Skye, formerly known as The Park, is a 22-story building at Caldwell and Third Streets in Charlotte, North Carolina that includes a 172-room Hyatt Place hotel opened October 15, 2013, and a 69-unit condominium development. [1]
In 1985, developer Pete Verna built the Charlotte National Building and a parking garage designed to be the base of a skyscraper. [2] Both structures were four stories; the Charlotte National Building included the facade of the First Citizens Bank building which was demolished for First Citizens Plaza. Architect/preservationist Jack Boyte described the reconstructed facade as "classical Greek temple architecture." [3]
In 2000, downtown Charlotte's first luxury condominium development, The Park, was announced. [4] The project was delayed by an uncertain economy after the September 11 attacks. Originally, Charlotte's second tallest residential building was to have 126 units, but the number changed to 105 units so they could be larger; sizes would range from 504 to 1,859 square feet (46.8 to 172.7 m2). Four levels of parking already existed at the site; the fifth through ninth floors would be parking as well. Construction was set to begin in June 2004, with completion in Fall 2005. [5] A rooftop park with a swimming pool was inspired by Fairmont Hotel in San Francisco.
In January 2006, after many delays, construction was ready to start on the $46 million project, with Verna & Associates as general contractor and 222 S. Caldwell St. Partnership, whose managing director was Pete Verna, as the developer. 80 of 107 units ranging from 1000 to 1,800 square feet (170 m2) had been sold. Completion of The Park was set for December 2007. [2] In March 2008, with Verna claiming the project was 80 percent finished, work slowed and eventually stopped. On August 7, lender BB Syndication Services Inc. of Wisconsin bought The Park for $17.9 million in a foreclosure auction. [6] Verna himself eventually filed for Chapter 11 bankruptcy and the project was put on hold. A subsidiary of Small Brothers LLC of Naples, Florida bought the building in 2009 for $4.5 million.
The new developers decided to add more hotel rooms due to the demand that resulted from Charlotte hosting the 2012 Democratic National Convention. [4] However, a month before the convention, Small Brothers Charlotte LLC could only promise that the exterior of the building would look finished. The completion date was 2013, and 14 buyers had taken steps toward purchases. [7]
The ground floor will include 2,600 square feet (240 m2) of retail space. A first-floor lobby will have "stone flooring and wall panels with wood accents and include imported marble and granite." Hotel guests will use a modernist/art deco tenth-floor lobby with its own elevators.
Perkins Eastman is the project architect. Cleveland Construction of Mentor, Ohio will complete construction.
The name Skye was chosen because of the views from the planned rooftop restaurant Fahrenheit, to open in January 2014. [4] [8]
The Hyatt Place opened October 15, 2013. More than half of the condominiums were already sold. [8]
OneEleven is a luxury rental apartment tower located in downtown Chicago, Illinois. The building is located between LaSalle Street and Clark Street, adjacent to River North and directly on the Chicago River.
One Beale is a proposed four-phase development in Memphis, Tennessee. Located at the corner of Beale Street and Riverside, the $400 million riverfront development located in downtown Memphis will include high-end apartments, a full-service Hyatt hotel, and space for restaurants and events stretching 5.5 acres from Beale Street to Pontotoc Avenue and along Front Street and west to the Mississippi River. As of October 2020, One Beale had three phases under construction valued at $200 million with another $200 million in the development pipeline.
One Wells Fargo Center is a 588-foot (179 m) skyscraper in Charlotte, North Carolina and is the headquarters for Wells Fargo's east coast division but will leave the building by the end of 2023. Opening on September 14, 1988, it was the tallest building in North Carolina, until 1992 when it was surpassed by the Bank of America Corporate Center. The building consists of 42 floors, a connected 22-story Hilton Hotel, YMCA, parking garage, plaza, and is connected to Two Wells Fargo Center via skybridge, as part of the Overstreet Mall.
One South at The Plaza is a 503 feet (153 m), 40-story skyscraper in Charlotte, North Carolina. It is the 7th tallest in the city. It contains 891,000 square feet (82,777 m2) of rentable area of which 75,000 sq ft (7,000 m2) of retail space, and the rest office space. On the ground floor is the Overstreet Mall, which connects to neighboring buildings via skybridges; located below-grade is the parking garage with space for 456 vehicles and leases a nearby five-level garage, providing 730 additional parking spaces.
The Soleil Center was a planned 43-story skyscraper and condo-hotel planned for Raleigh, North Carolina, United States. It was cancelled as a result of the drop in hotel demand during the Great Recession and the land was sold at foreclosure.
The VUE or The VUE Charlotte is a 576-foot (176 m) tall skyscraper in Charlotte, North Carolina. It was completed in 2010 and has 51 stories. A luxury apartment tower, the VUE is the tallest residential building in the state. The leasing center for The Vue is located at the corner of 5th Street and W. Pine.
Allure Las Vegas is a condominium tower in Las Vegas, Nevada. The 41-story, 466 ft (142 m) tower was built between 2005 and 2007 and was designed by EDI Architecture. Construction was managed by Bovis Lend Lease.
Ava is a proposed residential skyscraper in Seattle, Washington, United States. The 48-story mixed-use building would have 395 residential units, 178 hotel rooms, ground level retail, and underground parking for 375 vehicles. It would be located at Pine Street and 8th Avenue in Downtown Seattle.
Catalyst is a 27-story 462-unit apartment building on West Martin Luther King Jr. Boulevard in Charlotte, North Carolina. The concrete and glass skyscraper in Third Ward, designed by Smallwood, Reynolds, Stewart, Stewart, was built by Atlanta-based Novare Group and completed in 2009.
One57, formerly known as Carnegie 57, is a 75-story, 1,005 ft (306 m) supertall skyscraper at 157 West 57th Street between Sixth and Seventh Avenues in the Midtown neighborhood of Manhattan in New York City. The building has 92 condominium units above a 210-room Park Hyatt Hotel that serves as the flagship Hyatt property. The tower was developed by Extell Development Company and designed by Christian de Portzamparc. It was the first ultra-luxury condominium tower along a stretch of 57th Street called Billionaires' Row.
First Ward Park is a 4.6 acre urban park in the First Ward neighborhood of Uptown Charlotte. After a national competition to attract architects, the firm Shadley Associates was selected to build the park. The park incorporates the existing Dixie's Tavern and UNCC buildings, and new construction will include an office tower, hotel, and parking deck on adjacent land.
Helios, also known as 2nd & Pine, is a residential skyscraper in downtown Seattle, Washington. The 40-story tower is 440 feet (130 m) tall with 398 luxury apartments. Plans for the project were first proposed in 2013 and construction began in late 2014. It is located at the intersection of 2nd Avenue and Pine Street near the Pike Place Market and the city's retail core.
The Platinum is a 17-story, 255-unit condo hotel located at 211 East Flamingo Road in Paradise, Nevada, east of the Las Vegas Strip. The project was approved in 2003, and began construction in 2005, as a joint venture between Diversified Real Estate Concepts, Inc. and Marcus Hotels and Resorts. The project was topped out in December 2005, and was opened in October 2006. In 2009, buyers filed lawsuits against Marcus for various allegations; the last of the lawsuits were settled in March 2013.
Bulfinch Crossing is a redevelopment project currently under construction in Downtown Boston, Massachusetts, United States. It will consist of two skyscrapers, a smaller residential tower, a low-rise office building, a hotel, and a low-rise retail building. Site preparation began in late 2015, and construction officially commenced on January 24, 2017. Construction on the residential tower completed in 2020. The high-rise office tower, One Congress, commenced construction in 2019 and topped off in July 2021; after an announced plan to open in 2022, it officially opened in September 2023.
Ally Charlotte Center is a 2-building development in Uptown Charlotte, North Carolina. The office building was officially completed on May 3, 2021, it stands at a height of 378 (115.2). Each floor has an open floor plan and averages approximately 30,000 square feet (2,800 m2) in size for a total of 742,000 square feet (68,900 m2) of space which makes it the tenth largest building in Charlotte by leasable space. The site features a 381-room JW Marriott hotel including 34 suites, the first JW Marriott in North Carolina. The site also includes 25,000 square feet of restaurant and retail space, and an 8-story parking garage with 1,400 parking spots.
The Emerald is a mixed-use 40-story skyscraper in downtown Seattle, Washington, United States. The tower includes 262 luxury condominiums, retail space, and amenity spaces on outdoor terraces. It began construction in July 2017 and was completed in October 2020.
Spire is a 41-story residential skyscraper in the Belltown neighborhood of Seattle, Washington, United States. The 440-foot (130 m) building sits in a triangular block adjacent to the intersection of Denny Way and Wall Street, roughly between the Belltown and Denny Triangle neighborhoods. It has 343 condominiums, retail space, and a rooftop terrace. The building has an automated parking system in its underground garage with capacity for 266 vehicles.
