50 Penn Place is an upscale mixed-use complex in the inner Northwest part of Oklahoma City, Oklahoma. The galleria-style shopping mall and tower is located at 1900 Northwest Expressway in the Penn Square trade area immediately at Interstate 44 and Northwest Expressway, across from Penn Square Mall near the exclusive suburb of Nichols Hills.

The complex consists of a 16-story office tower, upscale retail shops on three levels 185,000-square-foot (17,200 m2), and a parking structure. [1]

Midland Oak Realty purchased the building from MBL Life Assurance for $15 million in 1997. [2] The complex was later owned by a Dallas-based capital management company, which bought the building for $25.7 million in 2004, along with 25 tenants-in-common. A planned sale fell through in 2008. [3] In March 2011, In-Rel Properties based in Lake Worth, Florida, purchased the building for $15.25 million and invested over $1 million in renovations. [4]

History

The complex was built in 1973 by C.W. Cameron, founder of American Fidelity. [2] For the next twenty years it was a landmark due to four red piggy bank signs (One on all four sides of the Elevator tower on top of the building.) with a big "S" in the center, belonging to Sooner Federal Savings and Loan who had their home offices in the Building at the time. It was also formerly home to a couple of Oklahoma locally owned chain of high end retail stores such as Balliets a women's boutique and the flagship store of Orbach's which closed in 1990. Although not currently anchored by a major retailer, 50 Penn Place still has upscale shops and restaurants, a brewpub, independent bookstore, the 50 Penn Place Art Gallery, and various office tenants including LexisNexis. In recent years, the retail portion of the complex has lost the majority of its tenants to other nearby shopping venues, such as Penn Square Mall right across the street, and Classen Curve a newly built modern upscale shopping center in Nichols Hills. Because of this, 50 Penn Place is no longer seen by locals as an upscale shopping destination. However, several upscale tenants still remain, and former retail space is being leased to other tenants, such as ITT Technical Institute. In March 2011, In-Rel Properties purchased the building for $15.25 million and invested over $1 million in renovations. [4]

On October 11, 2023, the building suffered a fire. [5]

Columbus City Center was a 1,250,000 sq ft (116,000 m2), three-level shopping mall in Columbus, Ohio. It was located in the city's downtown, near the Ohio Statehouse, next to the Ohio Theatre, and connected to the Hyatt on Capitol Square hotel. The mall closed and was demolished in 2009. The mall had a large adjacent parking structure attached that remains in use. The parking structure has been joined, directly or via bridge respectively, to two 12 story structures, 250 S. High Street and 80 on the Commons, both of which feature lower level office spaces with residential spaces on the upper floors.

KTOK is a commercial radio station in Oklahoma City and airs a news/talk format. It is owned by iHeartMedia, Inc., and licensed as iHM Licenses, LLC. KTOK and its sister stations, KGHM, KJYO, KOKQ, KTST and KXXY-FM, have offices and state of the art studios at 6525 North Meridian Avenue on the Northwest side of Oklahoma City.

KXXY-FM is a commercial radio station in Oklahoma City, Oklahoma and is owned by iHeartMedia, Inc. It airs a classic country radio format. In its logo, the station omits one of the two Xs in its call sign, calling itself "KXY".

KTST is a country music station serving the Oklahoma City area and is owned by iHeartMedia, Inc. Its transmitter is located in Northeast Oklahoma City, Oklahoma, and the studios and offices were located in the 50 Penn Place building on the Northwest side, in early 2022 iHeartMedia Oklahoma City moved KTST-FM along with sister stations KGHM, KTOK, KJYO, KXXY-FM, KREF-FM, to new state of the art studios located at 6525 N Meridian Ave further up the road on the Northwest side just a few miles west from their former studio home in the 50 Penn Place building.

The City of Oklahoma City uses Special Zoning Districts as a tool to maintain the character of many neighborhood communities.

Cohoes Commons was a small, urban enclosed shopping mall in Cohoes, New York, mostly focusing on upscale fashion outlet stores. The building is primarily an office complex at this time. It is located on Mohawk Street.

La Jolla Village Square is a retail power center with a collection of mostly big box retailers. Before 1992, was an enclosed upscale regional mall with department store anchors and an adjacent "convenience center" portion. It is located in the La Jolla Village neighborhood of San Diego just south of UC San Diego and about one mile west of Westfield UTC, with which it used to compete as an upscale regional mall. It is across the street from "The Shops at La Jolla Village", whose tenants include Whole Foods Market, Nordstrom Rack, and CVS Pharmacy.
