Stratford City is a mixed-use development project in Stratford, London, England, to the north of Stratford town centre. The main developers are the Westfield Group and Lendlease.

Stratford City is the name given to the urban community centred on the Queen Elizabeth Olympic Park. Based on Stratford Regional and Stratford International railway stations, it includes "International Quarter London", a joint venture between Lendlease and London and Continental Railways (LCR) to create a £2 billion commercial and residential development, the Westfield shopping centre, Chobham Academy, and the East Village, previously the athletes' village constructed by Lendlease for the London 2012 Olympic and Paralympic Games.

Within Stratford City there is provision for 2,900,000-square-foot (270,000 m2) of retail and leisure space, 1,300,000-square-foot (120,000 m2) of hotel space, 6,600,000-square-foot (610,000 m2) of commercial district space, 16,400 new homes, 180,000-square-foot (17,000 m2) of community facilities, and two energy centres capable of providing 75% of the sites' energy needs. Royal Mail has allocated the postcode E20 to Stratford City and the Queen Elizabeth Olympic Park.

Planning

The whole Queen Elizabeth II Olympic Park site was proposed to be secured under a compulsory purchase order (CPO) by the London Development Agency. In late 2005, a row broke out between then Mayor of London Ken Livingstone and Newham Council/Westfield over the use of the legal instrument. The site for the Olympic Village was to be located next to the £4 billion development of Stratford City, but access difficulties meant that the Olympic Park CPO extended onto the site for Stratford City. In November 2005, an agreement was made whereby the CPO over the Westfield site was removed, subject to agreed access provisions to the Olympic Village. [1]

The Olympic Village, home of the athletes during the 2012 Summer Games and was built as part of Lend Lease, would be redeveloped at the new East Village urban development as part of the legacy project.

Construction

Work started in early 2007, and the entire project was completed in 2012. [2] Work was carried out in phases, with Phase 1 completed in 2011. Phase 1 includes 1.9 million ft² (150,000 m2) of retail and leisure space (see Westfield Stratford City), a 267-room Premier Inn hotel, [3] 1.1m sq ft of office space, and 4,850 new homes. The office space comprises a cluster of four tall office buildings: Stratford Place, at 130,000 sq ft; The Square, at 200,000 sq ft; First Avenue, at over 560,000 sq ft; and Station Square, at 95,000 sq ft.

Transport

The site is adjacent to both the existing Stratford Regional station and the new Stratford International station. Stratford Regional station is served by London Overground, Docklands Light Railway, London Underground Central and Jubilee lines, National Rail services, [4] and the Elizabeth line. [5] Stratford International station is served by Southeastern domestic services on High Speed 1 [6] and Docklands Light Railway services to London City Airport, Beckton and Woolwich Arsenal. Currently, no international services call at Stratford International. [7] A pedestrian bridge connects the development to the existing Stratford town centre.

Bluewater Shopping Centre is an out-of-town shopping centre in Stone, Kent, England, just outside the M25 motorway ring, 17.8 miles (28.6 km) east south east of London's centre. Opened on 16 March 1999 in a former chalk quarry after ten years of building works, the site occupies 240 acres (97 ha) and has a sales floor area of 154,000 m2 (1,600,000 ft2) over three levels, making it the fifth-largest shopping centre in the UK. Elsewhere in Europe only Istanbul's Cevahir Mall and Vienna's (Vösendorf) Shopping City Süd are bigger. The floor plan is a triangular shape with 210 stores, including 3 anchors, 50 cafés and restaurants, and a 17-screen cinema. The centre employs 7,000 people and serves over 27 million visitors a year. A main rival is the Lakeside Shopping Centre and its two retail parks in West Thurrock, Essex, just across the River Thames, 8 miles (13 km) away by road or 3.2 miles (5.1 km) as the crow flies.

The original island platform station was permanently closed on 18 April 2014 in order to allow for the construction of a ramp from the new Crossrail portal nearby. A new, larger station built a short distance to the south opened on 28 April 2014.

Stratford International is a National Rail station in Stratford and a separate Docklands Light Railway (DLR) station nearby, located in East Village in London. Despite its name, no international services stop at the station; plans for it to be served by Eurostar trains never came to fruition. The National Rail platforms are served by Southeastern trains on the High Speed 1 route originating at London St Pancras International. On the DLR, it is a terminus – one of seven end-of-the-line termini – for local services via Canning Town and London City Airport.

Stratford Centre is adjacent to the Westfield Stratford City shopping complex and the sports facilities of Queen Elizabeth Olympic Park, further contributing to Stratford town centre being east London's primary retail, cultural and leisure centre.

East Village is a housing development in Stratford, East London that was designed and constructed as the Olympic Village of the 2012 Summer Olympics and has been converted for use as a new residential district, complete with independent shops, bars and restaurants. The area was formerly contaminated waste land and industrial buildings to the north of Stratford town centre.

International Quarter London is a business development project built by Lendlease and commercial developer LCR in a subdivision of Stratford, London, England. It is located between the site of the Westfield Stratford City shopping centre and the Queen Elizabeth Olympic Park. The postcode designations are part of E20. Endeavour Square is part of the International Quarter.
