The Building Owners and Managers Association (BOMA International), founded in 1907, is a professional organization for commercial real estate professionals based in the United States [1] and Canada. Its membership includes building owners, managers, developers, leasing professionals, corporate facility managers, asset managers, and the providers of the products and services needed to operate commercial properties and it publishes The BOMA magazine. [1] BOMA's U.S. membership represents a combined total of nearly 10.4 billion square feet of office property that supports approximately 1.8 million jobs.

Purposes

Advocacy is key function of BOMA International staff who monitor and lobby pertinent legislative, regulatory and codes/standards issues, including electricity deregulation, capital gains tax relief, telecommunications, indoor air quality, private property rights, risk assessment, and codes and standards. BOMA International has been working towards securing goals in capital gains tax relief, terrorism insurance extensions and energy efficiency tax deductions.

Publications and standards

BOMA International has several publications to communicate various topics to its members, including The BOMA Magazine, the official publication of BOMA International; the Experience Exchange Report, a compilation of income and expense data for office buildings across North America reporting on over 1 billion square feet of office space and the industry benchmark for more than 85 years; as well as several “how-to” guidebooks with information on everything from writing a commercial real estate lease to standard methods for measuring floor area.

Conferences

Each summer BOMA International hosts its Annual Conference and The Office Building Show.

In January, BOMA International sponsors a Winter Business Meeting and in the spring hosts the National Issues Conference.

A condominium is an ownership structure whereby a building is divided into several units that are each separately owned, surrounded by common areas that are jointly owned. The term can be applied to the building or complex itself, as well as each individual unit within. Real estate appraisal, property valuation or land valuation is the process of developing an opinion of value for real property. Brookfield Properties is a North American subsidiary of commercial real estate company Brookfield Property Partners, which itself is a subsidiary of alternative asset management company Brookfield Asset Management. It is responsible for the property management of the company's real estate portfolio, which includes facilities in the office, multi-family residential, retail, hospitality, and logistics industries.

Property management is the operation, control, maintenance, and oversight of real estate and physical property. This can include residential, commercial, and land real estate. Management indicates the need for real estate to be cared for and monitored, with accountability for and attention to its useful life and condition. This is much akin to the role of management in any business.

A property manager or estate manager is a person or firm charged with operating a real estate property for a fee when the owner is unable to attend to such details personally or is not interested in doing so. The property may be individual title owned or owned under the sectional title, share block company owned, and may be registered for residential, commercial office, and retail or industrial use. In 2006, the Bureau of Labor Statistics Office of Occupational Statistics reported that there were 329,000 property managers employed in the United States, with the number expected to grow to by 50,000 by 2016.

Commercial property, also called commercial real estate, investment property or income property, is real estate intended to generate a profit, either from capital gains or rental income. Commercial property includes office buildings, medical centers, hotels, malls, retail stores, multifamily housing buildings, farm land, warehouses, and garages. In many states, residential property containing more than a certain number of units qualifies as commercial property for borrowing and tax purposes.

The Federal Real Estate Board was a United States federal agency established in 1921 within the Treasury Department to manage federal properties, with its purpose being to reduce expenses by coordinating the use of real estate across federal agencies. It was active in the Harding and Coolidge administrations.

Institute of Real Estate Management is an international community of real estate managers dedicated to ethical business practices, maximizing the value of investment real estate, and promoting superior management through education and information sharing. An affiliate of the National Association of Realtors, the Institute of Real Estate Management is the home for all industry professionals connected to real estate management and the only organization serving both the multifamily and commercial sectors.

The Real Property Administrator (RPA) designation is a professional designation for commercial property managers awarded to people with years of experience after completing the Building Owners and Managers Association advanced study program.[1][2] Building Owners and Managers Institute (BOMI) International, an independent nonprofit institute for property and facility management education, administers the designation.[3] The program covers all aspects of operating a commercial property and maximizing a net income while minimizing risk.[4]

The term international real estate describes a relatively new phenomenon, beginning in the 1980s and keeping pace with globalization. The term encompasses real property development, sales and leasing transactions across national borders. International real estate could be viewed as one of the most dynamic branches of real estate although it is, by definition, influenced by fluctuating market value in various sectors between countries, as can be evidenced by the 2008 global credit crisis.

A common area is, in real estate or real property law, the "area which is available for use by more than one person..." The common areas are those that are available for common use by all tenants, (or) groups of tenants and their invitees. In Texas and other parts of the United States, it is "An area inside a housing development owned by all residents or by an overall management structure which charges each tenant for maintenance and upkeep."

William Holly is the president and founder of Patton Real Estate which is a commercial real estate firm headquartered in his birthplace of Coral Gables, Florida, United States. Holly has earned many awards and recognition in the commercial real estate business including the 'Entrepreneur of the Year Award' by the Greater Miami Chamber of Commerce (GMCC) in 2007.

Canada has implemented the "R-2000" in 1982 to promote better than building code construction to increase energy efficiency and promote sustainability. An optional feature of the R-2000 home program is the EnerGuide rating service. This service is available across Canada, allows home builders and home buyers to measure and rate the performance of their homes, and confirm that those specifications have been met. Some Canadian provinces are considering mandatory use of the service for all new homes.

In architecture, construction, and real estate, floor area, floor space, or floorspace is the area taken up by a building or part of it. The ways of defining "floor area" depend on what factors of the building should or should not be included, such as external walls, internal walls, corridors, lift shafts, stairs, etc. Generally there are three major differences in measuring floor area.

Green Building Initiative (GBI) is a 501(c)(3) nonprofit organization that owns and administers the Green Globes green building assessment and certification in the United States and Canada. It was established in 2004 and is headquartered in Portland, Oregon.

International Property Measurement Standard (IPMS) is a standardised and globally applicable method for measuring property. It aims to address current inconsistencies in the way property of all types is measured from one market to the next, improving property market data and providing greater transparency.

<span class="mw-page-title-main">2020 California Proposition 15</span> 2020 California ballot measure

California Proposition 15 was a failed citizen-initiated proposition on the November 3, 2020, ballot. It would have provided $6.5 billion to $11.5 billion in new funding for public schools, community colleges, and local government services by creating a "split roll" system that increased taxes on large commercial properties by assessing them at market value, without changing property taxes for small business owners or residential properties for homeowners or renters. The measure failed by a small margin of about four percentage points.
