Brighton is a neighbourhood in Saskatoon, Saskatchewan, and is the first of several communities planned for the Holmwood Suburban Development Area on the east side of the city. [1] As of 2022 it is under construction. [2]
The land where Brighton exists was annexed by the city from the surrounding rural municipality of Corman Park in 2010. [3] The community is bordered by College Drive to the north, 8th Street East to the south, the neighbourhood of College Park East to the west and southwest and McOrmond Drive to the east (the roadway having been realigned for the purpose).
When completed, Brighton will be a primarily residential community, with some regional commercial development on its north (College Drive) and south (8th Street East) sides. As of 2018 the first commercial development at College and McOrmond is under way, with a movie theatre and other retail businesses joining some retail that predates the development of Brighton. Some office development already exists along 8th Street, again predating Brighton (and, indeed, the area's annexation), with increased construction expected in the near future.
The community will feature a "neighbourhood village", an area of mixed-use commercial buildings and public space. 55% of off-street parking will be underground, enclosed, covered or within permitted buildings. [4]
Sutherland is a mostly residential neighbourhood located in east-central Saskatoon, Saskatchewan, Canada. It is an older suburban subdivision, composed of a near-even mix of single-family detached houses and multiple-unit apartment and semi-detached dwellings. As of 2006, the area was home to 5,206 residents. The neighbourhood is a middle-income area, with an average family income of $51,857, an average dwelling value of $204,213 and a home ownership rate of 43.8%. According to MLS data, the average sale price of a home as of 2013 was $288,651. Sutherland was administered as a separate town outside of Saskatoon before being annexed by the city in 1956.

Sutherland Industrial is an industrial subdivision located in east-central Saskatoon, Saskatchewan, Canada. It was originally part of Sutherland, a town outside of Saskatoon before being annexed by the city in 1956. Kensington is a neighbourhood located in west Saskatoon, Saskatchewan, Canada that began construction in 2013. Around 2028, Kensington will reach completion and have an estimated population of 8,300. Kensington will feature Saskatoon's first application of the fused grid street network.
Evergreen is a residential neighbourhood under construction within the University Heights Suburban Development Area of Saskatoon, Saskatchewan. The residential area is constructed around the village centre and a larger district village. The subdivision was created in 2010. Evergreen is projected to have a density of 8.6 units per acre, becoming one of the densest neighbourhoods in Saskatoon when complete.
Holmwood Suburban Development Area (SDA) is an area in Saskatoon, Saskatchewan (Canada). It is a part of the east side community of Saskatoon. It lies at the far east end of the city boundaries with the Rural Municipality of Corman Park No. 344. The area was annexed by the city on August 1, 2010 and the SDA development plan was approved on April 16, 2012. Land preparation worked started in 2012. Prior to development into a SDA the area was predominantly agricultural land and also housed the Sundown Drive-in that operated off Highway 5 from 1963.
Aspen Ridge is a neighbourhood located in northeast Saskatoon, Saskatchewan, Canada, construction on which began in 2014. At full build-out, Aspen Ridge will eventually house an estimated 13,000 people. Unlike many of the city's suburban neighbourhoods, it will feature higher density housing on a grid network of roads.
