Blvd (stylized as BLVD) is a three-story shopping center under construction on the Las Vegas Strip in Paradise, Nevada. It is being developed by Gindi Capital, in partnership with entrepreneurs Andrew and Peggy Cherng. The project was announced in 2019, but delayed due to the COVID-19 pandemic. Construction began in 2023, and the first tenant, Puma, opened in November 2024. Other tenants are scheduled to open in early 2025.
Blvd is being developed by New York-based Gindi Capital, which also owns the Showcase Mall, located further south on the Las Vegas Strip. The Blvd site was previously occupied by the Hawaiian Marketplace, [1] opened in 2004. [2] [3] [4] Other structures on the property included a strip mall known as Cable Center Shops, and the Boulevard food court. [1] [5] The site was once planned to feature an Elvis Presley-themed resort, a project that was ultimately canceled due to the 2008 recession. [6] [7]
Gindi purchased the structures, as well as rear acreage, in 2019. The parcels, totaling 9.5 acres (3.8 ha), were sold for $172 million. Gindi soon announced plans to build a retail and entertainment complex on the site, [1] [8] [5] although the project was delayed as a result of the COVID-19 pandemic. [9] It was further hampered after the pandemic caused a rise in interest rates. To offset the project's costs, Gindi partnered with entrepreneurs Andrew and Peggy Cherng, who co-own the Waldorf Astoria hotel across the street. Cherng Family Trust is a 50-percent partner in Blvd. [7]
The existing structures on the site closed in mid-2022, [10] [11] and were demolished early the following year. [5] [12] Construction soon began on Blvd, with Penta Building Group as the general contractor. [13] The project was topped out in December 2023, [14] and was 20-percent leased at that time. [7]
The first tenant, Puma, opened on November 15, 2024, [15] ahead of the Las Vegas Grand Prix, an annual race held by Puma's partner Formula One. [16] Additional tenants are expected to open in early 2025, [7] [14] as part of a grand opening event for the mall. [16]
Blvd will have a total of 400,000 sq ft (37,000 m2) across three floors, including a 110,000 sq ft (10,000 m2) rooftop dining terrace overlooking the Strip. [9] [17] The first two floors are dedicated to retail space, with 700 feet of street frontage along the Strip. Tenants will have two-story storefronts. [9] Unlike the nearby Shops at Crystals, Blvd will not feature high-end retailers, [9] instead focusing on a middle-class clientele. [7] In addition to Puma, other notable tenants will include Adidas, H&M, [17] and an In-N-Out Burger, one of the largest in the chain. [18] [19]
Blvd was designed by BWA Architects, 5+design, and 3 Egg Studio. [13] The rear of the property was left vacant for future development, including a possible hotel. [20]
The Las Vegas Strip is a stretch of Las Vegas Boulevard in Clark County, Nevada, that is known for its concentration of resort hotels and casinos. The District at Green Valley Ranch is a mixed-use development in Green Valley Ranch, a neighborhood in the city of Henderson, Nevada. It is located east of the Green Valley Ranch hotel-casino, and includes retail, restaurant, office, and residential space. The District, like the resort, was developed by American Nevada Corporation. Planning for a mixed-use project dates to 1996, as part of the resort plans.
Town Square is an open-air shopping, dining, office, and entertainment center in Enterprise, Nevada, United States. It occupies approximately 100 acres (40 ha), located one mile south of the Las Vegas Strip. It was developed by Centra Properties and Turnberry Associates. Construction began in 2005, with Marnell Corrao Associates as general contractor. Town Square opened on November 14, 2007. It has 1.5 million square feet (140,000 m2), including 350,000 sq ft (33,000 m2) of office space. In 2017, Town Square was sold to Teachers Insurance and Annuity Association of America and Fairbourne Properties, with the latter also handling management.
The Boulevard Mall is located at 3528 S Maryland Pkwy, in Paradise, Nevada, United States. Located on 75 acres (30 ha), it is a single-story super-regional mall with 1,180,000 sq ft (110,000 m2) of lease-able retail space. It has 140 stores; anchor stores include Goodwill and 99 Ranch Market. It is the oldest shopping mall in the Las Vegas Valley.
UnCommons is a 40-acre mixed-use development in Spring Valley, Nevada, United States, a suburb of Las Vegas, located at the southeast corner of the Clark County 215 and Durango Drive. A two-story retail project had initially been planned for the site in 2001, although it ultimately did not materialize. Plans for Sky Las Vegas were announced in July 2004, with construction beginning the following year and its opening occurring in May 2007.
The Shops at Crystals is an upscale shopping mall in the CityCenter complex on the Las Vegas Strip in Paradise, Nevada. The 500,000-square-foot (46,000 m2) mall contains high-end retailers, gourmet restaurants, and art galleries. The exterior design was created by Daniel Libeskind, while David Rockwell worked on interiors. For its environmentally friendly design, Crystals received LEED Gold Core & Shell certification from the U.S. Green Building Council, making it the largest retail district in the world to achieve such a feat.
The La Concha Motel was a motel that opened in 1961 and closed in 2004. It was designed by architect Paul Williams who was one of the first prominent African American architects in the United States and was also the architect who designed the first LAX theme building. It was located at 2955 Las Vegas Blvd South, on the Las Vegas Strip, in Winchester, Nevada, and was considered one of the best-preserved examples of 1950s Googie architecture. It is believed to be named after the Beach of La Concha in Spain.
Las Vegas Premium Outlets North is an outlet mall located on 40 acres (16 ha) in downtown Las Vegas, north of the Las Vegas Strip. It is an outdoor mall with 685,000-square-foot (63,600 m2). It is owned and managed by Simon Property Group, and is part of Simon's Premium Outlets chain. It was co-developed with Chelsea Property Group, and was opened on August 1, 2003. Expansions were finished in 2008 and 2015, adding additional retailers and parking spaces.
Downtown Summerlin is a 400-acre (160 ha) mixed-use development in Summerlin, Nevada, a suburban area on the western outskirts of Las Vegas. It includes the Downtown Summerlin shopping center, office space, and several apartment properties. Downtown Summerlin was developed by The Howard Hughes Corporation, which also developed the Summerlin community.
Showcase Mall is a shopping center on the Las Vegas Strip in Paradise, Nevada. It is known for its landmark facade, featuring a 100-foot (30 m) tall Coca-Cola bottle and a colossal bag of M&M's.
Tivoli Village is a mixed-use development center consisting of retail and office space, located on 28.43 acres (11.51 ha) at 410 South Rampart Boulevard in Las Vegas, Nevada, next to the Summerlin community. It is owned by 3D Investments.
Majestic Las Vegas is a cancelled high-rise condominium project that was to be built on property previously occupied by the La Concha Motel on the Las Vegas Strip, in Winchester, Nevada. The project was announced by La Concha owner Lorenzo Doumani in February 2004. The 42-story condominium tower was to be accompanied by Hilton's Conrad Las Vegas, a Conrad-branded, 37-story hotel that would operate in a separate high-rise building on the same property. The project was initially expected to open in February 2006.
The Gramercy is a mixed-use development project in Spring Valley, Nevada, west of the Las Vegas Strip. It includes two office buildings and 160 apartment units. Gemstone Development began construction of the project, originally known as ManhattanWest, in 2007. The project initially was to include condominiums, retail, and office space. Construction was suspended in December 2008, because of financial problems. ManhattanWest was sold in 2013, and construction resumed, with the project now known as The Gramercy. It opened in November 2014. An unfinished nine-story condominium tower was imploded in February 2015, as completing it would have been too costly.
63 CityCenter is a four-story shopping mall on the Las Vegas Strip in Paradise, Nevada. It is part of the CityCenter complex, developed by MGM Resorts International. The two-acre site was previously planned as The Harmon, a hotel within CityCenter. However, due to structural defects, the hotel never opened and was dismantled in 2015. The property was sold six years later to developer Brett Torino and partner Flag Luxury Group, with plans to build retail space on the site. Construction of 63 CityCenter began in June 2021, and the first business in the mall opened in April 2023.
