Arca South is a 74-hectare (180-acre) planned unit development owned by Ayala Land, Inc. located at East Service Road, Barangay Western Bicutan, Taguig.
It was formerly part of Food Terminal Inc. before being sold to Ayala Land.
With the decline of FTI, established in 1974, there have been several attempts over multiple Philippines presidential administrations to sell off part of the property, including a public auction in 2009, but they all failed. [1]
In November 2012, the Philippine government announced the sale of the 74 hectares (180 acres) or 62% of the 120-hectare (300-acre) property to Ayala Land, Inc. for ₱24.3 billion. [2] [1] Ayala plans to turn the property into a mixed-use development. [2] Proceeds from the sale are pledged to the programs of the Department of Agriculture and the Department of Agrarian Reform. The remaining 46 hectares (110 acres) remains in FTI. [2]
In 2013, Ayala Land renamed their property into Arca South. [3] Current construction of the mall is estimated to be completed by 2027, ten years after its initial target date.

The planned North–South Commuter Railway and Metro Manila Subway's FTI station will be connected to the Taguig Integrated Terminal Exchange (TITX), which is located in Arca South. [11]
In addition to its surrounding access roads, particularly those connecting it with the East Service Road, Arca South is also expected to be served by the Skyway-FTI Interchange of the Southeast Metro Manila Expressway, which will also connect it to the Skyway. [12]
The Ayala Center is a 50-hectare (120-acre) mixed-use major commercial development operated by Ayala Land located in Barangay San Lorenzo within the Makati Central Business District in Makati, Metro Manila, Philippines. The complex comprises three shopping malls; three department stores, each with its own retail shops, restaurant arcades and cinemas; several hotels, eight residential towers, five office towers, four parking buildings and leisure amenities such as the Greenbelt Park, Glorietta 3 Park, and the Ayala Museum, showcasing exhibits on Philippine history and art.

The South Luzon Expressway (SLEX), signed as E2 of the Philippine expressway network and R-3 of the Metro Manila arterial road network, is a controlled-access highway that connects Metro Manila to the provinces in the Calabarzon, Mimaropa and Bicol Region on the island of Luzon in the Philippines. The expressway has a length of 49.56 km, traveling from its northern terminus at the Magallanes Interchange in Makati to its southern terminus at Santo Tomas, Batangas, connecting it to the Southern Tagalog Arterial Road. A portion of the expressway from the Magallanes Interchange to the Calamba Exit is part of Asian Highway 26 of the Asian highway network. It will be the longest expressway in the Philippines starting with the completion of Toll Road 4 surpassing the Subic–Clark–Tarlac Expressway (SCTEX) as well as providing a gateway to Visayas upon the completion of Toll Road 5.
Bonifacio Global City is a central business district and major financial hub located in Taguig, Metro Manila, Philippines. It is located 11 kilometers (6.8 mi) southeast of the capital city of Manila. The district experienced commercial growth following the sale of a 440 ha military base at Fort Bonifacio by the Bases Conversion and Development Authority (BCDA). The entire district used to be the part of the main Philippine Army camp.

Circuit Makati is a riverfront redevelopment project by Ayala Land on the site of the former Santa Ana Race Track in Makati, Metro Manila, Philippines. The 21-hectare (52-acre) site located in the northwest portion of Makati, on the south bank of the Pasig River, is planned to contain a mixed-use entertainment complex which would include an indoor theater, a shopping mall, hotels and residential and office skyscrapers. Ayala Malls Cloverleaf is a shopping mall developed and managed by Ayala Malls, inside the Cloverleaf Estate in Quezon City.
San Martin de Porres is an administrative division in southern Metro Manila, the Philippines. It is an elongated barangay located in the northeast corner of Parañaque adjoining the areas of Bicutan in Taguig and northern Muntinlupa. It is unique in that it is connected to the rest of Parañaque by only two bridges, one of which is a footbridge. Its western border follows the South Luzon Expressway, thus separating it from Merville, Sun Valley, Don Bosco and Marcelo Green. It neighbors Western Bicutan to the north, particularly the redevelopment area of the former Food Terminal Inc. (FTI) known as Arca South. To the east, it adjoins Taguig's barangays of Upper Bicutan, Central Bicutan, North Daang Hari and Tanyag. It neighbors South Daang Hari and Sucat, Muntinlupa to the south.

Parklinks is a 35-hectare (86-acre) mixed-use development that straddles the Pasig–Quezon City boundaries in the Philippines. It is a joint project of LT Group and Ayala Land located on the banks of the Marikina River in the eastern part of Metro Manila. The riverfront development is the biggest along the segment of C-5 Road north of the Pasig River and is planned to contain a 3-hectare (7.4-acre) central urban park, an esplanade, river terrace, riparian gardens and bike trails designed to make it one of the greenest urban estates in the Manila metropolitan area.
Tutuban Center is a shopping complex and public transit hub in Manila, the Philippines that opened in 1993. It encompasses five retail buildings and a parking building in and around Manila's central train station located in the shopping precinct of Divisoria in Tondo district. The 20-hectare (49-acre) mixed-use development includes the original two-story brick and iron main terminal building of the Ferrocaril de Manila-Dagupan built in 1887, a declared national historical building by the National Historical Commission of the Philippines since 1934. It also includes the Bonifacio Plaza fronting the old terminal building on Recto Avenue where a statue of Andrés Bonifacio was erected in 1971. Its integrated mall complex houses a mix of wholesale and retail bazaars and covers only 8.5 hectares of the total 20-hectare development. The complex will house the interchange station between the proposed North–South Commuter Railway and an extension of the Manila Light Rail Transit System Line 2 according to the masterplan submitted by the Japan International Cooperation Agency in 2015. Its redevelopment plan also entails the construction of several mixed-use buildings, including office towers, residential buildings, hotels, a convention center, and a 300-metre (980 ft)-high observation tower to be known as the Tower of Maynila.
One Ayala, also known as One Ayala Avenue (OAA), is an under construction mixed-use development developed by Ayala Land located at Ayala Center via EDSA (C-4) in Makati, Metro Manila, Philippines. It is located across Glorietta mall and occupies the former InterContinental Manila and EDSA Carpark sites. It aims to combine retail, hotel, and office facilities in a single contiguous space. Construction began in 2016 with the demolition of InterContinental Manila and EDSA Carpark and parts of the development opened in 2022.
