A setback, in the specific sense of a step-back, is a step-like form of a wall or other building frontage, also termed a recession or recessed story. [1] Importantly, one or more step-backs lowers the building's center of mass, making it more stable. A setback as a minimum one-bay indent across all stories is called a recessed bay or recess and is the more common exterior form of an alcove.
Notable upper stories forming a step-back may form a belvedere – and in residential use are considered the penthouse. If part of the roof, then they are a loft or attic/garret.
Setbacks were used by people to increase the height of masonry structures by distributing gravity loads produced by building materials such as clay, stone, or brick. This was achieved by regularly reducing the footprint of each level located successively farther from the ground. Setbacks also allowed the natural erosion to occur without compromising the structural integrity of the building. The most prominent example of a setback technique is the step pyramids of Mesopotamia and Ancient Egypt, such as the Teppe Sialk ziggurat or the Pyramid of Djoser.
For centuries, setbacks were a structural necessity for virtually all multi-level load-bearing masonry buildings and structures. [2] As architects learned how to turn setbacks into an architectural feature, most setbacks were however less pronounced than in step pyramids and often skillfully masked by rich ornamentation.
The introduction of a steel frame structural system in the late 19th century eliminated the need for structural setbacks. The use of a frame building technology combined with conveniences such as elevators and motorized water pumps influenced the physical growth and density of buildings in large cities. Driven by the desire to maximize the usable floor area, some developers avoided the use of setbacks, creating in many instances a range of fire safety and health hazards. Thus, the 38-story [3] Equitable Building, constructed in New York in 1915, produced a huge shadow, said to "cast a noonday shadow four blocks long", [3] which effectively deprived neighboring properties of sunlight. It resulted in the 1916 Zoning Resolution, which gave New York City's skyscrapers their typical setbacks and soaring designs.
Today many jurisdictions rely on urban planning regulations, such as zoning ordinances, which use setbacks to make sure that streets and yards are provided more open space and adequate light and air. For example, in high density districts, such as Manhattan in New York, front walls of buildings at the street line may be limited to a specified height or number of stories. This height is also called base height. [4] Above that height, the buildings are required to set back behind a theoretical inclined plane, called sky exposure plane, which cannot be penetrated by the building's exterior wall. For the same reason, setbacks may also be used in lower density districts to limit the height of perimeter walls above which a building must have a pitched roof or be set back before rising to the permitted height. [5]
In many cities, building setbacks add value to the interior real estate adjacent to the setback by creating usable exterior spaces. These setback terraces are prized for the access they provide to fresh air, skyline views, and recreational uses such as gardening and outdoor dining. In addition, setbacks promote fire safety by spacing buildings and their protruding parts away from each other and allow for passage of firefighting apparatus between buildings.
In the United States, setback requirements vary among municipalities. For example, the absence of sky exposure plane provisions in Chicago's Zoning Code makes the Chicago skyline quite different from the skyline of New York where construction of tall buildings was guided by the zoning ordinance since 1916. The New York City Zoning Ordinance also provided another kind of setback guideline, one that was intended to increase the amount of public space in the city. This was achieved by increasing the minimum setback at street level, creating in each instance an open space, often referred to as plaza, in front of the building.
The Chrysler Building is an Art Deco skyscraper on the East Side of Manhattan in New York City, at the intersection of 42nd Street and Lexington Avenue in Midtown Manhattan. At 1,046 ft (319 m), it is the tallest brick building in the world with a steel framework, and it was the world's tallest building for 11 months after its completion in 1930. As of 2019, the Chrysler is the 12th-tallest building in the city, tied with The New York Times Building.
A skyscraper is a tall, continuously habitable building having multiple floors. Modern sources currently define skyscrapers as being at least 100 meters (330 ft) or 150 meters (490 ft) in height, though there is no universally accepted definition, other than being very tall high-rise buildings. Historically, the term first referred to buildings with between 10 and 20 stories when these types of buildings began to be constructed in the 1880s. Skyscrapers may host offices, hotels, residential spaces, and retail spaces.
In urban planning, zoning is a method in which a municipality or other tier of government divides land into "zones", each of which has a set of regulations for new development that differs from other zones. Zones may be defined for a single use, they may combine several compatible activities by use, or in the case of form-based zoning, the differing regulations may govern the density, size and shape of allowed buildings whatever their use. The planning rules for each zone determine whether planning permission for a given development may be granted. Zoning may specify a variety of outright and conditional uses of land. It may indicate the size and dimensions of lots that land may be subdivided into, or the form and scale of buildings. These guidelines are set in order to guide urban growth and development.
The Seagram Building is a skyscraper at 375 Park Avenue, between 52nd and 53rd Streets, in the Midtown Manhattan neighborhood of New York City. Designed by Ludwig Mies van der Rohe along with Philip Johnson, Ely Jacques Kahn, and Robert Allan Jacobs, the high-rise tower is 515 feet (157 m) tall with 38 stories. The International Style building, completed in 1958, initially served as the headquarters of the Seagram Company, a Canadian distiller.
The Home Insurance Building was a skyscraper that stood in Chicago from 1885 to its demolition in 1931. Originally ten stories and 138 ft (42.1 m) tall, it was designed by William Le Baron Jenney in 1884 and completed the next year. Two floors were added in 1891, bringing its now finished height to 180 feet. It was the first tall building to be supported both inside and outside by a fireproof structural steel frame, though it also included reinforced concrete. It is considered the world's first skyscraper.
40 Wall Street is a 927-foot-tall (283 m) neo-Gothic skyscraper on Wall Street between Nassau and William streets in the Financial District of Manhattan in New York City. Erected in 1929–1930 as the headquarters of the Manhattan Company, the building was designed by H. Craig Severance with Yasuo Matsui and Shreve & Lamb. The building is a New York City designated landmark and is listed on the National Register of Historic Places (NRHP); it is also a contributing property to the Wall Street Historic District, an NRHP district.
1201 Third Avenue is a 235.31-meter (772.0 ft), 55-story skyscraper in Downtown Seattle, in the U.S. state of Washington. It is the third-tallest building in the city, the eighth-tallest on the West Coast of the United States, and the 97th-tallest in the United States. Developed by Wright Runstad & Company, construction began in 1986 and finished in 1988. 1201 Third Avenue was designed by Kohn Pedersen Fox Associates and The McKinley Architects. The building was the world headquarters of the financial company Washington Mutual from the building's opening until 2006, when the company moved across the street to the WaMu Center.
1 Wall Street is a mostly residential skyscraper in the Financial District of Lower Manhattan, New York City, on the eastern side of Broadway between Wall Street and Exchange Place. 1 Wall Street, designed in the Art Deco style, is 654 feet (199 m) tall and consists of two sections. The original 50-story building was designed by Ralph Thomas Walker of the firm Voorhees, Gmelin and Walker and constructed between 1929 and 1931, while a 36-story annex to the south was designed by successor firm Voorhees, Walker Smith Smith & Haines and built between 1963 and 1965.
Floor area ratio (FAR) is the ratio of a building's total floor area to the size of the piece of land upon which it is built. It is often used as one of the regulations in city planning along with the building-to-land ratio. The terms can also refer to limits imposed on such a ratio through zoning. FAR includes all floor areas but is indifferent to their spatial distribution on the lot whereas the building coverage ratio measures building footprint on the lot but is indifferent to building height.
In land use, a setback is the minimum distance which a building or other structure must be set back from a street or road, a river or other stream, a shore or flood plain, or any other place which is deemed to need protection. Depending on the jurisdiction, other things like fences, landscaping, septic tanks, and various potential hazards or nuisances might be regulated and prohibited by setback lines. Setbacks along state, provincial, or federal highways may also be set in the laws of the state or province, or the federal government. Local governments create setbacks through ordinances, zoning restrictions, and Building Codes, usually for reasons of public policy such as safety, privacy, and environmental protection. Neighborhood developers may create setback lines to ensure uniform appearance in the neighborhood and prevent houses from crowding adjacent structures or streets. In some cases, building ahead of a setback line may be permitted through special approval.
The design and construction of skyscrapers involves creating safe, habitable spaces in very high buildings. The buildings must support their weight, resist wind and earthquakes, and protect occupants from fire. Yet they must also be conveniently accessible, even on the upper floors, and provide utilities and a comfortable climate for the occupants. The problems posed in skyscraper design are considered among the most complex encountered given the balances required between economics, engineering, and construction management.
Height restriction laws are laws that restrict the maximum height of structures. There are a variety of reasons for these measures. Some restrictions serve aesthetic values, such as blending in with other housing and not obscuring important landmarks. Other restrictions may serve a practical purpose, such as height restrictions around airports for flight safety. Height restriction laws for housing have become a source of contention by restricting housing supply, increasing housing costs, and depressing land values.
The 1916 Zoning Resolution in New York City was the first citywide zoning code in the United States. The zoning resolution reflected both borough and local interests, and was proposed after the Equitable Building was erected in Lower Manhattan in 1915.
801 Grand High Rise Building is a 45-story skyscraper in Des Moines, Iowa, United States, operated and managed by JLL Americas and owned by Principal Financial Group. The 801 Grand Building was constructed in 1989 and is the tallest building in Iowa. The building is part of a larger downtown campus run by Principal Financial Group and features a skywalk and an eight-sided copper pyramid at its top.
48 Wall Street, formerly the Bank of New York & Trust Company Building, is a 32-story, 512-foot-tall (156 m) skyscraper on the corner of Wall Street and William Street in the Financial District of Lower Manhattan in New York City. Built in 1927–1929 in the Neo-Georgian and Colonial Revival styles, it was designed by Benjamin Wistar Morris.
500 Fifth Avenue is a 60-story, 697-foot-tall (212 m) office building on the northwest corner of Fifth Avenue and 42nd Street in Midtown Manhattan, New York City. The building was designed by Shreve, Lamb & Harmon in the Art Deco style and constructed from 1929 to 1931.
26 Broadway, also known as the Standard Oil Building or Socony–Vacuum Building, is an office building adjacent to Bowling Green in the Financial District of Lower Manhattan in New York City. The 31-story, 520-foot-tall (160 m) structure was designed in the Renaissance Revival style by Thomas Hastings of Carrère and Hastings, in conjunction with Shreve, Lamb & Blake. It was built in 1884–1885 as the headquarters of Standard Oil, at the time one of the largest oil companies in the United States, and expanded to its current size in 1921–1928.
The earliest stage of skyscraper design encompasses buildings built between 1884 and 1945, predominantly in the American cities of New York and Chicago. Cities in the United States were traditionally made up of low-rise buildings, but significant economic growth after the American Civil War and increasingly intensive use of urban land encouraged the development of taller buildings beginning in the 1870s. Technological improvements enabled the construction of fireproofed iron-framed structures with deep foundations, equipped with new inventions such as the elevator and electric lighting. These made it both technically and commercially viable to build a new class of taller buildings, the first of which, Chicago's 138-foot (42 m) tall Home Insurance Building, opened in 1885. Their numbers grew rapidly, and by 1888 they were being labelled "skyscrapers".
The Springs Mills Building is a 21-story office building at 104 West 40th Street in Manhattan, New York City, just west of Sixth Avenue and Bryant Park. The Modernist building sits on an L-shaped lot that extends back to 39th Street and rises to a thin glass hexagonal tower. An early example of the International Style in New York, the building was designed by the architectural firm Harrison & Abramovitz and built in 1961–1963. Its northern facade on 40th Street is designed to comply with the 1961 Zoning Resolution, enacted soon after the building's construction started, while its southern facade on 39th Street conforms to the older 1916 Zoning Resolution.
The St. Regis Chicago, formerly Wanda Vista Tower, is a 101-story, 1,198 ft (365 m) supertall skyscraper in Chicago, Illinois. Construction started in August 2016, and was completed in 2020. Upon completion it became the city's third-tallest building at 1,198 ft (365 m), surpassing the Aon Center. It is the tallest structure in the world designed by a woman. It forms a part of the Lakeshore East development and overlooks the Chicago River near Lake Michigan.
