Osceola County is a county located in the central portion of the U.S. state of Florida. As of the 2020 census, the population was 388,656. Its county seat is Kissimmee. Osceola County is included in the Orlando–Kissimmee–Sanford, Fla. Metropolitan Statistical Area.

The facility was developed by a Joint Venture of Eddie DeBartolo of DeBartolo Realty & JCP Realty, Inc. starting in 1979-1984; it is currently managed by Simon Property Group, which owns 50%, having fallen to Simon following the 1996 merger of Simon and DeBartolo Realty into Simon DeBartolo Group. With 1,699,571 sq ft (157,900 m2) of gross leasable area and 294 retailers, it is one of the largest single-story malls in the United States and the largest mall in Central Florida.

Opened in 2002 as a property of the Belz Factory Outlets, it is owned and managed by Dezer Development. As Festival Bay Marketplace, the complex was 860,000 square feet (80,000 m2) in size with Bass Pro Shops, Boot Barn, Book Warehouse, Gods & Monsters, and Ron Jon Surf Shop as anchor stores. It also comprised several entertainment venues, including a Cinemark movie theater, Sky Zone Trampoline Park, Sky Trail Ropes Course and a Putting Edge glow-in-the-dark miniature golf course. Having failed twice as a shopping mall, the complex reopened in 2020 as Dezerland Park Orlando.

Predating the mall's opening was a Sears department store opened in 1963; this store closed in 2016 and has been razed for redevelopment. JCPenney, another anchor store closed in 2020. Other major tenants include Premiere Cinemas and Planet Fitness. The mall is managed by UP Development, Inc.
