HiLITE Business Park is a commercial office space located in HiLITE City, Kozhikode, Kerala, India. It is developed and managed by HiLITE Realty, a Calicut-based real estate and infrastructure conglomerate active since 2003. The project forms part of the larger HiLITE City mixed-use development that includes residential, retail, and hospitality ventures such as HiLITE Mall and The White School International. [1]
The concept for HiLITE Business Park was introduced by HiLITE Realty in the early 2010s to meet the growing demand for organized office spaces in northern Kerala. Construction began in 2013, and the complex was inaugurated on 10 April 2015. The park was designed as a comprehensive workspace destination integrating technology infrastructure, co-working areas, and business support services. [2]
The architectural plan follows a twin-tower “S” configuration, featuring seven floors of commercial space and a total built-up area exceeding 1.4 million square feet. The project was developed by HiLITE Builders
HiLITE Business Park is situated within HiLITE City, on the main Calicut–Wayanad road, providing direct access to the city’s transport network. The site is located approximately 20 km from Calicut International Airport and 8 km from the Calicut railway station. The surrounding zone includes shopping complexes, educational campuses, and residential neighborhoods.
The business park’s architectural design combines functional and aesthetic features aimed at maximizing natural light and ventilation. It features landscaped common areas, sky lounges, and wide circulation corridors. The exterior façade uses energy-efficient glazing materials to reduce heat gain and support sustainability.
HiLITE Business Park is equipped with centralized air conditioning, 24-hour power backup, and integrated building management systems. The structural layout allows for flexible office configurations ranging from 1,000 to 30,000 square feet.
HiLITE Business Park provides a range of facilities catering to corporate tenants, startups, and business visitors:
The complex is designed as a “walk-to-work” environment with close proximity to retail outlets, educational institutions, and healthcare centers within HiLITE City.
The park accommodates a variety of IT, business services, and trading firms. It has been positioned as a regional hub for startups and established enterprises seeking high-quality office infrastructure in Kozhikode.
Through its association with HiLITE Group’s other business entities, the park provides access to trade education programs, professional networking events, and collaborative workspaces for emerging entrepreneurs.
HiLITE Business Park integrates several sustainability-focused features. These include efficient water management systems, LED lighting for reduced energy consumption, and waste segregation facilities. Landscaped zones and open terraces contribute to improved urban greenery and microclimate balance within the development.
