New London Vernacular is the name given to an architectural style of housing developments, observed in London, England, from about 2010. [1] The style has a number of characteristics, notably flat elevations faced in brick cladding, portrait-shaped recessed windows, and the maximisation of homes having front-doors opening onto the street - all features found in London's extensive Georgian and Victorian terraced housing. Although New London Vernacular has diverse antecedents, its development hinges primarily on a 2009 draft London Housing Design Guide published by the Mayor of London, Boris Johnson. [2] [1] [3] The guide makes an explicit call for the development of a New London Vernacular, albeit framed in terms of design principles and rules, rather than mandating a particular architectural style. [5] Convergence on a singular style meriting its own appellation arises in part out of a perception that there exist few housing development solutions for high density housing that are appropriate to a broad range of households, and in part out of the exigencies of design, construction and sales risk minimisation after the 2008 Great Recession. [2]
The style was identified and characterised in a 2012 report by David Birkbeck and Julian Hart, for Urban Design London, [1] in response to their observation of what appeared to be a consensus in detail and material, and the universal adoption of a street-based form and style, in entries for the 2012 Housing Design Awards. The style is summarised as having three markers: "lots of brick, deep-set portrait windows and flat facades". [1]
New London Vernacular has been described as a "fundamentally democratic" style, [3] particularly in the way in which it enables the mixing of owner-occupied and rented homes, and homes of a multiplicity of types and sizes, without there being any visual features distinguishing these. [1] [3] The style has been adopted by developers serving disparate target markets and having different business models, from social housing to investor-led for-profit developments. [2]
Birkbeck and Hart trace the New London Vernacular from a starting point of a late 20th-century loss of confidence in the design of public housing estates arising out of the very short lifespans exhibited by many 1970s developments. The 1999 final report of the Urban Task Force, Towards an Urban Renaissance , set out the connection between higher amenity provision and higher housing densities, and resulted in the 2000 White Paper [Our Towns and Cities – the Future; and revised guidance encouraging higher density proposals by removing previous planning restrictions in Planning policy guidance note 3: Housing, also published in 2000. In 2002 the Greater London Council mandated a 50% share of affordable housing in new developments from 2004, prompted developers to amend plans to increase the densities in their applications to meet this new requirement. In 2007, Design for London, in a lessons-learned review of post-war high-density housing schemes, suggested that 'superdense' developments would succeed only if built to design rules. The Mayor of London responded by publishing, in 2009, a London Housing Design Guide Interim Edition which articulated the rules by which planners should judge new development proposals. [2]

Thaw Hall is a historic academic building on the campus of the University of Pittsburgh that is a contributing property to the Schenley Farms National Historic District and has been named a Pittsburgh History and Landmarks Foundation Historic Landmark. The five-story building of stone, brick, and terra cotta was completed in 1910 in the Neoclassical Beaux-Arts style by architect Henry Hornbostel and today serves as space for a variety of academic classrooms, labs, offices, and centers. It is located between, and connected to, the university's Old Engineering Hall and Space Research Coordination Center (SRCC) along O'Hara Street in the Oakland neighborhood of Pittsburgh.
The Cass Park Historic District is a historic district in Midtown Detroit, Michigan, consisting of 25 buildings along the streets of Temple, Ledyard, and 2nd, surrounding Cass Park. It was listed on the National Register of Historic Places in 2005 and designated a city of Detroit historic district in 2016.

The William O. Douglas Federal Building is a historic post office, courthouse, and federal office building located at Yakima in Yakima County, Washington. It is a courthouse for the United States District Court for the Eastern District of Washington. Renamed in 1978, it was previously known as U.S. Post Office and Courthouse, and is listed under that name in the National Register of Historic Places.
The Clinton County Courthouse is located at 53 East Main Street in Wilmington, Ohio. The courthouse is included in the Wilmington Commercial Historic District which was added to the National Register on 1982-10-14.
The Normandy is a cooperative apartment building at 140 Riverside Drive, between 86th and 87th Streets, adjacent to Riverside Park on the Upper West Side of Manhattan in New York City. Designed by architect Emery Roth in a mixture of the Art Moderne and Renaissance Revival styles, it was constructed from 1938 to 1939. The building was developed by a syndicate composed of Henry Kaufman, Emery Roth, Samson Rosenblatt, and Herman Wacht. The Normandy is 20 stories tall, with small twin towers rising above the 18th story. The building is a New York City designated landmark.
Brighton and Hove, a city on the English Channel coast in southeast England, has a large and diverse stock of buildings "unrivalled architecturally" among the country's seaside resorts. The urban area, designated a city in 2000, is made up of the formerly separate towns of Brighton and Hove, nearby villages such as Portslade, Patcham and Rottingdean, and 20th-century estates such as Moulsecoomb and Mile Oak. The conurbation was first united in 1997 as a unitary authority and has a population of about 253,000. About half of the 20,430-acre (8,270 ha) geographical area is classed as built up.
The Pelham Institute is a former working men's club and multipurpose social venue in the Kemptown area of Brighton, part of the English coastal city of Brighton and Hove. Built in 1877 by prolific local architect Thomas Lainson on behalf of the Vicar of Brighton, the multicoloured brick and tile High Victorian Gothic building catered for the social, educational and spiritual needs of the large working-class population in the east of Brighton. After its closure it hosted a judo club, but is now in residential use as flats owned by a housing association. English Heritage has listed the building at Grade II for its architectural and historical importance.
The former Young Men's Christian Association Building in Albany, New York, United States, is located on Pearl Street. It was built in the 1880s in the Romanesque Revival architectural style, with an existing neighboring structure annexed to it and a rear addition built in the 1920s. It was listed on the National Register of Historic Places in 1978. Two years later, when the Downtown Albany Historic District was designated and listed on the Register, YMCA building was further included as a contributing property.
John Leopold DenmanFRIBA was an architect from the English seaside resort of Brighton, now part of the city of Brighton and Hove. He had a prolific career in the area during the 20th century, both on his own and as part of the Denman & Son firm in partnership with his son John Bluet Denman. Described as "the master of ... mid-century Neo-Georgian", Denman was responsible for a range of commercial, civic and religious buildings in Brighton, and pubs and hotels there and elsewhere on the south coast of England on behalf of Brighton's Kemp Town Brewery. He used other architectural styles as well, and was responsible for at least one mansion, several smaller houses, various buildings in cemeteries and crematoria, and alterations to many churches. His work on church restorations has been praised, and he has been called "the leading church architect of his time in Sussex"; he also wrote a book on the ecclesiastical architecture of the county.
The King and Queen is a pub in the seaside resort of Brighton, part of the city of Brighton and Hove. The present building, a "striking" architectural "pantomime" by the prolific local firm Clayton & Black, dates from the 1930s, but a pub of this name has stood on the site since 1860—making it one of the first developments beyond the boundaries of the ancient village. This 18th-century pub was, in turn, converted from a former farmhouse. Built using materials characteristic of 16th-century Vernacular architecture, the pub is in the Mock Tudor style and has a wide range of extravagant decorative features inside and outside—contrasting with the simple design of the neighbouring offices at 20–22 Marlborough Place, designed a year later. English Heritage has listed the pub at Grade II for its architectural and historical importance.
The Jacob Noyes Block is a historic commercial building at 48 Glass Street in the Pembroke side of Suncook, New Hampshire. Built about 1865, it is a distinctive local example of Italianate commercial architecture, and is the largest 19th-century commercial building in the village. It was listed on the National Register of Historic Places in 1986.
Julius Street Flats is a heritage-listed group of seven apartment blocks at 15 Julius Street, New Farm, City of Brisbane, Queensland, Australia. They were built from 1934 to early 1950s. The apartment blocks are called Ardrossan, Green Gables, Julius Lodge, Syncarpia, Ainslie, Pine Lodge and Evelyn Court. They were added to the Queensland Heritage Register on 4 August 1997.
A byelaw terraced house is a type of dwelling built to comply with the Public Health Act 1875. It is a type of British terraced house at the opposite end of the social scale from the aristocratic townhouse but a marked improvement on the pre-regulation house built as cheap accommodation for the urban poor of the Industrial Revolution. The term usually refers to houses built between 1875 and 1918.
The Hart Downtown Historic District is a commercial historic district located in Hart, Michigan along South State Street, and is roughly bounded by Main, Dryden, Water, and Lincoln Streets. It was listed on the National Register of Historic Places in 2015.
Cronulla Post Office is a heritage-listed post office at 41 Cronulla Street, Cronulla, Sydney, New South Wales, Australia. It was designed by Edwin Hubert Henderson of the Commonwealth Department of Works and Railways and built in 1924. It was added to the Australian Commonwealth Heritage List on 22 August 2012.
The Model Factory and Dwelling is a heritage-listed former factory, store and dwelling and now offices located at 120 Gloucester Street in the inner city Sydney suburb of The Rocks in the City of Sydney local government area of New South Wales, Australia. It was designed by George McRae and built from 1912 to 1913. It is also known as Chung Lun Building and (erroneously) the Housing Board Building. The property is owned by Property NSW, an agency of the Government of New South Wales. It was added to the New South Wales State Heritage Register on 10 May 2002.
