A golf course community is a type of residential housing development built around a golf course.

Subdivision (land) divided piece of land

Subdivision is the act of dividing land into pieces that are easier to sell or otherwise develop, usually via a plat. The former single piece as a whole is then known in the United States as a subdivision. If it is used for housing it is typically known as a housing subdivision or housing development, although some developers tend to call these areas communities.

Golf course series of holes designed for the game of golf

A golf course is the grounds where the game of golf is played. It comprises a series of holes, each consisting of a teeing ground, a fairway, the rough and other hazards, and a green with a flagstick ("pin") and hole ("cup"). A standard round of golf consists of 18 holes. Most courses contain 18 holes; some share fairways or greens, and a subset has nine holes, played twice per round. Par-3 courses consist of nine or 18 holes all of which have a par of three strokes.

History

Temple Terrace, Florida is often described as the first planned golf-course community in the United States, dating from the 1920s. [1] The community was intended only for the very wealthy who would reside there for an only a few months of the year during the winter. For example, the original homes were built without kitchens as it was planned that they would dine at the community clubhouse. [2]

Temple Terrace is an incorporated city in northeastern Hillsborough County, Florida, United States, adjacent to Tampa. As of the 2010 census, the city had a population of 24,541. It is the third and smallest incorporated municipality in Hillsborough County. Incorporated in 1925, the community is known for its rolling landscape, bucolic Hillsborough River views, and majestic trees; it has the most grand sand live oak trees of any place in central Florida and is a Tree City USA. Temple Terrace was originally planned as a 1920s Mediterranean-Revival golf course community and is one of the first such communities in the United States.

The United States of America (USA), commonly known as the United States or America, is a country composed of 50 states, a federal district, five major self-governing territories, and various possessions. At 3.8 million square miles, the United States is the world's third or fourth largest country by total area and is slightly smaller than the entire continent of Europe's 3.9 million square miles. As golf became a sport also played by the middle class of the United States by the 1950s and 1960s, golf course communities also were developed for those players. During a period of "boom growth" in United States golf courses in the 1960s, approximately 25% of courses built each year were developed as a part of a real estate development. [3] [4]

That percentage rose to 60% during the 1990s as "master planned golf communities" grew in popularity. [3] [5] Under this model, the operating costs of the golf course were to be subsidized by lot sales, and lots would be sold a premium due to their location on the course. This led, however, to many unprofitable courses, [3] [6] and the closing of many courses. [7]

Planned community any community or city that was carefully planned from its inception

A planned community, planned city, or planned town is any community that was carefully planned from its inception and is typically constructed on previously undeveloped land. This contrasts with settlements that evolve in a more ad hoc fashion. Land use conflicts are less frequent in these communities.

In 1999, it was reported that three states with the most golf course communities in the United States were Florida with 419, California with 137, and North Carolina with 126. [8]

Jacksonville is the most populous municipality in the state and the largest city by area in the contiguous United States. The Miami metropolitan area is Florida's most populous urban area. Tallahassee is the state's capital.

California is a state in the Pacific Region of the United States. With 39.6 million residents, California is the most populous U.S. state and the third-largest by area. The state capital is Sacramento. The Greater Los Angeles Area and the San Francisco Bay Area are the nation's second and fifth most populous urban regions, with 18.7 million and 9.7 million residents respectively. Los Angeles is California's most populous city, and the country's second most populous, after New York City. California also has the nation's most populous county, Los Angeles County, and its largest county by area, San Bernardino County. The City and County of San Francisco is both the country's second-most densely populated major city after New York City and the fifth-most densely populated county, behind only four of the five New York City boroughs.

North Carolina State of the United States of America

North Carolina is a state in the southeastern region of the United States. It borders South Carolina and Georgia to the south, Tennessee to the west, Virginia to the north, and the Atlantic Ocean to the east. North Carolina is the 28th-most extensive and the 9th-most populous of the U.S. states. The state is divided into 100 counties. The capital is Raleigh, which along with Durham and Chapel Hill is home to the largest research park in the United States. The most populous municipality is Charlotte, which is the second-largest banking center in the United States after New York City.

In 2009, it was estimated that of 16,000 golf courses in the United States, more than 3,200 were part of a real estate development. More than fifty such courses closed between 2006 and early 2009. [7]

When a development's golf course closes, a developer typically seeks to build houses or otherwise develop the former course property, leading to disputes with homeowners who purchased homes based on their views of the course. Often, however, though buyers assumed the course would always remain in the community, there is no legal basis to force the course to continue operations. [9] In 2015, a survey of the National Association of Home Builders found that two-thirds of homebuyers are not seeking to live on a golf course. [10] [11] Declining interest in golf communities has led to reports of decreasing home values. [12]

The Villages is a census-designated place (CDP) in Sumter County, Florida, United States. It shares its name with a broader master-planned age-restricted community that spreads into portions of Lake and Marion counties. The overall development lies in central Florida, approximately 20 miles (32 km) south of Ocala and approximately 45 miles (72 km) northwest of Orlando.

In the United States, a homeowner association is a private association often formed by a real estate developer for the purpose of marketing, managing, and selling homes and lots in a residential subdivision. Typically the developer will transfer ownership of the association to the homeowners after selling a predetermined number of lots. Generally any person who wants to buy a residence within the area of a homeowners association must become a member, and therefore must obey the governing documents including Articles of Incorporation, CC&Rs and By-Laws, which may limit the owner's choices. Most homeowner associations are incorporated, and are subject to state statutes that govern non-profit corporations and homeowner associations. State oversight of homeowner associations is minimal, and it varies from state to state. Some states, such as Florida and California, have a large body of HOA law. Other states, such as Massachusetts, have virtually no HOA law. Homeowners associations are commonly found in residential developments since the passage of the Davis–Stirling Common Interest Development Act in 1985.

Conservation development, also known as conservation design, is a controlled-growth land use development that adopts the principle for allowing limited sustainable development while protecting the area's natural environmental features in perpetuity, including preserving open space landscape and vista, protecting farmland or natural habitats for wildlife, and maintaining the character of rural communities. A conservation development is usually defined as a project that dedicates a minimum of 50 percent of the total development parcel as open space. The management and ownership of the land are often formed by the partnership between private land owners, land-use conservation organizations and local government. It is a growing trend in many parts of the country, particularly in the Western United States. In the Eastern United States, conservation design has been promoted by some state and local governments as a technique to help preserve water quality.

The company currently has three primary divisions: Bluegreen Resorts oversees the time-share program, Bluegreen Vacations manages the Bluegreen Vacation Club point system, and Outdoor Traveler markets Bluegreen programs at Bass Pro stores. Beyond Bass Pro, Bluegreen also has ongoing partnerships with companies such as Choice Hotels International. In 2012 Bluegreen's profits came to $458 million and total assets equaled $1.08 billion. Bluegreen’s philanthropic efforts include support of organizations such as the American Red Cross and JDRF.

Louis Myerberg Dubin is a fourth-generation real estate developer who develops upscale condominiums, typically in large east-coast United States cities. He is a founding partner of Redbrick LMD, an opportunistic real estate investment and developments company headquartered in Washington, D.C. His former New York based firm Athena often sold condominiums to middle and upper-middle class buyers. His firm converted landmark buildings into luxury condominiums, some of which were bought by luminaries such as Charles Bronfman. M. Leo Elliott was an architect known for his work in Tampa, Temple Terrace and Sarasota, Florida. His designs include the public buildings and first eight houses in the City of Temple Terrace, Florida (1921), Ybor City's Centro Asturiano de Tampa, Old Tampa City Hall, Osprey School, two buildings that were part of Florida College and the original Temple Terrace Estates, Masonic Temple No. 25 (1928), the 1920 addition to Sarasota High School and Historic Spanish Point. Several of the properties are listed on the National Register of Historic Places.

Reunion is a resort and master-planned community located within Four Corners in Osceola County, Florida, near Walt Disney World Resort. Developed by Bobby Ginn and the Ginn Family, owner and developer of several resort communities throughout the World. The Ginn Family also owned the NASCAR Team called Ginn Racing, Reunion is part of the Orlando–Kissimmee Metropolitan Statistical Area. The area known today as Sarasota, Florida first appeared on a sheepskin Spanish map from 1763 with the word "Zarazote" over present day Sarasota and Bradenton. The municipal government of Sarasota was established when it was incorporated as a town in 1902.

Holly Lake Ranch is an unincorporated, gated, golf course community managed by a homeowner's association and located in Texas. There is an allied Silver Leaf Resorts community of the same name at the location as well.
