Panorama Tower is a mixed-use 85-story skyscraper in Miami, Florida, United States. Located in the Brickell district of Downtown Miami, it is the tallest building in Miami, and the tallest building in Florida. [5] [6] [7]
Construction on Panorama Tower was put on hold during the 2007-2009 Great Recession. The project was revived in 2012 when owner Tibor Hollo hired Moshe Cosicher, AIA Architect, to redesign the project. In 2013, the project was revised; the 868-foot (265 m) tower includes residential, hotel, retail, and office space. [3] Panorama Tower overtook the Four Seasons Hotel Miami as tallest when it topped out in late 2017. The project is the first development in the City of Miami to be funded in part by EB-5 visas. While the entire site was technically addressed 1101 Brickell Avenue, the building is actually located on the back of the lot, behind two existing office buildings, at 1100 Brickell Bay Drive. [8] It is about two blocks from the Tenth Street Metromover station. [9]
Kobi Karp provided design plans for a tower at 1101 Brickell Avenue by developer Leviev Boymelgreen. It was approved by the City of Miami in 2006 and cleared by the Federal Aviation Administration (FAA) for a maximum height of 851 feet (259 m) above mean sea level (AMSL) in 2005. [10] The 849-foot (259-meter) (AMSL) building was to contain 270,000 square feet (25,000 m2) of office space, 30,000 square feet (2,800 m2) of retail as well as 650 residences. [11] [12] However, the project was put on hold due to the crash of the United States housing bubble. [13] [14] The site of the project was purchased by veteran Miami developer [15] [16] Tibor Hollo of Florida East Coast Realty in 2009; [12] the U.S. $33-million purchase price included the three-acre site and existing office buildings, [17] built in 1964 and 1985. [11] The office buildings had very low occupancy at this time, around 30% in 2010. The building was renovated and by the end of 2012 occupancy was up to 85%. [18] In 2011, Florida International University opened a downtown campus in the building known as FIU Downtown on Brickell; [19] they also got the signage rights to the building. In addition to the renovation, a small glass and steel addition adjacent to Brickell Avenue was completed in 2014. Known as "The Cube", the 2,500-square-foot (232 m2) space uses variable-tint glass and houses a TD Bank. [20] [21]
In 2012, Hollo began developing plans for the project, and the name "Panorama Tower" was introduced. [22] [23] The height remained the same at 849 feet (259 m), but the number of units was quoted at 724. [8] Hollo revised the plans in 2013. The FAA required the height of the structure to be lowered to 822 feet (251 m). [A] In 2013 and 2014, respectively, the developers were working to ensure the building height would not be greatly reduced under the FAA's "emergency airspace" [10] or "one-engine inoperative" policies which were proposed at that time. [24] [25] At this point, the building was designed to include 821 residential units and 250 hotel units, [B] as well as approximately 83,000 sq ft (7,700 m2) of retail and approximately 39,000 sq ft (3,600 m2) of office space in the 13 story pedestal which would also include about 1500 parking spaces. [26] Moshe Cosicher is the architect of record for the project and Fons Inc. was retained to work alongside for the production and construction administration of the project. [17] In 2014, the parking pedestal, now shown as 19 stories and quoted to have 2,000 parking spaces, was reported to include 100,000 square feet (9,300 m2) of medical office space and about 50,000 square feet (4,600 m2) of retail space. The number of hotel rooms decreased to 208, [2] [B] and the flag was revealed to be Hyatt full service brand Hyatt Centric. [27] The hotel would be located within 17 floors lining the east face of the pedestal. [28] The building would be the largest building in Miami, [29] with gross floor area quoted between 2.6 million square feet (240,000 m2) [1] and 3 million square feet (278,709 m2), the latter number including the existing office building. [5] In 2016, a slight height increase to the current 868 feet (265 m) was sought by the developers and approved by the FAA. [30]

Site preparation began in late 2013 with the clearing of the site and demolition of an existing parking garage, with foundation work by HJ Foundation, part of the Keller Group beginning in June 2014, [1] when California-based Tutor Perini was awarded the US$255 million contract as the main contractor. [26] As of January 2015 the construction was said to be ahead of schedule. [32] The continuous concrete pour for the approximately 14,000 cubic yard (11,000-cubic-meter (388,461 cu ft)) raft slab required hundreds of cement trucks operating for over 24 hours from numerous factories. [33] The approximately 11,000-cubic-meter (388,461 cu ft) pour took place over a weekend in late March 2015 and was one of the largest continuous pours in Florida history. [34] The project received a US$340 million construction loan from Wells Fargo in 2015, with construction well underway. [35] By October 2015, construction was up to the top of the 19-story pedestal. [36] In January 2016, the building received a temporary certificate of occupancy (TCO) for the lower 11 floors of the parking garage. Users of the existing buildings had been using off-site parking in the interim. [37] Over 1 million square feet (93,000 m2) of the project was structurally completed, and the building was still on schedule for completion in late 2017. [38] During the first half of 2016 a height increase to 868 feet (265 m) was approved; [30] this may affect the floor count, which was at least 81 actual floors at the 822-foot (251 m) level. Other than the Renaissance Center in Detroit and Westin Peachtree Plaza Hotel in Atlanta, [39] both hotels, it would be the only building over 700 feet (210 m) to stick to a total floor-to-floor height of no more than 10 feet (3.0 m). Hotels, parking garages, and condos generally have much less floor-to-floor height than high-rise office towers. However, very few towers of any kind over 50 floors keep to an overall height under 10 feet (3.0 m) per floor, due to increased ceiling heights or the need for mechanical floor levels, rooftop HVAC, housing for the tops of elevator shafts, spire details, or other infrastructure. It is unclear whether the floor count will remain at 82, or increase to 85 due to the height increase. DeSimone Consulting Engineers is serving as structural engineer on the project. The firm has designed numerous supertall towers and skyscrapers worldwide, and frequently works with top architects and developers on marquee projects globally. [40]
On March 24, 2017, the same week the building officially surpassed the height of the Four Seasons Hotel Miami, [41] a small fire broke out on the 68th floor just before 7 pm. It was extinguished within hours, with no injuries or delay to the project's timeline. [42] The cause was not immediately known. [43] No work was underway when the fire broke out. [44]
With a topping out in April, the 208-room Hyatt Centric hotel in the pedestal is expected to open in the third quarter of 2017, [45] with the building to open by the end of the year. [46] [47]
In 2014, the building became the first development in the city of Miami to be accepted into the EB-5 visa program. [2] [48] When the application was submitted in late 2012, [49] it was stated that this immigrant investment system could fund about 15% to 20% of the project. [15] [50] [51] However, later estimates were placed lower [36] [52] despite high demand that was exceeding the limit of 10,000 visas per year (throughout the country). [53]
With a very high Walk Score, Panorama Tower is in the class of apartment buildings that have seen the most increase in value over time even into a market slowdown in 2017. [54]
The Four Seasons Hotel and Tower, also known as the Four Seasons Hotel Miami, is a 70-story, 781 feet (238 m) skyscraper in Miami, Florida. Located in downtown Miami's Brickell Financial District, it is the third tallest building in Miami and in Florida. The tower contains a Four Seasons Hotel property, office space and several residential condominium units on the upper floors.
Brickell on the River is a complex of residential towers in Downtown Miami, Florida, United States. The complex consists of a 42-story North Tower, which was completed in 2005, a 46-story South Tower built in 2007, and a central plaza between both towers, containing a restaurant, riverfront promenade, and complex amenities. The North Tower took 31 months to build, as construction began in December 2003, and was completed in July 2006. The North Tower's official height is 423 feet (129 m) while the South Tower sits at 482 feet (147 m). Construction began in 2004, and opened in December 2007.
Brickell City Centre is a large mixed-use complex consisting of two residential high-rise towers, two office buildings, a high-rise hotel, and an interconnected five-story shopping mall and lifestyle center covering 9 acres (36,000 m2) located in the Brickell district of Downtown Miami, Florida. Situated at the junction of Miami Avenue and Eighth Street, it spans up to five blocks to the west of Brickell Avenue and to the south of the Miami River. Contrary to the name, the development is not in the traditional downtown Miami city centre, but in the more recently redeveloped financial district of Brickell. The retail shopping and lifestyle center is operated by Simon Malls.
CCCC Miami Towers is the preliminary name for a mixed-use project being planned in the Brickell neighborhood of Miami, Florida, United States. The site is bounded by South Miami Avenue to the east, SW 14th Terrace to the south, SW 1st Avenue to the west, and SW 14th Street to the north. The site broke ground in 2006 and was excavated for a previous project that stalled known as Capital at Brickell. It was revived in 2014 by China City Construction Corp, an affiliate of China Communications Construction Company.
The Icon Brickell complex is an urban development center in Miami, Florida, United States. It is located on the south side of the Miami River in Downtown's northern Brickell Financial District. The complex consists of three skyscrapers and the Icon Brickell Plaza, connecting the towers at their base. The first two towers, the Icon Brickell North Tower and Icon Brickell South Tower, are twin buildings. Each one is 586 feet (179 m) tall with 58 floors. The third phase of the complex is the W Hotel Tower, which is 542 feet (165 m) tall with 50 floors. The complex is on the east side of Brickell Avenue between Southeast 5th and 6th Streets. The architectural firm Arquitectonica worked on the project, while the design was done by Philippe Starck and John Hitchcox's design company.
1450 Brickell, is an all-office skyscraper in the City of Miami, Florida, United States. It is 540 feet tall with 35 floors. It is adjacent to One Broadway in Downtown Miami's southern Brickell Financial District. The building is located on the corner of Brickell Avenue and Broadway. Designed by Nichols Architects, and developed by The Rilea Group, the building contains more than 580,000 square feet (54,000 m2) of office space and 10,000 square feet of ground level retail. The project was one of several new office buildings to open in Downtown Miami in 2010.
The Villa Magna Condominium Complex was an urban development that was planned to rise on a 2.5-acre (1.0-hectare) plot in Brickell, downtown Miami, Florida. It was approved in 2006 by the city council and the Federal Aviation Administration and construction was slated to begin in April 2007. The ending date was approximated to be late 2008 or early 2009; however, the housing crisis of the late 2000s halted the project. The project was revived as The Towers by Foster + Partners in 2016, after FAA approval of supertall heights. Done in the early 2020s the site was sold again to Citadel Group who planned a move to Miami from Chicago.
One Bayfront Plaza is a proposed supertall skyscraper in Miami, Florida, U.S. The building, construction of which has been approved, would stand at 1,049 feet (320 m), with 93 floors,[A] becoming the tallest building in Miami and Florida. One Bayfront Plaza would primarily consist of offices and hotel space, but also would include a retail mall, condominiums, and parking garage on the lower levels, as well as possibly an observation deck at the top. The entire project consists of over 1,400,000 square feet (100,000 m2) of Class A office and hotel space, as well as a total building area of over 4,000,000 square feet (371,612 m2) including the large podium. One Bayfront Plaza is the first skyscraper over 1,000 feet (305 m) to be approved for construction in Miami. The building's primary advocate is real estate developer Tibor Hollo, who has won several awards for his 55 years as a developer in Miami, and is currently the president of Florida East Coast Realty.
The Brickell World Plaza, also known as 600 Brickell, and formerly known as the Brickell Financial Center, is an office skyscraper in Miami, Florida, United States in the downtown neighborhood and financial district of Brickell at 600 Brickell Avenue. The former Brickell Financial Center Phase I, the Brickell World Plaza is a 520-foot (160 m) skyscraper, one of the tallest buildings in Miami. 600 Brickell is located between the Sixth Street and Seventh Street Metromover stations.
500 Brickell is a residential complex in the Brickell neighborhood of Miami, Florida, United States. The complex consists of two condominium towers, 500 Brickell West Tower and 500 Brickell East Tower. The two buildings were designed as twin towers, and rise 426 feet, with 42 floors. Both skyscrapers were designed by the Arquitectonica architectural firm and the complex was developed by Thomas Kramer's Portofino Group in partnership with the Related Group of Florida. The towers' construction began in April 2005, was topped out in mid-2007 and was completed in 2008.
Brickell House is a condominium tower in the Brickell neighborhood of Miami, Florida. It was built by Newgard Development Group. Proposed in 2011, the tower stands at roughly 500 feet (152 m) with 46 floors and is opened in 2014. Construction began in spring of 2012, making it one of the first condominium projects to go ahead in Miami since the 2007 housing bust and late 2000s recession. Construction of the tower was estimated to create 300 to 400 jobs.
One Brickell City Centre is a proposed 80 story, 1,040 ft office skyscraper in the city of Miami, Florida. The tower would be part of the existing nine-acre Brickell City Centre development. If built, One Brickell City Centre would be the tallest building in Miami and the Southeastern United States, surpassing the Bank of America Plaza in Atlanta. It would also surpass the height of the not yet constructed One Bayfront Plaza, which is approved at 1,010 ft tall. Demolition on the existing structure is still underway as of January 2024.
Miami Worldcenter is a large mixed-use development under construction led by principals Arthur Falcone and Nitin Motwani, spanning several blocks in the Park West neighborhood of Miami, Florida, just north of downtown. It may include over 25 acres of land, with a convention center, hotel space, residential, and street level retail and large anchor tenant spaces, such as Macy's and Bloomingdale's. The hotel and convention center are planned to be part of the same 55-story building. The hotel will include 1,800 rooms over the approximately 600,000 square feet (55,742 m2) convention center. One proposed residential building known as the Miami Worldcenter Signature Tower may rise to the maximum 749 feet (228 m) above sea level permitted in that area. The project will connect with the Brightline higher-speed rail system's MiamiCentral station. Additionally, the Freedom Tower Metromover station was renovated in 2021 and 2022, similar to the redeveloped Eighth Street station at Brickell City Centre in Brickell.
Brickell Flatiron is a residential skyscraper in the Brickell district of Miami, Florida. Brickell Flatiron is 736 feet (224 m) tall, 64 stories, and has 527-units. The luxury condominium is named "flatiron" due to the triangular lot it is built on, similar to the Flatiron Building in New York City. The 698-foot-high tower is one of the tallest buildings in Miami.
4/C, also known as 4th & Columbia, is a proposed supertall skyscraper in Seattle, Washington, United States. If built, the 1,020-foot-tall (310 m), 91-story tower would be the tallest in Seattle, surpassing the neighboring Columbia Center, and the first supertall in the Pacific Northwest. The project has been under development by Miami-based Crescent Heights since 2015 and undergone several design changes and modifications under three architecture firms. As of 2023, 4/C is expected to have 1,090 residential units—apartments up to the 64th floor and condominiums from the 65th to 90th floor—along with several coworking and retail spaces. The latest version was designed by Skidmore, Owings & Merrill.

Brickell Bayview Center, also known as the Brickell City Tower, is a skyscraper in the Brickell financial district of Miami, Florida, USA, at 80 SW 8th Street. The building is about 330 feet (100 m) with 30 floors and was designed in 1984 by South Miami architectural firm, Hatcher, Zeigler, Gunn and Associates for the Japanese Development Corporation, originally as the World Trade Center Miami Tower. Completed in 1986, the floor-to-ceiling glass facade building once stood alone on the western side of Brickell, which at the time was home to mostly office towers and older low-rise residential buildings. After two residential high-rise building booms, the first in the 2000s, concurrent with the 2000s real estate bubble, and the second in the mid 2010s and early 2020s, the building was virtually surrounded by taller buildings. Solitair Brickell required demolishing a parking ramp to the base of the building to the northeast, Brickell Heights was built directly adjacent to the east, and Nine at Mary Brickell Village was built directly to the south of the building. To the west, even West Brickell saw significant mid-rise development in the 2010s, such as the West Brickell View low income senior housing two blocks to the west. In 2023, another building, the Brickell Gateway Tower, was proposed between it and Solitair.
