Sobrato Office Tower is a 17-story, class-A office building located at 488 Almaden Boulevard in San Jose, California. [6] [7] It is the fourth tallest building in the city. The building was completed in 2002 by the Sobrato Organization and remained unoccupied for nine years. [8] Sobrato sold the building for $135 million to BEA Systems in 2007, which was itself later purchased by the building's present owner, Oracle. [8] [9]
Shortly after its headquarters moved to Austin from Redwood Shores, in 2021, Oracle sold off its San Jose tower for $155 million, making a profit of nearly $20 million over the course of its 13 year ownership.
Since its $138.5 million assessment in 2007, the assessed value of the building has fallen to $57 million by 2011. [10]
At different times, the City of San Jose, Nvidia, Sony, and BEA were each noted publicly to be negotiating to lease space in the building but none of those reported negotiations resulted in a tenancy. [11]
Criticism of the building and possible reasons for its inability to attract tenants have often focused on its location being too far from downtown San Jose. [8] [12]
On November 17, 2010, it was announced that PricewaterhouseCoopers would lease 209,000 square feet (19,400 m2) on eight floors (levels 10-17) of the tower beginning June 2011, thus leaving their 165,000 sq ft (15,300 m2) 10 Almaden Boulevard location in San Jose. [13]
U.S. Bank Tower, known locally as the Library Tower and formerly as the First Interstate Bank World Center, is a 1,018-foot (310.3 m) skyscraper in downtown Los Angeles, California. It is, by structural height, the third-tallest building in California, the second-tallest building in Los Angeles, the 24th-tallest in the United States, the third-tallest west of the Mississippi River after the Salesforce Tower and the Wilshire Grand Center, and the 129th-tallest building in the world, after being surpassed by the Wilshire Grand Center. However, the U.S. Bank Tower does surpass both the Salesforce Tower and the Wilshire Grand Center in roof height, making it the only building in California whose roof height exceeds 1,000 feet (300 m). Because local building codes required all high-rise buildings to have a helipad, it was known as the tallest building in the world with a rooftop heliport from its completion in 1989 to 2010 when the China World Trade Center Tower III opened. It is also the third-tallest building in a major active seismic region; its structure was designed to resist an earthquake of 8.3 on the Richter scale. It consists of 73 stories above ground and two parking levels below ground. Construction began in 1987 with completion in 1989. The building was designed by Henry N. Cobb of the architectural firm Pei Cobb Freed & Partners and cost $350 million to build. It is one of the most recognizable buildings in Los Angeles, and often appears in establishing shots for the city in films and television programs.

Sunnyvale Town Center was a two-level shopping mall located in Sunnyvale, California, USA. It opened in 1979 on the site of much of the city's downtown, and was anchored by Macy's, Montgomery Ward, and later, J.C. Penney. Target moved in when Montgomery Ward closed. By the early 2000s, the mall had failed financially and only the Target and Macy's stores remained open. Work on a mixed-use development to replace the mall was stalled by a legal dispute from 2009 to 2015, with most buildings incomplete, but resumed after the city reached an agreement with new developers in mid-2016. By the end of 2020, a multi-screen movie theater and a supermarket had been built and opened in addition to most of the residential buildings; as of January 2021, replacement plans were going forward for a group of lots including the site of Macy's, which closed in 2019. Much of the area has now been rebranded as CityLine Sunnyvale.

Qualtrics Tower, formerly known as 2+U and 2&U, is a high-rise office building in Downtown Seattle, Washington. The 500-foot-tall (150 m), 38-story tower is located at 2nd Avenue and University Street and was completed in 2020. The building has 725,000 square feet (67,400 m2) of leasable space, including retail and public spaces on the lower levels. The largest office tenant is Qualtrics, who also hold the naming rights to the building.
