The Downtown Commercial Historic District encompasses most of the central business district of Burlington, Iowa, United States. It was listed on the National Register of Historic Places in 2015. The historic district includes 65 properties that were part of a 2012 to 2013 survey of the area. It also includes as contributing properties the buildings in the West Jefferson Street Historic District and three buildings in the Manufacturing and Wholesale Historic District that were previously listed on the National Register. All total there are 122 resources within the district, which includes 108 contributing and 14 non-contributing properties. [2]

Central business district commercial and business centre of a city

A central business district (CBD) is the commercial and business center of a city. In larger cities, it is often synonymous with the city's "financial district". Geographically, it often coincides with the "city centre" or "downtown", but the two concepts are separate: many cities have a central business district located away from its commercial or cultural city centre or downtown, or even several CBDs at once. In London, for example, the "city centre" is usually regarded as encompassing the historic City of London and the mediaeval City of Westminster, whereas the City of London and the transformed Docklands area are regarded as its two CBDs. In New York City, Midtown Manhattan is the largest central business district in the city and in the world; yet Lower Manhattan, commonly called Downtown Manhattan, represents the second largest, and second, distinct CBD in New York City and is geographically situated south of Midtown. In Chicago, the Chicago Loop is the second largest central business district in the United States and is also referred to as the core of the city's downtown. Mexico City also has a historic city centre, the colonial-era Centro Histórico, along with two CBDs: the mid-late 20th century Paseo de la Reforma – Polanco, and the new Santa Fe.

Burlington is a city and the county seat of Des Moines County, Iowa, United States. The population was 25,663 in the 2010 census, a decline from the 26,839 population in the 2000 census. Burlington is the center of a micropolitan area including West Burlington, Iowa, and Middletown, Iowa, and Gulfport, Illinois. Burlington is the home of Snake Alley, once labelled the crookedest alley in the world.

The downtown area developed in three periods. The first period (1865-1894) was an era of prosperity associated with the development of the city's railroad connections after the American Civil War. The second period (1895-1929) was an era of maturity and the development of modern commercial buildings. This is the time period when Burlington's "tall" downtown buildings were built. The third period (1930-1967) saw competition from suburban development, especially in West Burlington. There were efforts to retain old businesses and attract new ones, while modernizing and improving the area. The inclusion of West Jefferson Street was important because it was the main thoroughfare in the late 19th and early 20th centuries through the Hawkeye Creek Valley. It led from the central business district along the Mississippi River to the Agency Road that headed westward out of town. [2] [3]

The American Civil War was a civil war fought in the United States from 1861 to 1865, between the North and the South. The Civil War began primarily as a result of the long-standing controversy over the enslavement of black people. War broke out in April 1861 when secessionist forces attacked Fort Sumter in South Carolina shortly after Abraham Lincoln had been inaugurated as the President of the United States. The loyalists of the Union in the North, which also included some geographically western and southern states, proclaimed support for the Constitution. They faced secessionists of the Confederate States in the South, who advocated for states' rights in order to uphold slavery.

West Burlington is a city in Des Moines County, Iowa, United States, adjacent to the Mississippi River city of Burlington. The population was 2,968 at the 2010 census. It is part of the Burlington, IA–IL Micropolitan Statistical Area.

Mississippi River largest river system in North America

The Mississippi River is the second-longest river and chief river of the second-largest drainage system on the North American continent, second only to the Hudson Bay drainage system. Its source is Lake Itasca in northern Minnesota and it flows generally south for 2,320 miles (3,730 km) to the Mississippi River Delta in the Gulf of Mexico. With its many tributaries, the Mississippi's watershed drains all or parts of 32 U.S. states and two Canadian provinces between the Rocky and Appalachian mountains. The main stem is entirely within the United States; the total drainage basin is 1,151,000 sq mi (2,980,000 km2), of which only about one percent is in Canada. The Mississippi ranks as the fourth-longest and fifteenth-largest river by discharge in the world. The river either borders or passes through the states of Minnesota, Wisconsin, Iowa, Illinois, Missouri, Kentucky, Tennessee, Arkansas, Mississippi, and Louisiana.

For the most part the buildings in the district housed commercial enterprises, both retail, banking and professional offices. The government buildings are, for the most part, located elsewhere. The taller buildings are located on the east side along Jefferson Street and the adjacent blocks. Most of the buildings are three to four stories, with the tallest buildings rising eight to nine stories. There are also numerous one and two story structures. The buildings are mostly brick. The older buildings from the first period tend toward the Italianate and the Romanesque Revival styles. The taller, more modern buildings of the second period tend to utilize the Neoclassical style, and the buildings in the third period are in the more simplified modern styles. [2]

The Capitol Theater was a 700-seat theater in Burlington, Iowa. Opened in 1937, with the first showing being Mark Twain's classic "The Prince and the Pauper". The theater was both a movie theater and an auditorium used for performances. The theater closed in March 1977, the final showing was the Stephen King horror classic "Carrie".

Downtown Commercial Historic District (Muscatine, Iowa) United States historic place

The Downtown Commercial Historic District in Muscatine, Iowa is a historic district that was listed on the National Register of Historic Places in 2006. At that time, it included 93 contributing buildings, one other contributing object, and 18 non-contributing buildings. The city of Muscatine was established as Bloomington in 1836. The original town was built on land that is generally flat along the Mississippi River. Residential areas were located on the surrounding hills. Commercial and industrial interests developed on the flatter land near the river. Muscatine's commercial and industrial center had developed in a 12-block area along Front Street, now Mississippi Drive, and 2nd Street between Pine Street and Mulberry Street by 1874. This area, represented by the Downtown Commercial Historic District, is the city's original commercial area. Within its boundaries is a large number of 19th-century commercial buildings, many of which were modified in the first half of the 20th century.

The Greenwich Avenue Historic District is a historic district representing the commercial and civic historical development of the downtown area of the town of Greenwich, Connecticut. The district was listed on the National Register of Historic Places on August 31, 1989. Included in the district is the Greenwich Municipal Center Historic District, which was listed on the National Register the year before for the classical revival style municipal buildings in the core of Downtown. Most of the commercial buildings in the district fall into three broad styles, reflecting the period in which they were built: Italianate, Georgian Revival, and Commercial style. The district is linear and runs north-south along the entire length of Greenwich Avenue, the main thoroughfare of Downtown Greenwich, between U.S. Route 1 and the New Haven Line railroad tracks.

The West Jefferson Street Historic District is five commercial blocks on the west side of downtown Burlington, Iowa, United States. It was listed on the National Register of Historic Places in 1982. In 2015 the area was included in the Downtown Commercial Historic District. West Jefferson Street was the main thoroughfare in the late 19th century and early 20th century through the Hawkeye Creek Valley. It led from the central business district along the Mississippi River to the Agency Road that headed westward out of town. The historic district is mostly made up of commercial buildings that range from single story structures to four story brick buildings, many of which have stone and terra cotta details. There is also a single frame building. A significant number of the structures are Italianate in style. The historic combined Fire and Police Station is also part of the district. At the time of its nomination there were 63 buildings in the district, of which 49 were contributing properties.

Manufacturing and Wholesale Historic District United States historic place

The Manufacturing and Wholesale Historic District is a nationally recognized historic district located adjacent to the central business district of Burlington, Iowa, United States. It was listed on the National Register of Historic Places in 2012. At the time of its nomination it included 32 buildings of which 28 are contributing properties and 14 non-contributing properties. The tracks of the former Chicago, Burlington and Quincy Railroad bisect the district and contributed to its development. The buildings range in size from one single story office structure to two six-story buildings. Nine buildings were constructed before 1900, the earliest in 1876. The rest of the contributing buildings were built from 1900 to the 1930s. The four noncontributing buildings were built from the 1960s to the 1980s. The Romanesque Revival John Blaul and Sons Wholesale Grocery building is the only building that wasn't built in a utilitarian form with only general stylistic influences. All of the buildings are constructed in brick. The area largely housed manufacturing and wholesale businesses into the 1970s and 1980s. A few of them continue to do so into the second decade of the 21st-century.

Park-to-Park Residential Historic District United States historic place

The Park-to-Park Residential Historic District in Fort Madison, Iowa, United States, was listed on the National Register of Historic Places in 2014. The historic district is located to the north of the Downtown Commercial Historic District, generally between Central Park on the west and Old Settler's Park on the east. Both parks are contributing sites. For the most part the district is made up of single family homes built in the late 19th and early 20th centuries. Some of these homes were built as rental properties, while others became so in later years. The Albright House and the Chief Justice Joseph M. Beck House are contributing properties, and they are also individually listed on the National Register. There are also duplexes and a few small scale apartment buildings in the district.

The Cherokee Commercial Historic District is a nationally recognized historic district located in Cherokee, Iowa, United States. It was listed on the National Register of Historic Places in 2005. At the time of its nomination it contained 70 resources, which included 50 contributing buildings and 20 non-contributing buildings. The historic district covers most of the city's central business district. Most of the buildings are two and three stories tall, and built of brick. There are two frame buildings from the city's earliest years. Cherokee is somewhat unusual in that it did not have a devastating fire in its history, therefore the downtown area was able to grow incrementally. Unlike many county seats, it does not have a focal point such as a centrally located courthouse square. The Cherokee County Courthouse was built on a hill to the west of the downtown area.

The Osage Commercial Historic District is a nationally recognized historic district located in Osage, Iowa, United States. It was listed on the National Register of Historic Places in 2002. At the time of its nomination it contained 50 resources, which included 46 contributing buildings, one contributing structure, and three non-contributing buildings. The historic district covers most of the city's central business district.

Winterset Courthouse Square Commercial Historic District United States historic place

Winterset Courthouse Square Commercial Historic District is a nationally recognized historic district located in Winterset, Iowa, United States. It was listed on the National Register of Historic Places in 2015. At the time of its nomination the district consisted of 82 resources, including 74 contributing buildings, seven noncontributing buildings, and one noncontributing object. The historic district covers most of the city's central business district in the original town plat. Most of the buildings are two-story, brick, commercial buildings. The commercial Italianate style is dominant, with Queen Anne, Romanesque Revival, and Neoclassical styles included. The Madison County Courthouse (1878) is a Renaissance Revival structure designed by Alfred H. Piquenard. Most of the buildings are brick construction, but four were constructed using locally quarried limestone. The stone buildings include the courthouse, the White, Munger and Company Store (1861), and the Sprague, Brown, and Knowlton Store (1866), all of which are individually listed on the National Register.

Fort Dodge Downtown Historic District United States historic place

Fort Dodge Downtown Historic District is a nationally recognized historic district located in Fort Dodge, Iowa, United States. It was listed on the National Register of Historic Places in 2010. Additional documentation for the district was approved by the National Park Service on January 4, 2019. At the time of its nomination it contained 177 resources, which included 100 contributing buildings, one contributing site, one contributing structure, five contributing objects, 64 non-contributing buildings, three non-contributing structures, and three non-contributing objects. The district covers the city's central business district, mainly along Central Avenue, but also along the adjoining streets as well. Commercial development in the district began with the city's original plat in 1854 and continued through the opening of the Crossroads Mall in 1964. Webster County Courthouse (1902), First National Bank Building (1908), and the Wahkonsa Hotel (1910) are all located in the district and are individually listed on the National Register.

100 Block of West Broadway Historic District United States historic place

The 100 Block of West Broadway Historic District is a nationally recognized historic district located in Council Bluffs, Iowa, United States. It was listed on the National Register of Historic Places in 2002. At the time of its nomination the district consisted of 30 resources, including 22 contributing buildings, and eight non-contributing buildings. The linear district on the east side of the central business district is the north side of Broadway. Developed between mid-1850s and 1928, it is the only section of the street that has maintained its historical integrity. The buildings are one to three stories tall with commercial space on the main floor. While many are vernacular commercial structures, others are the various revival styles of Victorian architecture.

Old Main Street Historic District (Dubuque, Iowa) United States historic place

Old Main Street Historic District is a nationally recognized historic district located in Dubuque, Iowa, United States. It was listed on the National Register of Historic Places in 1983. At the time of its nomination it consisted of 33 resources, which included 30 contributing buildings and three non-contributing buildings. In 2015 the boundaries were increased to include five more buildings. Four of the buildings are contributing properties that were excluded from the original district because they were slated to be torn down as a part of the expansion of U.S. Route 61. While the highway was built the buildings were spared. The fifth building is non-contributing as are three structures.

Blissfield Downtown Historic District United States historic place

The Blissfield Downtown Historic District is a historic district located in the village of Blissfield, Michigan, and roughly bounded by Pearl Street on the west, Giles Avenue on the east, Jefferson Street on the south, and Adrian Street and the Blissfield railroad line on the north. The district was added to the National Register of Historic Places in 2015.
