East Dallas, also referred to by the East Dallas Chamber of Commerce as the Lake & Garden District, [2] is an expansive area of numerous communities and neighborhoods in Dallas, Texas, United States that border nearby suburban cities to the east such as Garland, Mesquite and Balch Springs. [3] [4]

White Rock Lake, located in the center of East Dallas, is considered "the crown jewel of the Dallas parks system". The lake, along with the Dallas Arboretum and Botanical Garden located on the east side of the lake, have strongly influenced and shaped the identity of the East Dallas area.

Geography

Overview

East Dallas is bounded by Northwest Highway on the north, Garland and Mesquite on the east, Bruton Road on the south, and Central Expressway on the west. [5] East Dallas touches Highland Park, University Park, and Uptown on the west, North Dallas and Lake Highlands on the north, Garland and Mesquite on the east, and South and Southeast Dallas on the south.

Neighborhoods

Due to East Dallas stretching across a large section of the city, the locations of neighborhoods are generally categorized into smaller sub-areas. The neighborhoods in the following sub-areas are considered part of East Dallas:

Greater Lakewood/M-Streets area

Often, neighborhoods in East Dallas located west of White Rock Lake are generally grouped under the heading of the Lakewood or the M-Streets area. Lakewood and Greenland Hills (also known as the M-Streets) are themselves neighborhoods of their own; however due to their prominence, the surrounding neighborhoods are generalized as belonging to one of the neighborhoods. Skillman Street is often used as a dividing line between the Greater M-Street and Greater Lakewood areas, as the road is also the dividing line for the 75206 and 75214 zip codes.

White Rock area

The area east of the lake is often referred to as the White Rock area. Generally, the neighborhoods in the White Rock area are located in the 75218 zip code.

Far East Dallas/Casa View

Generally, the neighborhoods in the Far East Dallas/Casa View area are located in the 75228 zip code.

Lower East Dallas

Population

A total of 144,008 people lived in the area, according to the 2016 U.S. census estimate. The median age for residents was 35.8

According to the 2016 Census estimate, 65.8% of the population was White, 12.7% was Black, 2.7% Asian, 18.8% from two or more races. 36.6% of the total population was of Hispanic or Latino origin. [6] [7]

48.9% of residents are male, 51.1% are female. 74.3% are age 18 or over. 37.1% have never been married, 45.4% are married, 5.8% are widowed, and 11.7% are divorced.

The median household income in 2016 dollars was $55,783, considered above average for both the city and county. 56.6% of East Dallas homes are detached, single-family houses. The median owner-occupied home value is $231,335. The average household size is 2.38. Homeowners occupied 54.7% of the housing units, and renters occupied the rest. [8]

East Dallas residents aged 25 and older holding a four-year degree amounted to 23.0% of the population in 2016, considered average when compared with the city and the county as a whole, as were the percentages of residents with a bachelor's or a postgraduate degree. [9] [10]

Vickery Place is a historic neighborhood in East Dallas, Texas, bounded on the north by Goodwin Avenue, on the west by North Central Expressway and Henderson, on the south by Belmont, and on the east by Greenville Avenue. Old Lake Highlands is a neighborhood in east Dallas, Texas (USA). It is adjacent to White Rock Lake. It is in Dallas Council District 9.

Lower Greenville is a neighborhood in east Dallas, Texas (USA), west of Lakewood. Specifically, the neighborhood is the area adjacent to Greenville Avenue south of Mercedes Avenue and north of Belmont Avenue. The area south of Belmont Avenue is often, and more specifically, called "Lowest Greenville," and the area north of Mockingbird Lane is called "Upper Greenville." Hollywood/Santa Monica is a neighborhood in east Dallas, Texas, United States. The neighborhood lies to the northwest of SH 78 and the Tennison Park Golf Course. It is a part of a special conservation district to protect the subdivisions of Hollywood Heights and Santa Monica.

Little Forest Hills is a neighborhood in east Dallas, Texas (USA). It is south east of White Rock Lake.

Casa View is a residential neighborhood in Dallas, Texas, United States, located near White Rock Lake in the northeastern portion of the city. According to the Greater Casa View Alliance, the Greater Casa View area is bordered by Buckner Boulevard, Garland Road, I-635 and Oates to the city line of neighboring Mesquite. The area has traditionally been nearly synonymous with the adjoining Casa Linda neighborhood but is gaining momentum in its own right and was named by D Magazine as one of "5 Neighborhoods on the Rise" in its July 2016 issue.

South Dallas is an area in Dallas, Texas. It is south of Downtown Dallas, bordered by Trinity River on the west, Interstate 30 on the north, and the Great Trinity Forest to the south and east. In recent years the City of Dallas and organizations including Dallas Area Habitat for Humanity and Rebuilding Together Dallas have begun revitalizing the area in an effort to make the area more attractive to homeowners and foster economic development. This includes high schools- Lincoln High School and James Madison High School.

North Dallas is an area of numerous communities and neighborhoods in Dallas, Texas. The phrase "North Dallas" is also sometimes used to include any suburb or exurb north of Dallas proper within the metropolitan area. The majority of North Dallas is located in Dallas County, while a small portion is located in Collin and Denton counties. North Dallas generally includes areas of Dallas north of Northwest Highway, along with Lake Highlands and areas of Dallas north of IH-635 known as Far North Dallas. Lakewood Heights is a residential neighborhood in Dallas, Texas (USA), bounded by Abrams Road to the east, Monticello Avenue to the north, Skillman Street to the west, and Richmond Avenue to the south. It located in East Dallas. Lakewood Heights is approximately one-half mile (0.8 km) wide (east-west) and three-quarters of a mile (1.2 km) long (north-south). It covers approximately 240 acres (97 ha) or slightly less than 0.375 square miles (0.97 km2). It is adjacent to several East Dallas neighborhoods, including Lakewood, Lower Greenville, and Wilshire Heights.

Mockingbird Elementary School, formerly known as Stonewall Jackson Elementary School, is a public elementary school located in the Lower Greenville neighborhood, in East Dallas, Dallas, Texas. It is operated by the Dallas Independent School District (DISD).
