Arca South is a 74-hectare (180-acre) mixed-use estate owned by Ayala Land, Inc. located at East Service Road, Barangay Western Bicutan, Taguig.
It was formerly part of Food Terminal Inc. before being sold to Ayala Land.
With the decline of FTI, established in 1974, there have been several attempts over multiple Philippines presidential administrations to sell off part of the property, including a public auction in 2009, but they all failed. [1]
In November 2012, the Philippine government announced the sale of the 74 hectares (180 acres) or 62% of the 120-hectare (300-acre) property to Ayala Land, Inc. for ₱24.3 billion. [2] [1] Ayala plans to turn the property into a mixed-use development. [2] Proceeds from the sale are pledged to the programs of the Department of Agriculture and the Department of Agrarian Reform. The remaining 46 hectares (110 acres) remains in FTI. [2]
In 2013, Ayala Land renamed their property into Arca South. [3] Current construction of the mall is estimated to be completed by 2027, ten years after its initial target date.

The planned North–South Commuter Railway and Metro Manila Subway's FTI station will be connected to the Taguig City Integrated Terminal Exchange (TCITX), which is located in Arca South. [11]
In addition to its surrounding access roads, particularly those connecting it with the East Service Road, Arca South is also expected to be served by the Skyway-FTI Interchange of the Southeast Metro Manila Expressway, which will also connect it to the Skyway. [12]
The two-hectare Arca South Transport Terminal, operated by ALI partner Interlux Corporation is designed as an access to Arca South estate while the TCITX is under construction. [13]

The South Luzon Expressway (SLEX), signed as E2 of the Philippine expressway network and R-3 of the Metro Manila arterial road network, is a controlled-access highway that connects Metro Manila to the provinces in the Calabarzon, Mimaropa and Bicol Region on the island of Luzon in the Philippines. The expressway has a length of 49.56 km, traveling from its northern terminus at the Magallanes Interchange in Makati to its southern terminus at Santo Tomas, Batangas, connecting it to the Southern Tagalog Arterial Road. A portion of the expressway from the Magallanes Interchange to the Calamba Exit is part of Asian Highway 26 of the Asian highway network. It will be the longest expressway in the Philippines starting with the completion of Toll Road 4 surpassing the Subic–Clark–Tarlac Expressway (SCTEX) as well as providing a gateway to Visayas upon the completion of Toll Road 5.
Bonifacio Global City is a 240-hectare mixed-use estate and central business district located in Taguig, Philippines. The district experienced commercial growth following the sale of a 440 ha military base at Fort Bonifacio by the Bases Conversion and Development Authority (BCDA). The entire district used to be the part of the main Philippine Army camp.

Circuit Makati is a riverfront redevelopment project by Ayala Land on the site of the former Santa Ana Race Track in Makati, Metro Manila, Philippines. The 21-hectare (52-acre) site located in the northwest portion of Makati, on the south bank of the Pasig River, is planned to contain a mixed-use entertainment complex which would include an indoor theater, a shopping mall, hotels and residential and office skyscrapers. It would also contain a football turf, skate park and an outdoor entertainment area. The development is envisioned to become the new entertainment district of Makati and the city's lifestyle hub.

The Southeast Metro Manila Expressway (SEMME), also known as Skyway Stage 4, C-6 Expressway and formerly Metro Manila Expressway, is a proposed 32.664-kilometer (20.296 mi) tolled expressway running across eastern Metro Manila and western Rizal. The expressway will help decongest the existing roadways across Metro Manila, such as EDSA and Circumferential Road 5. The expressway is part of the larger Circumferential Road 6 project, expanding from the original C-6 currently passing from General Santos Avenue in Taguig up to Highway 2000 in Taytay, will expand to Cainta, Pasig, Marikina, San Mateo, and in Quezon City.
The Taguig City Integrated Terminal Exchange (TCITX), originally conceptualized as the South Integrated Transport System (ITS-South), is a proposed intermodal transport terminal in Arca South, Taguig. It is primarily a bus terminal for buses going to and from Southern Luzon, Visayas, and Mindanao but connected to the FTI station and the under-construction Metro Manila Subway. Originally scheduled for completion by 2022, construction has yet to begin as pre-construction activities were temporarily suspended due to the ongoing COVID-19 pandemic, but it was lifted in July 2023.

San Martin de Porres is an administrative division in southern Metro Manila, the Philippines. It is an elongated barangay located in the northeast corner of Parañaque adjoining the areas of Bicutan in Taguig and northern Muntinlupa. It is unique in that it is connected to the rest of Parañaque by only two bridges, one of which is a footbridge. Its western border follows the South Luzon Expressway, thus separating it from Merville, Sun Valley, Don Bosco and Marcelo Green. It neighbors Western Bicutan to the north, particularly the redevelopment area of the former Food Terminal Inc. (FTI) known as Arca South. To the east, it adjoins Taguig's barangays of Upper Bicutan, Central Bicutan, North Daang Hari and Tanyag. It neighbors South Daang Hari and Sucat, Muntinlupa to the south.
Vertis North is a 29-hectare (72-acre) transit oriented] mixed-use development in Quezon City, Metro Manila, Philippines. The development is a joint venture project between Ayala Land Inc. (ALI) and the National Housing Authority (NHA). Similar to the previous developments of Ayala Land such as the Makati Central Business District, Vertis North has a mix of residential developments similar to Legazpi and Salcedo Villages, and open spaces which are also similar to the Ayala Triangle Garden and Greenbelt Park.
Parklinks is a 35-hectare (86-acre) mixed-use development that straddles the Pasig–Quezon City boundaries in the Philippines. It is a joint project of LT Group and Ayala Land located on the banks of the Marikina River in the eastern part of Metro Manila. The riverfront development is the biggest along the segment of C-5 Road north of the Pasig River and is planned to contain a 3-hectare (7.4-acre) central urban park, an esplanade, river terrace, riparian gardens and bike trails designed to make it one of the greenest urban estates in the Manila metropolitan area.
Greenfield District is a transit-oriented mixed-use development in Mandaluyong, Metro Manila, Philippines. It is a redevelopment of the old United Laboratories (Unilab) pharmaceutical plant and adjacent retail market in Barangay Highway Hills adjoining Barangay Kapitolyo in Pasig to the east. The 15-hectare (37-acre) mixed commercial and residential complex is in the crossroads of EDSA and Shaw Boulevard immediately south of the Ortigas Center financial district. It consists of an office tower, condominium high-rises, a central park, retail centers and recreational facilities.
Tutuban Center is a shopping complex and public transit hub in Manila, Philippines that opened in 1993. It encompasses five retail buildings and a parking building in and around Manila's central train station located in the shopping precinct of Divisoria in Tondo district. The 20-hectare (49-acre) mixed-use development includes the original two-story brick and iron main terminal building of the Ferrocaril de Manila-Dagupan built in 1887, a declared national historical building by the National Historical Commission of the Philippines since 1934. It also includes the Bonifacio Plaza fronting the old terminal building on Recto Avenue where a statue of Andrés Bonifacio was erected in 1971. Its integrated mall complex houses a mix of wholesale and retail bazaars and covers only 8.5 hectares of the total 20-hectare development. The complex will house the interchange station between the proposed North–South Commuter Railway and an extension of the Manila Light Rail Transit System Line 2 according to the masterplan submitted by the Japan International Cooperation Agency in 2015. Its redevelopment plan also entails the construction of several mixed-use buildings, including office towers, residential buildings, hotels, a convention center, and a 300-metre (980 ft)-high observation tower to be known as the Tower of Maynila.
