NEMA (Chicago) (also 1210 South Indiana and formerly 113 East Roosevelt or One Grant Park) is a 76-story residential skyscraper in Chicago, Illinois in the Central Station neighborhood, of the Near South Side. The tower, built by developer Crescent Heights, has 800 apartments and rises 896 feet (273.1 m) making it the city's tallest rental apartment building. [2] [3] [4] NEMA is the tenth-tallest building in Chicago as of 2024 [update] and the forty first-tallest building in the United States. It is the tallest all-rental residential building in the city. [5]
NEMA is designed by Rafael Viñoly as the first of a three phase development that includes an even taller 648-unit structure as the second phase and a 100-unit townhouse development with a public park as the third phase. [6] [7] Building interiors are designed by David Rockwell. [8]
Despite the financial crisis of 2007–08 and the resulting softening market in 2007, Gerald Fogelson, co-chairman and chief executive of Central Station Development Corp., had sought approval for a 73-story Grant Park Tower III at the 113 East Roosevelt location in 2008. [9] [10] An 83-story Grant Park Tower IV at Michigan and Roosevelt was also planned to begin preconstruction sales in 2009. [9] Miami developer Crescent Heights acquired the real estate for the development in 2012 for $29.5 million. [11] The development was presented in a community meeting on September 22, 2015. [7] The Chicago Plan Commission approved the development on November 19, 2015, in a meeting that also resulted in the approval of the Wanda Vista tower. [12] The building will be located on a 1-acre (4,047 m2) site once used for Illinois Central Railroad tracks in the 1960s. [13] [11] On January 4, 2017, the name of the building was changed to One Grant Park after a 203 million financing loan was announced for the 792-unit, 829-foot, 76-story, luxury residential building. In 2018, the name was changed again to NEMA, short for "New Market," a lifestyle brand with sister buildings in San Francisco and a project in development in Boston. [16] During the second quarter of 2019, occupants began taking residence. [17] [18] In mid-2019 Crescent Heights refinanced its original construction loans with KKR Real Estate Finance Trust in order to lower its interest rates by about 80 basis points. By that time, 35 percent of the apartments had been leased. [17]
The development sits adjacent to the southwest corner of Grant Park. [19] Originally, the name 113 East Roosevelt was associated with the whole three phase development and reflects the address on Roosevelt Road (at the corner of Indiana Avenue) of Phase I of the development. To its west Phase II of the development will occur and will be a residential building at Roosevelt Road and Michigan Avenue. Phase III of the development is for townhouses and a public park on Indiana Avenue to the east of the two towers. [7] [11] The designs of the towers in the development feature architectural elements, such as “square structural bays of varying stacked heights” that pay homage to Willis Tower. [20] [21] Similar to Willis Tower, the building uses a "bundled tube" configuration, consisting of nine interlocked steel tubes as its framing system, and concrete walls extending to perimeter columns for wind protection. [22] An alternate address for the location is 1210 South Indiana Avenue. [14]
The building is the tallest residential apartment tower in Chicago. [23] [24] It is taller than any building on the South Side of Chicago, surpassing its neighbor One Museum Park. [11]
In January 2021, NEMA (Chicago) won both the Award of Excellence and the Best Tall Building Americas Audience Award of the Council on Tall Buildings and Urban Habitat (CTBUH) in the category Best Tall Building 200–299 meters. [25] [26]
Chicago's NEMA Tower consists of three stacked parts: a site-filling base; a square middle section with a southern extension that looks like a giant staircase; and an upper section with several indents. Together, these parts form a sculptural whole reminiscent of Willis, even though the structural systems of the two buildings are quite different. [27]

The building has 70,000 square feet of amenities, [28] including an outdoor Grant Park and Lake Michigan viewing platform; co-working space; a fitness center and spa with basketball, squash, yoga and a regulation-size boxing ring; golf simulator; indoor / outdoor swimming pool; game room; kids room; and a private dining ballroom. The interior of the South Loop Tower, including 70,000 square feet of communal space, was designed by David Rockwell, an American architect and designer from New York City. [30] The building is LEED Silver certified. [31] [32]

Lakeshore East is a master-planned mixed use urban development being built by the Magellan Development Group in the Loop community area of Chicago in Cook County, Illinois, United States. It is located in the northeastern part of the Loop, which, along with Illinois Center, is called the New Eastside. The development is bordered by Wacker Drive to the north, Columbus Drive to the west, Lake Shore Drive to the east, and East Randolph Street to the south. Skidmore, Owings & Merrill created the master plan for the area. The development, which had been scheduled for completion in 2011, was set for completion in 2013 by 2008. Development continued with revised plans for more buildings in 2018 and continuing construction of the Vista Tower in 2019.
One Museum Park is a skyscraper in Chicago, United States. It was designed by Chicago-based architecture firm Pappageorge Haymes, Ltd. and is located in the Near South Side community area.
The Old Chicago Main Post Office is a nine-story-tall office building in downtown Chicago. The building was designed by Graham, Anderson, Probst & White and built in 1921. The structure of the building was expanded greatly in 1932 in order to serve Chicago's great volume of postal business, increased significantly by the mail-order businesses of Montgomery Ward and of Sears. In 1997, the post office moved to a modern processing center nearby and the building was sold by the U.S. Postal Service for redevelopment in 2007.
Salesforce Tower Chicago is a skyscraper at Wolf Point in downtown Chicago. It is the tallest and last built of a three tower megadevelopment partly owned by the Kennedy family. The St. Regis Chicago, formerly Wanda Vista Tower, is a 101-story, 1,198 ft (365 m) multi-use supertall skyscraper in Chicago, Illinois. Construction started in August 2016, and was completed in 2020. Upon completion it became the city's third-tallest building at 1,198 ft (365 m), behind the Willis Tower and Trump Hotel and Tower, and surpassing the Aon Center. It is the tallest structure in the world designed by a woman. It forms a part of the Lakeshore East development and overlooks the Chicago River near Lake Michigan.
One Bennett Park is a skyscraper at 451 East Grand Avenue, in the Streeterville neighborhood of Chicago. The project was first announced as the building at 451 E. Grand Ave. in July 2014, approved in December 2014, and named One Bennett Park in October 2015. Both the building and the adjacent park are named for Edward H. Bennett, the Chicago architect and urban planner who coauthored the 1909 Plan of Chicago. The building topped-out in late 2018, and later opened in the spring of 2019. It is among Chicago's tallest skyscrapers.
1000M is a luxury apartment complex in the Historic Michigan Boulevard District portion of Michigan Avenue in the Chicago Loop. Designed by Helmut Jahn and Kara Mann, it is a 73-story, 832-foot (253.6 m) tall tower located at 1000 South Michigan Avenue. The 738 unit building includes a wide array of units from studios, convertibles, and 1 bedroom units all the way up to 4 bedroom penthouses. Construction on 1000M began in December of 2019 but was halted for a time due to the COVID-19 pandemic and it opened in June 2024. According to CBS News, the building is the "last creation of the legendary architect" Jahn.
Phase II of 113 East Roosevelt was a skyscraper planned for Chicago in the Near South Side community area. It was to be located at the southeast corner of Roosevelt Road and Michigan Avenue, adjacent to the southwest corner of Grant Park. The skyscraper was designed by Rafael Viñoly as the second of a three phase development that included a slightly shorter Phase I NEMA (Chicago) and a 100-unit townhouse development and public park as the third phase. It was planned to have 648 units that were likely to be condominiums. Miami developer Crescent Heights acquired the real estate for the development in 2012 for $29.5 million. The development was presented in a community meeting on September 22, 2015. The Chicago Plan Commission approved the development on November 19, 2015, in a meeting that also resulted in the approval of the Wanda Vista tower. The building was to be located on a 2-acre (8,094 m2) site, with financing as a prerequisite to initial groundbreaking. In 2023, the site of the development went up for sale by the developer, and the building was cancelled.

Wolf Point East Tower is the second tallest of three buildings being developed in the Near North Side community area on the Wolf Point property at a fork in the Chicago River in downtown Chicago. The building is planned to be approximately 60 stories and 660 feet (201.2 m) tall. It will have 698 units. Although originally intended to be a mixed use building when planned in 2012 and approved in 2013, the building was reenvisioned as an apartment building in 2016. Construction began in 2017 and is currently finished.
455 North Park Drive or Loews Hotel Tower, also known as Loews North Park Drive, is a 54-story 569 ft (173.4 m) tall skyscraper located at 455 North Park Drive in Chicago, Illinois that is owned by Loews Hotels. The 52-floor building has 86,121 m2 (927,000 sq ft) of floor space. It has 400 hotel rooms, 398 rental apartments, and assorted ballrooms, bars, restaurants and parking spaces. All apartments were sold for $240.4 million. It is based on an L-shaped twelve-storey podium. It was the tallest building built in the city in 2015.

Tribune East Tower is a 1,442 ft (439.5 m) mixed use supertall tower to be constructed on the eastern edge of the Tribune Tower property, in the Streeterville area of Chicago. The building plans were approved on May 8, 2020. When completed, the tower will be the second-tallest building in Chicago, after the Willis Tower, and one of the tallest buildings in the Western Hemisphere. Construction is to begin in the first half of 2024 and to be completed by September 2027.
400 Lake Shore is a building project in the Streeterville neighborhood of Chicago, on the site of the previously proposed Chicago Spire development. Its plan features two connected towers with a height of 875 feet for the northern tower, and 765 feet for the southern tower.

It is located in the Fulton Market District section of the West Loop neighborhood, amid a block of landmarked buildings. It was completed in 2023 with 43 stories, slightly shorter than the original proposal of 51 stories after a series of redesigns. It became the city's tallest building west of Halsted Street. 20% of the units are marketed as affordable housing. It was designed by Morris Adjmi Architects, and it is Chicago's first high-rise built by a Black-owned construction firm.
