The Sullivan Center, formerly known as the Carson, Pirie, Scott and Company Building or Carson, Pirie, Scott and Company Store, [4] is a commercial building at 1 South State Street at the corner of East Madison Street in Chicago, Illinois. Louis Sullivan designed it for the retail firm Schlesinger & Mayer in 1899 and later expanded it before H.G. Selfridge & Co. purchased the structure in 1904. That firm occupied the structure for only a matter of weeks before it sold the building (the land under it was owned at the time by Marshall Field) to Otto Young, who then leased it to Carson Pirie Scott for $7,000 per month, [5] which occupied the building for more than a century until 2006. Subsequent additions were completed by Daniel Burnham in 1906 and Holabird & Root in 1961. [6]
The building has been used for retail purposes since 1899, and has been a Chicago Landmark since 1975. It is part of the Loop Retail Historic District.
The Sullivan Center was initially developed because of the Chicago Great Fire of 1871. In 1872, Leopold Schlesinger and David Mayer decided to open a dry good store. They had met while working together prior to the Chicago Fire. Leopold Schlesinger had immigrated to Chicago in 1862 from Germany, and David Mayer was brought to the United States of America as an infant in 1852, also from Germany. [7] In 1881 Schlesinger and Mayer had moved their dry-goods store into the Bowen Building that was on the corner of State and Madison. In 1890, Schlesinger and Mayer hired Adler and Sullivan to prepare plans for the removal of the Bowen Building's attic story and the addition of two stories across the Bowen Building and the adjacent four-story structure to the south. The facades were added to match the bottom stories of the building and the building was painted white.
In 1892, Schlesinger and Mayer hired Adler and Sullivan to do further remodeling and add a new entrance to the corner of State and Madison. In 1896, Sullivan, no longer working with Adler, was asked back by Schlesinger and Mayer to redesign the façade and add two stories to the newly leased four-story building on Wabash avenue, as well as connecting it to the State Street store. That never happened because Schlesinger and Mayer changed their minds to make it a ten-story building, which also never happened. It eventually got painted white and then a bridge was added that connected the second story of the building to the elevated railroad. In 1898, Schlesinger and Mayer decided to remove the original building located on State and Madison replace it with a new building designed by Sullivan. Sullivan had both a nine and twelve-story proposal made up for this new building. They eventually started with a nine-story portion of the building that was made on the Madison Street side next to the original portion of the Adler and Sullivan renovations.
In 1902, Schlesinger and Mayer came back to Sullivan wanting a twenty-story building on State and Madison, eventually settling for the final twelve stories. The Madison Street portion that was added earlier could not structurally support twelve stories so was left as is. Sullivan came up with a three-stage plan to finish the new building and allow Schlesinger and Mayer to keep their business running during the Christmas season. [8]
The building is remarkable for its steel-framed structure, which allowed a dramatic increase in window area created by bay-wide windows, which in turn allowed for the greatest amount of daylight into the building interiors. This steel framed structure uses the post-and-lintel technique to provide a strong, light, and fireproof steel skeleton. The exterior of the building consists of a grid of piers and spandrels that reveals the post-and-lintel technique that supports the building. [9] The design was the first use of what became known as the Chicago window. At street level, the broad expanses of glass allowed for larger displays of merchandise to outside pedestrian traffic creating the idea of the sidewalk showcase. In between the windows were bands of terra cotta, replacing an earlier plan for white Georgia marble, to save cost and weight and to avoid delays arising from a stonecutter's strike. [10] The design featured bronze-plated cast-iron ornamental work above the rounded tower. The project also included a fire suppression sprinkler system, supplied from a 40-foot (12 m) water tower on the roof.
Sullivan designed the corner entry to be seen from both State and Madison. The attractive ornamentation above the entrance would give the store an elegant and unique persona important to the building's competition with neighboring stores. [11] The building is one of the classic structures of the Chicago school. The way this technique was used on the lower floors of the building was so elaborate that it used the natural lighting and shadows to seem almost as if it were magically floating above the ground. [12] The top floor of the 1899 and 1904 sections of the building were recessed to create a narrow loggia topped by an intricately detailed cornice that projected beyond the facade of the building. This was removed around 1948 and the 12th floor redesigned to replicate the lower floors. [13]
In November 1897, of Schlesinger & Mayer opened a pedestrian bridge connecting its second floor to the Madison/Wabash elevated (train) station behind it amid much controversy. The city had ordered work on the bridge to stop on Saturday, November 20, but overnight 200 workmen completed the bridge in secret, and it opened the next day, as a fait accompli. [14] It would prove to make the store identifiable from far away. This bridge too was covered in elaborate metalwork and provided a sense of special entry to those who used it. [15]
In May 1904 Harry Selfridge, the founder of London's Selfridges, bought the building, and operated his store H. G. Selfridge & Co. there briefly with a grand opening in mid-June, but only two months later, in mid-August 1904, sold it to Carson Pirie Scott.
In 1961, Carson, Pirie, Scott constructed an annex south of the building adding 59,500 sq ft (5,528 m2) of sales area. [16]

In February 2006, the first phase of a multi-year restoration of the building's upper facade was completed. In addition to cleaning, the cornice and supporting columns were recreated on the 12th floor. [13] A 2001 report put the budget at $68.9 million for this renovation.
In August 2006, Bon-Ton Stores Inc., parent company of Carson, Pirie, Scott, announced that after the 2006 Christmas season, the department store in the building would close. There were no immediate announcements as to what would occupy the building after the store's closure. After holding clearance sales, Carson's closed in February 2007. [18]
The 943,944-square-foot (87,695.3 m2) three-building complex, now renamed the Sullivan Center, is currently owned by Madison Capital, a private real estate company based in New York City. [19]
In 2008, a second renovation project of the decorative iron work on the lower three floors began. This included the State Street facade as well as rear portions of the building which face Wabash Avenue. Part of the funding for this renovation was provided by the City of Chicago. The Wabash facade was completed in August 2009 and the work on State Street in late 2010. [20] [21]
Tenants of the Sullivan Center include The Chicago Community Trust, the School of the Art Institute of Chicago and Gensler. In December 2010, Freed and Associates announced it was in talks with retailer Target, who expressed an interest in occupying part of the structure. [22] On February 15, 2011, the retailer announced it would lease 125,000 sq ft (11,600 m2) spread over two floors of the building. The new store opened July 26, 2012, and was met with favorable reviews for its clean design while being sensitive to the historic character of the structure. [23] In October 2021, the Target entrance's dark facade went viral on TikTok, affectionately nicknamed as the "Goth Target". [24] [25]
Louis Henry Sullivan was an American architect, and has been called a "father of skyscrapers" and "father of modernism." He was an influential architect of the Chicago School, a mentor to Frank Lloyd Wright, and an inspiration to the Chicago group of architects who have come to be known as the Prairie School. Along with Wright and Henry Hobson Richardson, Sullivan is one of "the recognized trinity of American architecture." The phrase "form follows function" is attributed to him, although the idea was theorised by Viollet le Duc who considered that structure and function in architecture should be the sole determinants of form. In 1944, Sullivan was the second architect to posthumously receive the AIA Gold Medal.
The Auditorium Building in Chicago is one of the best-known designs of Louis Sullivan and Dankmar Adler. Completed in 1889, the building is located at the northwest corner of South Michigan Avenue and Ida B. Wells Drive. The building was designed to be a multi-use complex, including offices, a theater, and a hotel. As a young apprentice, Frank Lloyd Wright worked on some of the interior design.

Marshall Field & Company was an upscale department store in Chicago, Illinois. Founded in the 19th century, it grew to become a large chain before Macy's, Inc, acquired it in 2005. Its founder, Marshall Field, was a pioneering retail magnate.
State Street is a large south-north street, also one of the main streets, in Chicago, Illinois, USA and its south suburbs. Its intersection with Madison Street has marked the base point for Chicago's address system since 1909. State begins in the north at North Avenue, the south end of Lincoln Park, runs south through the heart of the Chicago Loop, and ends at the southern city limits, intersecting 127th Street along the bank of the Little Calumet River. It resumes north of 137th Street in Riverdale and runs south intermittently through Chicago's south suburbs until terminating at New Monee Road in Crete, Illinois.
Carson Pirie Scott & Co. is an American department store that was founded in 1854, which grew to over 50 locations, primarily in the Midwestern United States. It was sold to the holding company of Bon-Ton in 2006, but still operated under the Carson name. The entire Bon-Ton collection of stores, including Carson's, went into bankruptcy and closed in 2018. Bon-Ton's intellectual property was quickly sold while in bankruptcy, and the new owners reopened shortly afterwards as a BrandX virtual retailer.
330 North Wabash is a skyscraper in downtown Chicago, Illinois, United States, at 330 N. Wabash Avenue, designed by architect Ludwig Mies van der Rohe. A small bust of the architect by sculptor Marino Marini is displayed in the lobby. The 52-story building is situated on a plaza overlooking the Chicago River. At 695 feet, 330 North Wabash is the second-tallest building by Mies van der Rohe, the tallest being the Toronto-Dominion Bank Tower at Toronto-Dominion Centre. It was his last American building.
The Reliance Building is a skyscraper located at 1 W. Washington Street in the Loop community area of Chicago, Illinois. The first floor and basement were designed by John Root of the Burnham and Root architectural firm in 1890, with the rest of the building completed by Charles B. Atwood in 1895. It is the first skyscraper to have large plate glass windows make up the majority of its surface area, foreshadowing a design feature that would become dominant in the 20th century.
The Dexter Building was a landmark building located at 630 South Wabash Avenue, in the South Loop area of Chicago, Illinois. The building was designed by the firm of Dankmar Adler and Louis Sullivan, and built in 1887. Prior to its destruction in 2006 it was one of the earliest surviving Louis Sullivan buildings, and was considered a precursor of the nearby Auditorium Building. It was designated as a Chicago Landmark in 1996 and was described by the Landmarks Division of the City of Chicago Department of Planning and Development as an "irreplaceable link in the chain of work of one of the nation's most important architectural partnerships". It was distinctive in its use of exterior perforated girders, prefiguring designs of seven decades later.
The Van Allen Building, also known as Van Allen and Company Department Store, is a historic commercial building at Fifth Avenue and South Second Street in Clinton, Iowa. The four-story building was designed by Louis Sullivan and commissioned by John Delbert Van Allen. Constructed 1912–1914 as a department store, it now has upper floor apartments with ground floor commercial space. The exterior has brick spandrels and piers over the structural steel skeletal frame. Terra cotta is used for horizontal accent banding and for three slender, vertical applied mullion medallions on the front facade running through three stories, from ornate corbels at the second-floor level to huge outbursts of vivid green terra cotta foliage in the attic. There is a very slight cornice. Black marble facing is used around the glass show windows on the first floor. The walls are made of long thin bricks in a burnt gray color with a tinge of purple. Above the ground floor all the windows are framed by a light gray terra cotta. The tile panels in Dutch blue and white pay tribute to Mr. Van Allen's Dutch heritage of which he was quite proud.. The Van Allen Building was declared a National Historic Landmark in 1976 for its architecture.

The Chicago Building or Chicago Savings Bank Building is an early skyscraper, built in 1904–1905. It is located at 7 West Madison Street in Chicago. Designed by the architecture firm Holabird & Roche, it is an early and highly visible example of the Chicago school of architecture.
The Jewelers Building at 15–17 Wabash Avenue between East Monroe and East Madison Streets in the Loop community area of Chicago in Cook County, Illinois, United States was built in 1881/82 and was designed by Dankmar Adler and Louis Sullivan. It is the only example of the early work of Adler & Sullivan that survives in the Loop. It is also known as the Iwan Ries Building, and the "Little" Jewelers Building to distinguish from the larger structure at 35 East Wacker Drive, which was built in 1925–27.
Joseph M. Siry is a leading American architectural historian and professor in the Department of Art and Art History at Wesleyan University. Siry's publications have focused particularly on the architecture of Louis Sullivan, Frank Lloyd Wright and the Prairie School.

Harold C. Bradley House, also known as Mrs. Josephine Crane Bradley Residence, is a Prairie School home designed by Louis H. Sullivan and George Grant Elmslie. It is located in the University Heights Historic District of Madison, Wisconsin, United States. A National Historic Landmark, it is one of just a few residential designs by Sullivan, and one of only two Sullivan designs in Wisconsin.
Loop Retail Historic District is a shopping district within the Chicago Loop community area in Cook County, Illinois, United States. It is bounded by Lake Street to the north, Ida B. Wells Drive to the south, State Street to the west and Wabash Avenue to the east. The district has the highest density of National Historic Landmark, National Register of Historic Places and Chicago Landmark designated buildings in Chicago. It hosts several historic buildings including former department store flagship locations Marshall Field and Company Building, and the Sullivan Center. It was added to the National Register of Historic Places on November 27, 1998. It includes 74 contributing buildings and structures, including 13 separately listed Registered Historic Places, and 22 non-contributing buildings. Other significant buildings in the district include the Joffrey Tower, Chicago Theatre, Palmer House, and Page Brothers Building. It also hosts DePaul University's College of Commerce, which includes the Kellstadt Graduate School of Business and the Robert Morris College.
The Consolidated Building, or ‘Johnnies’ as it became affectionately known, is an office building situated in the Marshalltown district of Johannesburg, on stands 149, 150 and 152 at 84/86 Fox Street and 29/31 Harrison Street. In 1895, before the Consolidated Building was built, these stands were home to the Jewish Social Club and in 1897, Johannesburg Waterworks had its offices there.

Preservation Chicago is a historic preservation advocacy group in Chicago, Illinois, which formally commenced operations on October 23, 2001. The organization was formed by a group of Chicagoans who had assembled the previous year to save a group of buildings which included Coe Mansion, which had once housed Ranalli's pizzeria and The Red Carpet, a French restaurant that had been frequented by Jack Benny and Elizabeth Taylor. Other preservation campaigns that were instrumental in the founding of Preservation Chicago included St. Boniface Church, the Scherer Building, and the New York Life Insurance Building.
