The Building Owners and Managers Association (BOMA International) is a trade organization founded in 1907 for commercial real estate professionals. [2] Its mission is to advance the performance of commercial real estate through advocacy, promoting professional competency, standards and research. [2]

Standards

BOMA first published the Standard Method of Floor Measurement for Office Buildings in 1915 which became the BOMA Method for the Measurement of Buildings. [3] Since then, it has become an international standard for determining the dimensions of buildings. [4] [5] The American National Standards Institute recognizes this standard as ANSI Z65. [3] The US Government recognizes this standard in 48 CFR 570.102 and 48 CFR 552.270-4 to define "the area where a tenant normally houses personnel, and/or furniture, for which a measurement is to be computed." [6] [7] This standard is critical as it is used by architects to determine a commercial building's efficiency, specifically its rentable space vs. usable space vs. gross area. [8]

BOMA is a founding member of the International Property Measurement Standards Coalition. [9]

Sustainability

In 2002, BOMA worked with Arizona State University and the Athena Institute to evolve the Green Globes sustainability assessment tool to be more widely adoptable by US and Canadian commercial properties as part of the Green Building Initiative. [10]

In 2008, BOMA published the BOMA Guide to promote the implementation of sustainable building practices in commercial properties. [11] It was designed to facilitate building owners and tenants entering into environmentally sustainable leases without the rigidity of the guidelines proscribed by the U.S. Green Building Council. [11]

The RICS was founded in London in 1868. It works at a cross-governmental level, and aims to promote and enforce the highest international standards in the valuation, management and development of land, real estate, construction and infrastructure.

Property management is the operation, control, maintenance, and oversight of real estate and physical property. This can include residential, commercial, and land real estate. Management indicates the need for real estate to be cared for and monitored, with accountability for and attention to its useful life and condition. This is much akin to the role of management in any business.

A property manager or estate manager is a person or firm charged with operating a real estate property for a fee. The property may be individual title owned or owned under the sectional title, share block company owned, and may be registered for residential, commercial office, and retail or industrial use. In 2006, the Bureau of Labor Statistics Office of Occupational Statistics reported that there were 329,000 property managers employed in the United States, with the number expected to grow to by 50,000 by 2016.

Taikoo Place is a commercial building complex located in Quarry Bay, east Hong Kong Island, Hong Kong. It comprises grade A office towers, car parking, clubs, office apartment, parks, and shops. It is reachable by MTR Island line (MTR). These three complexes are all managed by Swire Properties since the beginning from Taikoo Sugar Refinery, the subsequent Taikoo Dockyard and the recent demolitions of the industrial buildings.

Albuquerque Plaza, also known as WaFd Bank Building, is a 107 m (351 ft) high-rise building or skyscraper on the south side of Civic Plaza 201 Third Street NW, in Downtown Albuquerque, New Mexico. It is the taller of a two tower complex that contains class-A office space connected at ground level by a two-story promenade containing retail space connecting to the shorter Hyatt Regency Albuquerque hotel tower. At 22 stories, it is the tallest building in New Mexico. The hotel tower, with 20 stories, is the state's second tallest building at 78.03 m (256.0 ft). Their similar height, color, and pyramidal roofs make them the focal point of the Albuquerque skyline.

The International Code Council (ICC) is a nonprofit standards organization that creates the International Building Code (IBC), a model building code, as well as the International Residential Code (IRC), and other model codes. The IBC has been adopted for use as a base code standard by most jurisdictions in the United States.

Commercial property, also called commercial real estate, investment property or income property, is real estate intended to generate a profit, either from capital gains or rental income. Commercial property includes office buildings, medical centers, hotels, malls, retail stores, multifamily housing buildings, farm land, warehouses, and garages. In many U.S. states, residential property containing more than a certain number of units qualifies as commercial property for borrowing and tax purposes.

Leadership in Energy and Environmental Design (LEED) is a green building certification program used worldwide. Developed by the non-profit U.S. Green Building Council (USGBC), it includes a set of rating systems for the design, construction, operation, and maintenance of green buildings, homes, and neighborhoods, which aims to help building owners and operators be environmentally responsible and use resources efficiently.

The U.S. Green Building Council (USGBC), founded in 1993, is a private 501(c)3, membership-based non-profit organization that promotes sustainability in building design, construction, and operation. USGBC is best known for its development of the Leadership in Energy and Environmental Design (LEED) green building rating systems and its annual Greenbuild International Conference and Expo, the world's largest conference and expo dedicated to green building. USGBC was one of eight national councils that helped found the World Green Building Council (WorldGBC).

The Real Property Administrator (RPA) designation is a professional designation for commercial property managers awarded to people with several years of experience and completing the Building Owners and Managers Association advanced study program. The designation is administered by Building Owners and Managers Institute (BOMI) International, an independent nonprofit institute for property and facility management education. The program covers all aspects of operating a commercial property and maximizing a net income while minimizing risk.

<span class="mw-page-title-main">Common area</span> Place in a building designated for all its inhabitants use

A common area is, in real estate or real property law, the "area which is available for use by more than one person..." The common areas are those that are available for common use by all tenants, (or) groups of tenants and their invitees. In Texas and other parts of the United States, it is "An area inside a housing development owned by all residents or by an overall management structure which charges each tenant for maintenance and upkeep."

This article provides examples of green building programs in the United States. These programs span the public, private, and non-profit sectors, and all have the goal of increasing energy efficiency and the sustainability of the built environment.

In architecture, construction, and real estate, floor area, floor space, or floorspace is the area taken up by a building or part of it. The ways of defining "floor area" depend on what factors of the building should or should not be included, such as external walls, internal walls, corridors, lift shafts, stairs, etc. Generally there are three major differences in measuring floor area.

The Telecommunications Industry Association's TIA-569-B is a Commercial Building Standard for Telecommunications Pathways and Spaces standardizes specific pathway and space design and construction practices in support of telecommunications media and equipment within buildings.

The Green Building Initiative (GBI) is a 501(c)(3) nonprofit organization that owns and administers the Green Globes green building assessment and certification in the United States and Canada. It was established in 2004 and is headquartered in Portland, Oregon.

International Property Measurement Standard (IPMS) is a standardised and globally applicable method for measuring property. It aims to address current inconsistencies in the way property of all types is measured from one market to the next, improving property market data and providing greater transparency.

Jonathan Manns MBE JP is a British urbanist and developer, known for his work as a practitioner as well as a writer, speaker, educator and campaigner on built environment issues. He has lived and worked in the UK and New Zealand.
