Stadium Place, also known as the North Lot Development, is a mixed-use development project in the Pioneer Square neighborhood of Seattle, Washington, replacing a parking lot north of Lumen Field.
The first phase of the project, located on the west side of 2nd Avenue South, was completed in 2014 and consists of The Wave, a 26-story residential high-rise building, and The Nolo, a 10-story apartment building. The second phase, on the east side, will be completed in 2017 and consist of an office building named Hawk Tower and an Embassy Suites hotel.
Stadium Place consists of four buildings on two blocks along South King Street: [2] [3] [4] [5]
Daniels Real Estate and R.D. Merrill have partnered to develop the almost $200 million project. [7] [8] As of February 2009, $20 million in a $51.5 million securities offering had been raised for the initial phase. The construction lender is Pacific Life Insurance Company. [9] [10]
The project also used $300 million in EB-5 visa financing from foreign nationals. [11]
Construction on the first phase began with a groundbreaking ceremony held on September 27, 2011. [1]
The first phase, built by JTM Contractors, is the western block's podium topped by two residential towers. The four-story base includes apartments, retail space, and a parking garage. The two towers on the western block are The Wave, a 26-story high-rise with 333 units, [7] and The Nolo, a 10-story apartment building with more than 100 units. The Wave's structure consists of multistory glass-clad boxes indirectly stacked atop one another and was designed by Zimmer Gunsul Frasca Architects. Approval of the design by the Pioneer Square Preservation Board was required to ensure that the architecture was appropriate for the historical neighborhood. [12] Local covenant required that key views from the stadium of the Space Needle and the historic clock tower of King Street Station were to be protected. Residents in the upper floors of the south tower are given a partial view of the play taking place within the neighboring stadium. Of the 500 apartments throughout the first phase's complex, only about 30 units will be set aside for low-income residents. [13] [14] [15] The Nolo was completed and opened in September 2013, [16] while The Wave was opened in 2014.
Construction on the second phase, consisting of a 23-story hotel and 21-story office building, began in September 2014 and is expected to last until 2017. [17]
Smith Tower is a skyscraper in the Pioneer Square neighborhood of Seattle, Washington, United States. Completed in 1914, the 38-story, 484 ft (148 m) tower is the oldest skyscraper in the city and was among the tallest skyscrapers outside New York City at the time of its completion. It was the tallest building west of the Mississippi River until the completion of the Kansas City Power & Light Building in 1931. It remained the tallest building on the U.S. West Coast for nearly half a century, until the Space Needle overtook it in 1962.
Lincoln Square is a mixed-use urban development in Bellevue, Washington, owned by prominent local developer Kemper Freeman. Lincoln Square, located along Bellevue Way between NE 6th and NE 8th streets, consists of two skyscrapers with retail and restaurant space, and a movie theater; and a 148-room residential tower and 337-room luxury hotel ; and underground parking. The development constitutes part of "The Bellevue Collection", which consists of Freeman's properties in downtown Bellevue alongside Bellevue Place and Bellevue Square. The office tower is leased to Eddie Bauer's corporate headquarters and Microsoft; the hotel is occupied by Westin Hotels & Resorts.
F5 Tower is a 660-foot-tall (200 m) skyscraper in Downtown Seattle, Washington. It consists of 44 floors and is the sixth-tallest building in Seattle.
Hyatt Regency Seattle, also known as 808 Howell Street and 8th & Howell, is a high-rise hotel in the Denny Triangle neighborhood of Seattle, Washington, United States that opened in December 2018. The 45-story hotel, operated by Hyatt, has 1,260 hotel rooms and is the largest in the city. It also has 103,000 square feet (9,600 m2) of meeting and event space, as well as two ballrooms and a lounge.
Aspira is a 400-foot-tall (122 m) skyscraper in the Denny Triangle neighborhood of Seattle, Washington. It has 37 floors, and mostly consists of apartments, of which there are 325 units. Parking spaces total 355. Construction began in 2007 and was completed in late 2009. The building is located on Stewart Street at Terry Avenue.
2nd & Pike, also known as the West Edge Tower, is a 440-foot-tall (130 m) residential skyscraper in Seattle, Washington. The 39-story tower, developed by Urban Visions and designed by Tom Kundig of Olson Kundig Architects, has 339 luxury apartments and several ground-level retail spaces. The 8th floor includes a Medical One primary care clinic.
Premiere on Pine is a 440-foot (130 m) tall residential skyscraper in Seattle, Washington. The building, designed by Weber Thompson and developed by Holland Partners Group, has 40 floors and is located at Pine Street and 9th Avenue, adjacent to the Paramount Theatre and Convention Place station. Construction on the building began in August 2012, topping off in March 2014. Leasing began in December 2014.
Doppler is a 524-foot-tall (160 m) office building in Seattle, Washington, United States, that is home to the corporate headquarters of Amazon. It is located in the Denny Triangle neighborhood of the city, at the intersection of Westlake Avenue and 7th Avenue near the Westlake Center and McGraw Square. Doppler is part of the three-tower campus that Amazon is developing in the area and is able to house 3,800 employees. The tower takes its name from the internal codename of the Amazon Echo voice-controlled speaker, which launched in 2014.
Day 1, also known as Amazon Tower II and Rufus 2.0 Block 19, is a 521-foot-tall (159 m) office building in the Denny Triangle neighborhood of Seattle, Washington, located at the intersection of Lenora Street and 7th Avenue. It is part of the three-tower complex that serves as the headquarters of Amazon. The name "Day 1" previously belonged to two buildings on Amazon's South Lake Union campus, but both structures have since been renamed. The building's east facade features a large sign reading "Hello World". The construction project was the most expensive in the city to finish in 2016 amidst the recent downtown housing boom.
Helios, also known as 2nd & Pine, is a residential skyscraper in downtown Seattle, Washington. The 40-story tower is 440 feet (130 m) tall with 398 luxury apartments. Plans for the project were first proposed in 2013 and construction began in late 2014. It is located at the intersection of 2nd Avenue and Pine Street near the Pike Place Market and the city's retail core.
AMLI Arc, also known as Tilt 49, is a mixed-use building complex in Seattle, Washington, United States. It consists of two buildings, both facing Boren Avenue between Stewart and Howell streets: a 41-story, 440-foot-tall (130 m) residential skyscraper with 368 apartments to the south; and an 11-story, 307,296-square-foot (28,548.7 m2) office building with retail space to the north. Tilt 49 shares this block with the Kinects residential tower as well as the cancelled Daola Tower.
Tower 12 is an apartment building in Seattle, Washington. The 34-story, 392-foot-tall (119 m) skyscraper has 314 apartments as well as 7,000 square feet (650 m2) of ground-level retail space. It is located at the northwest corner of 2nd Avenue and Virginia Street near Pike Place Market and Victor Steinbrueck Park at the southwestern edge of the Belltown neighborhood.
The McGuire Apartments was a 25-story apartment building in the Belltown neighborhood of Seattle, Washington. The $32 million, 272-unit building opened in 2001, but was closed in 2010 after the discovery of major structural flaws and corrosion that forced evacuation and demolition. The building was demolished in 2011 using heavy machinery and filled with dirt. The site was re-excavated in 2017 for a new residential building that opened in 2019.
1120 Denny Way is a complex of two high-rise residential buildings that are under construction in South Lake Union, Seattle, Washington, United States. The buildings will both be 41 stories tall, with a total of 1,179 apartments, and connected by a 12-story podium with retail and amenity space. 1120 Denny Way is being developed by Onni Group, which is also redeveloping the adjacent Seattle Times Building site. The project began construction in 2017 and is planned to be completed in 2022.
The Emerald is a mixed-use 40-story skyscraper in downtown Seattle, Washington, United States. The tower includes 262 luxury condominiums, retail space, and amenity spaces on outdoor terraces. It began construction in July 2017 and was completed in October 2020.
Spire is a 41-story residential skyscraper in the Belltown neighborhood of Seattle, Washington, United States. The 440-foot (130 m) building sits in a triangular block adjacent to the intersection of Denny Way and Wall Street, roughly between the Belltown and Denny Triangle neighborhoods. It has 343 condominiums, retail space, and a rooftop terrace. The building has an automated parking system in its underground garage with capacity for 266 vehicles.
Bellevue 600 is a future high-rise office building developed by Amazon in Bellevue, Washington, United States. It began construction in 2021 and is scheduled to be completed in 2024. The 43-story, 600-foot-tall (180 m) building would join 555 Tower as the tallest building in Bellevue. The project is located in Downtown Bellevue at the intersection of Northeast 6th Street and 110th Avenue Northeast, adjacent to the Bellevue Transit Center and a future Link light rail station. A second phase would construct a 27-story tower to the west, replacing an existing office building.
WB1200, also known as 1200 Stewart, is a future twin skyscraper complex in the Denny Triangle neighborhood of Seattle, Washington, United States. The project is located at the intersection of Stewart Street and Denny Way and comprises 1,014 apartments and retail space in two 48-story buildings. The retail space, housed in a three-story podium with an indoor galleria, is planned to feature a music venue and a Boeing 747-400 fuselage. It began construction in 2018 and is scheduled to be completed in late 2023.
The Langham, Seattle is a future high-rise luxury hotel in Seattle, Washington, United States. It is scheduled to open in 2026 with 187 rooms and suites operated by the Langham Hospitality Group. The 42-story building will incorporate the facade of the Terminal Sales Annex, a historic landmark on the site at 1931 2nd Avenue. The building was designed by Kengo Kuma & Associates and Ankrom Moisan Architects.
