900 West Randolph Street, also known as 164 North Peoria, The Row and The Row Fulton Market, is a skyscraper in the Near West Side community area of Chicago. It is located in the Fulton Market District section of the West Loop neighborhood, amid a block of landmarked buildings. It was completed in 2023 with 43 stories, slightly shorter than the original proposal of 51 stories after a series of redesigns. It became the city's tallest building west of Halsted Street. 20% of the units are marketed as affordable housing. It was designed by Morris Adjmi Architects, and it is Chicago's first high-rise built by a Black-owned construction firm.
The building is built in the Chicago school style with "exaggerated channels and beams" inspired by Mies van der Rohe, [2] and a slender profile to preserve the sightlines of other buildings. [3] Other architectural elements include a brick street front and riveted steel detailing. [3] The exterior facade of glass and metal was inspired by Chicago infrastructure. [4] The interior is in the mid-century modern style. [5]
In 2012, the Chicago Transit Authority opened the Morgan station. [6] In 2014, West Loop stakeholders were resistant to a 12-story/154-foot (46.9 m) Nobu Hotel building on the northeast corner of Randolph and Peoria Streets. [7] [8] In 2015, Highland Park-based Tucker Development acquired the majority of the block surrounded by Randolph, Peoria, Sangamon, and Lake streets. [9] Tucker planned a 18-story, 260-unit tower from OKW Architects in the center of the block as well as rehabbing numerous preserved low-rise landmarked buildings on the block as of April 2016. [10] The rest of the block was officially designated as part of the Fulton-Randolph Market District Chicago Landmark district in July 2015. [11]
900 West Randolph's zoning application was submitted by Related Midwest and Tucker Development on October 11, 2017. [9] The original 2017 proposal was for a 51-story/570-foot (174 m) tall building with 300 residential units and 220 parking spaces. [12] It was to have a mix of 46,000 square feet (4,274 m2) of retail and 45,000 square feet (4,181 m2) of office space. [13] It was one of two buildings in the West Loop by Related Midwest that raised concern from local residents. [14] Unlike the stakeholders of Related Midwest's even taller proposed 725 West Randolph, Neighbors of the West Loop Development Committee opposed the proposal noting in October 2017 that "The group considered this building – which would be the tallest (existing or proposed) West Loop structure west of Halsted by a factor of three – to be too tall, with too much density for the area. Additionally, the group was concerned that this building would set the new height standard for the West Loop." [15] [A] The first renderings of the building were unveiled at the beginning of February 2018 with a 170 North Peoria address. [14] Both 725 and 900 West Randolph required that the city authorize zoning changes. [16] After meeting with resistance, 900 West Randolph was redesigned and presented at 43 stories in March 2018. [17] The 495-foot (151 m) March 2018 redesign was later resubmitted at 36 stories to garner support for the project according to June 2018 correspondences with 27th Ward Alderman Walter Burnett. [18] The building is situated in the section of Randolph Street known as Restaurant Row. The project includes historic restoration of the surrounding buildings that avails additional contiguous footage to 900 West Randolph while matching the low-rise streetwall and setting back the larger upward architectural projection. In December 2019, the Chicago Plan Commission approved a 43-story version. [19] This 43-storey version was designed by Morris Adjmi of New York with Stantec serving as the local architect of record. [20] In November 2021, Related Midwest selected Bowa Construction to build the skyscraper, making it the first construction company owned by a person of color to construct a high rise building in Chicago. [21] Thus, it has official billing as "the city's first high-rise with an African American Minority Business Enterprise co-leading construction". [3] The building permit for the project was issued to LR Contracting Company for the project that was to be taller than anything west of Halsted. [4] Because of proximity to public transit, including the Morgan station of the Chicago "L"'s Green and Pink Lines, planned on-site parking capacity was lowered to only 75 spaces. [22] Upon completion, the project included 146 parking spaces and 12 electric charging stations. [23] The official address of the completed project is 164 North Peoria Street. [24] The project used new state incentives to provide 20% of the 300 units at affordable housing rental rates rather than market rates. [3] On the other end of the spectrum, when the first move–ins occurred in June 2023, the project included six 42nd and 43rd floor penthouses ranging from 2,358–3,418 square feet (219.1–317.5 m2) with 12-foot-high (3.7 m) ceilings and monthly rents up to over $23,000. At the time the building opened in June 2023, two buildings of at least 600 feet (183 m) in height were already proposed in the Fulton Market District: 725 West Randolph at 665 feet (203 m), [26] and 420 North May at 600 feet (183 m). [27]
Two Prudential Plaza is a 64-story skyscraper located in the Loop area of Chicago, Illinois. At 995 feet (303 m) tall, it is the seventh-tallest building in Chicago as of 2022 and the 28th-tallest in the U.S., being only five feet from 1,000 feet, making it the closest of any building under 1,000. Built in 1990, the building was designed by the firm Loebl Schlossman & Hackl, with Stephen T. Wright as the principal in charge of design. It has received eight awards, including winning the Best Structure Award from the Structural Engineers Association of Illinois in 1995.
Lakeshore East is a master-planned mixed use urban development being built by the Magellan Development Group in the Loop community area of Chicago in Cook County, Illinois, United States. It is located in the northeastern part of the Loop, which, along with Illinois Center, is called the New Eastside. The development is bordered by Wacker Drive to the north, Columbus Drive to the west, Lake Shore Drive to the east, and East Randolph Street to the south. Skidmore, Owings & Merrill created the master plan for the area. The development, which had been scheduled for completion in 2011, was set for completion in 2013 by 2008. Development continued with revised plans for more buildings in 2018 and continuing construction of the Vista Tower in 2019.
108 North State Street, also known as Block 37, is a development located in the Loop community area of downtown Chicago, Illinois. It is located on the square block bounded clockwise from the North by West Randolph Street, North State Street, West Washington Street and North Dearborn Street that is known as "Block 37", which was its designated number as one of the original 58 blocks of the city. Above-ground redevelopment is complete, but work stopped on an underground Chicago "L" station when the station was only partially complete.

11 South LaSalle Street Building or Eleven South LaSalle Street Building is a Chicago Landmark building that is listed on the National Register of Historic Places and that is located at 11 South LaSalle Street in the Loop community area of Chicago, Illinois, United States. This address is located on the southeast corner of LaSalle and Madison Street in Cook County, Illinois, across the Madison Street from the One North LaSalle Building. The building sits on a site of a former Roanoke building that once served as a National Weather Service Weather Forecast official climate site and replaced Major Block 1 after the Great Chicago Fire. The current building has incorporated the frontage of other buildings east of the original site of Major Block 1.
Wolf Point is the location at the confluence of the North, South and Main Branches of the Chicago River in the present day Near North Side, Loop, and Near West Side community areas of Chicago. This fork in the river is historically important in the development of early Chicago. Located about 1.6 miles (2.6 km) from Lake Michigan, this was the location of Chicago's first three taverns, its first hotel, Sauganash Hotel, its first ferry, its first drug store, its first church, its first theater company, and the first bridges across the Chicago River. The name is said to possibly derive from a Native American Chief whose name translated to wolf, but alternate theories exist.
Salesforce Tower Chicago is a skyscraper at Wolf Point in downtown Chicago. It is the tallest and last built of a three tower megadevelopment partly owned by the Kennedy family. The 835 ft (255 m)-tall tower was designed by Pelli Clarke and was completed in 2023. It is the regional headquarters of software company Salesforce.
The St. Regis Chicago, formerly Wanda Vista Tower, is a 101-story, 1,198 ft (365 m) supertall skyscraper in Chicago, Illinois. Construction started in August 2016, and was completed in 2020. Upon completion it became the city's third-tallest building at 1,198 ft (365 m), surpassing the Aon Center. It is the tallest structure in the world designed by a woman. It forms a part of the Lakeshore East development and overlooks the Chicago River near Lake Michigan.
1000M is an apartment complex in the Historic Michigan Boulevard District portion of Michigan Avenue in the Chicago Loop. Designed by Helmut Jahn and Kara Mann, it is a 74-story, 832-foot (253.6 m) tall tower located at 1000 South Michigan Avenue. The 323-unit building includes studio to four bedroom luxury apartment homes and penthouses. Construction on 1000M officially began in December 2019 and was originally expected to finish in mid-to-late 2022.
NEMA (Chicago) (also 1210 South Indiana and formerly 113 East Roosevelt or One Grant Park) is a 76-story residential skyscraper in Chicago, Illinois in the Central Station neighborhood, of the Near South Side. The tower, built by developer Crescent Heights, has 800 apartments and rises 896 feet (273.1 m) making it the city's tallest rental apartment building. NEMA is the eighth-tallest building in Chicago as of 2022 and the forty first-tallest building in the United States. It is the tallest all-rental residential building in the city.
Fulton Market District is on the Near West Side of Chicago. In the 19th and 20th centuries, it served meat-packing, warehouse and industrial purposes, but has gentrified in the 21st century with corporate headquarters, tech industry, hotels, bars, restaurants, and retail. Randolph Street and Lake Street are the main East-West streets, and Halsted Street the major North-South artery. The district's name commemorates American inventor Robert Fulton and it is just across the expressway from the Fulton River District to the east.

Wolf Point East Tower is the second tallest of three buildings being developed in the Near North Side community area on the Wolf Point property at a fork in the Chicago River in downtown Chicago. The building is planned to be approximately 60 stories and 660 feet (201.2 m) tall. It will have 698 units. Although originally intended to be a mixed use building when planned in 2012 and approved in 2013, the building was reenvisioned as an apartment building in 2016. Construction began in 2017 and is currently finished.

It is one of two buildings under development in the West Loop by Related Midwest that has faced opposition from local residents. The Chicago Plan Commission approved the building in 2018, and Related plans to break ground in 2019.

151 North Franklin is a skyscraper located at 151 North Franklin Avenue in the Chicago Loop. Completed in 2018 and standing at 568 feet tall with 35 floors at the northeast corner of West Randolph Street and North Franklin Avenue, the building is the current corporate headquarters of namesake tenant CNA Insurance, which has been headquartered in the Loop since 1900. It also hosts large office spaces for Facebook and the law firm Hinshaw & Culbertson.
