The 3rd Phase of Uttara Residential Model Town is an extension to the Uttara Model Town. [1]

Background

Dhaka is the capital and largest city of Bangladesh. The dwellings required to support Dhaka's large population have become inadequate. Because of this, the residential areas of Dhaka city are overpopulated and dirty. [2]

Planned extension of the city limits is being undertaken under the Uttara Model Town Project with the objectives of accommodating the growing population and maintaining a level of service to the people. During the course of the project circa 2,150 acres (8.7 km2) of land were acquired. About 10,000 residential plots and 225,512 apartments including amenities and urban facilities were provided. [2]

The entire Uttara Thana project is being undertaken by the Rajdhani Unnayan Kartripakkha (RAJUK), the Capital Development Authority of Bangladesh.

Location

The third phase of the Uttara residential model town is situated approximately 20 km (12 mi) from the zero point of Dhaka City. It is located on the western side of the Uttara model town (2nd phase) project. It is bounded on the south by the Mirpur Cantonment and west by the flood protection embankment through Mirpur-Ashulia.

Water management in Dhaka, the capital of Bangladesh and a city with 20 million inhabitants, faces numerous challenges such as flooding, poor service quality, groundwater depletion, inadequate sanitation, polluted river water, unplanned urban development, and the existence of large slums where more than one third of its population lives. Residents of Dhaka enjoy one of the lowest water tariffs in the world, which limits the utility's capacity to invest. The utility in charge of water and sanitation in Dhaka, DWASA, addresses these challenges with a number of measures. It says that in 2011 it achieved a continuous water supply 24 hours per day 7 days a week, an increase in revenues so that operating costs are more than covered, and a reduction of water losses from 53% in 2003 to 29% in 2010. For these achievements DWASA, got a "Performer of the Year Award" at the Global Water Summit 2011 in Berlin. In the future DWASA plans massive investment to replace dwindling groundwater resources with treated surface water from less polluted rivers located up to 160 km from the city. In 2011 Bangladesh's capital development authority, Rajdhani Unnayan Kartripakkha, made rainwater harvesting for new houses mandatory in an effort to address water scarcity and reduce flooding.

It is being built for Bangladesh Army officers with residential plot purchase available for cilvilians at sectors 1 and 2. It was referred to by the name Army Housing Scheme in the past. Spread over 2133.349 acres and 17 sectors, the area will have various facilities including educational institutes, hospitals, mosques, parks, lakes, lakeside walkway and cycle track, amusement park, stadium, golf course, bus stand, taxi stand, filling stations, fire service, bridges, apartments, and commercial spaces. There will be provision for underground utility facilities. 48% of total area will be open space and 28.73% will be roads. Estimated project cost is $2 billion.
