Rossmoor is a gated community in Walnut Creek, California, with a population of about 9,200. It was one of the first "active adult" communities for residents 55 years or older in the San Francisco Bay Area.
In the 1930s, the shipping tycoon Stanley Dollar constructed an estate in Tice Creek Valley near Walnut Creek in Contra Costa County. The Dollars bred purebred Hereford cattle and raised show horses. Over the years they expanded the estate of 1,436 acres (5.8 km2) to 2,200 acres (8.9 km2). [1] [2]
In 1960, R. Stanley Dollar Jr. (the son of the shipping magnate) sold the family estate to Ross W. Cortese. Cortese owned a development company called Rossmoor Corporation. He had been active in Orange County and the unincorporated community there named Rossmoor was one of his projects. After finishing Rossmoor he started on a new idea of private gated retirement communities for active seniors called Leisure World, starting with the Seal Beach Leisure World in Seal Beach in 1960. Leisure World promised low-cost housing, coupled with services appropriate to Cortese's view of retirement; golf courses, swimming pools, clubhouses, riding stables, transportation, medical services and a host of administrative employees so that the residents did not have to bother themselves with house and yard maintenance, even little things like waste collection, cable television service and watering the lawn.
Cortese's plans were too ambitious and he lost control of Rossmoor in Walnut Creek almost immediately after ground was first broken.[ citation needed ] The name "Leisure World" is still used as a trademark by Cortese's family, but it has not been applied to Rossmoor in Walnut Creek for many years. Cortese's idea was popular, and others carried out his scheme.
Rossmoor Walnut Creek is a senior adult community located in the 1,800-acre (7.3 km2) Tice Valley area of Walnut Creek, California. The community is two miles (3 km) from downtown Walnut Creek, and 25 miles (40 km) from downtown San Francisco. Development of the community began in 1963 and, today, there are approximately 6,700 residential units in three cooperatives, 12 condominium and one single-family home developments (referred to as Homeowner Associations or HOAs). Forty percent of the homes are garden-style duplexes to four-plexes, and the remaining are either mid-to-high-rise, and one area of 63 individual single-family homes. Homes vary in price from mid $200,000s for some cooperatives to over $1 million for the single-family homes and garden style condominiums. At least one resident must be 55 years of age or older to live in a home in Rossmoor.[ citation needed ]
Amenities include two NCGA-rated golf courses (one nine-hole and one 18-hole), a large indoor pool and fitness complex, two outdoor pools, six tennis courts, lawn bowling greens, bocce courts, hiking trails and table tennis facilities.[ citation needed ]
Rossmoor is managed by the Golden Rain Foundation, which is a nonprofit corporation. It has nine directors, each elected from separate districts in Rossmoor. Each director serves a three-year term, with no director serving for more than two terms. [4]
Contra Costa County is a county located in the U.S. state of California, in the East Bay of the San Francisco Bay Area. As of the 2020 United States Census, the population was 1,165,927. The county seat is Martinez. It occupies the northern portion of the East Bay region of the San Francisco Bay Area and is primarily suburban. The county's name refers to its position on the other side of the bay from San Francisco. Contra Costa County is included in the San Francisco–Oakland–Berkeley, CA Metropolitan Statistical Area.
Alamo is an unincorporated community and census-designated place (CDP) in Contra Costa County, California, in the United States. It is a suburb located in the San Francisco Bay Area's East Bay region, approximately 28 miles (45 km) east of San Francisco. Alamo is equidistant from the city of Walnut Creek and the incorporated town of Danville. As of the 2020 census, the population was 15,314.
Walnut Creek is a city in Contra Costa County, California, United States, located in the East Bay region of the San Francisco Bay Area, about 16 miles east of the city of Oakland. Walnut Creek has a total population of 70,127 per the 2020 census, is located at the junction of the highways from Sacramento and San Jose (I-680) and San Francisco/Oakland (SR-24), and is accessible by BART. The city shares its borders with Clayton, Lafayette, Alamo, Pleasant Hill, and Concord.
Los Alamitos is a city in Orange County, California. The city was incorporated in March 1960. The population was 11,780 at the 2020 census, up from 11,449 at the 2010 census. The adjacent unincorporated community of Rossmoor uses the same 90720 ZIP code in its mailing address, but is not part of the city. The Los Alamitos Race Course is named for the city, but lies in the neighboring city of Cypress.
Leisure World is a census-designated place and unincorporated area in Montgomery County, Maryland, United States. It is an age-restricted, gated development primarily inhabited by retirees. As of the 2020 census it had a population of 9,215. Leisure World was known as the Rossmoor census-designated place for the 2000 census.
Rossmoor is an unincorporated community and census-designated place (CDP) located within Monroe Township in Middlesex County, in the U.S. state of New Jersey. As of the 2010 United States Census, the CDP's population was 2,666.

Leisure World Seal Beach is an active-seniors’ retirement community opened in 1962 that introduced many innovations characterizing later senior property developments. When built, it was the nation's first mass-marketed housing project, first gated senior community, first all-electric community, and the first to have a health insurance plan and access to an on-site medical center included in its residents’ monthly payments. At its opening, it was the world's largest housing development for seniors, the United States’ largest cooperative housing development, and the prototype for six other Leisure World communities across the United States built by the Rossmoor Corp, co-founded by developers Ross W. Cortese and his wife, Alona Marlowe Cortese. It is located in Seal Beach, which fronts the Pacific Ocean in Orange County, California. Leisure World houses approximately 9,600 residents in 6,608 one- and two-bedroom apartments and condominiums.
The Yolo Bypass Wildlife Area, located within the Yolo Bypass in Yolo County, California, is managed by the California Department of Fish and Wildlife with the intent of restoring and managing a variety of wildlife habitats in the Yolo Basin, a natural basin in the north part of the Sacramento-San Joaquin River Delta. The creation of the wildlife area was spearheaded by the Yolo Basin Foundation. The California Department of Fish and Wildlife and Yolo Basin Foundation are the core partners in the operation of this resource located at 38.550515°N 121.626291°W
Norvelt is a census-designated place in Mount Pleasant Township, Westmoreland County, Pennsylvania, United States, founded in 1934 as Westmoreland Homesteads. In 1937 it was renamed to honor Eleanor Roosevelt. The community was part of the Calumet-Norvelt CDP for the 2000 census, but was split into the two separate communities of Calumet and Norvelt for the 2010 census. Calumet was a typical company town, locally referred to as a "patch" or "patch town", built by a single company to house coal miners as cheaply as possible. On the other hand, Norvelt was created during the Great Depression by the federal government of the United States as a model community, intended to increase the standard of living of laid-off coal miners. Award winning writer Jack Gantos was born in the village and wrote two books about it
Saranap is a residential census-designated place (CDP) within central Contra Costa County, California. Lying at an elevation of 180 feet, it is bounded on the south and east by portions of Walnut Creek and on the north and west by Lafayette. Saranap's ZIP code is 94595, but is addressed "Walnut Creek, CA" for delivery purposes as this is the postal designated city name used by residents. The community is in telephone area code 925. Saranap's population as of the 2010 census was 5,202.
Camarillo Ranch House, also known as Rancho Calleguas and Adolfo Camarillo House, is a Queen Anne-style Victorian house in Camarillo, California. Built in 1892, the 6,000-square-foot (560 m2) house was designed by architects Herman Anlauf and Franklin Ward. Adolfo Camarillo operated the ranch for 78 years, changing the operations from mostly cattle to crops. He was a leading innovator, growing lima beans, barley, corn, alfalfa, walnuts, and citrus and eucalyptus trees. The house was added to the National Register of Historic Places in 2003.
Laguna Woods Village is an age-restricted community for people aged 55 and over in Laguna Woods, California. The development, formerly known as Leisure World, was developed by Ross Cortese, a former fruit stand owner turned retirement community developer.
Central Park, previously Stapleton, is a neighborhood within the city limits of Denver and Aurora, Colorado. Located east of downtown Denver, the neighborhood is at the former site of the decommissioned Stapleton International Airport, which closed in 1995. It is the largest residential neighborhood within the city of Denver. The Central Park Neighborhood contains twelve specifically named sub-neighborhoods, 11 public/private schools, 50 parks, 7 pools, several shopping and business districts, a city of Denver recreation center, and a Denver library. The latest population as of 2022 is estimated at 30,000.
Rossmoor is a planned census-designated place located in Orange County, California. As of the 2020 census, the CDP had a total population of 10,625 up from the 2010 census population of 10,244. The gated Leisure World retirement community in the city of Seal Beach is to the south of Rossmoor, Los Alamitos is to the east and north, and Long Beach is to the west. The community of Rossmoor has two shopping centers within its boundaries, but only one—the Rossmoor Village Square, is now within the political boundaries of Rossmoor. A larger shopping center, the Rossmoor Business Center, was annexed, despite many protests, by the City of Seal Beach in 1967. The Center has been remodeled several times and was renamed the Shops at Rossmoor in the early 2000s.
The Walnut Creek mainstem is a 12.3-mile-long (19.8-kilometer) northward-flowing stream in northern California. The Walnut Creek watershed lies in central Contra Costa County, California and drains the west side of Mount Diablo and the east side of the East Bay Hills. The Walnut Creek mainstem is now mostly a concrete or earthen flood control channel until it reaches Pacheco Creek on its way to Suisun Bay. Walnut Creek was named for the abundant native Northern California walnut trees which lined its banks historically. The city of Walnut Creek, California was named for the creek when its post office was established in the 1860s.
Tice Creek is a minor creek in Contra Costa County, California in the San Francisco Bay Area. It is approximately 4.1 miles (6.6 km) long. It is a tributary of Las Trampas Creek, which itself is a major tributary to Walnut Creek which in turn drains into Suisun Bay. The name comes from the surname of a settler family who settled in the Tice valley.
