The sector model, also known as the Hoyt model, is a model of urban land use proposed in 1939 by land economist Homer Hoyt. [1] It is a modification of the concentric zone model of city development. The benefits of the application of this model include the fact it allows for an outward progression of growth. As with all simple models of such complex phenomena, its validity is limited. [2]
This model applies to numerous British cities. Also, if it is turned 90 degrees counter-clockwise it fits the city of Mönchengladbach reasonably accurately. This may be because of the age of the cities when transportation was a key, as a general rule older cities follow the Hoyt model and more recent cities follow the Burgess (concentric zone) model.
The theory is based on early twentieth-century rail transport and does not make allowances for private cars that enable commuting from cheaper land outside city boundaries. [3] This occurred in Calgary in the 1930s when many near-slums were established outside the city but close to the termini of the street car lines. These are now incorporated into the city boundary but are pockets of low-cost housing in medium cost areas. [2] The theory also does not take into account the new concepts of edge cities and boomburbs, which began to emerge in the 1980s, after the creation of the model. Since its creation, the traditional Central Business District has diminished in importance as many retail and office buildings have moved into the suburbs.
A suburb is an area within a metropolitan area which has a higher or lower population density and sometimes less detached housing. In many metropolitan areas suburbs rise in population during the day and are where most jobs are located; being major commercial and job hubs, many suburbs also exist as separate residential communities within commuting distance of a larger city. Suburbs can have their own political or legal jurisdiction, especially in the United States, but this is not always the case, especially in the United Kingdom, where most suburbs are located within the administrative boundaries of cities. In most English-speaking countries, suburban areas are defined in contrast to central city or inner city areas, but in Australian English and South African English, suburb has become largely synonymous with what is called a "neighborhood" in the U.S., but it is used in contrast with inner city areas.
Smart growth is an urban planning and transportation theory that concentrates growth in compact walkable urban centers to avoid sprawl. It also advocates compact, transit-oriented, walkable, bicycle-friendly land use, including neighborhood schools, complete streets, and mixed-use development with a range of housing choices. The term "smart growth" is particularly used in North America. In Europe and particularly the UK, the terms "compact city", "urban densification" or "urban intensification" have often been used to describe similar concepts, which have influenced government planning policies in the UK, the Netherlands and several other European countries.
In urban planning, zoning is a method in which a municipality or other tier of government divides land into "zones", each of which has a set of regulations for new development that differs from other zones. Zones may be defined for a single use, they may combine several compatible activities by use, or in the case of form-based zoning, the differing regulations may govern the density, size and shape of allowed buildings whatever their use. The planning rules for each zone determine whether planning permission for a given development may be granted. Zoning may specify a variety of outright and conditional uses of land. It may indicate the size and dimensions of lots that land may be subdivided into, or the form and scale of buildings. These guidelines are set in order to guide urban growth and development.
Urban structure is the arrangement of land use in urban areas, in other words, how the land use of a city is set out. Urban planners, economists, and geographers have developed several models that explain where different types of people and businesses tend to exist within the urban setting. Urban structure can also refer to urban spatial structure, which concerns the arrangement of public and private space in cities and the degree of connectivity and accessibility.
The term inner city has been used, especially in the United States, as a euphemism for majority-minority lower-income residential districts that often refer to rundown neighborhoods, in a downtown or city centre area. Sociologists sometimes turn the euphemism into a formal designation by applying the term inner city to such residential areas, rather than to more geographically central commercial districts, often referred to by terms like downtown or city centre.
Urban sprawl is defined as "the spreading of urban developments on undeveloped land near a more or less densely populated city". Urban sprawl has been described as the unrestricted growth in many urban areas of housing, commercial development, and roads over large expanses of land, with little concern for very dense urban planning. Sometimes the urban areas described as the most "sprawling" are the most densely populated. In addition to describing a special form of urbanization, the term also relates to the social and environmental consequences associated with this development. In modern times some suburban areas described as "sprawl" have less detached housing and higher density than the nearby core city. Medieval suburbs suffered from the loss of protection of city walls, before the advent of industrial warfare. Modern disadvantages and costs include increased travel time, transport costs, pollution, and destruction of the countryside. The revenue for building and maintaining urban infrastructure in these areas are gained mostly through property and sales taxes. As most jobs in the US are now located in suburbs generating much of the revenue, although a lack of growth will require higher tax rates.
The concentric zone model, also known as the Burgess model or the CCD model, is one of the earliest theoretical models to explain urban social structures. It was created by sociologist Ernest Burgess in 1925.

Land-use forecasting undertakes to project the distribution and intensity of trip generating activities in the urban area. In practice, land-use models are demand-driven, using as inputs the aggregate information on growth produced by an aggregate economic forecasting activity. Land-use estimates are inputs to the transportation planning process.
Suburbanization (AE), or suburbanisation (BE), is a population shift from historic core cities or rural areas into suburbs, resulting in the formation of (sub)urban sprawl. As a consequence of the movement of households and businesses away from city centers, low-density, peripheral urban areas grow.
An urban enterprise zone is an area in which policies to encourage economic growth and development are implemented. Urban enterprise zone policies generally offer tax concessions, infrastructure incentives, and reduced regulations to attract investments and private companies into the zones. They are a type of special economic zone where companies can locate free of certain local, state, and federal taxes and restrictions. Urban enterprise zones are intended to encourage development in deprived neighborhoods through tax and regulatory relief to entrepreneurs and investors who launch businesses in the area.
In sociology, the social disorganization theory is a theory developed by the Chicago School, related to ecological theories. The theory directly links crime rates to neighbourhood ecological characteristics; a core principle of social disorganization theory that states location matters. In other words, a person's residential location is a substantial factor shaping the likelihood that that person will become involved in illegal activities. The theory suggests that, among determinants of a person's later illegal activity, residential location is as significant as or more significant than the person's individual characteristics. For example, the theory suggests that youths from disadvantaged neighborhoods participate in a subculture which approves of delinquency, and that these youths thus acquire criminality in this social and cultural setting.
Mixed use is a type of urban development, urban design, urban planning and/or a zoning classification that blends multiple uses, such as residential, commercial, cultural, institutional, or entertainment, into one space, where those functions are to some degree physically and functionally integrated, and that provides pedestrian connections. Mixed-use development may be applied to a single building, a block or neighborhood, or in zoning policy across an entire city or other administrative unit. These projects may be completed by a private developer, (quasi-) governmental agency, or a combination thereof. A mixed-use development may be a new construction, reuse of an existing building or brownfield site, or a combination.
Homer Hoyt was an American economist known for his pioneering work in land use planning, zoning, and real estate economics. He conducted notable research on land economics and developed an influential approach to the analysis of neighborhoods and housing markets. His sector model of land use was influential in urban planning for several decades. His legacy is controversial today, due to his prominent role in the development and justification of racially segregated housing policy and redlining in American cities.
The bid rent theory is a geographical economic theory that refers to how the price and demand for real estate change as the distance from the central business district (CBD) increases. It states that different land users will compete with one another for land close to the city centre. This is based upon the idea that retail establishments wish to maximize their profitability, so they are much more willing to pay more for land close to the CBD and less for land further away from this area. This theory is based upon the reasoning that the more accessible an area, the more profitable.
Car dependency is the concept that some city layouts cause cars to be favoured over alternate forms of transportation, such as bicycles, public transit, and walking.
The Core frame model is a model showing the urban structure of the Central Business District of a town or city. The model was first suggested by Ronald R. Boyce and Edgar M. Horwood in 1959.
Urban sociology is the sociological study of social life and human interaction in metropolitan areas. It is a normative discipline of sociology seeking to study the structures, processes, changes and problems of an urban area and by doing so providing inputs for planning and policy making.
Urban planning, also known as town planning, city planning, regional planning, or rural planning in specific contexts, is a technical and political process that is focused on the development and design of land use and the built environment, including air, water, and the infrastructure passing into and out of urban areas, such as transportation, communications, and distribution networks and their accessibility. Traditionally, urban planning followed a top-down approach in master planning the physical layout of human settlements. The primary concern was the public welfare, which included considerations of efficiency, sanitation, protection and use of the environment, as well as effects of the master plans on the social and economic activities. Over time, urban planning has adopted a focus on the social and environmental bottom lines that focus on planning as a tool to improve the health and well-being of people while maintaining sustainability standards. Sustainable development was added as one of the main goals of all planning endeavors in the late 20th century when the detrimental economic and the environmental impacts of the previous models of planning had become apparent. Similarly, in the early 21st century, Jane Jacobs's writings on legal and political perspectives to emphasize the interests of residents, businesses and communities effectively influenced urban planners to take into broader consideration of resident experiences and needs while planning.
Morphology in architecture is the study of the evolution of form within the built environment. Often used in reference to a particular vernacular language of building, this concept describes changes in the formal syntax of buildings and cities as their relationship to people evolves and changes. Often morphology describes processes, such as in the evolution of a design concept from first conception to production, but can also be understood as the categorical study in the change of buildings and their use from a historical perspective. Similar to genres of music, morphology concertizes 'movements' and arrives at definitions of architectural 'styles' or typologies. Paradoxically morphology can also be understood to be the qualities of a built space which are style-less or irreducible in quality.
