World Commerce Center (WCC) is an approved Development of Regional Impact (DRI) under Section 380.06 of the Florida Statutes. [1] It is intended to be the commercial and office development center for St. Johns County, Florida, [2] one of the fastest-growing counties in the United States during the 2000s. [3] [4]
The World Golf Hall of Fame opened on May 19, 1998, inside the World Golf Village. It was intended as a golf Mecca for players and fans of the game. A new interchange on Interstate 95 in Florida was constructed to permit direct access to the site. On December 10, 2002, the St. Johns County Commission approved the World Commerce Center DRI which included a location for Ring Power, the first tenant. The mixed use development consists of 966 acres (391 ha), located south of the World Golf Village.
Ring Power, a heavy equipment company previously located in Jacksonville, Florida, built a new 414,000 sq ft (38,500 m2) facility on 95 acres (38 ha) in the WCC and moved there in March, 2005. Their center includes a four-floor corporate headquarters building facing I-95 and separate shop units. [5] A. 64,000 sq ft warehouse expansion is under construction.
The Rulon Company announced in May, 2005 that they would construct a new corporate office and manufacturing facility at WCC, then relocate from their present Brunswick, Georgia location. The company manufactures high end acoustical ceiling and wall systems using wood and plastic for commercial customers. [6]
The Sevilla residential development is a deed restricted community of 405 homesites in the center of the WCC. Construction began in 2005 with phase 1, which sold briskly. By the time phase 2 opened, the 2008 economic meltdown had occurred, and sales were slow. [7] As of December 2013 Sevilla was completely built out. Construction of the $26 million, 120-bed Clyde E. Lassen State Nursing Home for Veterans was completed in June, 2010. The United States Department of Veterans Affairs allocated $10 million for the project, with the Florida Department of Veterans Affairs contributing $16 million. The 15.7-acre (6.4 ha) site was donated by the Steinemann Company, developers of the World Commerce Center. [8] The State of Florida operates five other nursing homes for veterans. [9] A Gate Gas Station and Convenience Store at International Golf Parkway and World Commerce Drive opened in July 2015. A Burger King opened in January 2017. Segovia at World Commerce Center is a townhouse development on the West side of WCC. As of March 2018 all 220 homes were constructed and occupied. Flagler Hospital has constructed a 20,000 sq ft acute care center with a 25,000 sq ft YMCA 1 mile south of WCC.
Tocoi Creek High School was opened across from the northern border of the district in August 2021.
Buc-ee's a Texas based chain constructed a 53,000 sq ft convenience store with 104 fueling stations in the northeast corner of the district. It opened in February 2021.
A 157,000 sq ft Costco Wholesale Warehouse opened August 3, 2022
A Home Depot store is under construction along International Golf Parkway between World Commerce Parkway. A Bass Pro Shoppes is under construction along World Commerce Parkway. A Fields Automotive Porsche and Lexus dealership is under construction along World Commerce Parkway.
Parkway Village a shopping center is in the southwest corner of the district. Tenants include Publix, Chase Bank, Starbucks, Panera Bread, Heartland Dental, Baptist Health, Gate Express Carwash, 7-11, The Loop Restaurant and WhataBurger.
A 280 unit apartment complex Carmellia World Commerce is located behind the Publix.
Assisted Living at the Greens a 62,700 SF Assisted Living Facility and a 24,400 SF Memory Care Facility opened in 2023.
IGP/95 Logistics Park a 509,900 sq ft light industrial park is under construction along International Golf Parkway.

Jacksonville is the most populous city proper in the U.S. state of Florida, located on the Atlantic coast of northeastern Florida. It is the seat of Duval County, with which the City of Jacksonville consolidated in 1968. It was the largest city by area in the contiguous United States as of 2020, and became the 10th largest city by population in 2023.
Interstate 4 (I-4) is an Interstate Highway located entirely within the US state of Florida, maintained by the Florida Department of Transportation (FDOT). Spanning 132.30 miles (212.92 km) along a generally southwest–northeast axis, I-4 is entirely concurrent with State Road 400 (SR 400). In the west, I-4 begins at an interchange with I-275 in Tampa. I-4 intersects with several major expressways as it traverses Central Florida, including US Highway 41 (US 41) in Tampa; US 301 near Riverview; I-75 near Brandon; US 98 in Lakeland; US 27 in unincorporated Davenport; US 192 in Celebration; Florida's Turnpike in Orlando; and US 17 and US 92 in multiple junctions. In the east, I-4 ends at an interchange with I-95 in Daytona Beach, while SR 400 continues for roughly another four miles (6.4 km) and ends at an intersection with US 1 on the city line of Daytona Beach and South Daytona.
Port St. Lucie is a city in St. Lucie County, Florida, United States. It is the most populous municipality in the county and the seventh-most populous city in Florida with a population of 204,851 at the 2020 census. It is located 125 miles (201 km) southeast of Orlando and 113 miles (182 km) north of Miami. It is a principal city in the Port St. Lucie Metropolitan Statistical Area, which includes St. Lucie and Martin counties, and as of 2021 had an estimated population of 502,521. Port St. Lucie is also a principal city in the Miami-Fort Lauderdale-Port St. Lucie Combined Statistical Area, which had an estimated population of 6,841,100 as of 2021.
Interstate 295 (I-295), an auxiliary route of I-95, is a beltway around central Jacksonville, Florida, United States. The 61.04-mile-long (98.23 km) beltway consists of two segments, the West Beltway and the East Beltway, with I-95 serving as the dividing line between the two. The entire highway carries a hidden designation as SR 9A by the Florida Department of Transportation (FDOT). The West Beltway was constructed in the 1970s, with the East Beltway being built from the 1980s to the 2000s.
Publix Super Markets, Inc., commonly known as Publix, is an employee-owned American supermarket chain headquartered in Lakeland, Florida. Founded in 1930 by George W. Jenkins, Publix is a private corporation that is wholly owned by present and past employees and members of the Jenkins family. Publix operates throughout the Southeastern United States, with locations in Florida (867), Georgia (212), Alabama (90), South Carolina (69), Tennessee (58), North Carolina (54), Virginia (20), and Kentucky (1). Kentucky is the most recent addition to the Publix footprint, with the company's first store in that state having opened on January 10, 2024, in Louisville.
State Road 9B (SR 9B) is a 5.5-mile-long (8.9 km) state highway on the south side of Jacksonville, Florida. It is a freeway for its entire length. Its southern terminus is at County Road 2209 (CR 2209) in St. Johns County. Its northern terminus is at the southeast-most point on Interstate 295 (I-295). The highway is planned to be redesignated as Interstate 795 (I-795) when the designation is approved by the Federal Highway Administration (FHWA) and the American Association of State Highway and Transportation Officials (AASHTO).
State Road 23 (SR 23), also known as the First Coast Expressway, is a controlled-access toll road serving as an outer bypass around the southwest quadrant of Jacksonville. As of 2024, the first phase has been built, linking the Middleburg area to Interstate 10 near Whitehouse, with the second phase is currently under construction and will be completed in 2030.
State Road 589 (SR 589), also known as the Veterans Expressway and Suncoast Parkway, is a controlled-access toll road near the Florida Gulf Coast. Maintained and operated by Florida's Turnpike Enterprise, this 68-mile (109 km) transportation corridor extends from State Road 60 in Tampa, north to State Road 44 near Lecanto. The Veterans Expressway was built to accommodate the increasing commuter traffic in the Tampa-St. Petersburg metropolitan area, with the Suncoast Parkway opening in 2001, extending from near the northern terminus of the Veterans Expressway to U.S. Route 98, with a possible northern extension to U.S. Route 19/U.S. Route 98 in Crystal River in Citrus County in the planning and development stages. As of February 28, 2022, Phase I of the extension is now open between US 98 and Florida State Road 44. Phase II, which would further extend the highway to County Road 486, is undergoing the design phase.
The St. Johns Town Center is an upscale super-regional open-air mall in southeast Jacksonville, Florida. It opened its doors on March 18, 2005 with over 167 stores, many of which were new to the Jacksonville market at the time. The 51.2-acre (0.207 km2) mall is located at the intersection of J. Turner Butler Boulevard and the Interstate 295 East Beltway, with the University of North Florida's campus situated across I-295 from the center. The mall is anchored by Nordstrom, Dillard's, Target, and a flagship Dick's Sporting Goods.
The Carling, formerly known as the Carling Hotel and Hotel Roosevelt, is a historic building in Jacksonville, Florida, United States built in 1925. It is located at 31 West Adams Street in Downtown Jacksonville. As its former names indicates it was originally a hotel, and was used for that purpose until 1964; it currently serves as a residential building.
11 East Forsyth, formerly known as the Lynch Building and the American Heritage Life Building, is a historic structure in Jacksonville, Florida. Originally developed by Stephen Andrew Lynch, as its current name suggests, it is located at 11 East Forsyth Street in Downtown Jacksonville. On December 23, 2003, it was added to the U.S. National Register of Historic Places.
The Port of Jacksonville (JAXPORT) is an international trade seaport on the St. Johns River in Jacksonville, Florida. JAXPORT is the largest port by volume in Florida, and the 14th largest container port in the United States. It carries about 18 million short tons of cargo each year and has an annual economic impact of over $31 billion, including 138,500 jobs across the state of Florida related to cargo moving through the port. It handled 1,338,000 containers, and is the second largest handler of vehicles in the United States with 696,500 in 2019.
The World Golf Village (WGV) is a golf resort in St. Johns County, Florida, United States, located between Jacksonville and St. Augustine. It was created by the PGA Tour and showcases the World Golf Hall of Fame. In addition to the resort the World Golf Village features residential and commercial developments. There is also a census-designated place with the same name.
Ring Power is a privately held heavy equipment corporation headquartered at the World Commerce Center in St. Johns County, Florida, midway between St. Augustine and Jacksonville.
Eight Forty One is a 309 feet, 22-floor office building on the south bank of St. Johns River in Jacksonville, Florida. Completed in 1955, it was the tallest building in the city for 13 years until surpassed by the Riverplace Tower. It was "The Tallest Office Building in the South" and the tallest in Florida until NASA's Vehicle Assembly Building was completed in 1965. The building's former names include the Aetna Building, Prudential Plaza I or One Prudential Plaza, and the Prudential Building.
Regency Square Mall is an enclosed shopping mall in the Arlington area of Jacksonville, Florida, United States. Opened in 1967 and once one of the most successful malls in the country, the mall now features around 20 stores, including one anchor store, Dillard's Clearance Center, Impact Church, and a food court. It is owned by Namdar Realty Group and Mason Asset Management.
River City Marketplace (RCM) is a quasi-regional outdoor shopping mall in the Northside of Jacksonville, Florida and the only one north of the St. Johns River. It opened its doors on November 17, 2006 with three major anchor stores including Walmart, Lowe's and Regal Cinemas River City Marketplace 14. The fourth, Gander Mountain, opened ten months later and closed in 2017. The 125-acre (0.51 km2) shopping district is located south of Airport Road on the east side of Interstate 95, two miles (3 km) east of Jacksonville International Airport (JIA). When Phase II is fully built out, the project will have cost over $300 million to build and boast more than 100 retailers.
Cecil Commerce Center (CCC) is a commercial and industrial center in Jacksonville, Florida. It is located on Jacksonville's Westside on the former Naval Air Station Cecil Field and includes Cecil Airport. The 17,000-acre center represents more than 3 percent of the land area in Duval County, most of which is zoned for development. The property was conveyed to the City of Jacksonville and converted to its current use between 1999 and 2002.
UF Health St. Johns is a medical system of the University of Florida established in 1889. Primarily located in unincorporated St. Johns County, Florida, the organization offers "Centers of Excellence" in bariatrics, heart, cancer, maternity, orthopedics and sinus. On September 13, 2023, University of Florida Health announced that it had closed on the acquisition of the Flagler Health+ system and Flagler Hospital would be renamed UF Health Flagler Hospital.
