Seaton will be a community in north Pickering in Ontario, Canada. Seaton is bounded by West Duffins Creek to the west, Sideline 16 to the east, Highway 7 to the north, and the CP Rail line to the south; it abuts the communities of Green River, Whitevale, and Brougham. It has been devised by the provincial government since the 1970s. [1] By the time of full build-out, the community is expected to include a population of up to 70,000 people and 35,000 jobs. [2]
In the early 1970s, the provincial government expropriated and purchased approximately 8,100 hectares of land in north Pickering. [3] These lands, known as the North Pickering Land Assembly, were acquired to develop a community of approximately 250,000. [3] This community would serve the proposed federal international airport, which was to be located just to the north. [3] To date, not only has an airport not been constructed, but there is no official decision regarding whether it is required. [4]
The Seaton lands (originally known as Cedarwood [5] ), have received much attention from local residents and environmentalists. It was a prominent component of the North Pickering Land Exchange of November 2003 enacted by the Liberal provincial government, [6] in which developers received land in Seaton in exchange for lands owned by those developers on the Oak Ridges Moraine, primarily in Richmond Hill and Uxbridge. Development of the area began near Taunton Road in 2017, as well as at Whites Road and Highway 7 as of 2023.

King's Highway 407, commonly referred to as Highway 407 and colloquially as the "four-oh-seven", is a tolled 400-series highway in the Canadian province of Ontario. Comprising a privately leased segment as well as a publicly owned segment, the route spans the entire Greater Toronto Area (GTA) around the city of Toronto, travelling through the suburbs of Burlington, Oakville, Mississauga, Brampton, Vaughan, Markham, Pickering, Whitby, and Oshawa before ending in Clarington, north of Orono. At 151.4 km long, this is the fourth longest freeway in Ontario's 400 series network, after Highways 417, 400, and 401. The segment between Burlington and Brougham in Pickering is leased to and operated by the 407 ETR Concession Company Limited and is officially known as the 407 Express Toll Route (407 ETR). It begins at the junction of the Queen Elizabeth Way (QEW) and Highway 403 in Burlington, and travels 108.0 km (67.1 mi) across the GTA to Brock Road in Pickering. East of Brock Road, the tollway continues east as Highway 407, a toll route operated by the provincial government, for 43.4 km (27.0 mi) to Highway 35/115 in Clarington. The route interchanges with nine freeways: the QEW, Highway 403, Highway 401, Highway 410, Highway 427, Highway 400, Highway 404, Highway 412, and Highway 418. Highway 407 is an electronically operated toll highway; there are no toll booths along the length of the route. Distances are calculated automatically using transponders or automatic number-plate recognition, which are scanned at entrance and exit portals.
Whitchurch-Stouffville is a town in the Greater Toronto Area of Ontario, Canada, approximately 50 km (31 mi) north of downtown Toronto, and 55 km (34 mi) north-east of Toronto Pearson International Airport. It is 206.22 km2 (79.62 sq mi) in area, and located in the mid-eastern area of the Regional Municipality of York on the ecologically-sensitive Oak Ridges Moraine. Its motto since 1993 is "country close to the city".
The Oak Ridges Moraine is an ecologically important geological landform in the Mixedwood Plains of south-central Ontario, Canada. The moraine covers a geographic area of 1,900 square kilometres (730 sq mi) between Caledon and Rice Lake, near Peterborough. One of the most significant landforms in southern Ontario, the moraine gets its name from the rolling hills and river valleys extending 160 km (99 mi) east from the Niagara Escarpment to Rice Lake, formed 12,000 years ago by advancing and retreating glaciers during the last glaciation period. Below the approximately 200 metre thick glacial derived sediments of the moraine lies thick bedrock successions of Precambrian rocks and up to 200 metres of Ordovician aged rock, capped by a regional unconformity of erosion and non-deposition to the Quaternary period. Rivers and lakes scatter the landscape and are important for creating habitat for the rich diversity of species of animals, trees and shrubbery. These are also the supply of fresh water to aquifers in the moraine through complex subterranean connections. Construction development nearby, and with expansion of communities around the moraine in need of potable water, it is a contested site in Ontario, since it stands in the path of major urban development. Conservation of the moraine is thus an important step for keeping aquifers in a safe drinkable condition while also protecting the natural ecosystems surrounding and within the moraine. This region has been subject to multiple decades of scientific research to study the origins of formation, and how early communities used the land. A larger focus currently is how to source potable water without removing the aquifer entirely.

The Pickering Airport Lands are parcels of lands owned by the Government of Canada located in York Region and Durham Region in the Canadian province of Ontario. The lands, totaling approximately 18,600 acres and located approximately 56 kilometres east of Downtown Toronto, were expropriated in 1972 by the federal government intending to build a second international airport to serve the city of Toronto, its metropolitan area, and the surrounding Golden Horseshoe region. Since then, the federal government has leased the lands to private tenants and allocated more than half to form the Rouge National Urban Park.
The politics of the Oak Ridges Moraine in southern Ontario, Canada, have centred on the question of how to preserve this extensive natural resource that is increasingly threatened by human modification. Although preservation of the moraine was first suggested in the 1940s, and intermittently over the subsequent fifty years, it was not until 1991 that the issue achieved prominence in political discourse. For the ensuing decade, use of the moraine was hotly contested between the interests of local residents, developers and environmentalists.

The Growth Plan for the Greater Golden Horseshoe, 2006 is a regional growth management policy for the Greater Golden Horseshoe (GGH) area of southern Ontario, Canada. Introduced under the Places to Grow Act in 2005, the Plan was approved by the Lieutenant Governor in Council and enacted on June 16, 2006. Administered by the Ontario Ministry of Infrastructure (MOI), the plan identifies density and intensification targets, urban growth centres, strategic employment areas, and settlement area restrictions designed to mitigate negative environmental, economic, and human health impacts associated with sprawling, uncoordinated growth in the region.

The river's drainage basin is mostly in Durham Region with the remaining portion in the city of Kawartha Lakes; the entire watershed is under the auspices of the Lake Simcoe Region Conservation Authority.
