subdivision on a bluff on the eastern section of Peck Ranch, on the Madera County side of the San Joaquin River. The gated community developed a reputation for its high-priced homes. In the 1990s, the entire 15,000-acre area south of Little Table Mountain and east of Highways 41 and 45, including Sumner Hill, started being called "Rio Mesa".
River Islands at Lathrop is a planned community on a 4,800-acre site in the Sacramento-San Joaquin River Delta in Lathrop, California, United States. As of 2024, approximately 3,500 homes of the Second-phase of 4,284 houses had been built.

Bradford Island is inaccessible by roads, and is served by a ferry across the False River from nearby Jersey Island. Approximately 48 people lived on the island as of 2020. Other uses of land include wheat farming, cattle grazing, and natural gas extraction.
Union Island is a small island in the San Joaquin River delta, in California. It is part of San Joaquin County, and managed by Reclamation Districts 1 and 2. Its coordinates are 37.8374268°N 121.5155042°W.
Headreach Island is a small island in the Sacramento–San Joaquin River Delta, in northern California. A naturally-formed island existing in a complex with Tule Island to the southeast and Fern Island to the northwest, it was used for farming as late as the 1920s. While several proposals for real estate development on the island were made in the late 20th century, it now consists mostly of marsh and submerged land. Black rails live on the island.
Kimball Island is a small island in the Sacramento–San Joaquin River Delta. It is located in Sacramento County, California, in the United States. Since its discovery, it has been used to grow barley, farm fish, cultivate cannabis, and as residential land. Currently, however, it is uninhabited; since 2000, it has been left to "forever be a wetland habitat", and is sometimes used as a fishing spot.
Spud Island is a small island of the San Joaquin River, located in the Sacramento–San Joaquin River Delta in northern California. It was once used to farm onions; while it is no longer used for agriculture, it remains inhabited. In the late 20th century it was the site of a county park, which offered camping, fishing and swimming amenities free of charge.
The Atlas Tract is an island in the Sacramento–San Joaquin River Delta, in San Joaquin County, California. It has been used for agriculture since it was first reclaimed in the late 19th century.
The Empire Tract is an island in the Sacramento–San Joaquin River Delta in San Joaquin County, California, United States. It has been used for agriculture since the 1800s; in the early 20th century it was used to plant potatoes, and United States president Herbert Hoover operated a beet farm there. In the 1960s, natural gas deposits were discovered beneath the island. In 1936, it was connected to the mainland by the Eight Mile Road Bridge, across King Island. As with many islands in the Delta, the Empire Tract has experienced considerable subsidence, and is well below sea level.

The Terminous Tract is an island in the Sacramento–San Joaquin River Delta. It is part of San Joaquin County, California, and managed by Reclamation District 548. Its coordinates are 38°06′45″N121°27′27″W, and the United States Geological Survey measured its elevation as −7 ft (−2.1 m) in 1981. The census-designated place of Terminous, California is on the island.
The Shin Kee Tract is an island in the Sacramento–San Joaquin River Delta. It is part of San Joaquin County, California, and not managed by any reclamation district. Its coordinates are 38°05′45″N121°25′09″W, and the United States Geological Survey measured its elevation as 0 ft (0 m) in 1981. It appears on a 1952 USGS map of the area.
The Wright-Elmwood Tract is an island in the Sacramento–San Joaquin River Delta. It is part of San Joaquin County, California, and managed by Reclamation District 2119. Its coordinates are 37°59′23″N121°22′50″W, and the United States Geological Survey measured its elevation as 0 ft (0 m) in 1981.
