Highland Mall was a shopping mall located in north Austin, Texas, United States, on Airport Boulevard west of I-35 and north of US Route 290. Opened in 1971, Highland Mall was Austin's first suburban shopping mall. [1] Highland Mall was jointly owned by General Growth and Simon Property Group until 2011. On April 29, 2015, Highland Mall officially closed its doors; [2] the space has since been repurposed primarily as a campus for Austin Community College.
The Highland Mall opened on August 4, 1971, developed by Austin Malls Inc., a subsidiary of the Rouse Company. [3] Prior to the construction of the mall, the land was originally home to the St. John's Industrial Institute and Home for Negro Orphans, which burned down in the 1940s. [4]
The mall, which was Austin's first enclosed mall, was originally anchored by JCPenney, Austin-based Scarbrough's, and San Antonio-based Joske's. [5] In 1987, Joske's was acquired by Dillard's; the store received a complete renovation in 1993. In 1992, Dillard's opened a second store in the mall in the space that formerly housed Scarbrough's. [6]
By 2008, two of the mall's seven retail sectors were closed. Press reports described the mall as "in decline" and that the mall was "likely to be demolished in 2010" to make way for a mixed-used development. [7]
On June 26, 2009, Yahoo! reported that it was one of "America's Most Endangered Malls":
While gleaming new stores have been springing up in some parts of Austin, this 38-year-old mall along I-35 has struggled to keep stores open--and avoid embarrassing controversies. Anchor JCPenney left in 2006, and this year Dillard's sued the mall's owners, claiming they let the mall become a "ghost town." The owners countersued, claiming that the suit is part of a scheme to help Dillard's get out of its lease early.

As Austin grew and expanded in the years since Highland Mall's opening, the demographics of the surrounding neighborhoods, once considered somewhat upscale, remained stagnant; the mall is the closest major regional shopping center serving the eastern portion of the city, which has traditionally been populated primarily by working-class African American residents. Highland Mall had developed a reputation for large crowds of visitors to the mall during the Texas Relays (a major track and field event held at the University of Texas at Austin), generating controversy and allegations of racial discrimination, or at the least, a less-than-welcoming attitude, on the part of mall management towards the visitors, mainly younger African Americans, many who visit from out-of-state. [9] During the 2009 Texas Relays, management decided to close the mall several hours earlier than normal, presumably in an attempt to control the crowds and promote safety, prompting protests from the local chapter of the NAACP and a possible boycott of the mall (all part of a larger controversy over perceived negative attitudes in Austin towards the Texas Relays and its largely younger Black fan base, which uses the Relays as a social event comparable to the controversial Freaknik events in Atlanta in the early 2000s). Charles Heimsath, president of an Austin-based real estate research firm, suggested that local malls such as Barton Creek Square and The Domain siphoned off clientele from Highland Mall. [11] Despite Highland Mall's relative proximity and convenience to the University of Texas at Austin, many UT students elect to use these other shopping venues.
On June 3, 2009, the Austin Chronicle reported that Austin's professional soccer team, the Austin Aztex, were interested in using part of the site for a soccer stadium. [12] The site would have also included "pedestrian-friendly street frontage in a mixed-use design, rapid bus transit and rail right across the street, and structured parking." Grassroots Austin Stadium Supporters (GRASS) was a group that has formed to push for the stadium project. [13]
On September 1, 2012, the mall's owners filed for bankruptcy. [14]
On April 30, 2015, Highland Mall officially closed after 44 business years.
In 2012, Austin Community College purchased Highland Mall to redevelop the site as a regional education center. The first phase of ACC's Highland Campus opened in Fall 2014. The first phase includes classrooms, labs, study areas, library and media center, student commons, and ACCelerator, a 600-station learning lab for individualized instruction through technology. [15] [16]
Preparation is underway for additional redevelopment at Highland Mall. Plans call for a digital and creative media cluster, expanded information technology programs, culinary and hospitality center, professional incubator space, an advanced manufacturing center, workforce innovation center, and regional health sciences center with simulator lab. [17]
In 2017, Rackspace announced plans to open an office in the former Dillard's anchor space, but plans were shelved when the company was acquired by an outside investor. [18] In 2018, it was announced that the former Dillard's store would be remodeled into a two-level television studio that will house Austin PBS affiliate KLRU as well as ACC's television station. [19]
Over the long term, space not used by the college at the Highland Mall site will be available for private mixed-use development. [20] Various mixed-use apartment and retail buildings have opened in the mall's former parking lot; the east side of the parking lot has been repurposed in to an urban park called "St. John's Encampment Commons", referencing the former African-American Baptist encampment that took place on the site. Southwest Center Mall, formerly Red Bird Mall, is a shopping mall located in Dallas, Texas. Originally owned by the DeBartolo family, it opened in 1975. It was, and remains, the only major one located in the southern half of Dallas. Its original name, Red Bird Mall, came from the Red Bird area of Dallas in which it is located.
North Star Mall is a shopping mall in San Antonio, Texas, USA with anchor tenants Dillard's, JCPenney, Macy's, Saks Fifth Avenue, and Forever 21. It also has over 200 specialty stores, some exclusive to the San Antonio market, including Armani Exchange, Build-A-Bear Workshop, MAC Cosmetics, and Oakley. The mall, which opened in 1960, is located at the intersection of Loop 410 and San Pedro Avenue in the city's Uptown District. It is a well-known city landmark for its Texas-sized cowboy boots, created by Texas artist Bob "Daddy-O" Wade, that are located along its Loop 410 frontage.
The Shops at Rivercenter is a shopping mall located in Downtown San Antonio, Texas, United States along the city's River Walk. The anchor stores are H&M, Macy's and AMC Theatres. It also includes a 38-story, 1,001-room Marriott hotel. It was purchased in 2005 by Ashkenazy Acquisition Corporation.
Ingram Park Mall is a super regional shopping center located in the northwest section of San Antonio, Texas, at the intersection of Interstate 410 and Ingram Road. Prestonwood Town Center was a two-level enclosed shopping mall located at the northeast corner of Belt Line Road and Montfort Drive in Dallas, Texas that opened in 1979 and was demolished in 2004. The mall contained a central ice rink. Prestonwood Town Center was replaced by a 62-acre (250,000 m2) retail shopping center of the same name that opened in 2006. The new center includes Barnes & Noble, DSW, Michaels, Office Depot, Petco, Ulta Beauty, and Walmart as well as various restaurants and services.
Metrocenter was a regional enclosed shopping mall in northwest Phoenix, Arizona. It was bounded by Interstate 17, 31st, Dunlap and Peoria Avenues. Before its closure, the three most recently open anchor stores were Harkins Theatres, Walmart Supercenter, and Dillard's Clearance Center; three additional vacant anchor stores included former Sears, JCPenney, and Macy's locations. The mall featured 100 stores, a 12 screen movie theater, and a food court. Since January 2021, the mall had been owned by the Carlyle Development Group based in New York City. The mall officially closed on June 30, 2020.

The only remaining anchor is Fitness Connection, which occupies half of the former Lord & Taylor/Mervyn's store on the west side of the mall. West Oaks Mall is a regional shopping mall located in the Alief area of the west side of Houston, Texas, USA, that opened in 1984. With a trade area serving far western parts of Houston including a business clientele in the Energy Corridor and suburban neighborhoods west of George Bush Park in the Greater Katy and Fulshear areas, the mall is located at Texas State Highway 6 and Westheimer Road and can easily be accessed south on Highway 6 via Interstate 10.

Baybrook Mall is a shopping mall located near the Clear Lake City area in Houston, Texas; It has a Friendswood mailing address, but it is in the Houston city limits. The mall is located off Interstate 45, and it is also in proximity to Webster and the NASA Johnson Space Center. The anchor stores are Star Cinema Grill, Dave & Buster's, Dillard's, JCPenney, H&M, Macy's, and Forever 21. There is 1 vacant anchor store that was once Sears.
Cielo Vista Mall is a shopping mall in El Paso, Texas, United States, owned and operated by Simon Property Group. It is located on El Paso's east side, at Interstate 10 and Hawkins Blvd., and features five anchor stores operating under four brand names, and 117 specialty stores. It is the largest of the three malls in the metro area; its former sister Simon property, Sunland Park Mall, is second.
Southwest Plaza is an enclosed shopping mall in unincorporated Jefferson County, Colorado, immediately south of Denver. Ridgmar Mall is an enclosed shopping mall in Fort Worth, Texas. It opened in 1976 at 1888 Green Oaks Road and Interstate 30. It is owned by GK Development, Inc. It includes four anchor stores – Dillard's Clearance Center, JCPenney, Rave Cinemas and Right Move Storage – with two vacant anchors last occupied by Sears and Neiman Marcus. It has been recognized as the main shopping destination in Fort Worth, also serving other rural areas within proximity to Fort Worth.
Cortana Mall was an enclosed shopping mall in Baton Rouge, Louisiana, and was at the intersection of Airline Highway and Florida Blvd. It was last owned by Moonbeam Equities of Las Vegas, Nevada. It opened in 1976 and was demolished in 2021.
Parkdale Mall is a mall located in Beaumont, Texas that opened in 1973. The owner of Parkdale Mall is CBL & Associates Properties, Inc. The mall's anchor stores include a Dick's Sporting Goods and Field & Stream combo Store, Dillard's, Five Below, Forever 21, HomeGoods, and JCPenney. Another anchor, Macy's, closed in March 2017. The former Macy's became a combination between the Dick's Sporting Goods and Field & Stream combo store, HomeGoods, and Five Below. KBTV-TV, the Beaumont-Port Arthur Fox affiliate, used to broadcast inside the mall, but now broadcasts at the KFDM studios. In addition, a Tilt Studio location opened in early 2017. Former anchors, Stage and Sears both closed in 2020. The Stage closed due to bankruptcy, and the Sears due to company downsizing.
Lakeline Mall is a super-regional shopping mall located in north Austin, Texas, at the intersection of RR 620 and US 183. Although the mall has a Cedar Park postal code, it is physically within the City of Austin. It has 1,099,420 square feet (102,139 m2) of gross leasable area. Construction was initially slated to begin in the 1980s but was stalled due to the savings and loan crisis and later stalled due to the discovery of two endangered species on the proposed site. Lakeline Mall opened on October 11, 1995. The anchor stores are Macy's, JCPenney, AMC Theatres, and two Dillard's stores. A sixth anchor, Sears, closed in 2018.
Macroplaza Mall, formerly Pasadena Town Square Mall and Plaza Paseo Mall, is a regional shopping mall in Pasadena, Texas, southeast of Houston. Developed by Federated Department Stores Realty and attached to an existing Foley's Department store, it opened March 1982. The mall originally featured Joske's, Foley's, and Palais Royal as its anchor stores. At the time it was built, its location was unusual as it was one of only a few malls in the Houston area not near a highway. Joske's was rebranded as Dillard's in 1987 following the purchase of the Joske's chain. Sears was added as the fourth anchor in 1997 in an effort to increase traffic; and allow the mall to be seen as a larger regional mall. All four Anchor Stores Dillard's, Sears, Macy's, and Palais Royal currently sit vacant.
