Northridge Mall is a soon to be demolished abandoned enclosed shopping mall located in the northern part of Milwaukee, Wisconsin that first opened in August 1972. It was developed by Taubman Centers. The mall's original anchor stores were JCPenney, Sears, Boston Store, and Gimbels. Gimbels was sold to Marshall Field's, then H. C. Prange Co., and finally Younkers. The mall underwent a period of decline and was shuttered in 2003.
The grand opening occurred in August 1972, two years after its sister mall, Southridge Mall, opened in 1970. Both were financed and owned by Senator Herb Kohl and part of the Taubman Centers. Northridge Mall was co-developed with the nearby Northridge Lakes development, a residential development consisting of a mix of inventive multi-family residences, in concert with a planned northern beltline freeway which would have connected the area to the rest of the Milwaukee area. The pioneering mall was planned and designed as a regional center, consisting of a two level mall with four anchors: J. C. Penney, Sears, Boston Store, and Gimbels, along with a United Artists Theatres triplex (eventually expanded to six screens). Marshall Field's came to the mall in 1987, as part of their acquisition of 5 former Gimbels stores. [2] Marshall Field's sold their store to H. C. Prange Co. in 1988, [3] which in turn became Younkers in 1992. Younkers closed in 1999. [4]
The mall declined within the decade after, as the freeway revolts of the 1970s ended up cancelling the north freeway intended to complete the Milwaukee beltline, leaving those intending to go to Northridge on miles of the surface street Brown Deer Road from Interstate 43 and U.S. 41/45 to access the mall; other closer shopping options had been developed in the ensuing decades along the completed freeways in formerly rural areas, and the Brown Deer strip in each direction from the mall had developed a number of disparate and cluttered retail developments with very little continuity or theming. Crime around the general area also increased to a smaller extent, but alarmism of those crimes in what was a suburban area in the local media, along with the lingering effects of the Anderson case despite its resolution, decreased the mall's clientele, as suburban shoppers chose other options with easy freeway access such as Mayfair, Brookfield Square, and newly developed power center shopping options in Mequon, Menomonee Falls, and Grafton. The final blow to the mall was the early 2000s recession, which saw a number of tenants pull out after their lease expirations and the mall's owner unable to find new ones outside of local small businesses. The mall eventually closed in 2003. [5]
The Northridge Lakes development also ran into complexities involving the local real estate market, which preferred single-family detached homes over apartment developments, forcing its ownership to lower their rents and take in a more traditional apartment clientele than the high-end market it intended to market to.
The former Sears store was then razed, and a Menards home improvement store and Pick 'n Save supermarket occupied the site. Also, a Value City furniture store moved into a portion of the old Boston Store building but closed in May 2009. The rest of the mall remains vacant.
As of August 2013, William Penzey of Penzeys Spices had announced plans to purchase the mall for use in Penzeys Spices operations. [6] [7] In April 2014, the Chinese investment company which purchased the mall, U.S. Black Spruce Enterprise Group, retained ownership by making a last minute payment halting a foreclosure auction that might have allowed Penzeys Spices to take ownership of the property. [8] That ownership had alleged plans for a large-scale Asian marketplace mall and office complex, but outside of generic architectural renderings of the concept, no plans or permit approvals have been advanced to Milwaukee's city council, and the city has been purposefully obstructed from overall communication by Black Spruce, outside of refusals to cooperate with any alternate plans for the building and payments to avoid the city taking eminent domain over the property. The proposal is also improperly marketed for the metro's population, whose majority Asian population is Hmong Americans and Indian Americans.
In September 2014, Pick n Save announced it would be closing its store at Northridge Mall. After the Pick n Save closed, only a Menards store remained at the site. [9]
In 2018, the mall was rented out to MIR Tactical, [10] an airsoft store and event promoter, to host an airsoft game called the "Milwaukee Offensive". [11]
On April 11, 2019, the City of Milwaukee issued a demolition order for the mall. [12] On the evening of July 22, 2019, a maintenance contractor was fatally electrocuted while investigating an open fuse box at the mall. [13]
A demolition order for the mall was approved by a judge of the Milwaukee County Circuit Court on May 13, 2020, who ruled that the mall was dangerous. [14] City officials have claimed that Black Spruce pays owed back taxes only when the city begins to take action against Black Spruce. [15]
In the summer of 2022, a rash of four arson fires occurred around the mall, with Black Spruce only securing holes in the roof with common drywall, a situation that has Aaron Lipski, Milwaukee's fire chief, fearing for the lives of his firefighters, as the mall has no working fire suppression or prevention systems, and the building's breadth requires all battalions on the city's northwest side to respond, putting the rest of the community at risk. [16] [17] Following the fires, Milwaukee County Judge William Sosnay found Black Spruce in contempt of court and ordered Black Spruce to secure the property or face a fine of $2,000 a day. [15] As of September 2, 2022, Black Spruce faces at least $26,000 in fines. [18] The city of Milwaukee sought to take over the mall in January 2023 so it could demolish it. [19] [20] After development group Phoenix Investors made a bid for the mall in March 2023, [21] a judge rejected Milwaukee officials' request to take over the mall the next month. [22] [23]
On December 8, 2023, Governor Tony Evers granted the City of Milwaukee $15 million to demolish the mall. Because of this grant, starting on January 31, 2024, the old "Boston Store" portion of the mall will be demolished. This part of the mall underwent asbestos removal that was completed in 2021. [24] This is the only part of the mall currently owned by the City of Milwaukee. Following this, the rest of the mall will have to have started being demolished by the end of 2025 as part of the deal. Through a long court battle, the City of Milwaukee has been able to obtain the portion of Northridge Mall that was previously owned by U.S. Black Spruce Enterprise Group. [25]
Younkers Inc. is an American online retailer and former department store chain founded as a family-run dry goods business in 1856 in Keokuk, Iowa. The retailer had evolved over more than 150 years to include a presence in locations throughout Iowa and bordering states in the Midwest region of the United States. It is pronounced yong-kers. Younkers became influential as it acquired several rivals throughout the 20th century both inside and outside of Iowa. The chain itself was sold by the late 1990s, with ownership transferring out of state, and its Des Moines-based headquarters closed by 2003 as a part of a corporate consolidation. Following its last sale in 2006, Younkers operated as a subsidiary of The Bon-Ton, with locations in seven Midwestern states, primarily in shopping malls. As of 2013 the chain operated more than fifty locations in the region. On August 29, 2018, Younkers closed its doors one last time.
Northridge Mall is a shopping mall in Salinas, California, the largest in Monterey County. Located off Highway 101 near Boronda Road and North Main Street in the northern part of the city, the single-story structure encompasses 976,913 sq ft (90,758 m2) of retail space. Northridge Mall features more than 110 shops, two restaurants, a fast-food court with eight outlets, a Round One Entertainment, and three department stores including Hobby Lobby, JCPenney, and Macy's with one vacant anchor last occupied by Sears. It receives approximately 7.2 million visitors annually with approximately 5,800 spaces in the open-air parking lot. It's the only indoor shopping mall between San Jose and Santa Maria.
Coral Ridge Mall is an enclosed super-regional shopping mall located just south of Interstate 80 in Coralville, Iowa. The mall's primary trade area includes Iowa City, Cedar Rapids, and other parts of eastern Iowa. It is owned and managed by Brookfield Properties, which acquired the original developer of the mall, General Growth Properties, in 2018.
SouthPark Mall is a shopping mall located in Moline, Illinois. As Moline is part of the Quad Cities of Illinois and Iowa, the mall serves the population of these cities. The mall is located southwest of the intersection of Interstate 74 and Illinois Route 5 at 4500 16th Street. SouthPark Mall is one of two regional malls in the Quad Cities area, the other being NorthPark Mall in Davenport, Iowa.
H. C. Prange Co., sometimes shortened to Prange's, was an American department store chain begun by H. C. Prange in 1887 in Sheboygan, Wisconsin. At its peak, it operated stores in the states of Wisconsin, Illinois, and Michigan. It also operated discount stores under the Prange Way name in the former two states, although this division was sold off in the 1990s. Prange's was dissolved and most of the stores converted to the rival Younkers chain after sale in 1992.
Merle Hay Mall is an enclosed super-regional shopping mall in Des Moines, Iowa, in the United States. Opened in 1959, it is the second oldest regional shopping center in Iowa, and was the largest mall in Iowa in terms of gross leasable area before the 2004 opening of Jordan Creek Town Center in neighboring West Des Moines. It was also the site of the deadliest fire in Des Moines' history, which killed eleven people in 1978.
Southridge Mall is a regional shopping mall located in the Milwaukee County suburbs of Greendale and Greenfield, Wisconsin. At 1,177,783 square feet it is Wisconsin's second largest mall behind Mayfair Mall in Wauwatosa, tied with Fox River Mall in Appleton. The mall's anchor stores are TJ Maxx, Dick's Sporting Goods, Golf Galaxy, Macy's, JCPenney, and Round 1 Entertainment. There are 2 vacant anchor stores that were once Boston Store and Kohl's. Sears closed in September 2017, Kohl's relocated to a mixed use development on September 29, 2018, and Boston Store closed in Summer 2018 as parent company Bon-Ton went out of business. The former Sears was replaced by Dick's Sporting Goods, Golf Galaxy, Round 1 Entertainment, and TJ Maxx.
East Towne Mall is a shopping mall located on the northeast side of Madison, Wisconsin. The anchor stores are JCPenney, Shoe Carnival, Barnes & Noble, Planet Fitness, Flix Brewhouse, and Dick's Sporting Goods. There are 3 vacant anchor stores that were once Gordmans, Sears and Boston Store.
CherryVale Mall is a shopping mall in Rockford, Illinois, along its border with Cherry Valley. Located at the intersection of US 20, Interstate 39, and Interstate 90, the two-story mall is the largest shopping mall in northern Illinois outside of suburban Chicago.
Port Plaza Mall was an urban area shopping mall/multi-use facility located in downtown Green Bay, Wisconsin. The mall opened on August 10, 1977, and featured 3 anchor stores over the years, with JCPenney and H.C. Prange open at its launch and Boston Store added by 1982. The mall would go into a state of decline in the late 1990s and 2000s, Boston Store closed in 2000, Younkers which replaced Prange, closed in 2004, and JCPenney closed in 2005. The mall would close on February 27, 2006. The mall property was razed during the 1st half of 2012 as part of a redevelopment project; the headquarters of Schreiber Foods now stands on the main mall footprint.
Northridge Fashion Center is a large shopping mall located in Northridge, Los Angeles, California. It opened in 1971. It was severely damaged during the Northridge earthquake in 1994, but renovated extensively in 1995, 1998, and 2003. The mall features J. C. Penney, Macy's, and Macy's Furniture Gallery, Dick's Sporting Goods, in addition to an AMC Theatres.
Regency Mall is an enclosed super-regional shopping mall in Racine, Wisconsin. The mall has a gross leasable area of 872,409 square feet (81,049.4 m2). It features 110 retail spaces, and six anchor stores, Dunham's Sports, Bob's Discount Furniture, Planet Fitness, Ross Dress For Less, Party City, and Joann. There are 2 vacant anchor stores that were once Boston Store and Burlington. The fourth original anchor store structure, formerly JCPenney, has been subdivided into three in-line stores. Located at the junction of state highways 31 and 11, the building is surrounded by several freestanding stores and restaurants, including a Target store.
Crossroads Mall was an enclosed shopping mall located in Omaha, Nebraska, United States, at the intersection of 72nd and Dodge Streets. Originally opened in 1960 by Omaha's Brandeis department store, the mall has been home to several major chains, including Sears, Target and Dillard's before the store closed in 2008. The mall is now demolished, and is expected to be redeveloped as a mixed-use center, called The Crossroads, in 2025.
Birchwood Mall is an enclosed shopping mall located in Fort Gratiot Township, outside the city of Port Huron, Michigan, United States. The Mall features more than 100 stores and a food court. The mall's anchor stores are CubeSmart, Dunham's Sports, JCPenney, and Target. Other major tenants include Planet Fitness and AMC Birchwood 10. There are 3 vacant anchor stores that were once Carson's, Macy's, and Sears. The mall is located on 24th Avenue (M-25), north of Interstate 69 (I-69) and I-94.
Machesney Park Mall was a shopping mall in Machesney Park, Illinois, a village in the Rockford, Illinois metropolitan area. Since its opening, the mall has greatly declined. The entire enclosed portion of the mall was closed, with the space being open to redevelopment. A large portion of the mall was transformed into two stores, Burlington Coat Factory and Big Lots, in an effort to transform the mall into a shopping plaza.
Bay City Town Center is an enclosed shopping mall in Bangor Township, Bay County, Michigan, just outside the city of Bay City, Michigan, United States. Opened in 1991, the mall features Dunham's Sports, Marshalls, Ollie's Bargain Outlet, and PetSmart, with vacancies previously occupied by Younkers, JCPenney, and Target. The mall also features a 10-screen movie theater owned by Goodrich Quality Theaters. It is managed by a partnership of Lormax Stern. It is the second mall in Bay County, Michigan, the first being the defunct Hampton Square Mall.
Forest Mall was an enclosed shopping mall in Fond du Lac, Wisconsin, USA. Opened in 1973, the mall closed and was demolished in 2020. As of May 2024, The former Pranges/Younkers building, and the entire east side of the former mall is demolished. Kohl’s operates in its space on the west side of the former mall and TJ Maxx continue operations in the former Staples location.
Cherryland Center, formerly known as Cherryland Mall, is a shopping center located in Garfield Township near Traverse City in the U.S. state of Michigan. Opened in 1976, the site served as the only enclosed shopping mall in Northwest Michigan until 1992, when the nearby Grand Traverse Mall opened. In 1999, the property was redeveloped as an outdoor shopping center. A number of anchor tenants closing in the 2010s led to the property being deemed a "dead mall", despite retaining a high occupancy rate.
Wausau Center was an enclosed shopping mall which opened in 1983 in downtown Wausau, Wisconsin. The last remaining anchor store was HOM Furniture, which still stands in a space that had previously been a Younkers. There were two vacant anchor stores that were once JCPenney and Sears. It was managed by Mid-America Real Estate Group.
Memorial Mall is a former indoor shopping mall located in Sheboygan, Wisconsin, since redeveloped and anchored by a new Meijer hypermarket. Opened in 1969, it currently features Kohl's and four other smaller stores in the former south mall wing, with three additional stores within the Meijer space.
