Santana Row (abbreviated as SR or The Row) is an upscale residential and commercial district of West San Jose in San Jose, California. Santana Row is intersected by Stevens Creek Boulevard, a major thoroughfare, and close to local landmarks like Westfield Valley Fair and the Winchester Mystery House.

History

Santana Row derives its name from Frank M. Santana, who served on San Jose's planning commission in the 1950s, who is also the namesake for the area's Frank M. Santana Park. The site was previously a Town and Country Village shopping center, which was the site of the first Chuck E. Cheese's Pizza Time Theatre from May 1977 to February 1985.

On August 19, 2002, during construction, the largest building at Santana Row (Building 7, "Santana Heights") caught fire. [1] [2] Embers caused at least 15 smaller fires nearby, and a nearby apartment complex had 39 units destroyed, resulting in 132 people losing their homes. [3] It was the largest structure fire in San Jose's history, with damage estimated at $129 million. [4]

The 42-acre "village within a city" was developed as a luxury, mixed residential and shopping district between 2001-2002, for a cost of $450 million and was at the time regarded as "the most ambitious project of its kind in the United States". [5] In 2010, it was called "an arguably successful mixed-use development". [6]

Santana Row continued to expand in 2016. [7] A population of 24,196 live within a one-mile radius of Santana Row. [8]

Shopping

Santana Row offers a mix of brand name shops, local boutiques, [9] restaurants, 36 establishments serving food, [10] nine spas and salons, a theater, and a hotel.

Several large-scale anchor retailers line the property's frontage on Stevens Creek Boulevard..

Awards

The collaborative design effort earned Santana Row two major awards, the CELSOC Engineering Excellence Award in 2004, and Builder Magazine's Project of the Year in 2003.

The design team, including SB Architects, BAR Architects, Steinberg Architects and landscape architects The SWA Group and April Philips Design Works, worked on behalf of the project developers, Federal Realty Investment Trust.

Economy

Santana Row is home to a small tech hub of companies, including Splunk, NetApp, BlueJeans, Experian, Federal Realty Investment Trust, and AvalonBay Communities, among others. [11]

Sunnyvale Town Center was a two-level shopping mall located in Sunnyvale, California, USA. It opened in 1979 on the site of much of the city's downtown, and was anchored by Macy's, Montgomery Ward, and later, J.C. Penney. Target moved in when Montgomery Ward closed. By the early 2000s, the mall had failed financially and only the Target and Macy's stores remained open. Work on a mixed-use development to replace the mall was stalled by a legal dispute from 2009 to 2015, with most buildings incomplete, but resumed after the city reached an agreement with new developers in mid-2016. By the end of 2020, a multi-screen movie theater and a supermarket had been built and opened in addition to most of the residential buildings; as of January 2021, replacement plans were going forward for a group of lots including the site of Macy's, which closed in 2019. Pike & Rose now comprises 379,000 sq ft (35,200 m2) of retail, 864 residential units, a 177-room hotel, and just under 300,000 sq ft (28,000 m2) of class-A office space. Retail anchors include REI, West Elm, and Uniqlo. Amp by Strathmore, a 200-seat music venue, is adjacent to an iPic movie theater. There is a Porsche auto dealership.
