Opus Place is an under construction development in Atlanta, Georgia, United States. Located in Midtown Atlanta, the development is currently expected to consist of a large residential high-rise, called No. 2 Opus Place, and possibly a smaller tower. Upon its completion, No. 2 Opus Place would be among the tallest buildings in Atlanta and the tallest residential building in the city. The project was first developed in 2014, but underwent a significant alteration in 2016.
In February 2014, a group of New York City-based developers proposed a large construction project in Midtown Atlanta that would consist of three skyscrapers across from the Four Seasons Hotel Atlanta, on what had formerly been the site for the proposed Atlanta Symphony Center. [1] An attorney for the developers said Bernardo Fort Brescia and his architectural firm Arquitectonica would serve as designers for the project, [1] which would include 1,300 residential units, 90,000 square feet (8,400 m2) of retail space, and over 300 hotel rooms. [2] In May 2014, the 4-acre (1.6-hectare) site was purchased from the Woodruff Arts Center for a reported $22 million. [2] At this time, the project was known as 98 14th Street, [3] and it was expected to be constructed in phases and completed by 2020. [1] [2] The tallest of the three skyscrapers would be 720 feet (220 m), just 3 feet (0.91 m) shorter than the Westin Peachtree Plaza Hotel, making it the sixth-tallest building in the city. [2]
In July 2016, Olympia Heights Management (OHM, which had been one of the original developers for the project) [1] and architectural firm Perkins and Will presented radically altered plans for the site. As now envisioned, the project would consist of two skyscrapers, the larger of which would be 920 feet (280 m), making it the second-tallest skyscraper in the city. [4] The first phase would see the creation of this taller skyscraper, with an expected completion some time in 2019. [5] The developers at this time announced that construction would begin by the end of the year. [6] In October 2016, permits were filed for construction to begin at the site, [7] with construction costs for the first tower estimated at over $300 million. [8] The next month, the project was renamed Opus Place, [9] with the first tower called No. 2 Opus Place. [10] In early 2017, the overall height of the tower was reduced from 74 to 53 stories after a hotel pulled out of the project. Even with the height reduction, the building would still have been the tallest residential building in the city, [10] topping out at 730 feet (220 m). [11] In March 2017, developers announced that construction would start in October that year, with architect Richard Meier creating the building's master plan. [10] Prices for residences in the building were announced at being between $700,000 and $12 million, [12] with prices averaging around $1.6 million. [13] While initially scheduled for October, [14] the development held its official groundbreaking ceremony on December 14, 2017. [15] By April 2018, the building had sold nearly 20% of its available residences. [16]
In May 2018, developers projected that, following grading and excavation at the site, construction of the tower itself would "start full force" by September or October of that year, with completion by mid-2020. [17] However, by October, construction was projected to start in early 2019, with completion in early 2021. [18] That same month, developers announced a change in plans that would see 214,000 square feet (19,900 m2) of office space occupying the bottom 17 floors of the building. [18] [19] In August 2019, developers again altered the construction schedule, claiming that construction would commence in November of that year, top out in January 2022, and open that October. [20] In January 2020, OHM announced that they would be selling about 2.2 acres (0.89 hectares) of the land surrounding No. 2 Opus Place with the real estate firm Cushman & Wakefield, leading to further questions regarding the future of the project. It was announced in October 2023 that Newport, the real estate developers behind the Opus Place development, had been foreclosed upon by its lender, BridgeInvest. [24] A month later in November, the property was sold at auction to an undisclosed buyer. [25]
As of July 2024, the sales gallery stands, but no development has occurred. The fate of the land is unclear.
Tower Square is a 206.4 m (677 ft), 47-story skyscraper located in Midtown Atlanta, Georgia. Completed in 1982, it served as the regional headquarters of BellSouth Telecommunications, which does business as AT&T Southeast, and was acquired as part of AT&T's acquisition of BellSouth. BellSouth Corporate headquarters was located in the Campanile building, also in Midtown. By 2020, AT&T had vacated its offices.
Symphony Center was a proposed concert hall in Atlanta, Georgia that would have been the new home of the Atlanta Symphony Orchestra. The site for the new structure was to be in Midtown on 14th Street just south of the current Symphony Hall in the Woodruff Arts Center. Architect Santiago Calatrava was selected to design the facility and delivered a design that would serve as a "postcard" for the city. The design was unveiled in 2005, but was cancelled in 2008 due to funding issues. The ASO now plans to build a new hall at the Woodruff Arts Center, at 15th Street and Peachtree Street.
Park Towers is a high-rise condominium and apartment development located in the portion of the Perimeter Center edge city which is within the U.S. city of Sandy Springs, Georgia. The development consists of three buildings: Park Towers I, Park Towers II, and Park Towers III. Buildings II and I are the third- and fourth-tallest buildings in the city, and fourth and fifth within Perimeter Center. The area is the fourth-largest business district in metro Atlanta, and the first to reach outside the major city into the suburbs.
56 Leonard Street is an 821 ft-tall (250 m), 57-story skyscraper on Leonard Street in the neighborhood of Tribeca in Manhattan, New York City. The building was designed by the Swiss architecture firm Herzog & de Meuron, which describes the building as "houses stacked in the sky." It is the tallest structure in Tribeca.
Selene is a residential skyscraper at the southwest corner of 53rd Street and Lexington Avenue in Midtown Manhattan, New York City. The 64-story tower, completed in 2019, was designed by Norman Foster. At 711 feet (217 m) tall, it is the 77th tallest building in New York.
432 Park Avenue is a residential skyscraper at 57th Street and Park Avenue in Midtown Manhattan in New York City, overlooking Central Park. The 1,396-foot-tall (425.5 m) tower was developed by CIM Group and Harry B. Macklowe and designed by Rafael Viñoly. A part of Billionaires' Row, 432 Park Avenue has some of the most expensive residences in the city, with the median unit selling for tens of millions of dollars. At the time of its completion in 2015, 432 Park Avenue was the third-tallest building in the United States and the tallest residential building in the world. As of 2023, it is the sixth-tallest building in the United States, the fifth-tallest building in New York City, and the third-tallest residential building in the world.
30 Hudson Yards is a supertall skyscraper on the West Side of Midtown Manhattan in New York City. Located near Hell's Kitchen, Chelsea, and the Penn Station area, the building is part of the Hudson Yards Redevelopment Project, a plan to redevelop the Metropolitan Transportation Authority's West Side Yard. It is the sixth-tallest building in New York City and the eighth-tallest in the United States as of November 2022.
Central Park Tower is a residential supertall skyscraper at 225 West 57th Street, along Billionaires' Row, in the Midtown Manhattan neighborhood of New York City, New York, U.S. Designed by Adrian Smith + Gordon Gill Architecture, the building rises 1,550 feet (472.4 m) with 98 above-ground stories and three basement stories, although the top story is numbered 136. Central Park Tower is the second-tallest building in New York City, the United States, and the Western Hemisphere; the 15th tallest building in the world; the tallest primarily residential building in the world; and the tallest building outside Asia by roof height.
One Vanderbilt is a 73-story supertall skyscraper at the corner of 42nd Street and Vanderbilt Avenue in the Midtown Manhattan neighborhood of New York City. Designed by Kohn Pedersen Fox for developer SL Green Realty, the skyscraper opened in 2020. Its roof is 1,301 feet (397 m) high and its spire is 1,401 feet (427 m) above ground, making it the city's fourth-tallest building after One World Trade Center, Central Park Tower, and 111 West 57th Street.
The Park Lane Hotel is a luxury hotel at 36 Central Park South, between Fifth and Sixth Avenues in Midtown Manhattan, New York City. Constructed in 1971, the hotel was designed by Emery Roth & Sons for real estate developer Harry Helmsley. The hotel operates under the ownership of Steve Witkoff's real estate investment firm, the Witkoff Group. A supertall skyscraper has been planned for the site, though that has been placed on hold.
CODA is a mixed-use development at Tech Square in Midtown Atlanta. The 770,000-square-foot (72,000 m2) building contains 645,000 square feet (59,900 m2) of office space, 80,000 square feet (7,400 m2) of "high performance computing space/data center", 30,000 square feet (2,800 m2) of street level retail space, and a 20,000-square-foot (1,900 m2) "outdoor living room". There is also a 20,000-square-foot (1,900 m2) food hall.
138 East 50th Street, officially named The Centrale, is a residential building in Midtown Manhattan, New York City. The building consists of 124 condominium residences and 7,500 square feet (700 m2) of ground-floor retail between Third Avenue and Lexington Avenue in Midtown East. The developers planned to sell the condominiums for a total of $535.7 million, or an average of $4.3 million per unit.
Skyline Tower, previously known as Court Square City View Tower, is a residential skyscraper in the Long Island City neighborhood of Queens in New York City. The building topped out in October 2019, surpassing One Court Square to become the tallest building in Queens at 762 feet (232 m). For two years, it was also the tallest building on Long Island; in October 2021, the building was surpassed in height when the Brooklyn Tower topped out. It was completed in July 2021.
Midtown Union is a mixed-use development currently under construction in Atlanta, Georgia, United States. First proposed in 2016 as Midtown Heights, the project would feature multiple high-rises built in midtown Atlanta at the intersection of 17th Street and Spring Street. Construction started in 2019 and is expected to be completed by 2022.
1105 West Peachtree is a mixed-use development in Atlanta, Georgia, United States. Located along West Peachtree Street in Midtown Atlanta, the development would consist primarily of a 32-story office building and a smaller residential tower called 40 West 12th.
Trump Towers Atlanta was a proposed high-rise project that was to be built in Atlanta, Georgia, United States. Located at the intersection of 15th Street and West Peachtree Street in Midtown Atlanta, the project was unveiled in 2006 and promoted by Donald Trump in a 2007 season finale of The Apprentice. The project ultimately faltered, and the property was foreclosed upon in 2010.
