PT Kawasan Industri Jababeka Tbk (lit. 'Jababeka Industrial Estate plc'), trading as Jababeka & Co., is the first publicly listed industrial estate developer in Indonesia, [1] being listed on the Jakarta and Surabaya Stock Exchange under the "KJIA" ticker symbol in 1994. It was established in 1989 by Setyono Djuandi Darmono, marked by the development of an integrated city in some 5,600 hectares of land which is Kota Jababeka in Cikarang. As an industrial estate developer, Jababeka creates an industry-based township through developing industrial, residential, commercial property, leisure, infrastructure and estate management service.
PT Jababeka Tbk was established in 1989. In the same year, the development of industrial estate took place in Cikarang, known as Jababeka Industrial Estate, while the residential estate was started being developed three years later. In 1994, PT Jababeka Tbk was listed on Jakarta and Surabaya stock exchange, making it the first publicly listed industrial estate developer in Indonesia. [1] Then in 1996, there were acquisitions of Menara Batavia in Jakarta CBD and also 1,000 ha industrial land in Cilegon, Banten. Still in the same year, PT Jababeka Tbk inaugurated the Jababeka Golf and Country Club in Jababeka. Then in 2001, there was inauguration of Education Park, including President University.
Development was still going on with the next project was the development of Jababeka Central Business District (CBD) in Cikarang in the year of 2003, and continued with the groundbreaking of 130 MW Power Plant project in 2007 as well as Medical City in 2008. Besides the power plant, another infrastructure developed was the dry port. Cikarang Dry Port started operations in 2010 and appointed as an Integrated Customs Services Zone with international port code IDJBK. In 2011, PT Jababeka Tbk acquired 1,500 ha land in Tanjung Lesung, Banten. Next development was the Kendal Industrial Estate in Central Java while in Jababeka, Bekasi Power started operating in 2013. By 2014 PT Jababeka Tbk achieved over IDR 2.5 trillion in revenue. In 2015, development of US$1 billion Plaza Indonesia Jababeka township project was begun.
The Jababeka Industrial Estate in Kota Jababeka, Cikarang, Bekasi, West Java is the first modern Indonesian eco-industrial estate and jointly developed with ProLH GTZ under a technical cooperation program collaboratively established by Indonesia's Ministry of Environment and the Republic of Germany. [2] The industrial estate includes industrial land lot, built-to suit factories, Biz Park Jababeka and logistic buildings. It spans in more than 2,000 hectares of land and contains more than 1,650 local and multinational corporations from 30 countries, [3] such as United States, Japan, France, United Kingdom, the Netherlands, Australia, Korea, Singapore, Taiwan, and Malaysia.
Jababeka’s Residential Estate is set in the heart of Kota Jababeka, Cikarang, Bekasi, West Java where professionals who work in Jababeka's Industrial Estate reside. The development of the residential estate known as Jababeka Residence started back in 1992. It lies on a 1,400 hectares land and consists of around 50,000 housing units catering for all social strata as it comprises various types of residential clusters.
Jababeka's commercial products include commercial plots of land, shophouses, office and commercial space for rent which is located in Kota Jababeka, Cikarang, Bekasi, West Java. The Jababeka Central Business District contains various commercial facilities which are shops, restaurants and banks. This area is commonly used by youngsters from local schools and universities, faculty members, entrepreneurs, professionals and many others to have social interactions.
Infrastructures in Jababeka are built to support the growth of its estates. The power plant which is managed by PT Bekasi Power, a subsidiary of PT Jababeka Tbk, supports the continuity of Uninterruptible Power Supply (UPS) operation for seven industrial estates in eastern Jakarta, especially Jababeka industrial area. [4] It also cooperates with the state electricity company or Perusahaan Listrik Negara (PLN) to support government programs in electricity distribution in Bekasi and Karawang’s industrial areas. [4] Another infrastructure developed by Jababeka is the dry port called Cikarang Dry Port which allows import-export customs clearance to be resolved within the Jababeka industrial area. Besides the power plant and the dry port, Jababeka develops water treatment plant units as well as waste water management.
In addition to the water and waste water treatment plant, Jababeka provides network of fiber optics powered by PT Telkom Indonesia, PT. Indonesia Comnet Plus (Icon+) dan PT Indosat. Jababeka has invested in road improvement and drainage services program, in-house fire brigade and fire hydrants, 24-hour security, public lighting and public transportation, all of which fall under Jababeka's estate management services.
Some products of Jababeka's leisure and hospitality are Jababeka Golf and Country Club, Borobudur International Golf & Country Club, President Lounge, Metro Suites and Metro Hotel.
Jababeka was established in 1989. One of the major works of Jababeka is Kota Jababeka in Cikarang, Bekasi, West Java. As of 2017 Jababeka employs more than 700,000 workers and 10,000 expatriates in order to support the creation of employment opportunities in Indonesia. Jababeka becomes home base to some tenants which are Loreal, ICI Paints, Mattel, Samsung, Unilever, United Tractors, Akzo Nobel and Nissin Mas. [5]
Besides Kota Jababeka in Cikarang, Jababeka continues working with keen regional governments in Indonesia to develop more cities. Ongoing projects are Kota Jababeka, Tanjung Lesung (Tanjung Lesung SEZ), Kendal (Kendal Industrial Estate), Morotai (Jababeka Morotai SEZ) and Cilegon. Potential cities to be developed are Bengkulu, Cirebon, Tuban/Madura, Banda Aceh, Medan, Sei Mangkei, Padang, Bintan, Bangka Belitung, Yogyakarta, Pontianak, Balikpapan, Tuban, Bitung, Palu, Takalar, Ende, Flores, Ambon, Sorong, Kaimana.
Jababeka works with Small and Medium Enterprises (SME) to increase their capabilities to earn income, and encourages small organic farmers to succeed in the agribusiness sector. Moreover, Jababeka also assists with general infrastructure development and repairs, particularly of waterworks and roads, to support quality of life for residents of local communities.
Jababeka provides free medical services for the underprivileged, supports government health programmes, helps construct and renovate schools and libraries, and gives scholarships to high achieving underprivileged children.
Jababeka has established an 11-ha Botanic Garden to help preserve biodiversity and serve as green "lungs" for the surrounding residents.
Banten is the westernmost province on the island of Java, Indonesia. Its capital city is Serang and its largest city is in Tangerang. Lippo Cikarang is an independent township, which is being developed by PT Lippo Cikarang Tbk, a subsidiary of Lippo Group. The township is located at the eastern corridor of Jakarta at Cikarang, West Java, Indonesia. The township has land area of about 3000 hectares. The township has more than 14,000 houses and 993 manufacturing companies in its industrial areas.
Kampung Bandan Station (KPB) is a railway station located in North Jakarta. This station is located close to WTC Mangga Dua. This station has elevated and ground-level tracks. The elevated level tracks are used by trains between Jakarta Kota and Tanjung Priuk, as the Tanjung Priuk Line. The ground tracks are used by trains going to Cikarang as the Cikarang Loop Line. This station has been hit by floods numerous times.
Kota Deltamas is an integrated industrial, commercial and residential township at Cikarang, West Java, Indonesia. The township located between Jakarta and Bandung city, which has land area of about 3000 hectares. It is being developed by Indonesian conglomerate Sinar Mas Land and Japanese Sojitz.
PT Bekasi Power is a power plant located in West Java, Indonesia. It is a subsidiary of PT Jababeka Tbk which was established in 2007. As a 130 megawatt (MW) power plant generated by steam and gas (PLTGU), it strengthens Bekasi – Karawang electricity system through Cibatu substation owned by PT Perusahaan Listrik Negara (PLN). This state-owned company can only meet the needs of about 60 percent. To meet the rest, private sector needs to get involved. A reliable and sustainable electricity supply with an international standard is a must for an industrial estate. Bekasi Power plant is therefore constructed to guarantee Uninterruptible Power Supply (UPS) for a total of seven industrial zones including Jababeka. By delivering reliable electricity at a competitive price, this plant supports Jababeka business as well as surrounding areas, boosting Indonesia's power capacity and industrial growth for the upcoming years.
Tanjung Lesung Beach is a beach in Pandeglang Regency, Banten, western tip of Java. It is 160 kilometres (99 mi) from the capital city of Indonesia, Jakarta, and can be reached by car or public bus in about a 3-4-hour drive. It is known as a beach resort with sea views, having a 15-kilometre (9.3 mi) white sand coastline and also marine life where visitors can enjoy snorkeling, diving as well as fishing. The area has been declared as a "cultural heritage" since the location is near Ujung Kulon National Park, Mount Krakatau and Umang Island.
In Cikarang, West Java, Indonesia, there is a dry port called Cikarang Dry Port (CDP), which is a part of Kota Jababeka. With a total area of 200 hectares, CDP was founded in 2010. It is run as Indonesia's first and only Integrated Customs Services Zone by PT Cikarang Inland Port, a division of the publicly traded PT Jababeka Tbk. As an inland dry port model, CDP acts as a port extension that addresses ongoing traffic jams and delays at Tanjung Priok, a significant import/export gateway. Reducing the dwelling time from 3.2 days to the government-mandated 2.5 days is the primary goal.
Kendal Industrial Estate is an international industrial complex operated by PT Kawasan Industri Kendal and developed by PT Jababeka Tbk and Sembcorp Development Ltd as a bilateral cooperation between Indonesia and Singapore. It is located in Kendal district, Central Java province, Indonesia and was inaugurated on 14 November 2016 by the President of Republic of Indonesia, Joko Widodo and the Prime Minister of Singapore, Lee Hsien Loong in Semarang, Central Java, Indonesia. Having Jababeka Industrial Estate at Cikarang as a blueprint, Kendal Industrial Estate that is also known as Kendal Industrial Park by the Bay is designed as an industrial area combined with residential and commercial area. With a total area of 2.700 hectares, it is expected to provide up to 500.000 workers. Of the total land area, 860 hectares is plotted for infrastructure development consisting of power network, water treatment and waste management.
Kota Jababeka is an integrated industry-based township development at Cikarang, Bekasi Regency, which is within Greater Jakarta. Owned by Kawasan Industri Jababeka, it is located 35 km east of Jakarta city center with a land area of about 5,600 hectares. The township has separate zones for industrial, residential and commercial purpose. The township has a public transportation network, shopping, leisure and entertainment establishments, as well as a dry port, power plants, water treatment plants, waste water treatment plants and other civic amenities. The township can be reached by Jakarta–Cikampek Toll Road and takes about 1 – 1.5 hours journey from Jakarta.
Java Integrated Industrial and Ports Estate or JIIPE is an industrial area, integrated with deep sea port, residential estate and industrial area at Gresik, East Java, Indonesia. The project is located 24 km from Surabaya. It is a Public Private Partnership development, which is jointly developed by PT Usaha Era Pratama Nusantara, a subsidiary of PT AKR Corporindo Tbk, and PT Berlian Jasa Terminal Indonesia, a subsidiary of state owned company Pelindo III.
Cikarang Station (CKR) is a railway station located at Karangasih, North Cikarang, West Java in Indonesia. Previously the station was only served by regional train services between West Java and Jakarta. It is included in the service area of Jakarta metro commuter rail since October 2017.
Meikarta is a planned city project in Indonesia, which is aimed to become a modern city of international scale. The township is being developed by PT Lippo Karawaci Tbk in Cikarang, Bekasi Regency. The township has land area of about 500 hectares. The project was officially launched on 17 August 2017. The project is located on the Jakarta-Cikampek Toll Road. Meikarta expects to serve as the residential area of other industrial estates in Cikarang region such as Kota Jababeka and MM2100. Total investment for development of the township is about Rp 278 trillion.
Lemahabang Station (LMB) is a class III railway stasiun located in Simpangan, North Cikarang, Bekasi Regency. The station, which is located at an altitude of +16 m, is included in the Operation Area I Jakarta. The name of this station comes from the hamlet where this station is located. This station is opposite the market and across Jl. Pantura.
