The Royal Albion Hotel (originally the Albion Hotel) is a 3-star hotel, on the corner of Old Steine and Kings Road in Brighton, England. Built on the site of a house belonging to Richard Russell, a local doctor whose advocacy of sea-bathing and seawater drinking helped to make Brighton fashionable in the 18th century, it has been extended several times, although it experienced a period of rundown and closure in the early 20th century. A fire in 1998 caused serious damage, and the hotel was restored. However, another fire in 2023 seriously damaged the building to the extent that demolition of the western part of the building began on 19 July 2023. [1]
The Classical-style building has three parts of different sizes and dates but similar appearances. Large pilasters and columns of various orders feature prominently. Amon Henry Wilds, an important and prolific local architect, took the original commission on behalf of promoter John Colbatch. Another local entrepreneur, Harry Preston, restored the hotel to its former high status after buying it in poor condition. The building took on its present three-wing form in 1963. The original part of the building was listed at Grade II* by English Heritage for its architectural and historical importance, and its western extension is listed separately at the lower Grade II.
The site itself is connected with the life and career of Richard Russell, a doctor who advocated sea water as a cure of ailments. After Russell's death in 1759, Old Steine developed as the centre of fashionable life in Brighton. [2] Russell House, as it became known, was used as lodgings for visitors such as the Duke of Cumberland, and later became an entertainment venue with activities such as a puppet theatre, a camera obscura and resident jugglers. [3] [4]
In the 1820s, it passed to entrepreneur John Colbatch, who demolished it in 1823. The local authorities tried to arrange for the land to be kept as open space, but negotiations collapsed and Colbatch began planning the construction of a hotel. [3] [4]
Colbatch commissioned young architect Amon Henry Wilds, who began planning the hotel in 1822. [4] Wilds, the son of Amon Wilds and an associate of Charles Busby, had been responsible for many building schemes in Brighton from about 1815, when he and his father moved their architectural practice to Brighton. Schemes already completed by 1822 included King's Road and Brighton Unitarian Church. [5] [6] The hotel was built on a corner site at the point where Old Steine met King's Road, and like Russell House the main façade faced away from the sea, towards Old Steine. [7] The four-storey structure opened on 5 August 1826. [4] [8] [9]
The venture was immediately successful, and a stylistically similar five-storey extension was added to the west in about 1847. At the same time, the name was changed from the Albion Hotel. [7] Six years earlier, one of Brighton's most important cultural establishments was established in a ground-floor room: the Albion Rooms Literary and Scientific Institution combined the functions of library, lecture theatre and museum. The venture eventually became unsustainable, and the institution's members presented the accumulated books, artefacts and pictures to Brighton Corporation, the local authority. This led to the establishment of the Brighton Museum and Art Gallery and Brighton Library in the grounds of the Royal Pavilion. [10]
The hotel fell into disrepair in the late 19th century, and was closed in 1900. Harry Preston, owner of the nearby Royal York Hotel, bought it in 1913 for £13,500 (£1,678,000 in 2024), [11] and quickly restored its fashionable reputation. The building was completely refurbished, additions were made, and well-known literary figures, artists and entertainers regularly stayed. [8] [12] The extensions carried out around this time, in the Edwardian style typical of the period, included a sea-facing lounge at the rear of the hotel, and were carried out by Brighton architectural firm Clayton & Black. [7] Started in the 1870s by Charles Clayton and Ernest Black and continued by their sons, this firm was one of Brighton's most prolific designers of public buildings and churches over the next 60 years. [13]
In 1856, another hotel had been built west of the Royal Albion on land previously occupied by Williams's Royal Hot and Cold Baths, an indoor bath-house. [14] The Lion Mansion Hotel was architecturally similar to the Royal Albion, and rose to four storeys. [7] [15] It was later known as the Adelphi Hotel. [15] In 1963, it was taken over by the Royal Albion, and became physically linked to it as a west wing. [7]
On the morning of 24 November 1998, the hotel was devastated by a fire which started in the kitchen. A chef was frying eggs and sausages in a pan; hot fat spilt and caught light, [16] and flames were immediately sucked up a vent to the top floor. The fire spread quickly, assisted by strong winds, and all 160 people in the building were evacuated. [16] [17] The Public and Commercial Services Union had to cancel their annual conference, due to be held that day, because of the disruption caused to its delegates, most of whom were staying at the hotel. [17] About 160 firefighters from all parts of East and West Sussex attended the fire from about 8:20am until late in the evening, in what was later described as Brighton's "biggest firefighting operation for nearly 30 years". [16] All parts of the hotel were affected by smoke, water and structural damage, but the original corner building was particularly badly affected. [16]
On 15 July 2023, a fire broke out on the fourth floor on the hotel's western side. The East Sussex Fire and Rescue Service arrived at the scene at 5:24pm due to reports of smoke. The Old Steine and interlinking roads were closed with local bus services diverted. Smoke filled the area and by 7:02pm, people were advised to stay away due to health concerns and in case the building collapsed. At 8:30pm, the roof partially collapsed. [18] The fire continued to burn throughout the night. By 1:10pm the next day, the fire had reached the bottom floor. Concerns over asbestos being released were raised as the hotel collapsed. [19] By 11:00am on 17 July, demolition crews had arrived, but were stopped due to complaints from a heritage group about preserving the Grade II listed façade. At 5:40pm, the Old Steine was reopened. [20] Demolition of the gutted western side began on 19 July 2023, [1] estimated to take two to three weeks to complete, but stopped two days later when more smoke was seen. [21] The A259 road, which runs in front of the hotel, was closed for six weeks. Repairs and further demolition were still ongoing at the end of August 2023. [22] In October 2023, the East Sussex Fire and Rescue Service said that the fire was likely caused by a discarded cigarette. [23]
In its most recent form, the Royal Albion Hotel is in three linked sections, all stylistically similar. The original (eastern) wing is four storeys tall and has five extremely large Corinthian and Composite columns on the north face. These are flanked on both sides by large pilasters, which also run all round the east face. [7] [24] The top floor is an attic storey displaying Wilds's characteristic motif: shell designs set in blank rounded tympana. [7] [24] [25] Above this is a mansard roof, now mostly obscured. [9] The centre section, dating from about 1847, has three full storeys and two attic floors above, and is therefore taller. [25] The façade has three bays. The theme of large pilasters and columns continues, but different styles are used: the left and right bays project slightly and have paired Tuscan pilasters, [9] and a pair of tapering Ionic columns in the centre bay form a distyle in antis composition. [7] [25] The centre section also has a mansard roof—apparently a later addition. [9] The western wing (the former Lion Mansions) has a Tuscan-columned porch on the south (seafront) side and a Doric-style equivalent facing north to Old Steine, four Composite pilasters extending for three of the four storeys, small cast-iron balconies and some aedicula-style window surrounds. [15] [24]
The Royal Albion Hotel was listed at Grade II* on 13 October 1952. [25] Such buildings are defined as being "particularly important ... [and] of more than special interest". [26] In February 2001, it was one of 70 Grade II*-listed buildings and structures, and one of 1,218 listed buildings of all grades, in the city of Brighton and Hove. [27] The west wing (the former Lion Mansions) was listed at Grade II on 5 August 1999. [15] In February 2001, it was one of 1,124 buildings listed at that grade in Brighton and Hove; [27] the status indicates that the building was considered "nationally important and of special interest". [26]
The hotel is operated by Britannia Hotels. There were 208 guest rooms, one restaurant, two bars and five rooms for conferences and meetings. [28] Bedrooms were classified in four grades, from standard to deluxe. [29] It had a 3-star rating prior to the 2023 fire. [30]
The Albion was subject of a sketch by painter J. M. W. Turner (1775–1851) in 1834 during one of his coastal expeditions. By 1847, due to its frequent patronage by a number of distinguished visitors, it had changed its name to the Royal Albion and the Royal coat of arms was duly placed over the entrance. [8]
Angela Burdett-Coutts, 1st Baroness Burdett-Coutts (1814–1906), called "the richest heiress in England" by Thomas Raikes, [31] a friend of Charles Dickens and the Duke of Wellington, would regularly spend part of the year in the Royal Albion Hotel with her long-term companion, Hannah Brown. [32]
In February 1894, Oscar Wilde (1854–1900) stayed in a room overlooking the sea whilst working on his Poems in Prose , the collective title of six prose poems published in July that year in The Fortnightly Review . [33]
In 1906, Harry Preston (1860–1936), a fifty-year-old charismatic local figure in Brighton and friend of the Prince of Wales, bought the hotel and four years later carried out large scale alterations creating a roof garden which overlooked the Palace Pier. In the new refurbished hotel, Arnold Bennett (1867–1931) began writing part of his Clayhanger trilogy while staying there in 1910. The same year, Frenchman André Beaumont (1880–1937), in his Blériot monoplane, flew around the skies of Brighton, taking Preston as a passenger. [34] Afterwards, he hosted a banquet at the Royal Albion Hotel to celebrate the event. Preston, a former publican, had entered the hotel business around the turn of the century. Preston had a wonderful feel for publicity, and he wined and dined with the editors of the London newspapers, encouraging them to promote the town and his new hotel to visitors, especially motorists. Preston's wife Ellen died in 1913 and a year later he married Edith Collings, the Royal Albion's manageress. [35] Preston was knighted for his services to charitable causes in 1933, and his wife, Edith, was presented at Court the following year. [36]
In the spring of 1919, the hotel entertained three aristocratic guests—two of whom signed the hotel's register as Sir David and "Lady Dorothy" Dalrymple of Newhailes House. [35] Away from the prying eyes of friends in London, the party-loving pair were enjoying an affair, but, unknown to them both, they were followed by an enquiry agent employed by Margaret, the "real" Lady Dalrymple, resulting in a divorce. [33]

Amon Wilds was an English architect and builder. He formed an architectural partnership with his son Amon Henry Wilds in 1806 and started working in the fashionable and growing seaside resort of Brighton, on the East Sussex coast, in 1815. After 1822, when the father-and-son partnership met and joined up with Charles Busby, they were commissioned—separately or jointly—to design a wide range of buildings in the town, which was experiencing an unprecedented demand for residential development and other facilities. Wilds senior also carried out much work on his own, but the description "Wilds and Busby" was often used on designs, making individual attribution difficult. Wilds senior and his partners are remembered most for his work in post-Regency Brighton, where most of their houses, churches and hotels built in a bold Regency style remain—in particular, the distinctive and visionary Kemp Town and Brunswick estates on the edges of Brighton, whose constituent parts are Grade I listed buildings.

Royal Crescent is a crescent-shaped terrace of houses on the seafront in Brighton, part of the English city of Brighton and Hove. Built in the late 18th and early 19th century as a speculative development on the open cliffs east of Brighton by a wealthy merchant, the 14 lodging houses formed the town's eastern boundary until about 1820. It was the seaside resort's first planned architectural composition, and the first built intentionally to face the sea. The variety of building materials used include black glazed mathematical tiles—a characteristic feature of Brighton's 18th-century architecture. English Heritage has listed the crescent at Grade II* for its architectural and historical importance. An adjacent five-storey building, formerly the Royal Crescent Hotel but now converted into flats with the name Royal Crescent Mansions, is listed separately at Grade II.
Mathematical tiles are tiles which were used extensively as a building material in the southeastern counties of England—especially East Sussex and Kent—in the 18th and early 19th centuries. They were laid on the exterior of timber-framed buildings as an alternative to brickwork, which their appearance closely resembled. A distinctive black variety with a glazed surface was used on many buildings in Brighton from about 1760 onwards, and is considered a characteristic feature of the town's early architecture. Although the brick tax (1784–1850) was formerly thought to have encouraged use of mathematical tiles, in fact the tiles were subject to the same tax.
9 Pool Valley is a late 18th-century house and shop in the centre of Brighton, part of the English city of Brighton and Hove. Built as a bakery and shop for a local family, with two floors of living accommodation above, it later passed to another Brighton family who kept up the baking tradition until the mid-20th century. Since then it has had various commercial uses. Described as "one of the most famous surviving early buildings" in Brighton and "a charming relic",[1] the exterior is clad in distinctive black glazed mathematical tiles. English Heritage has listed it at Grade II* for its architectural and historical importance.
The Western Pavilion is an exotically designed early 19th-century house in the centre of Brighton, part of the English city of Brighton and Hove. Local architect Amon Henry Wilds, one of the most important figures in Brighton's development from modest fishing village to fashionable seaside resort, built the distinctive two-storey house between 1827 and 1828 as his own residence, and incorporated many inventive details while paying homage to the Royal Pavilion, Brighton's most famous and distinctive building. Although the house has been altered and a shopfront inserted, it is still in residential use, and has been listed at Grade II* by English Heritage for its architectural and historical importance.
The building at 11 Dyke Road in Brighton, part of the English city of Brighton and Hove, was in its most recent guise (2014–2023) the Rialto Theatre and as of January 2024 was being converted into a live music venue, but it originally housed the Swan Downer School for poor girls, for whom it was designed and built in 1867 by prolific architect George Somers Leigh Clarke. The highly ornate brick structure, in a "freely inventive" European Gothic style, has also served as a chapel and an office since it was vacated by the school, whose pupils were recognisable around Brighton in their blue and white uniform. English Heritage has listed the building at Grade II for its architectural and historical importance.
Steine House is the former residence of Maria Fitzherbert, first wife of the Prince Regent, in the centre of Brighton, part of the English city of Brighton and Hove. The building is now owned and used by Brighton YMCA, the largest supported housing provider in Brighton and Hove. Brighton YMCA houses and resettles 311 homeless people of all ages, providing the best opportunities to empower clients to reach their full potential and achieve their aspirations.
Brighton and Hove, a city on the English Channel coast in southeast England, has a large and diverse stock of buildings "unrivalled architecturally" among the country's seaside resorts. The urban area, designated a city in 2000, is made up of the formerly separate towns of Brighton and Hove, nearby villages such as Portslade, Patcham and Rottingdean, and 20th-century estates such as Moulsecoomb and Mile Oak. The conurbation was first united in 1997 as a unitary authority and has a population of about 253,000. About half of the 20,430-acre (8,270 ha) geographical area is classed as built up.
Regency Square is a large early 19th-century residential development on the seafront in Brighton, part of the British city of Brighton and Hove. Conceived by speculative developer Joshua Hanson as Brighton underwent its rapid transformation into a fashionable resort, the three-sided "set piece" of 69 houses and associated structures was built between 1818 and 1832. Most of the houses overlooking the central garden were complete by 1824. The site was previously known, briefly and unofficially, as Belle Vue Field.
Thomas Lainson, FRIBA was a British architect. He is best known for his work in the East Sussex coastal towns of Brighton and Hove, where several of his eclectic range of residential, commercial and religious buildings have been awarded listed status by English Heritage. Working alone or in partnership with two sons as Lainson & Sons, he designed buildings in a wide range of styles, from Neo-Byzantine to High Victorian Gothic; his work is described as having a "solid style, typical of the time".
Roundhill Crescent is a late-19th-century housing development in Round Hill, an inner suburb of the English coastal city of Brighton and Hove. Partly developed in the 1860s with large terraced houses on a steeply sloping open hillside, the crescent—which "curves and changes height dramatically along its length"—was finished two decades later and now forms the centrepiece of the Round Hill conservation area. Smaller houses completed the composition in the 1880s, and England's first hospital for the treatment of mental illness was founded in the crescent in 1905. The five original sets of houses from the 1860s have been listed at Grade II by English Heritage for their architectural and historical importance, and the crescent occupies a prominent place on Brighton's skyline.
The building at 20–22 Marlborough Place in the seaside resort of Brighton, part of the city of Brighton and Hove, is a 1930s office building originally erected for the Citizens' Permanent Building Society. The "elegant" Neo-Georgian premises were later occupied by a branch of the Allied Irish Bank, which opened in the 1980s; and in 2022 it was announced that the premises would be converted into a restaurant. Designed by John Leopold Denman, "master of this sort of mid-century Neo-Georgian", the three-storey offices contrast strikingly with their contemporary neighbour, the elaborate King and Queen pub. The building features a series of carved reliefs by Joseph Cribb depicting workers in the building trade—including one showing Denman himself. It is a Grade II Listed building.
Montpelier is an inner suburban area of Brighton, part of the English city and seaside resort of Brighton and Hove. Developed together with the adjacent Clifton Hill area in the mid-19th century, it forms a high-class, architecturally cohesive residential district with "an exceptionally complete character". Stucco-clad terraced housing and villas predominate, but two of the city's most significant Victorian churches and a landmark hospital building are also in the area, which lies immediately northwest of Brighton city centre and spreads as far as the ancient parish boundary with Hove.
Clayton & Black were a firm of architects and surveyors from Brighton, part of the English city of Brighton and Hove. In a career spanning the Victorian, Edwardian and interwar eras, they were responsible for designing and constructing an eclectic range of buildings in the growing town of Brighton and its neighbour Hove. Their work encompassed new residential, commercial, industrial and civic buildings, shopping arcades, churches, schools, cinemas and pubs, and alterations to hotels and other buildings. Later reconstituted as Clayton, Black & Daviel, the company designed some churches in the postwar period.
The King and Queen is a pub in the seaside resort of Brighton, part of the city of Brighton and Hove. The present building, a "striking" architectural "pantomime" by the prolific local firm Clayton & Black, dates from the 1930s, but a pub of this name has stood on the site since 1860—making it one of the first developments beyond the boundaries of the ancient village. This 18th-century pub was, in turn, converted from a former farmhouse. Built using materials characteristic of 16th-century Vernacular architecture, the pub is in the Mock Tudor style and has a wide range of extravagant decorative features inside and outside—contrasting with the simple design of the neighbouring offices at 20–22 Marlborough Place, designed a year later. English Heritage has listed the pub at Grade II for its architectural and historical importance.
The Royal Pavilion Tavern, commonly known as the Pavilion Tavern or Pav Tav and since February 2022 as The Fitz Regent, is a pub in the centre of Brighton, part of the English coastal city of Brighton and Hove. Converted from a house into the Royal Pavilion Hotel in the early 19th century, its original role soon changed from a hotel to a pub, in which guise it remained until its closure in September 2019. It reopened under its new name, but still in the ownership of the Mitchells & Butlers chain, on 13 February 2022. The building was also used as a court for several years early in its history, and prominent local architect Amon Henry Wilds was responsible for its redesign as a hotel and inn. English Heritage has listed the building at Grade II for its architectural and historical importance, and it stands within a conservation area.
The Norfolk Hotel is a 4-star hotel in the seaside resort of Brighton, part of the English city of Brighton and Hove. Designed in 1865 by architect Horatio Nelson Goulty, it replaced an earlier building called the Norfolk Inn and is one of several large Victorian hotels along the seafront. The French Renaissance Revival-style building, recalling E.M. Barry's major London hotels, is "tall, to make a show": the development of the passenger lift a few years earlier allowed larger hotels to be built. It is a Grade II listed building.
The English coastal city of Brighton and Hove has a long and varied history of libraries going back over 250 years. Subscription libraries were among the earliest buildings in the resort of Brighton, which developed in the late 18th century; by the 1780s these facilities, which were more like social clubs than conventional book-borrowing venues, were at the heart of the town's social scene. The Brighton Literary Society, its successor the Brighton Royal Literary and Scientific Institution and its rival the Sussex Scientific Institution between them established a "very fine collection" of publications by the mid-19th century, and these books were donated to the town when a public library was founded in 1871. Neighbouring Hove, originally a separate village, established its own public library in 1890.
