Westbeth Artists Housing is a nonprofit housing and commercial complex dedicated to providing affordable living and working space for artists and arts organizations in New York City. The complex comprises the full city block bounded by West, Bethune, Washington and Bank Streets in the West Village neighborhood of Manhattan, New York City; the complex is named for the streets West and Bethune. [2]
It occupies the Bell Laboratories Buildings, which were the headquarters of Bell Telephone Laboratories 1898–1966, before being converted in 1968–1970. That conversion was overseen by architect Richard Meier. [3] This low- to moderate-income rental housing and commercial real estate project, the largest in the world of its type, was developed with the assistance of the J.M. Kaplan Fund and federal funds from the National Endowment for the Arts.
Westbeth is owned and operated by Westbeth Corp. Housing Development Fund Corp. Inc., a New York not-for-profit corporation governed by an unpaid, volunteer board of directors. [4] Housing Development Fund Corporations (HDFCs) are a New York City-specific model of cooperative low-equity homeownership. [5] As of 2009 [update] , Westbeth has a very old population, including many original tenants – about 60% of tenants were over the age of 60 years, and about 30% were over the age of 70. [6] It is thus a naturally occurring retirement community, and has an on-site social worker. Children of tenants are allowed to take over their parents' apartment, and thus there is a multi-generational community. Due to the 10–12-year waiting period for an apartment, Westbeth closed its residential waiting list in 2007. This changed on March 18, 2019, when the institution started accepting applications for an indefinite period of time. [7]
Westbeth is among the first examples of adaptive reuse of industrial buildings for artistic and residential use in the United States. It is a complex of 13 buildings in Manhattan's West Village, which was originally part of the Bell Laboratories Building (1898–1966), one of the world's most important industrial research centers. The Bell Labs building was home to many inventions, including the vacuum tube, the condenser microphone, an early version of television, [8] and the transistor. [9] The complex was vacated by Bell Labs in the middle 1960s, and remained empty until the Westbeth project started later in the decade. Using seed money from the J.M. Kaplan Fund and help and encouragement from the National Council for the Arts (which has since become the National Endowment for the Arts), an ambitious renovation project designed to create live-work spaces for 384 artists of all disciplines was initiated under the direction of developer Dixon Bain. The project was the first significant public commission of Richard Meier. Westbeth opened in 1970 for artists, dancers, musicians, actors, writers and film makers.
Artists of all disciplines are admitted as tenants in Westbeth after review by a committee of residential tenants in their discipline. They must also meet certain income requirements at the time of admission. (The waiting list for new residential tenants was closed in 2007.) As of 2014, residential tenants paid an average of $800 a month in rent, including electricity, approximately one-third to one-quarter the market rate for comparable space.
In addition to its residential component, there are also large and small commercial spaces, performance spaces, and rehearsal and artists' studios. [10] Westbeth is home to a number of major cultural organizations, including The New School for Drama, the LAByrinth Theater Company, the Martha Graham Center of Contemporary Dance, and Congregation Beit Simchat Torah, the first LGBT synagogue in New York and the largest in the world, with more than 800 members. The space occupied by The New School was previously occupied by an off-Broadway theatre. [11]
Westbeth was added to the National Register of Historic Places on December 8, 2009, after the Greenwich Village Society for Historic Preservation (GVSHP), using funds from the J.M. Kaplan Fund, commissioned historic preservationist Andrew Dolkart to write a nominating report to list Westbeth on the State and National Register of Historic Places. [12] The research included interviews with several key figures in the conversion of the former Bell Telephone Labs to the nation's first subsidized housing complex for artists, including architect Richard Meier, choreographer Merce Cunningham, and Joan Davidson, the daughter of J.M. Kaplan who coordinated the founding of Westbeth. [13] Following Prof. Dolkart's submission, and citing the "extraordinary significance" required to list sites on the State and National Register of Historic Places which are less than 50 years old, the New York State Historic Preservation Board unanimously approved the nomination of Westbeth to the State Register of Historic Places.
As part of an effort to extend landmark protections to the Far West Village, GVSHP campaigned to have the New York City Landmarks Preservation Commission (LPC) designate the entire complex as an individual landmark. In response, the LPC committed to this in 2004 as part of a broader series of area landmark designations it had agreed. [14] In 2009, it took the formal step of scheduling the complex for a hearing and issuing a Statement of Significance. [15] GVSHP urged the LPC to act before the end of 2010, the 40th anniversary of the complex's conversion to artists’ housing. On October 25, 2011, Westbeth was designated a landmark by the LPC. [16]
The Westbeth Artists' Residents Council (WARC), elected by the residential tenants, acts as the building's tenants association and provides cultural events to the public such as readings, performances, and film screenings in the Westbeth Community Performance Space and runs the Westbeth Art Gallery, which exhibits the work of both resident and non-resident artists; both in spaces donated by the corporation. The council receives public funding from the NYC Department of Cultural Affairs. In 2008, the council was awarded a major grant from the Pollock-Krasner Foundation for the council's official website. The website hosts individual artists' pages showing the work of its artist-residents and publicizes cultural events and exhibitions sponsored by the council. The council also functions as the tenants association, and is involved in various larger community issues, particularly with regard to preserving the historic character of the West Village neighborhood, and zoning issues.
The Westbeth Beautification Committee is a subcommittee of the Westbeth Artists Residents Council and a Westbeth tenant volunteer organization. The committee has held an annual Westbeth Flea Market since 1984. The flea market is dedicated to fundraising for projects that benefit Westbeth, the neighborhood community, local charities and disaster relief. [17] [ better source needed ]
Westbeth Artists Housing has been home to a number of influential artists, musicians and performers including Diane Arbus – whose suicide in 1971 caused a stir in the young community – Robert Beauchamp, Barton Lidice Benes, Paul Benjamin, Karl Bissinger, Barnaby Ruhe, Black-Eyed Susan, Joseph Chaikin, David Del Tredici, Robert De Niro Sr., Vin Diesel, John Dobbs, Gil Evans, David Greenspan, Moses Gunn, director Tod Culpan Williams and his sister, former supermodel Rachel Williams, Hans Haacke, Billy Harper, Spencer Holst, Irv Teibel, Gayle Kirschenbaum, Anita Kushner, Ralph Lee, Hal Miller, Herman Rose, Barbara Rosenthal, Muriel Rukeyser, [18] Ed Sanders, Tobias Schneebaum and Anne Tabachnick.[ citation needed ]
Merce Cunningham, the choreographer and dancer, had his studio and offices at Westbeth for more than 40 years, from 1971 up to the time of his death and the dissolution of the Merce Cunningham Dance Company in 2012.
Edward Field and his partner Neil Derrick, co-authors of The Villagers, lived together at Westbeth. As of February 2018, Field continued to live at Westbeth and was considered one of its icons. [19]
Jean-Marie Haessle and his ex-wife Lucienne Weinberger were among the first residents of Westbeth.
One of the first feminist theater groups in the country, the Westbeth Playwrights Feminist Collective, originated here.
The film Growing Up At Westbeth by Christina Maile and Francia Tobacman Smith features archival photos, footage and interviews, 40 years later, with the children who grew up at Westbeth. The film was shown at the 40th Anniversary Celebration of Westbeth in October 2010 as part of the Westbeth Film Festival. A film about the noted feminist artist Anita Steckel, a resident of Westbeth, is in production by the same filmmakers. "Harry's Gift, A New York Story," is a 2015 documentary by Alexandra M. Isles about Harry Schunk, a photographer and long-time Westbeth tenant, and the man who cleaned out his apartment after his death.
The feature documentary Winter at Westbeth by Rohan Spong charts one year (2014–2015) in the life of the building and spotlights three long-term residents: filmmaker Edith Stephen, poet Ilsa Gilbert and notable contemporary dancer Dudley Williams of Martha Graham and Alvin Ailey fame. It had its world premiere in 2016 at the 60th Sydney Film Festival. [20] The film then had its international premiere at IFC Center, where it screened in competition as part of Doc NYC, ultimately receiving a Special Jury Mention. [21] It has since screened at the US Library of Congress. [22]

SoHo, short for "South of Houston Street", is a neighborhood in Lower Manhattan, New York City. Astor Row is the name given to 28 row houses on the south side of West 130th Street, between Fifth and Lenox Avenues in the Harlem neighborhood of Manhattan, New York City, which were among the first speculative townhouses built in the area. Designed by Charles Buek, the houses were built between 1880 and 1883 in three spurts, on land John Jacob Astor had purchased in 1844 for $10,000. Astor's grandson, William Backhouse Astor, Jr., was the driving force behind the development.
The Lower East Side Tenement Museum is a museum and National Historic Site located at 97 and 103 Orchard Street in the Lower East Side neighborhood of Manhattan, New York City. The museum's two historical tenement buildings were home to an estimated 15,000 people, from over 20 nations, between 1863 and 2011. The museum, which includes a visitors' center, promotes tolerance and historical perspective on the immigrant experience.
Tudor City is an apartment complex on the East Side of Manhattan in New York City, bordering the Turtle Bay and Murray Hill neighborhoods. It lies on a low cliff east of Second Avenue, between 40th and 43rd Streets, and overlooks First Avenue to the east. Designed and developed by the Fred F. French Company, the complex is named for its Tudor Revival architecture. Construction commenced in 1926, making it one of the first residential skyscraper complexes in the world. Tudor City was also one of the first and largest examples of a planned middle-class residential community in New York City. The complex is a New York City designated landmark district and is listed on the National Register of Historic Places.
The West Village is a neighborhood in the western section of the larger Greenwich Village neighborhood of Lower Manhattan, New York City. The Dunbar Apartments, also known as the Paul Laurence Dunbar Garden Apartments or Dunbar Garden Apartments, is a complex of buildings located on West 149th and West 150th Streets between Frederick Douglass Boulevard/Macombs Place and Adam Clayton Powell Jr. Boulevard in the Harlem neighborhood of Manhattan, New York City. They were built by John D. Rockefeller Jr. from 1926 to 1928 to provide housing for African Americans, and was the first large cooperative aimed at that demographic. The buildings were designed by architect Andrew J. Thomas and were named in honor of the noted African American poet Paul Laurence Dunbar.
The Harlem River Houses is a New York City Housing Authority public housing complex between 151st Street, 153rd Street, Macombs Place, and the Harlem River Drive in the Harlem neighborhood of Manhattan in New York City. The complex, which covers 9 acres (3.6 ha), was built in 1936-37 and opened in October 1937 – one of the first two housing projects in the city funded by the Federal government – with the goal of providing quality housing for working-class African Americans. It has 574 apartments.
463 West Street is a 13-building complex located on the block between West Street, Washington Street, Bank Street, and Bethune Street in Manhattan, New York. It was originally the home of Bell Telephone Laboratories between 1898 and 1966. For a time, it was the largest industrial research center in the United States. It was listed on the National Register of Historic Places and further designated as a National Historic Landmark, as Bell Telephone Laboratories.
Andrew Scott Dolkart is a professor of Historic Preservation at the Columbia University Graduate School of Architecture, Planning and Preservation (GSAPP) and served as the Director of the school's Historic Preservation Program from 2008 to 2016.
Bank Street is a primarily residential street in the West Village part of Greenwich Village in the borough of Manhattan in New York City. It runs for a total length of about 725 metres (2,379 ft) from West Street, crossing Washington Street and Greenwich Street, to Hudson Street and Bleecker Street where it is interrupted by the Bleecker Playground, north of which is Abingdon Square; it then continues to Greenwich Avenue, crossing West 4th Street and Waverly Place. Vehicular traffic runs west-east along this one-way street. As with several other east-west streets in the Far West Village, the three blocks west of Hudson Street are paved with setts.

The Bell Labs Holmdel Complex, in Holmdel Township, Monmouth County, New Jersey, United States, functioned for 44 years as a research and development facility, initially for the Bell System and later Bell Labs. The centerpiece of the campus is an Eero Saarinen–designed structure that served as the home to over 6,000 engineers and researchers. This modernist building, dubbed "The Biggest Mirror Ever" by Architectural Forum, due to its mirror box exterior, was the site of a Nobel Prize discovery, the laser cooling work of Steven Chu.
Village Preservation is a nonprofit organization that advocates for the architectural preservation and cultural preservation in several neighborhoods of Lower Manhattan in New York City. Founded in 1980, it has advocated for New York City designated landmark status for a variety of sites like the Stonewall Inn and Webster Hall. The organization and its Executive Director, Andrew Berman, have been described as influential in New York real estate, while some of its activities to prevent development and to support restrictive zoning have attracted criticism.
The South Village is a largely residential area that is part of the larger Greenwich Village in Lower Manhattan, New York City, directly below Washington Square Park. Known for its immigrant heritage and bohemian history, the architecture of the South Village is primarily tenement-style apartment buildings, indicative of the area's history as an enclave for Italian-American immigrants and working-class residents of New York.
The University Village is a complex of three apartment buildings located in Greenwich Village in the Lower Manhattan-part of New York City. The complex is owned by New York University and was built in the 1960s as part of the university's transition to a residential college. It is composed of 505 LaGuardia Place, a co-op that does not house students, and Silver Tower I and Silver Tower II, which house faculty and graduate students of NYU. The buildings were designed by modern architects James Ingo Freed and I. M. Pei, and the central plaza contains a sculpture by Carl Nesjär and Pablo Picasso. In 2008 the complex became a New York City designated landmark.
The Van Tassell and Kearney Horse Auction Mart is a building in East Village, Manhattan, New York City. The building was constructed in 1903-04 to the designs of Jardine, Kent & Jardine in the Beaux-Arts Style. It originally served as a horse auction mart that catered to New York's elite families, including the Vanderbilts and Delanos. Each Tuesday and Friday, Van Tassell & Kearney held auctions in the building. Though carriages remained an important part of the business, most advertisements and newspaper stories about the mart concerned the sale of horses, particularly high-priced ribbon winners, polo ponies, hunters, and thoroughbreds. Other sales were devoted to breeding stock and coach horses, including a large group of horses co-owned by Alfred W. Vanderbilt and Robert L. Gerry in 1906.
The Osborne, also known as the Osborne Apartments or 205 West 57th Street, is an apartment building at Seventh Avenue and 57th Street in Midtown Manhattan in New York City. The original portion of the Osborne was designed by James Edward Ware and constructed from 1883 to 1885. An annex to the west, designed by Alfred S. G. Taylor and Julian Clarence Levi, was constructed in 1906. The Osborne is one of the oldest extant luxury apartment buildings in New York City.
