Harborside is a mixed-use residential, retail, and office complex in the Exchange Place district of Jersey City, New Jersey located on the Hudson Waterfront. The majority of the buildings were originally owned and managed by Veris Residential, however many of the buildings were sold to other companies, including Harborside Plaza 1, 2, 3, 4, 5, 6, and 10. The complex contains some of the tallest buildings in Jersey City.
Harborside 1, 2, and 3 are three eight-story interconnected office buildings located directly on the Hudson River. In May 2022, a major renovation was completed of all three buildings, with design by Elkus Manfredi Architects, and development by Mack-Cali (now Veris Residential) and SJP Properties. In October 2022, Veris Residential announced they were selling the complex for $420 million. [1]
Harborside 1 is 400,000 sq ft and the southernmost building. The building contains a terrace on the fourth floor.
Harborside 2 and 3 are between 725,00 sq ft to 761,200 sq ft buildings. The two buildings share the District Kitchen food hall, a 10,000 sq ft retail boutique space, a fitness center, car rentals and parking, a bikeshare service, daycare services, and about 71,000 sq ft of general retail space. [2]
Harborside Plaza 4 is a proposed skyscraper that was approved in May 2024. [3] In July 2023, Veris Residential sold the site to Related Companies for $58 million. [4] Originally proposed as an office building in 2017, the approved building is planned on being a mixed-use residential. As of approval, there is currently no scheduled groundbreaking date.
The tower, designed by Handel Architects, is in the shape of an L. The northern part of the tower is set to be 38-stories, and the eastern portion of the tower is set to be 50-stories and top out at 684 ft (208 m). The exterior building design utilizes bronze-colored aluminum and glass. The lobby will be on the southeast section of the building, which is entranced by a new public plaza. The building will contain 12,374 sq ft of retail space split amongst three storefronts alongside Columbus Drive. The building will contain 800 units, breaking down into 161 studios, 432 one-bedrooms, and 207 two-bedrooms. The building will contain 399 parking spaces in a garage, as well as 411 bicycle parking spaces on the ground, 4th, and 5th floors. The building will contain several amenities. The top of the 9th floor will contain an outdoor landscaped common deck, alongside several indoor amenity spaces. A health club will be located on the 2nd floor. The 39th floor is entirely dedicated to both inside and outdoor amenities, including an outdoor pool on the roof of the shorter tower of the building.
Harborside Plaza 5 is a 480-foot (146m) tall high-rise office building completed in 2002 designed by Grad Associates. The building has 34 floors and nearly 1 million sq ft of space. In February 2024, Veris Residential announced they were selling the property for $85 million. [5] In March 2024, following the sale, the new owner acquired a $65 million acquisition loan. [6]
Harborside Plaza 6 is a 200,00 sq ft office building. In 2023, it was sold to American Equity Partners for $46 million. The floors contain 17-foot high ceilings and floor-to-ceiling windows. There is also a 7-story parking garage with 1,000 spaces, as well as a Whole Foods as the ground floor retail tenant. [7]
Harborside Plaza 8 is a proposed skyscraper that was proposed in 2019 and approved in 2020. The building is to be a 708 ft (216 m) tall, 68-story residential tower. The building is to contain 680 units, broken down into 206 studios, 266 one-bedrooms, 183 two-bedrooms, and 25 three-bedrooms. The building will contain 505 parking spaces, of which 329 will be located in a garage that consists of the first 8 floors, while the remaining 176 spaces, which are to be located on a surface lot, are to become Harborside Plaza 9. The ground floor will contain two retail storefronts.
The 10th and 11th floors will contain amenity spaces with a plethora of amenities, including a yoga studio, a personal training area, a fitness center, children’s room, multiple collaborative work rooms, a maker space, a demonstration kitchen, an outdoor amenity terrace, a pool, golf simulators, a dog run, a club room, library, conservatory, dining area, and wine bar complete with catering kitchen. A lawn and plaza are also to be built alongside the building. [8]
Harborside Plaza 9 is a proposed skyscraper that was approved in July 2024. The tower is to rise 57-stories at 607 ft (185 m) tall. The project is located on a surface lot that is currently used as parking for workers of Harborside Plaza 10 adjacent to the planned Harborside Plaza 8, which incorporated a surface parking lot into its plans for future development. There is currently no groundbreaking date.
The building will contain 579 units, broken into 96 studios, 307 one-bedrooms, 166 two-bedrooms, and 10 three-bedroom units, including 87 affordable units. The 9th floor of the building is the amenity floor, and is to contain a pickleball court, fitness area, a game room, an outdoor deck, an outdoor pool, and co-working space. Additionally, the building will contain 14,480 sq ft of retail space, 300 bicycle parking spaces, and a 555-space parking garage (300 of which will be used for Harborside Plaza 10 parking). [9]
Harborside Plaza 10 is a waterfront office tower developed by Veris Residential for the Charles Schwab Corporation, in 2002. The building features several amenities, including a gold-leaf domed granite lobby, high ceilings, a riverside patio, and two restaurants. [10]
Originally planned as URL Harborside, also known as Harborside Plaza 7, it was a planned mixed use tower that would be 59 floors and 800 feet (244m) tall. The proposed building was designed by Kohn Pedersen Fox Associates. [11] In 2015, the plans were scrapped in favor of Jersey City Urby, a three-building complex. [12]
Tower One of the complex was completed in 2017, where it stands at 700 ft (210 m) and 70 floors, where it is the 5th-tallest building in both New Jersey and Jersey City. Tower Two and Tower Three are both approved but have not started construction, both of which will be 677 ft (206 m) tall and 69-stories each.
The Newport station is a station on the PATH system. Located on Town Square Place at the corner of Washington Boulevard in the Newport neighborhood of Jersey City, New Jersey, it is served by the Hoboken–World Trade Center and Journal Square–33rd Street lines on weekdays, and by the Journal Square–33rd Street line on weekends. As of 2017, its estimated weekday use was nearly 20,000 passengers, up from 17,000 to 18,000 average weekday passengers in 2010.
Olympic Tower is a 51-story, 620 ft-tall (190 m) building at 641 and 645 Fifth Avenue, between 51st and 52nd Streets, in the Midtown Manhattan neighborhood of New York City. Designed by Skidmore, Owings & Merrill (SOM), the mixed-use development contains condominium apartments, office space, and retail shops. The tower is named after Olympic Airways, whose president Aristotle Onassis jointly developed the tower with the Arlen Realty and Development Corporation between 1971 and 1974. It was the first skyscraper to be constructed within a special zoning district to encourage retail and mixed-use development along Fifth Avenue.
Kierland Commons is a lifestyle center in Phoenix, Arizona, adjacent to Scottsdale, Arizona which is used for the center's mailing addresses. The mixed-use development is centered on a "Main Street" feel and composed mostly of outdoor retail shops with residential units above and adjoining residential tower.
Monmouth Mall is an enclosed split level shopping center in Eatontown, New Jersey located on the corner of the intersection of NJ 35, NJ 36, and Wyckoff Road. It is owned Kushner Companies and managed by Westminster Management. The mall has a gross leasable area of 1,500,000 sq ft (140,000 m2), making it the sixth largest shopping mall in New Jersey.
MarinaScape is a complex of two residential towers in Dubai Marina in Dubai, United Arab Emirates. Oceanic Tower consists of 34 stories and has a total structural height of 132 m (430 ft). The shorter tower, Avant Tower, consists of 26 stories at a height of 104 m (340 ft). The towers was handed over to owners in December 2008.
Trump Plaza also known as Trump Plaza Residences, is the first of two apartment complex buildings to be built in Jersey City, New Jersey. Trump Plaza Residences is 532 ft tall (162 m) and has 55 floors, and is the 7th tallest residential building in New Jersey. In 2020, the Trump name was removed from the properties and has been renamed the 88 Morgan Street Condominiums.
One Journal Square is a skyscraper complex under construction at Journal Square in Jersey City, New Jersey. It is the fourth tallest building by structural height in Jersey City, construction began in 2022 after significant delays. The first tower topped-out in 2024, while the second tower is under construction, with the entire project expecting completion in 2026. The complex includes twin 52-story high-rises over a 12-story base rising 710 feet (220 m).
The Regency is a 24-story residential building located at 333 Northwest 5th Street, in the northwest section of Downtown Oklahoma City, Oklahoma. The building is 238 feet tall and contains 274 apartments. Construction of the building began in 1964 and was completed in 1966, and subsequently opened in 1967.
8 Spruce Street, previously known as the Beekman Tower and New York by Gehry, is a residential skyscraper on Spruce Street in the Financial District of Manhattan is New York City. Designed by architect Frank Gehry + Gehry Partners LLP and developed by Forest City Ratner, the building rises 870 feet with 76 stories. WSP Cantor Seinuk was the lead structural engineer, Jaros, Baum & Bolles provided MEP engineering, and Kreisler Borg Florman was construction manager. 8 Spruce Street was the tallest residential tower in the Western Hemisphere at the time of opening in February 2011.
99 Hudson is a 79-story condominium in Jersey City, New Jersey. It is the tallest building in Jersey City and the state of New Jersey, and the 46th tallest building in the United States. It is also the tallest residential building in the United States outside of New York City and Chicago. Developed by China Overseas America, 99 Hudson is the first residential project in the U.S. for the firm. The 1.4 million square-foot building includes 781 condominium units ranging from studios to three bedrooms.
Journal Squared, or J2, is a three-tower retail and residential complex under construction at Journal Square in Jersey City, New Jersey. Upon completion, the complex will consist of buildings of 54, 60, and 68 stories, among the tallest buildings in the state.
Bulfinch Crossing is a redevelopment project currently under construction in Downtown Boston, Massachusetts, United States. It will consist of two skyscrapers, a smaller residential tower, a low-rise office building, a hotel, and a low-rise retail building. Site preparation began in late 2015, and construction officially commenced on January 24, 2017. Construction on the residential tower completed in 2020. The high-rise office tower, One Congress, commenced construction in 2019 and topped off in July 2021; after an announced plan to open in 2022, it officially opened in September 2023.
The Emerald is a mixed-use 40-story skyscraper in downtown Seattle, Washington, United States. The tower includes 262 luxury condominiums, retail space, and amenity spaces on outdoor terraces. It began construction in July 2017 and was completed in October 2020.
Jersey City Urby is a residential tower complex in downtown Jersey City, New Jersey, United States, known for its Jenga-like appearance. The first tower was proposed in 2012 as URL Harborside, and later renamed to Jersey City Urby. The construction of the first tower began in 2014, and completed in 2017. At 700 feet (210 m), the 69-story tower is the fourth tallest building in New Jersey, as well as in Jersey City as of May 2024. It overtook Ocean Resort Casino in Atlantic City for the title of second place when it was completed, but moved down to fourth after the constructions of 99 Hudson Street and Journal Squared Tower 2 respectively. The company, Urby, also has five other locations such as Staten Island, Stamford, Dallas, Newark, and Harrison.
The HELIX Health + Life Science Exchange, originally called The Hub for the New Jersey Innovation and Technology Hub, is a research, business incubator and innovation center under construction in New Brunswick, New Jersey, which itself is called The Hub City. It is planned to contain three buildings: H-1, H-2, and H-3.
The Halo is a three-tower residential skyscraper complex under construction in Newark, New Jersey, which will include some of tallest buildings in the city. It is located on Washington Street west of Four Corners in Downtown Newark, situated between Teacher's Village and the Essex County Government Complex. The project was designed by INOA Architecture, which has also conceived other projects in Newark. The first of the three towers was topped off in 2024, becoming the 2nd tallest building in the city. As of June 2024, construction had stopped.
Haus25 is a 57-story residential building in Jersey City, New Jersey. At 626 ft (191 m), it is the 7th tallest building in Jersey City and the 8th tallest building in New Jersey. The building was first proposed in 2016, began construction in 2019, and was completed in 2022. The building is attached to an elementary school that was built alongside the development of the tower itself.
