The Diller Hotel is a former hotel building in downtown Seattle, Washington. In the early 1900s, it was known as one of Seattle's few luxury hotels. This historic building is located at the corner of First Avenue and University Street, across from the Seattle Art Museum, and is one of the few remaining buildings left from the 1890s, a period of reconstruction and commercial development after the area was destroyed by the fire of 1889. The hotel was owned by Leonard Diller (1839–1901) and family and was designed by architect Louis L. Mendel. [1] The building is now home to The Diller Room, a craft cocktail bar housed in the former hotel lobby.
In January 1887 pioneer Seattle merchant Leonard Diller, who previously traded as a butcher operating the City Market, [2] entered the hotel trade when he leased the old Brunswick Hotel in Pioneer Square from Watson C. Squire. [3] His plans for a new hotel at Front and University Streets, then a largely residential area on the opposite end of downtown, were first announced in February 1889. Though largely resembling what would eventually be built, the earliest plans called for the building to have a complete iron front, which would have been a first for Seattle had it been realized. [4]
The Great Seattle Fire began on June 6, 1889, originating from an old carpenter shop on the corner of Front and Madison Street, known as the Pontius Block. Connected to the Pontius Block was the Denny Block made up of primarily wooden buildings which caught fire soon after it had begun. [5] : 15 Historic hotels were destroyed in the fire such as the Arlington, the Pacific House and Diller's own Brunswick Hotel (all being large wood-framed buildings). The fire ended destroying a total of 36 blocks and four of the waterfront wharves coming to a total of 116 acres of destroyed land at an estimated cost of $20,000,000. [5] : 20 Diller's new hotel however was well north of the burnt district and construction resumed at a normal pace.
After the devastation of the Seattle fire the city required buildings to be made primarily of masonry in order to achieve a "fire-resistant" city, causing a shortage of domestic building materials. This called for massive amounts of brick to be imported from Japan. The Diller Hotel was one of the first of the new brick buildings completed, opening exactly one year after the fire on June 6, 1890. [6] [ full citation needed ] The main goal of the area was to promote residential living and developing suburban neighborhoods by providing public transportation of railways and cable cars. By 1900, more than 29 road railways and cable cars were in full operation. [1] Residential areas did not develop in the area but hotels were being built due to immigrants, tourists, and entrepreneurs; within four years of the fire 63 hotels had opened.
The Diller Hotel opened to the public exactly one year after the fire on June 6, 1890. The new hotel was though as one of the luxury hotels with amenities such as the running water, toilets, and the first elevator. The Diller Hotel struggled immensely in the first years of opening until 1897 when gold was found in Alaska and Seattle had become known as the "Gateway to Alaska" for miners and workers to and from Alaska. [7] The Klondike Gold Rush not only was responsible for the major growth the Seattle as a city but also helped many businesses including the Diller Hotel. In 1905 The Diller, now owned by Diller's widow, was extended 30 feet to the alley under the supervision of architect James Donnellan. The new addition, which added 40 rooms to the hotel (for 150 rooms total), was designed to conform with the existing architecture. [8]
In 1916, Washington State declared a prohibition policy which resulted in the ban of the sale of alcohol statewide; this was three years earlier than the United States passed the Eighteenth Amendment and entered the Prohibition Era which lasted from 1919 to 1933. As a result, to the new law, speakeasies, which were illegal bars, popped up very quickly all around the country. [9] The Diller Bar became a speakeasy having the front of a Chinese laundromat as a disguise for the illegal bar inside. [10]
The population of the Seattle had allowed for numerous hotels to be built along First Avenue and continuing to Second Avenue, including new skyscraper hotels. These new hotels housed the "first class" citizens as First Avenue fell into disarray and soon become known as "Flesh Avenue" around the end of the Second World War. [6] It was a garish street full of neon signs, bars, porn shops, and pawn shops. [11]
Now the hotel is simply known as "The Diller". It has been turned into apartments used by many students and artists today though it is still legally considered a hotel. It has become known for The Diller Room, a nostalgic-style cocktail bar was created by Robert B. and Josie S. Wilson in 2009. [12] It occupies part of the former lobby and what was once The Diller Bar and The Flamingo Room post WW2 through the 1970s. The area has improved and is fast becoming one of the best parts of the city being home to major attractions such as the Pike Place Market and the Seattle Art Museum as well as top hotels such as the new Four Seasons, Hotel 1000 and the Harbor Steps on First Avenue.
In 2017, the block surrounding the Diller Building was demolished for the development of 2&U, a 38-story high-rise office building. [13]
Leonard Diller (1839–1901) was born in Ohio and moved to Oregon City, Oregon to start a successful mercantile business in 1864. Diller then moved north to Tacoma, Washington, in 1873 then onto Seattle in 1876. He immediately became the owner of the Sneider Market, the Desmond Hotel, and in 1885 the Brunswick Hotel. The Brunswick Hotel, located on South Main and First Street, was destroyed in the 1889 fire so Diller built this new hotel after the fire. [1]
Louis Mendel (1867–1940) is primarily known for his work with his partner of thirteen years Charles H. Bebb. He was first employed with an architecture firm in Cleveland, Ohio, before moving to San Diego in 1886 and then onto Seattle in 1889. He returned to California in 1893 due to the economic panic that occurred after the Seattle fire though returned in 1889 to begin his work with Charles Bebb. Some buildings designed by the partners include: University Heights School (1902), the Seattle Athletic Club (1903–04, destroyed), and the Frye Hotel 1906–11). [1]
Pioneer Square is a neighborhood in the southwest corner of Downtown Seattle, Washington, US. It was once the heart of the city: Seattle's founders settled there in 1852, following a brief six-month settlement at Alki Point on the far side of Elliott Bay. The early structures in the neighborhood were mostly wooden, and nearly all burned in the Great Seattle Fire of 1889. By the end of 1890, dozens of brick and stone buildings had been erected in their stead; to this day, the architectural character of the neighborhood derives from these late 19th century buildings, mostly examples of Richardsonian Romanesque.
Belltown is the most densely populated neighborhood in Seattle, Washington, United States, located on the city's downtown waterfront on land that was artificially flattened as part of a regrading project. Formerly a low-rent, semi-industrial arts district, in recent decades it has transformed into a neighborhood of trendy restaurants, boutiques, nightclubs, and residential towers as well as warehouses and art galleries. The area is named after William Nathaniel Bell, on whose land claim the neighborhood was built.
The Great Seattle Fire was a fire that destroyed the entire central business district of Seattle, Washington on June 6, 1889. The conflagration lasted for less than a day, burning through the afternoon and into the night, and during the same summer as the Great Spokane Fire and the Great Ellensburg Fire. Seattle quickly rebuilt using brick buildings that sat 20 feet (6.1 m) above the original street level. Its population swelled during reconstruction, becoming the largest city in the newly admitted state of Washington.
Cascade is an urban neighborhood abutting Downtown Seattle, Washington, United States, located adjacent to South Lake Union. It is bounded by: Fairview Avenue North on the west, beyond which is the rest of the Cascade Neighborhood; the Interstate 5 interchange for Mercer St to the north, beyond which is Eastlake; Interstate 5 on the east, beyond which is Capitol Hill; and Denny Way on the south, beyond which is Denny Triangle. It is surrounded by thoroughfares Mercer Street (eastbound), Fairview Avenue N. and Eastlake Avenue E., and Denny Way. The neighborhood, one of Seattle's oldest, originally extended much further: west to Terry Avenue, south to Denny Hill on the South, and east to Melrose Avenue E through the area now obliterated by Interstate 5. Some recent writers consider Cascade to omit the northern "arm", while others extend it westward to cover most of South Lake Union.
Hotel Seattle, also known as Seattle Hotel and the Collins Block, was located in Pioneer Square in a triangular block bound by James Street to the north, Yesler Way to the south, and 2nd Avenue to the east, just steps away from the Pioneer Building. It succeeded two prior hotels, a wooden and then a masonry Occidental Hotel.
The Pioneer Building is a Richardsonian Romanesque stone, red brick, terra cotta, and cast iron building located on the northeast corner of First Avenue and James Street, in Seattle's Pioneer Square District. Completed in 1892, the Pioneer Building was designed by architect Elmer Fisher, who designed several of the historic district's new buildings following the Great Seattle Fire of 1889.
The Butler Hotel or Hotel Butler in Seattle, Washington, was one of Seattle's leading hotels in the late 19th and early 20th centuries. It was located at the corner of Second Avenue and James Street, in what is now the Pioneer Square-Skid Road National Historic District. During the Prohibition era, its Rose Room was repeatedly cited for flouting the laws against the consumption of alcoholic beverages. It closed in 1933; the lower two floors survive as part of the Butler Garage. The building itself is also known as the Butler Block, the name over the main entrance.
Ralph D. Anderson was an American architect from Seattle, Washington. He was a founder of Ralph Anderson and Partners, later Anderson Koch Smith. Although much of his work is modernist, he is also strongly associated with preservationism. He was an early and significant contributor to the restoration of Seattle's Pioneer Square neighborhood, and also participated in restoration projects along First Avenue in the Pike Place Market Historical District in the 1970s.

Elmer H. Fisher was an architect best known for his work during the rebuilding of the American city of Seattle after it was devastated by fire in 1889. He began his career as a carpenter and migrated from Massachusetts to the Pacific Northwest, where he practiced architecture from 1886 to 1891. After his reputation was damaged by litigation and personal scandal in Seattle, he relocated to Los Angeles in 1893, where he only had modest success as an architect before returning to carpentry, dying around 1905 with his final years almost as mysterious as his early years; the details of his death and his burial location remain unknown. His commercial building designs played a major role in reshaping Seattle architecture in the late 19th century and many still survive as part of the Pioneer Square Historic District.
William Boone was an American architect who practiced mainly in Seattle, Washington from 1882 until 1905. He was one of the founders of the Washington State chapter of the American Institute of Architects as well as its first president. For the majority of the 1880s, he practiced with George Meeker as Boone and Meeker, Seattle's leading architectural firm at the time. In his later years he briefly worked with William H. Willcox as Boone and Willcox and later with James Corner as Boone and Corner. Boone was one of Seattle's most prominent pre-fire architects whose career lasted into the early 20th century outlasting many of his peers. Few of his buildings remain standing today, as many were destroyed in the Great Seattle fire including one of his most well known commissions, the Yesler – Leary Building, built for pioneer Henry Yesler whose mansion Boone also designed. After the fire, he founded the Washington State chapter of the American Institute of Architects and designed the first steel frame office building in Seattle, among several other large brick and public buildings that are still standing in the Pioneer Square district.
The Colman Building is a historic office building on First Avenue in downtown Seattle, Washington. It occupies a half of a block in proximity to Pioneer Square, and is bound by First Avenue, Marion, and Columbia Streets. It is listed on the National Register of Historic Places and is a City of Seattle landmark.
The Holyoke Building is a historic building located in downtown Seattle, Washington. It is a substantial five story brick structure with stone trimmings. Construction began at the corner of First Avenue and Spring Streets just before the Great Seattle fire of 1889. Completed in early 1890, it was among the first permanent buildings completed and ready for occupancy in downtown Seattle following the fire. Today the Holyoke Building is one of the very few such buildings still standing in Seattle outside of the Pioneer Square district and is a historic remnant of the northward expansion of Seattle's business district between the time of the great fire and the Yukon Gold Rush in 1897.
The Globe Building, Beebe Building and the Hotel Cecil are a trio of historic office/hotel buildings located in Downtown Seattle, Washington, United States. The buildings occupy the entire west side of the 1000 block of 1st Avenue between Madison and Spring streets. The three buildings were constructed from late 1900 to 1901 for Syracuse-based investors Clifford Beebe and William Nottingham by the Clise Investment Company, headed by businessman James Clise (1855–1938), as a result of the Alaska Gold Rush which fueled the construction of many such buildings in downtown Seattle.
The Sinking Ship is a multi-story parking garage in Pioneer Square, Seattle bound by James Street to the north, Yesler Way to the south, and 2nd Avenue to the east, and just steps away from the Pioneer Building on the site of the former Occidental Hotels and Seattle Hotel. After the Seattle Hotel was demolished in 1961, the Sinking Ship was built as part of a neighborhood redesign.
The architecture of Seattle, Washington, the largest city in the Pacific Northwest region of the U.S., features elements that predate the arrival of the area's first settlers of European ancestry in the mid-19th century, and has reflected and influenced numerous architectural styles over time. As of the early 21st century, a major construction boom continues to redefine the city's downtown area as well as neighborhoods such as Capitol Hill, Ballard and, perhaps most dramatically, South Lake Union.
The Barnes Building, originally known as the Odd Fellows' Block, the Masonic Temple from 1909 to 1915, and later Ingram Hall, is a historic fraternal and office building located at 2320-2322 1st Avenue in the Belltown neighborhood of Seattle, Washington. Designed in early 1889 and constructed in late 1890 by Seattle Lodge No. 7 of the International Order of Odd Fellows and designed for use by all of the city's Odd Fellow lodges, it is the earliest known surviving work of Seattle architect William E. Boone and George Meeker and remains in an almost perfect state of preservation. The Barnes building has played an important role in the Belltown Community and Seattle's dance community. It was used by the Odd Fellows for 17 years before their departure to a newer, bigger hall in 1909 and was home to a variety of fraternal & secret societies throughout the early 20th century, with the Free and Accepted Masons being the primary tenant until their own Hall was built in 1915. The ground floor has been a host to a variety of tenants since 1890 ranging from furniture sales to dry goods to farm implement sales and sleeping bag manufacturing, most recently being home to several bars. It was added to the National Register of Historic Places as The Barnes Building on February 24, 1975.
1st Avenue is a major street in Seattle, Washington, United States. It traverses Downtown Seattle, including Pioneer Square and Belltown, as well as the adjacent neighborhoods of SoDo and Lower Queen Anne. Numerous landmarks including parks, museums, and historic buildings are located along the street, including Pike Place Market. The Great Seattle Fire of 1889 destroyed much of it and it had to be rebuilt. Parades have taken place on it before and after the fire.
The Colonnade Hotel first known as the Stimson Block then later the Standard Hotel, Gateway Hotel and Gatewood Hotel is a historic hotel building in Seattle, Washington located at the Southeast corner of 1st Avenue and Pine Streets in the city's central business district. One of the earliest extant solo projects of architect Charles Bebb, it was built in 1900 by Charles and Fred Stimson, owners of the Stimson lumber mill at Ballard, for use as a hotel. It served that purpose under its various names until the early 1980s and after a brief vacancy was restored into low-income housing by the Plymouth Housing Group. Once owned by the Samis Foundation, it was sold to various LLC owners who would convert it back into a hotel in 2017, currently operating under the name Palihotel. It was added to the National Register of Historic Places on August 7, 2007 and became a City of Seattle Landmark in 2017.
The Louisa Hotel is a building in Chinatown-International District, Seattle. In 1983 it was the scene of the Wah Mee massacre, the deadliest mass murder in Washington state history.
