Eastmoreland is a residential neighborhood consisting almost entirely of single family homes in inner southeast Portland, Oregon, United States. [2] Eastmoreland was named for a local real estate developer, Judge J.C. Moreland. [3]
The neighborhood is bounded on the north by SE Woodstock Boulevard. The western boundary is a combination of SE McLoughlin Boulevard, SE Reedway Street, and SE 26th Avenue. Johnson Creek serves as most of the neighborhood's southern boundary, which meets its eastern boundary between SE Tenino Street and SE Crystal Springs Boulevard., SE César E. Chávez Boulevard. Its northern border winds around the Reed College campus and continues on SE Steele Street until meeting its western boundary.
Eastmoreland is filled with trees and lush landscaping. Public parks in Eastmoreland include Crystal Springs Rhododendron Garden (1923), Eastmoreland Golf Course (1916), Eastmoreland Garden (2004), Eastmoreland Playground Park (1916), and Berkeley Park (1941). There is also a median on Reed College Place which is owned by Portland Department of Transportation and maintained by Portland Parks & Recreation. The Shakespeare Garden at Eastmoreland was designed by Florence Holmes Gerke. [4]
Eastmoreland is home to two schools, Duniway Elementary School (constructed in 1926 and named for Abigail Scott Duniway) and Holy Family Catholic School.
A proposed Eastermoreland Historic District encompasses approximately 475 acres within southeast Portland's Eastmoreland neighborhood, [5] and is generally bounded by Woodstock Boulevard on the north, Cesar Chavez Boulevard and 36th Avenue on the east, Berkeley Park and Crystal Springs Boulevard on the south, and 27th and 28th Avenues on the west. [6]
The proposed historic district was nominated by the Eastmoreland Neighborhood Association in an attempt to reduce the number of home demolitions and renovations. [5] [6] The bid has been contentious, as historic designation would prevent owners from being able to expand or update houses. [5] [7]
In February 2017, the Portland Historic Landmarks Commission endorsed the association's nomination for historic status. One week later, the nine-person State Advisory Committee on Historic Preservation unanimously endorsed the proposal, putting the district on "clear path toward the register". [5] Historic status may be blocked if dissenting residents submit enough notarized objections by July 1. As of February 17, 675 of the more than 1,000 required objections have been received. [5]
In April 2018, four separate home owners split their property ownership among hundreds of trusts; these owners filed more than 5,000 formal objections to the historic district proposal, possibly blocking the nomination using a technical tactic. 952 additional objections were submitted by owners not associated with the hundreds of trusts. According to The Oregonian , "Without the trusts, the number of objections appears to have fallen short of a majority". [8] The neighborhood association's president described the maneuver as "undemocratic" and said, "If this was an election, it would be called voter fraud." [9] The Oregon State Historic Preservation Office said, "According to federal rules, if more than 50% of the owners in a district submit objections, the property cannot be listed." [9]
Trust owners' being counted as eligible owners was challenged in court and a new rule for counting objections was established in 2022. A new application will be submitted to the National Park Service.[ citation needed ]
The Hawthorne District in Portland, Oregon, is an area of Southeast Portland on SE Hawthorne Blvd. that runs from 12th to 60th Avenues, with the primary core of businesses between 30th and 50th Avenues. The area has numerous retail stores, including clothing shops, restaurants, bars, brewpubs, and microbreweries.

Sellwood-Moreland is a neighborhood on a bluff overlooking the Willamette River in Southeast Portland, Oregon, bordering Brooklyn to the north, Eastmoreland to the east, and the city of Milwaukie to the south. The neighborhood is linked to Southwest Portland across the Willamette River by the Sellwood Bridge, the southernmost of Portland's bridges.

Old Town Chinatown is the official Chinatown of the northwest section of Portland, Oregon. The Willamette River forms its eastern boundary, separating it from the Lloyd District and the Kerns and Buckman neighborhoods. It includes the Portland Skidmore/Old Town Historic District and the Portland New Chinatown/Japantown Historic District, which are listed on the National Register of Historic Places. It has been referred to as the "skid row" of Portland.

South Portland is a long, narrow neighborhood just south of Downtown Portland, Oregon, hemmed in between the Willamette River and the West Hills. It stretches from I-405 and the Marquam Bridge on the north, to SW Canby St. and the Sellwood Bridge in the south. The Willamette forms the eastern boundary, and SW Barbur Blvd. most of the western boundary. In addition to Downtown to the north, other bordering neighborhoods are Southwest Hills, Homestead, Hillsdale, and South Burlingame to the west, and Hosford-Abernethy, Brooklyn, and Sellwood-Moreland across the river on the east.
Laurelhurst is a neighborhood of vintage homes and undulating streets surrounding a park of the same name, straddling the NE and SE sections of Portland. Stone markers flank the entrances to the area. The center of the neighborhood, Coe Circle, contains a gilded equestrian statue of Joan of Arc, which is a World War I war memorial. The Laurelhurst Historic District was officially listed on the National Register of Historic Places in 2019.
Westmoreland is one of two distinct districts making up the Sellwood-Moreland neighborhood of Southeast Portland, bordering Brooklyn to the north, the Willamette River to the west, Eastmoreland to the east, and Sellwood to the south. The isolation caused by being bounded on two sides by the river and Oregon Route 99E have produced a distinct small-town atmosphere, despite its being relatively close to downtown Portland.
The Lents neighborhood in the Southeast section of Portland, Oregon is bordered by SE Powell Blvd. on the north, the Clackamas County line or City of Portland line on the south, SE 82nd Ave. to the west, and roughly SE 112th on the east. The NE corner overlaps with the Powellhurst-Gilbert neighborhood. In addition to Powellhurst-Gilbert on the north and east, Lents also borders Foster-Powell, Mt. Scott-Arleta, and Brentwood-Darlington on the west and Pleasant Valley on the east.
The Lloyd District is a primarily commercial neighborhood in the North and Northeast sections of Portland, Oregon, United States. It is named after Ralph Lloyd (1875–1953), a California rancher, oilman, and real estate developer who moved to and started the development of the area.
Montavilla is a neighborhood in the Northeast and Southeast sections of Portland, Oregon, United States, and contains an area east of Mount Tabor and west of Interstate 205, from the Banfield to SE Division. It is bordered by North Tabor, Mount Tabor, South Tabor, Madison South, Hazelwood, and Powellhurst-Gilbert.
Washington High School was a high school in Portland, Oregon, United States, from 1906 to 1981. After fire destroyed the original building, a new building was completed in 1924. The school merged with Monroe High School in 1978 to become Washington-Monroe High School. The school closed shortly after in 1981. A few years later it was used as the Children's Services Center, a multipurpose social service facility that also provided day care and other programs for at risk youth. After that the building was vacant for many years. It was also used for a time as a location for administrative offices for the Portland Public Schools.
Terwilliger Boulevard is a street in Portland, Oregon, U.S. It begins at SW 6th Avenue and SW Sheridan Street south of Portland State University. It passes through the neighborhoods of Marquam Hill, Southwest Hills, and Burlingame and by Lewis and Clark College before ending at Oregon Route 43 in Lake Oswego. For portions of its route, it is a traditional parkway through Duniway and Marquam Parks. The land surrounding Terwilliger Boulevard is heavily wooded in nature.
The Sellwood–Moreland Library is a branch of the Multnomah County Library, in the Sellwood neighborhood of Portland in the U.S. state of Oregon. First established in 1905 as the Sellwood Reading Room, it operated in several Sellwood locations before re-opening in 2002 in a new mixed-use building at S.E. 13th Avenue and Bidwell Street.
Julius Caesar Moreland was an Oregon pioneer, a successful lawyer, and a judge based in Portland, Oregon. He was also Clerk of the Oregon Supreme Court in Salem in the early 20th century. He is the namesake of the Eastmoreland, Westmoreland, and Sellwood – Moreland neighborhoods.
Southeast Bybee Boulevard is a light rail station in Portland, Oregon, United States, served by TriMet as part of the MAX Light Rail system. It is the 14th station southbound on the Orange Line, which runs between Portland City Center, Southeast Portland, and Milwaukie. The island platform station adjoins Union Pacific Railroad (UP) freight tracks to the east and McLoughlin Boulevard to the west. It is accessed from the Bybee Bridge, which spans over the platform and connects Portland's Sellwood-Moreland and Eastmoreland neighborhoods. Nearby destinations include Westmoreland Park, Eastmoreland Golf Course, Crystal Springs Rhododendron Garden, and Reed College.
The Hassalo on Eighth is a multi-building, mixed-use high-rise building located in the Lloyd District of Portland, Oregon, United States. Completed in 2015, the tallest tower rises to a height of 265 ft (81 m). The three-building development contains both residential and commercial space.
Charles B. Walker Stadium at Lents Park is a baseball stadium located in Lents Park in the Lents neighborhood of Portland, Oregon. It has been home to the West Coast League Portland Pickles baseball team since 2016. The Pickles play thirty home games per sixty game season. The team pays rent to the City, cleans the stadium, and provides security during games. Outside of the dates set aside for the team, the stadium is open for permitted play by anyone who reserves it. The Northwest Independent Baseball League plays many of its games at Walker Stadium.
Berkeley Park is a 6.48-acre (2.62 ha) public park in Portland, Oregon, United States. Acquired in 1941, the park has a playground, fields for multiple sports, and tennis courts, among other features.
