The Platinum is a 17-story, 255-unit condo hotel located at 211 East Flamingo Road in Paradise, Nevada, east of the Las Vegas Strip. The project was approved in 2003, and began construction in 2005, as a joint venture between Diversified Real Estate Concepts, Inc. and Marcus Hotels and Resorts. The project was topped out in December 2005, and was opened in October 2006. In 2009, buyers filed lawsuits against Marcus for various allegations; the last of the lawsuits were settled in March 2013.
The property began in 1974, as the Highlander 6 Inn motel. [2] The motel became a Comfort Inn between 1990 and 1993. [3] [4] By 2001, the motel was operating as an Econo Lodge. [5] Michael Peterson, the president and chief executive officer of Diversified Real Estate Concepts, Inc., [6] purchased the land in 2003. [7] Peterson had developed several restaurants and condominiums in Chicago and Wisconsin, [8] [6] and was also planning the nearby Aqua Blue condominium/hotel/casino in Las Vegas until its cancellation. [9]
In October 2003, the Clark County Commission approved plans for a 24-story, 210-foot condo hotel with 255 rooms to be built on the 1.7-acre (0.69 ha) property, located at the southeast intersection of East Flamingo Road and Koval Lane. The project had previously been approved by the Clark County Planning Commission. A resident in the nearby Park Towers appealed the Planning Commission's approval because of concerns about parking and increased traffic that would be caused by the new project, as well as its obstruction of views of the nearby Las Vegas Strip; the resident's attorney noted that Park Towers contained less than 90 units on 3.8 acres (1.5 ha) while the new project would include more than 250 units on 1.7 acres. [10]
By the time of the commission's approval, the project was already supported by Park Towers' developer, Irwin Molasky, and its homeowner association, after the project was altered to accommodate Park Towers' residents; Diversifed Real Estate reduced the new project's unit count from 334 to 255, and reduced its height from 293 feet to 210 feet, at which point the homeowner association withdrew its objection. [10] The new project was also situated further back on the property to limit potential traffic issues. [8]
Sherman Architecture was the project's design consultant, while the project's primary architect was Morris & Brown Architects of Solana Beach, California. [11] [12] At the time of approval, Robert Sherman, the architect for Diversified Real Estate's Las Vegas projects, said that construction could begin in 12 to 18 months, with a possible opening in three years. Sherman also said that construction would cost between $60 million and $80 million. [10] Demolition of the two-story, 130-room Econo Lodge was approved in November 2003. [13]
Platinum Condominium Development, LLC was formed as a joint venture between Marcus Hotels and Resorts and Diversified Real Estate Concepts, Inc. On January 27, 2004, it was announced that the project would be known as The Platinum Suite Hotel & Spa. Diversified Real Estate would be responsible for marketing The Platinum, and would oversee construction with Marcus Hotels, which would operate the hotel upon its opening. The Platinum's 255 units were to range between 911 sq ft (84.6 m2) and 2,166 sq ft (201.2 m2), with prices between $300,000 and $1 million. [14] [15] Construction was expected to begin in late August or early September 2004, [16] with a scheduled opening in early 2006. [17] The Platinum sold out all its units in 39 days. [6] In January 2005, McCarthy Building Companies expected to begin construction later in the month, with completion expected for spring 2006. [8]
In April 2005, Residential Constructors – a subsidiary of McCarthy Building Companies – completed the Platinum's foundation after a 17-hour concrete pour, making up 5,300 cubic yards of cement. Approximately 50 construction workers monitored the process, which required 60 concrete trucks to maintain a pour of 440 cubic yards per hour. Most of the property was taken up by the foundation. The Platinum was scheduled for completion in May 2006. [18] Residential Constructors topped out the 17-story tower on December 15, 2005. Construction, expected to cost $112 million, was on track for completion in May 2006. [12]
The Platinum opened on October 25, 2006, [19] [20] with construction costing a total of $120 million. [21] The project includes 400,000 sq ft (37,000 m2) of total living space. [12] Amenities included a fitness center, a spa, a lounge, a restaurant, 24-hour room service, concierge, valet parking, an indoor-outdoor pool, and a rooftop terrace. [19] The Platinum was among the first condo hotels to open near the Las Vegas Strip. [6] In January 2007, Peterson sold his share of the Platinum to Marcus Corporation. [7] [21] In October 2008, Luxury Suites International was in negotiations to manage units at the Platinum. [22]
In July 2009, 24 buyers of the Platinum's condominiums filed lawsuits against Platinum Condominium Development LLC and Marcus Corporation, alleging that they breached contracts by failing to market the buyers' units for rental purposes. The lawsuit also alleged that Platinum and Marcus had not properly shared rental revenue with the buyers, that they fraudulently withheld information regarding the project's development, and that they violated the Nevada Deceptive Trade Practices Act. The lawsuit stated: "False projections of rental rates, occupancy rates, and the 'quality' of Platinum Condominiums as an excellent investment opportunity were made by the sales agents, at the direction and approval of Platinum and Marcus." Both companies denied the allegations. [23]
Attorneys for Marcus stated that one of the plaintiffs was "apparently plagued by buyer's remorse now that the Las Vegas real estate and tourism markets have collapsed on an unprecedented scale." The buyers sought access to financial records for the project, as well as the rescission of their sales contracts. [23] The last of the lawsuits were settled in March 2013, with Marcus paying out a total of $3 million. [21]
The Trump International Hotel Las Vegas is a 64-story hotel, condominium, and timeshare located on Fashion Show Drive in Paradise, Nevada, US, named for part owner Donald Trump, who was later elected president of the United States. It is located down the street from Wynn Las Vegas, behind the former site of the New Frontier Hotel and Casino on 3.46 acres (14,000 m2), near the Fashion Show Mall, and features both non-residential hotel condominiums and residential condominiums. The exterior glass is infused with gold.
The Las Ramblas Resort was a proposed mixed-use project that was to be constructed in Paradise, Nevada. The project was to be located on 25 acres (10 ha) of land on Harmon Avenue, east of the Las Vegas Strip. Las Ramblas would have included 11 towers encompassing a hotel and condominium residences for a total of 4,400 units, including 300 hotel rooms. Other amenities would have included a small casino, retail stores, a spa and health club, and nightclubs. The complex would have totaled 8 million sq ft (740,000 m2), and was designed by Arquitectonica. The design was inspired by La Rambla, an open-air street in Barcelona.
The Cosmopolitan of Las Vegas is a resort casino and hotel on the Las Vegas Strip in Paradise, Nevada. It is owned by The Blackstone Group, Stonepeak Partners, and Cherng Family Trust and operated by MGM Resorts International. The resort includes a 100,000 sq ft (9,300 m2) casino and 3,033 rooms across two towers, as well as a 3,200-seat performance theater and various restaurants.
Aria Campus, commonly known by its former name CityCenter, is a mixed-use, urban complex on the Las Vegas Strip in Paradise, Nevada. It is located on 67 acres (27 ha) and contains a total of 18-million sq ft (1,700,000 m2). The complex includes Aria Resort and Casino, the Vdara condo-hotel, the Waldorf Astoria Las Vegas hotel and condominiums, the Veer Towers condominiums, and a mall known as The Shops at Crystals. Another hotel and condo project, The Harmon, never opened due to construction defects; the site was redeveloped as another shopping mall, known as 63.
The Signature at MGM Grand is a condo-hotel at the MGM Grand resort in Paradise, Nevada, near the Las Vegas Strip. It consists of three towers, each 38 stories in height, with a total of 1,728 units. MGM Mirage and Turnberry Associates partnered to develop the project, which was announced in 2002. Construction was underway in 2004, and the first tower opened in May 2006. The project was built on land previously used by the MGM Grand Adventures Theme Park.
The Ogden is a 21-story luxury condominium tower located at 150 North Las Vegas Boulevard in downtown Las Vegas, Nevada. The Ogden was announced in 2004 as the Streamline Tower condominium project, to be built on the former 1-acre (0.40 ha) property of the Golden Inn motel, which was demolished at the end of the year. Work on the property began in 2005, to prepare it for the new project, which began construction the following year. The project was financed by Corus Bank, and was developed by a half-dozen investors, including Las Vegas Stars baseball player Dusty Allen.
Panorama Towers is a high-rise condominium complex located in Paradise, Nevada. Developed by Laurence Hallier and Andrew Sasson, the $600 million aqua-blue glass 635-unit complex sits on 8.5 acres (3.4 ha) on Dean Martin Drive and is centrally located across from the Las Vegas Strip one-quarter mile (0.40 km) from CityCenter.
Turnberry Place is a luxury high-rise condominium complex near the Las Vegas Strip in Winchester, Nevada. It includes four, 38-story towers, each rising 477 ft (145 m). The complex also includes the 80,000 sq ft (7,400 m2) Stirling Club, offering various amenities to residents and other members.
Sky Las Vegas is a 45-story luxury high-rise condominium tower with 409 units, situated on a 3-acre site on the Las Vegas Strip in Winchester, Nevada. A two-story retail project had initially been planned for the site in 2001, although it ultimately did not materialize. Plans for Sky Las Vegas were announced in July 2004, with construction beginning the following year and its opening occurring in May 2007.
Turnberry Towers is a 45-story twin tower condominium complex in Winchester, Nevada, near the Las Vegas Strip. Initially, plans were announced in 1998 for Great Masters, a $300 million condominium project consisting of 56-story twin towers. The land was sold in 2000 to Turnberry Associates, which announced plans to build Madison Towers on the property. The $250 million condominium project would include 25-story twin towers, but the start of construction was delayed due to poor economic conditions as a result of the September 11 attacks. Conditions improved and the project was redesigned to be larger, with the new name of Turnberry Towers. Construction of the first tower began in June 2005, and was finished in 2007, followed by the completion of the second tower a year later.
Allure Las Vegas is a condominium tower in Las Vegas, Nevada. The 41-story, 466 ft (142 m) tower was built between 2005 and 2007 and was designed by EDI Architecture. Construction was managed by Bovis Lend Lease.
The Fontainebleau Las Vegas is a resort and casino on the Las Vegas Strip in Winchester, Nevada. It is owned and operated by Fontainebleau Development and is a sister property to Fontainebleau Miami Beach, and sits on the 24.5-acre (9.9 ha) site previously occupied by the El Rancho Hotel and Casino and the Algiers Hotel. Ownership and development has changed several times since the project was announced in May 2005. It was originally proposed by developer Fontainebleau Resorts, owned by Jeff Soffer.
The Ivana Las Vegas was a proposed 73-floor, 923-foot condominium high-rise, named after Ivana Trump. The project was initially announced in August 2004, as The Summit, and was to be constructed on the 2.17-acre site of the closed Holy Cow Casino and Brewery, located on the Las Vegas Strip in Las Vegas, Nevada. Trump became involved with the project in June 2005, when it was renamed.
The Sandhurst Las Vegas is a cancelled high-rise condominium and mixed-use project that was planned for construction in downtown Las Vegas. The project was announced in October 2004, with the New Jersey-based Sandhurst Development as the developer. The project was designed by JMA Architecture and was to include a 35-story tower with 398 units. Two additional towers were also planned early in the project's history.
Majestic Las Vegas is a cancelled high-rise condominium project that was to be built on property previously occupied by the La Concha Motel on the Las Vegas Strip, in Winchester, Nevada. The project was announced by La Concha owner Lorenzo Doumani in February 2004. The 42-story condominium tower was to be accompanied by Hilton's Conrad Las Vegas, a Conrad-branded, 37-story hotel that would operate in a separate high-rise building on the same property. The project was initially expected to open in February 2006.
Las Vegas Grand is an apartment complex located east of the Las Vegas Strip in Paradise, Nevada. It was developed by Chris DelGuidice through his Florida-based company, Del American. Originally, DelGuidice planned to build apartments on the site around 2001, and he subsequently added a condominium component. The project was announced in August 2003, but the apartment aspect was removed from the project later that year because of rising construction costs. The project, to be known as Vegas Grand, was to consist of 880 condominium units.
One Las Vegas is a condominium property in Enterprise, Nevada, south of the Las Vegas Strip. It consists of two 20-story towers with a total of 359 condominium units. Construction was underway in 2006, and the towers opened in June 2008. The following year, One Las Vegas entered foreclosure because of low sales, caused by the Great Recession.
Krystle Sands was a proposed 45-story condo hotel that was to be built on the Las Vegas Strip in Winchester, Nevada. Reservations for the project's condominium units began in 2004, and construction was scheduled to start later that year, with the opening planned for 2006.
Pinnacle was a proposed two-tower condo hotel project that was to be built near the Las Vegas Strip in Paradise, Nevada. The project was announced in 2005, and would have included 1,104 units across two 36-story towers. Construction was to begin in 2006, but was delayed several times. Pinnacle was ultimately canceled in March 2008, due to financing issues caused by the Great Recession.
