Park Plaza Mall is an enclosed shopping mall located in the Midtown neighborhood of Little Rock, Arkansas. Originally opened in 1960 as Park Plaza Shopping Center, an open-air shopping center, [1] the mall is home to two Dillard's flagship stores [2] and merchants including H&M, Talbots, and Eddie Bauer. [3] The structure contains 545,800 square feet (50,710 m2) of retail space, although Dillard's owns 284,165 square feet (26,399.8 m2) of that area for its flagship stores. [4]
Upon opening in 1960, Park Plaza was considered the first major shopping center in West Little Rock (now called Midtown, and today's West Little Rock is further west) and was eventually blamed for the exodus of retail stores from downtown Little Rock. Park Plaza Shopping Center, as it was originally named, consisted of retail stores, a grocery store, a bowling alley, and a cafeteria. [1] In 1963, Gus Blass, a defunct downtown Little Rock department store founded in the 1860s, announced plans to build a store at Park Plaza. [5] Its Park Plaza location opened in 1965, becoming the first large store from downtown Little Rock with a presence at Park Plaza. [1] [5] The site of the Gus Blass downtown location still stands today and is registered on the National Register of Historic Places. [6] In 1964, Gus Blass was sold to Little Rock-based Dillard's; in 1967, the Park Plaza Gus Blass was rebranded as Pfeifer-Blass, and in 1974, it finally became Dillard's. [7] Dillard's remains at Park Plaza today with two separate stores at the mall: Dillard's East and Dillard's West; the two locations serve as company flagship locations. [1]
In 1967, the enclosed, "revolutionary" [8] University Mall opened one block south of Park Plaza Shopping Center. [8] Just as Park Plaza had caused retail stores to migrate from downtown Little Rock to its location, University Mall caused a migration from Park Plaza down the street to the new, enclosed, and air-conditioned University Mall. For about 20 years, Park Plaza struggled as University Mall established itself as the more desirable shopping location in Little Rock. The University Mall went through two renovations, including adding an additional story to the structure, reaching a size of 535,000 square feet (49,700 m2). In response, Park Plaza Shopping Center temporarily closed in 1987 to undergo $20 million in renovations and reopened in 1988 as Park Plaza Mall, a three-story enclosed mall with 680,000 square feet (63,000 m2) and a movie theater. University Mall was eventually demolished in 2007. [8]
Park Plaza Mall's standing was threatened throughout the 1990s and early 2000s, with Simon Property Group, owner of the University Mall, planning to build Summit Mall: a 1,100,000-square-foot (100,000 m2) mall [9] with three adjacent six-story office buildings, two restaurants, and a 10-story, 250-room hotel. [10] The proposed mall was to be located in West Little Rock and was the focus of controversy and litigation, as it was predicted cause economic decline to Midtown. Park Plaza Mall was expected to be in turmoil had Summit Mall been built, as Dillard's, Park Plaza's sole anchor, had committed to being an anchor tenant at Summit Mall. [10] [9] Plans for Summit Mall collapsed in 2004 amid a zoning battle and the prospect of a city referendum on the deal. With the fate of Park Plaza Mall secure, mall owners First Union Real Estate Equity and Mortgage Investments sold Park Plaza to CBL Properties of Chattanooga, Tennessee, for $77.5 million later that year. [11]
In 2021, the mall went into foreclosure due to a $99 million loan originating in 2011. The owners of the mall at the time, CBL Properties, claimed they did not earn enough income to afford the required payments. The trustee for the holders of the original loan against the mall, Deutsche Bank, took ownership of the mall after a Pulaski County circuit judge granted an $86.2 million judgment against CBL and granted immediate possession of the mall to Deutsche. Shortly after, Deutsche was the sole bidder of $100,000 at the mall's foreclosure auction. Deutsche operated the mall under the LLC The Woodmount Company and marketed Park Plaza as "the premier shopping center in Little Rock." [12]
In March 2023, Florida-based investment company, Second Horizon Capital, announced it purchased the property with plans for a "significant investment" [13] to revitalize the mall. The company chose JLL as the mall's new management. [13]
The two Dillard's locations at Park Plaza has not been included in the mall's ownership changes throughout the years, as Dillard's owns its retail spaces, the lots they sit on, and its adjacent parking structure. [14]
In 2013, an ex-Sbarro employee shot two Sbarro employees, including a supervisor, at Park Plaza Mall, leaving the supervisor dead and a female employee critically injured with eight gunshot wounds. [15] [16] The man charged in the death was found guilty and sentenced to life in prison in 2014. His accomplice, who pleaded guilty to first-degree murder, attempted capital murder, and aggravated robbery was sentenced to 40 years in prison. [15]
Four Seasons Town Centre is a three-story shopping mall in Greensboro, North Carolina. Opened in 1974, it was the first enclosed shopping center in Greensboro. Currently it is anchored by Dillard's and JCPenney and it is the only indoor shopping mall within Greensboro's city limits; however, nearby Friendly Center, an outdoor shopping plaza, has many of the same tenants. It is managed by Brookfield Properties. The shopping mall is located at the I-40 interchange with Gate City Boulevard, southwest of downtown.
Dillard's, Inc. is an upscale American department store chain with approximately 282 stores in 29 states and headquartered in Little Rock, Arkansas. Currently, the largest number of stores are located in Texas with 57 and Florida with 42. The company also has stores in 27 more states; however, it is absent from the Northeast, most of the Upper Midwest, the Northwest, and most of California, aside from three stores.
Boise Towne Square is a mall in the western United States, located in Boise, Idaho. The largest retail complex in the state, it opened in 1988 after more than 20 years of planning, and features 150 stores, with Macy's, JCPenney, Kohl's and Dillard's as anchor stores. The mall also includes the first Apple Store in Idaho. Boise Towne Square is owned by the Chicago-based Brookfield Properties and is located near the junction of Interstate 84 and Interstate 184.
Joske's, founded by German immigrant Julius Joske in 1867, was a department store chain originally based in San Antonio, Texas. In December 1928, Hahn Department Stores acquired the company along with the Titche-Goettinger department store of Dallas, and three years later Hahn became part of Allied Stores. Allied was taken over by Campeau in 1986, and Campeau in turn sold the Joske's chain in 1987 to Dillard's. All Joske's stores were then quickly converted into Dillard's locations.
Westgate Mall was a Greater Cleveland suburban shopping center that was operating since the mid-1950s. Located at the intersection of Center Ridge Road and West 210th Street Fairview Park, Ohio at the boundary of Rocky River, Ohio. Westgate mall is now known as "Westgate", and now has reformed into an outdoor shopping center.
Springdale Mall is a shopping center located in Mobile, Alabama, United States, directly across from Bel Air Mall. Opened in 1959 as an open-air shopping center, Springdale Mall was later redeveloped as an enclosed shopping center. Facing competition from larger shopping centers in the area, Springdale was demolished in stages in the 2000s, with most of the former enclosed mall being replaced with big-box stores.
Oak Park Mall is a super-regional shopping mall located in Overland Park, Kansas, containing over 180 stores in a covered area of 1,607,803 sq ft (149,369.8 m2). It is the largest mall in the Kansas City Metro Area as well as the entire state of Kansas, and is split into two levels and contains five department stores. It was developed by Copaken, White & Blitt in conjunction with Frank Morgan and Sherman Dreiseszun. The mall is anchored by two Dillard's locations, Macy's, Nordstrom, JCPenney, Barnes & Noble, and H&M.
University Mall, originally The Mall, is a defunct shopping center in Little Rock, Arkansas, which operated for approximately 40 years, from 1967 until 2007. When it closed, University Mall was the oldest enclosed shopping center in the Little Rock metropolitan area. Located in the central part of Little Rock, the site is situated along South University Avenue, north of the University of Arkansas at Little Rock and Interstate 630. The mall was managed by Indianapolis-based Simon Property Group.
The Mall at Turtle Creek is an enclosed shopping mall in Jonesboro, Arkansas, that closed in 2020 due to tornado damage. Currently, the only stores in operation at the property are JCPenney, Dillard's and Target. All four bus routes of the Jonesboro Economical Transit system serve the location.
The Crossings at Northwest is a mixed-use commercial center containing 400,000 SF of retail and 500,000 SF of office uses located in St. Ann, a suburb of St. Louis, Missouri, United States. It was redeveloped from the old Northwest Plaza. The former mall comprised nearly 1,770,000 square feet (164,438.4 m2) of gross leasable area, making it the 27th largest mall in the United States according to the International Council of Shopping Centers prior to its closure. With a total of 1.9 million square feet (180,000 m2) of enclosed space, it was the largest enclosed mall in the state of Missouri. The mall featured nine anchor stores and more than 210 stores at its peak.
Post Oak Mall is a regional shopping mall in College Station, Texas owned by CBL & Associates Properties. Construction on the mall began in summer 1979 and it opened February 17, 1982. It initially housed 80 stores with four anchors. A second phase, planned before the mall even opened, was completed in 1985, adding more floor space and bringing the mall up to 125 stores and 6 anchor stores. As of 2015, it also houses a small food court and two restaurants. The anchor stores are 2 Dillard's stores, JCPenney, and Conn's. There are 2 vacant anchor stores that were once Gordmans and Macy's.
Rivergate Mall is a super-regional shopping mall located in Goodlettsville, United States, just outside of Nashville, the state capital of Tennessee. Opened in October 1971, the mall features 1,129,035 square feet (104,890.8 m2) of gross leasable area, with approximately 80 stores and restaurants, as well as a food court. Rivergate Mall has two anchor stores: Dillard's and JCPenney. There are two vacant anchor stores that were formerly Macy's and Sears. Its original anchor stores were Cain-Sloan, Castner Knott, and JCPenney. The mall sits in the core of a shopping district that is shared by the city of Goodlettsville and the Nashville neighborhood of Madison. This area is colloquially referred to by locals as "Rivergate," after the mall. Rivergate Mall is managed by Hendon Properties.
Pavilion in the Park is a mixed-use enclosed mall with upscale shopping located in Little Rock, Arkansas. Tenants include B. Barnett, a local luxury women's boutique; Baumans Fine Men's Clothing, a local upscale men's store; and Trio's Restaurant, a local eatery offering Southern comfort cuisine.
Sunrise Mall is an enclosed shopping mall in Brownsville, Texas, United States. It was opened in 1979, only five years after the town's other mall, Amigoland Mall. Sunrise Mall features more than 100 stores, including three anchor stores Dick's Sporting Goods, Dillard's, and JCPenney, as well as a food court and a Cinemark movie theater. The mall is managed by CBL & Associates.
Chesterfield Mall is a soon-to-be-defunct shopping mall in Chesterfield, Missouri, at the intersection of Interstate 64/U.S. Routes 40-61 and Clarkson Road. The mall opened in 1976, built by Richard Jacobs. With the closing of Northwest Plaza in St. Ann in 2010, Chesterfield Mall became the largest shopping mall in the St. Louis metropolitan area. The mall presently includes about 30 shops, three restaurants, and it used to have an AMC Megaplex theater. Chesterfield Mall's three anchor stores are all vacant, the last having closed in November 2022. In 2020, plans were announced to demolish the property in 2023 for a mixed-use development.
McCain Mall is a shopping mall located in North Little Rock, Arkansas, and is the largest mall in the Little Rock Metro and third largest enclosed mall in Arkansas. The mall is anchored by Dillard's, JCPenney, and Regal Cinemas.
Central Mall is an enclosed shopping mall located in Texarkana, Texas. Opened in 1978, the anchor stores are Dillard's and JCPenney.
Colonial Plaza is a shopping mall in Orlando, Florida, United States. Opened in 1956, it was the largest retail development in the state of Florida at the time of its construction. The original complex included two supermarkets and two variety stores, plus a Belk department store. It underwent multiple expansions in its history, the first of which added a Jordan Marsh department store and an enclosed mall concourse. Further expansion in 1973 added a second enclosed wing and a relocation of Belk, while Ivey's was added in 1983 and sold to Dillard's in 1990.
The Promenade at Chenal is an upscale, open-air lifestyle center located in Little Rock, Arkansas, at the corner of Chenal Parkway and Rahling Road in Chenal Valley. The Promenade displays French Gothic architecture and was designed to replicate a nostalgic Main Street shopping district. The center features an IMAX theater, Lululemon, Kendra Scott, Sephora, Anthropologie, the state's only Apple Store location, and local merchants among its tenants.
Outlets of Little Rock is a 365,000-square-foot (33,900 m2) open-air shopping mall in Little Rock, Arkansas, at the intersection of Interstate 30 and Interstate 430. The shopping center opened in 2015 as the state's first outlet mall. Adjacent attractions include Dave & Buster's and Bass Pro Shops. Tenants include Banana Republic Factory Store, Cole Haan Outlet, Nike Factory Store, and Le Creuset Outlet Store.
